W

e're all a little obsessed with Mr Doodle at the moment. Probably because we all know someone like him – or maybe we are ourselves secretly like him – but compulsive doodling isn't generally celebrated. It's something we get told to stop at school, dismissed as a distraction, and Sam Cox (aka Mr Doodle) himself calls it Obsessive Comopulsive Doodling. He's like a cartoon character, covering surfaces in elaborate pen markings depicting scenes, characters and squiggles – yet there's something both profound and entertaining about it. This month he's taken over a corridor in a South Kensington hotel so we'll all be able to take a walk inside his drawings... Also this month we meet two very different but very stylish designers: Jess Morris of Rockins with a retro rock'n'roll look, and Esther Patterson of Curiousa & Curiousa, whose beautiful blown glass lamps we are desperately coveting. Plus, of course, we're about to land in the summer holidays, so we've found some activities to entertain the children – along with our usual mix of local events, fashion, beauty, travel and property. THE DOODLE BUG Mr Doodle takes South Kensington by storm with his manic illustrated universe Wo r d s p e n d l e h a r t e

ome people are prolific, even compulsive, doodlers by nature. Give them a pen and a piece of paper, a receipt, a napkin – even a crisp packet with the right sort of pen – and they will quickly and efficiently cover it with swirls, flourishes and randomly connecting marks. A largely uncelebrated medium, doodling is widely frowned upon in many of the places it happens in most: at schools, in business meetings, during

emotionally charged conversations. Some doodlers, of course, have greater appeal than others, and some have such wide appeal that their doodle output is in fact art. One such extreme doodler is Sam Cox – aka Mr Doodle – who has harnessed his unstoppable habit to create a world of doodles. He says his work is ‘like a growing drawing virus’ and his inspiration comes from, among other things, old cartoons, cereal boxes and video games. As a child he would fill sketchbooks with doodles and as an adult he has covered everything from chairs to campervans in his unique style of manic illustration. His work can be seen in murals and installations around London as well as in private collections – and now he has taken over a corridor at The Exhibitionist Hotel, filled it floor-

to-ceiling with pen markings. Cox says: ‘I feel a lot of art is lacking a sense of humour and that people are quite serious about it but it’s a fun thing to be able to draw and create your own world.’ Cox has covered walls, floors and ceilings in the hotel with his trademark marker pen, as well as his own shirt, trousers, hat and tie, in a style that's comic and eccentric as well as entirely individual. ART AT THE EXHIBITIONIST A beautifully restored 18th century townhouse that was originally built for officials of the Royal Family, The Exhibitionist Hotel has a specialist curatorial programme of art corridors and the main lobby which act as a blank canvas for visual artists to experiment and showcase their work. This runs alongside the SK Gallery and is organised by resident curator Vestalia Chilton of Attollo Art. A series of bimonthly exhibitions and topical debates forms the official art programme. ristóbal Balenciaga was indisputably one of the most influential fashion designers of the 20th century. Revered by his contemporaries, including Coco Chanel and Hubert de Givenchy, his exquisite craftsmanship, pioneering use of fabric and innovative cutting set the tone for the modernity of late 20th century fashion. exhibition exploring the work of this illustrious designer and the influence he continues to have on modern fashion. It is the first of its kind to look at Balenciaga’s unique approach to designing and showcases pieces by his protégés and contemporary designers working in the same innovative way today. The exhibition marks the centenary of the opening of Balenciaga’s first fashion house in San Sebastian and the 80th anniversary of the opening of his famous fashion house in Paris. Balenciaga: Shaping Fashion focuses on the latter part of Balenciaga’s long career in the 1950s and 1960s, arguably one of his most creative periods. It was during these years that he not only dressed some of the most renowned women of the time, but also introduced revolutionary shapes including the tunic, the sack, ‘baby doll’ and shift dress – all of which remain style staples today. Highlights include ensembles made by Balenciaga for Hollywood actress Ava Gardner, dresses and hats belonging to socialite and 1960s fashion icon Gloria Guinness, and pieces worn by one of the world’s wealthiest women, Mona von Bismarck, who commissioned everything from ballgowns to gardening shorts from the couturier. ROCK ROLL QUEEN Absolutely meets Jess Morris, one half of the design duo behind fashion brand Rockins Wo r d s b y j oy m o n t g o m e r y

against the neighbouring brands; a fashion microcosm that transports us to a world of glam rock, groupies and 1970s Bohemia. In non-stretch denim, white tee and skinny scarf, Morris is a pure personification of the brand. ‘We were going to do vinyl for next season’, she muses, spotting my high shine vinyl trousers. ‘About six months ago Julia Hobbs from Vogue told me “do vinyl and do it quick!” I just didn’t do it quick enough’, she adds with a throaty laugh. This casual name-dropping of the stylish and the starstudded turns out to be a recurring theme throughout our conversation, littering her memories and offering a glimpse into the impressive social network of this fashion PR-turned-designer.

f you thought rock and roll was dead then clearly you haven’t met Jess Morris and Tim Rockins. Both tousle-haired and denim-clad, you’d be forgiven for thinking they’d just stepped off the Glastonbury stage. In fact, this inimitable couple are the brains behind fashion brand Rockins. Eat your heart out Kooples, because these guys are the real deal. We meet Jess Morris, one half of the design duo, in the sartorial melting pot that is a fashion PR’s headquarters. We pass rail upon rail of high-end wares before finding Morris standing sentinel beside a line-up of Rockins’ latest designs. Even in such neutral surroundings both designer and collection stand out

The Rockins love affair began after Tim and Jess met in Notting Hill, working as an illustrator/DJ and fashion PR, respectively. Fast forward a few years and they find themselves at home with two kids wondering what to do next. Describing themselves as ‘very Good Life’, the creative pair were known for their homemade Christmas presents - everything from Monopoly boards to bespoke vinyl music covers. One year they created a small run of 1920s inspired silk scarves. Little did they know that Rockins had just been born. 'The scarves were our entry point into the fashion industry’, Morris explains. ‘Tim and I were always looking for those old 1920s scarves that people wore in the 1970s - it’s the aesthetic we love and what our rock and roll heroes were always wearing - but they just weren’t available. Within two to three seasons our scarves were in so many stores. We caught the wave’. It’s worth noting that among the group of friends who received the first Rockins scarf were fashion royalty Kate Moss, Jamie Hince and Katie England. As a result Rockins appeared in high profile fashion editorials and even around the neck of Mossy herself. Now that’s what you call promotional gold dust.

Following the success of the scarves, in 2016 Rockins moved into ready-to-wear, selling everything from printed tees and silk shirts to waistcoats and non-stretch denim. Irreverent yet stylish, luxe yet laid-back, the collection is a visual mashup of Morris’ love of vintage fashion and her husband’s urban aesthetic. ‘We’re heavily influenced by music, it inspires everything we do’, Jess explains. ‘Tim is an ‘80s kid and brings a street vibe to the brand, while I’m stuck in the ‘70s'. This love for all things retro can be traced back to Morris’ childhood,

FASHION / INTERVIEW spending Saturdays working at her Mum’s vintage store. ‘I always loved going to jumble sales - you would put your hand in and come out with all these 1950s fabrics and Victorian lace’, she recalls. ‘This was the 1970s and everyone looked fantastic because they were wearing second-hand clothes. It was like an amazing dressing up box’. It’s clear that this immersion in the world of time-worn objects has become embedded in the brand’s DNA. How does Jess reconcile this nostalgia with the fast pace of the modern fashion industry? ‘Originally we said we’d only do two collections a year, all our denim would be well worn in and we’d spend time on customisation’, she says with a wry smile. ‘But it’s tricky when you have an agent constantly asking “what’s next?” and stores wanting newness every month. There’s an impatience and demand in the fashion world that is unavoidable. We’re just trying to keep our charm in a commercial world without selling out’. Navigating the demands of a contemporary fashion brand might be tricky, but Jess and Tim have fought to hold onto their ‘charm’. From the packaging, which sees scarves folded into cassette boxes and 7-inch vinyls, to the ‘brandzine’, a print magazine inspired by

old music fanzines, you can’t help but be impressed by their dedication. Rockins husband, Rockins home and even Rockins kids - yup, check out the brand’s Instagram page - Jess Morris is certainly living the Rockins life. ‘I had dinner with Vivienne [Westwood] on Monday night in Paris and she couldn't believe I was doing my own clothes line’, she says with unwavering casualness. Yet, despite her obvious successes, Jess still suffers from that all-too-familiar feeling of imposter syndrome. ‘Sometimes I feel like a fraud because I didn’t go to St Martins or train as a designer’, she explains. ometimes we all need a moment to check in with our bodies. As time-poor, sleep-deprived and stressed Londoners we have a tendency to power on, ignoring the warning signs. he heat of the city makes the idea of wearing full-coverage foundation unbearable. The draw to lighter bases that offer glowy finishes sound amazing, but they often do little to hide imperfections. Luckily, Portobello Road’s Coco Nail Bar has a beauty treatment menu designed to target a range of issues, from wrinkles and fine lines to acne and scarring. I go for a microdermabrasion treatment to shed my skin of the dryness it picked up over the colder months. Combining LED light therapy with the CACI Hydro Mask, the Orbital Microdermabrasion Treatment is a gentle

way of smoothing the skin and injecting hydration. The CACI website says LED light therapy "calms the skin, neutralises bacteria and helps tackle acne, blemishes and scar tissue.” This treatment exfoliates and cleanses the skin, allowing the effects of the light therapy and Hydro Mask to provide the best results. Mari will be performing my treatment and assures me that the procedure will be gentle enough for my sensitive skin while providing results. She talks me through the process, telling me there are three different heads to suit a range of skin types: fine, medium and thick. After asking me about my skin concerns and history, she decides on the fine head for my sensitive skin.

My treatment begins with Mari removing my base makeup before starting with the 15 minutes of exfoliation. Although strange, the feeling of the treatment is completely painless and immensely soothing. As Mari moves down towards my jawline and onto my neck, the sensation becomes a bit ticklish, but manageable. Mari then changes the head to one used for massaging the mask into my skin. Each half of the mask is pressed into my face and Mari meticulously works the product in. She only uses the calming effects of the blue light for these final 15 minutes. Mari then removes the mask and smoothes the remaining product over my face, massaging the area around my temples and parts of my neck before finishing off with a layer of sunscreen. My skin feels as though it’s had a drink of water and feels new. Mari warns redness and sensitivity may follow treatment and recommends I skip makeup and harsh skincare for 24 hours. I have redness for two hours, along with slight itchiness, but after a few hours, my skin looks smooth and radiant, perfect for a light base in the heat. uartieri is a labour of love. Born of a long-standing desire to bring the true flavours of Naples to London, this high class pizza destination opened recently to enthusiastic reviews. It's a likeable spot, relaxed yet stylish with exposed brick walls and industrial metal tables, all dominated by a large wood oven, designed by a fifth generation pizza oven maker from Naples, naturally. There's a fairly small list of pizza options, all of them slightly unusual, plus a list of specials that are more unusual still. An age-old family recipe is at the heart of them all, with dough that's slow-risen with minimal yeast. We choose a truffle oil pizza from the specials – there's a truffle one with tomato and one without, and ours is with – which is intensely and deliciously truffled, so much so that we can smell it coming, its aroma preceding it. There's a lemon zest pizza and a pecorino one, plus a perfect cazone, all with carefully sourced, authentic ingredients. All wine is Italian and beers are intriguing (there's a rosemary and artichoke one for instance) For pudding there's a chocolately sweet pizza in strips or gelato. Quartieri is friendly and enthusiastic, authentic and appealing – we wish it well. 

hat better way to spend a couple of hours with your favourite person than sitting on the terrace of the Kensington Roof Gardens in the summer evening sun, sipping a cold glass of Pinot Grigio? That's exactly what my husband and I did last week, and although the sun was typically not reliable, we were well equipped with overhead heaters and cosy blankets. We sampled the rooftop’s specially designed seafood platter - brimming with fresh oysters, dressed crab, lobster, king prawns, smoked salmon smoked trout and lots of yummy fresh bread rolls and dips. It’s a seafood lover’s dream. There really is something quite special about sitting on the roof of an eight-floored building in beautiful gardens, water

trickling from a stream, flamingos strutting past in all their glory and birds singing. It’s easy to forget you’re in central London, enjoy amazing food and wine, and instead it has the refreshing feel of being by the coast – with the added bonus of no seagulls. 

T

here is something slightly magical about them that you can’t quite describe,’ says Esther Patterson. We are in her Islington shop, surrounded by the jewel-like glass domes that make up her lighting collection. It’s hard to take your eyes off these pieces – they’re so perfectly formed, the colours so vivid, the quality of the glass so shiny that they’re almost otherworldly. Single pendants, clusters and chandeliers dangle from the ceiling creating an ethereal world of mesmerising colour. Patterson’s pieces are all hand-blown in the UK and her success story is astounding. ‘I think I hit on a niche that was about to explode,' she tells me. ‘Until a few years ago, coloured glass lighting was mostly very intricate and detailed, mostly from Murano, and I think people were ready for something else. My pieces show the beauty of glass but pared back, in more modern shapes that keep the elegance of the vintage ones.’

Britain may not be known for its glass-blowing tradition and the craft has dwindled over the years, but there are scatterings of glass blowers all over the country, and a new interest in it is emerging. Curiousa’s pieces are all made in Derbyshire by a glass blower with 40 years experience, because learning these techniques is something that takes a lot of time. They're simple, with none of the fussiness that often characterises blown glass, and they feel very contemporary. Patterson herself is friendly and open, with a Northern lack of pretension. The first thing she tells me is that she didn’t start out with glass. Her background is in designing and making things in lots of other materials – and she started a career in graphic design. But a need to make things meant that ‘there was always something missing’ so she kept taking classes in 'things like pottery and printing' until eventually she enrolled in a course in Decorative Arts at Nottingham Trent. ‘For me it was bliss, because the course covered everything. I had three years’ immersive experience with printing, paper, metal wood, ceramic and glass.’ Veering towards fabric and wallpaper design, she kept an interest in ceramics and was working on bone china lighting in simple shapes when her eureka moment came. ‘We spent a day with a glass blower and were invited to design something for him to blow. I thought it was incredible when a lamp that had taken me eight months to make in bone china was blown in glass in an afternoon. I loved the colour and the shapes and knew I wanted to incorporate glass into my products.’ When designing for glass blowing, Patterson sketches in a notebook then finalizes drawings in

HOMES & INTERIORS / FOCUS It was at design festival Tent in 2010 that Patterson’s work was spotted by Elle Decoration and Liberty, and her business took off. She had created a roomset featuring her fabrics, wallpaper and glass lamps – and it was the lamps that caught on. Initially she would sell them from her workshop in Derbyshire, and she still does, but a presence in London is what she calls ‘the icing on the cake, really’ and her Amwell Street neighbours include Timorous Beasties and Wallace and Sewell. ‘We thought it would be interesting to see what happened if we had a space in London and it’s a lovely location.’ Though she’s enormously modest and downto-earth about it, her story is a huge success. To graduate and have your first collection stocked at Liberty, and to be running successful business with a shop in Clerkenwell within a few years is not the typical design path. ‘It was instinctive really,’ she insists. ‘And also partly luck. If I hadn’t met the glassblower I’d probably have done something but it probably wouldn’t have been so successful.’

Illustrator as 2d shapes with dimensions – but as she explains: ‘the beauty of them being free-blown is that you get slight variations with each one, and I see that as a positive. Every one is individual.’ Which brings us back to the skill involved. Is she tempted to learn? ‘No. I’ve tried – but I like to be good at everything I do, unfortunately, so I’d probably have to be blowing glass for 20 years first. I’ve got my skills.’ To make a similar dome or orb-shaped piece in china, several steps are involved. ‘Before you do slipcasting in bone china you make a mould, before that you make a model. Then you fire it and it might wilt in the kiln. So it takes much longer. And you can tell when things are moulded, they’re all the same.’ Free-blown glass is faster, and results are less uniform.

PEARL BOYD: Why do you call this apartment ‘squat’? SHALINI MISRA: My vision was to create a 360 degree view of integrating interiors with trend setters, art galleries and designers to create a unique holistic collaboration. I invited Nina Yashar of Nilufar Gallery to exhibit here, Nina had already done “squats” before in Paris and Beirut. I thought the name worked perfectly. I wanted to create a gallery space using my interiors inviting beautiful art, bespoke furniture and sculptural lighting to Squat here until it went to the right home.

PB:What was the original brief and what was the place like when you first saw it? SM: Although the apartment had not been touched for over 30 years I could see and feel its enormous potential and character the moment I stepped through the door. Looking past the pillar-box red bedrooms, yellow kitchen and black bathroom I could envisage the transformation and knew exactly how I wanted it to look. I fell in love with the terracotta exterior, the bright sunny reception and charm of the original features I wanted to retain.

HOMES & INTERIORS / FOCUS PB: What were its main attractions and defects? SM: There were many corridors, passages and misplaced rooms. We simplified the layout and created a simple route that made sense. The entrance had no character and the ceilings were very low. We raised the ceilings by 30cm in the entrance hall and raised and replaced the 1970 panelled ceiling in the kitchen. My attraction was the huge potential this property had – the beautiful building, exclusive location, large reception and master bedroom – it just needed spatial planning. This comes as second nature to me after so many years in the business and as a designer I’m not afraid to take risks to bring the apartment to life. I wanted to create a real mix of vintage and contemporary with the interiors – adding an element of surprise and wow factor by layering luxe materials, tactile finishes and playful proportions. PB: Tell us about the colour scheme. SM: The two other bedrooms had a playful yet sophisticated feel. One bedroom combines painted walls with a metallic cork wallpaper and faux suede upholstered joinery doors. The other bedroom was painted light blue with striking dark blue gloss paintwork on and to above the skirting. This was topped with a delicate gold stripe to give a crisp finish. Each room is treated uniquely with varying bespoke finishes. The master bedroom suite with a walk-in wardrobe is sleek and neutral with walls clad in linen wallpaper and soft velvet cupboard doors set alongside wood veneered media unit doors with bronze edging. The bathroom is a sumptuous combination of white marble-clad walls with a black New Portoro stone topped dark oak vanity unit and bronze accents. Illuminated mirrors suspended in bronze frames create sleek sophistication and add subtle lighting. We opted for clean white hallways and Elephants Breath in the reception room, an uplifting mid grey with a hint of Magenta, which can almost become lilac in the cooler light of west-facing rooms. PB: And there are a lot of metallic and shiny surfaces - tell us about those. We wanted to avoid bright brashy golds and opt for chrome, brass, bronze or antique gold for a more elegant refined look. The huge windows flood the rooms with natural light, we used the metallic finishes to create a sense of drama. PB: Which is your favourite room? SM: I loved designing the room leading

from the reception. It can be used as either a media room, a third bedroom or a study for the new potential buyer. We chose to make it into a study. We carefully selected beautiful vintage furniture from Nilufar Gallery including a large vintage display cabinet from early 1950’s and a playful calligraphy rug by Martino Gamper. PB: What are you working on now? SM: We are working on a five storey office in Mayfair, a rooftop bar in downtown Dubai, several residential projects in London and in November we will be decorating for a cause, taking up a room in Holiday House for breast cancer awareness. shalinimisra.com

Knowing Latin, one can appreciate JK Rowling’s debt to Latin in her spells and curses; and that, without Virgil’s Aeneid, there would surely have been no Dante’s Divine Comedy, one of the greatest works of world literature, and influential as a source of inspiration ever since. It provides a route to a huge range of other subjects such as history, literature, philosophy, theology and archaeology. Twinned with ancient Greek, the scope is further widened: a treasure trove which includes Homer and Hesiod, the Greek tragedians and a wealth of philosophical works. Latin broadens the mind and not just the tongue.

T H E L I N G U I ST I C ARGUMENT A prima facie…: (at first glance….) A knowledge of Latin helps with learning the Romance languages WITHOUT VIRGIL’S AENEID, SURELY DANTE, ABOVE, WOULD NOT HAVE BEEN (romantic not because of their ABLE TO WRITE THE DIVINE COMEDY? perception of love but for their relation to the Romans…). The most widelyspoken of these are Spanish, Portuguese, French, Italian, and Romanian. Similarities in both vocabulary and grammatical structure mean a knowledge of Latin is helpful. The joy of being able to work out a word in Spanish and unlock a sentence because of your knowledge of Latin is akin to scoring a goal. Understanding the logic of Latin grammar is invaluable for grasping the intricacies of English as well as Arabic grammar. Although neither of these is its directly mirrored in Latin, understanding the terminology and how it ‘works’, helps one to appreciate and describe how these languages function more readily. A Arriving at Grand Hotel Tremezzo - arguably the best hotel on Italy’s breathtaking Lake Como - is like stepping into something akin to Wes Anderson’s Grand Budapest Hotel. Grand and aweinspiring, it perches right on the front of the lake, towering above passers-by and making them stop in their tracks to admire its opulent art nouveau frontage. Even the reception area - reached via a gilded lift - is flawless. We are checking in for a three-night stay at Lake Como - an upscale resort in Northern Italy’s Lombardy region, set against the foothills of the Alps and know for its dramatic scenery and of course George Clooney, who owns a home there (NB. we later found out from a local taxi driver that he’s now put the house up for sale). Though it may be famed for its swanky restaurants and A-list visitors, Lake Como is also perfect for lazy lakeside frolicking and family holidays, especially if you go off-peak when it’s so beautiful and peaceful. Surprisingly, there are frequent cheap flights to various airports in Milan - about an hour’s drive away from the lake.

We are based in the commune of Tremezzo - an excellent choice if you want to be near the key towns of Bellagio, Varenna, Menaggio and Cadenabbia (all reached via ferry), without being surrounded by tourists. We start with a trip to Bellagio, one of the most popular with a buzzing quayside and steep, cobbled steps packed with local shops, followed by Varenna - a fishing village which dates from the eleventh century. Like Bellagio, Menaggio is known for its café-filled piazzas and winding cobbled streets, while Cadenabbia is slightly quieter. After a packed day of exploring we retire to our lake view room at Grand Hotel Tremezzo. Newly refurbished, they have elegant interiors in delicate colours, luxurious marble bathrooms and a terrace looking out over the brilliant blue water. We loved the special touches - sumptuous robes, fresh fruit and chocolates left each day and ESPA bath products. Along with a grand table dedicated to every kind of sweet you can imagine, there are no fewer than five restaurants in the hotel - we were blown-away by lunches at La Terrazza where Italian classics like tiramisu are done justice. For dinner we enjoyed L’Escale

TRAVEL / WANDERLUST On our final night we venture to the quieter, less touristy side of the lake to Villa Làrio. The boutique property - previously owned by the renowned Lombardi family - has recently reopening its doors with a new Head Chef, Michele Tamburrino, and is quickly becoming a dining destination, sought out even by those who aren’t staying nearby. With a glamorous location overlooking the lake, you’d expect fine dining, but refreshingly Tamburrino’s menu is packed with authentic Italian home cooking, including fish freshly sourced from Lake Como itself (and the nearby Mediterranean) and tomatoes picked fresh from the hotel gardens. The interior is contemporary, candle-lit and intimate - a complete change from the typically extravagant style of most places in Lake Como. Reflecting the menu, it’s comfy sofa-style seating and calm atmosphere makes you feel like you could be at home, albeit with a killer view. After an introductory Aperol Spritz - an essential on any trip to Italy - we sample the likes of homemade pasta with

Cities in Europe have cracked down on Airbnb, here’s why Lisbon is one of the last remaining capitals to benefit from the home sharing hub

S

ince its inception in 2008, Airbnb has changed the landscape for the rental and short-term lease market turning homeowners into self-sufficient landlords for vacation lodging, apartment rentals and homestays alike. The little-known website gained fame through celebrity endorsement and its useful model for finding a ‘home away from home’. Airbnb’s success has not come without its shortfalls, due to its nature for bypassing traditional property and hospitality services, several hotspot capitals which on face value offer great buy-to-let incentives including Paris, Berlin, Barcelona, Amsterdam and London have clamped down on Airbnb home rentals. Some have opted for a levy tourist tax on Airbnb landlords while new regulations have also appeared, including restrictions to who can rent through the site to limitations on the number of days properties can be let throughout the year. For example, the capital along with seventeen other cities in France have agreed to collect local tourist taxes. In Paris, Airbnb hosts must now register with their local authorities, enforced to make it harder for residents to surpass the 120-day limit. Whereas in London, it has been suggested that the new compliances limiting rentals

to 90 days will lose over $400 million in reservations this year according to the Financial Times. However, south of its European counterparts, the correlation between Airbnb and the city of Lisbon is telling a different story as no set rules are in place. With the low cost of living, rich cultural heritage and continued regeneration, Lisbon have elevated its position as a European tourism heavyweight, resulting in a buoyant buy-to-let property market for investors. It's the combination of flexible investment, immigration policies’ alongside excellent value prime real estate which is causing a significant surge of investment activity from around the globe. The details are in the data; results show that Airbnb brought €268 million to the Lisbon economy in 2015, acting as the accommodation solution for 433,000 visitors throughout the year. According to data from Airdna, the number of listings on Airbnb rose by 15% between June 2015 to 10547 in May of 2016.

Lisbon's recent surge in popularity through its tourism industry has cultivated an influx of wealth into the city and thus a trend for various property offerings. Both new developments are springing up as well as regeneration of period properties within its historic quarters; you could say the market is as diverse as its vibrant culture, cuisine and nightlife. Reports from Airbnb show that the best performing properties on the platform are located in the historic centre of Lisbon, with the most in-demand hotspot being Chiado, followed by Bairro Alto and Baixa, all known for their cobbled streets, picturesque squares and colourful buildings. The property industry in Lisbon is rapidly developing and involves an active buy-to-let market; real estate is competitively priced with values looking to double or even triple in the coming decade. Currently, rented properties can expect annual rental yields of 3-4% for long-term rentals and 4-5% for short-term lets, with both traditional agents offering excellent management services and no restrictions on Airbnb bookings. Non-EU passport holders can benefit from the Golden Visa scheme which after six years provides Portuguese citizenship with applicants only having to spend seven days of the year in the country. For EU nationals another incentive program exists where exemption on tax income from nonPortuguese sources, including pensions, rental income and capital gains up to ten years. Investing in this up-coming corner of the EU is not about making a quick buck but rather for long-term capital appreciation with opportunities and results that today are inconceivable in Paris and London. ◆ For information on investing in Lisbon visit: athenaadvisers.com

Should you invest in London’s buy-to-let market?

I

t’s a question crossing many people’s minds as they plan for their financial future in the capital. If you were to tell friends that you’re planning to become a landlord, you would most likely be met with a wall of scepticism and furrowed brows. Over the past two years, they will tell you, landlords have felt the increasingly expensive effects of government action. Landlords buying a property now pay an extra 2% Stamp Duty, and many of the tax perks that landlords once enjoyed have been reigned back, and will disappear by 2020. On top of that, many boroughs in London have, or are considering, introducing compulsory landlord licensing. This can be both costly and a tangle of regulatory tape to navigate. For many investors, London’s buy-tolet market remains an enticing prospect despite these hurdles to entry. The number of rented homes in London exceeded the number of owner-occupied

ones recently – 898,000 rented households compared to 883,000. Overall, the number of owner-occupied households has dropped by 17% over the past decade. Demand for rental properties is increasing, unfortunately for tenants faster than inflation - at 3.2% - according to the most recent LSL Buy-to-Let Index. It also reveals that London still has the most expensive rental properties in the UK at an average of £1,286 per property. “[Recent] predictions that a flood of landlords would abandon their buy-to-let portfolios have been greatly exaggerated, in fact we have seen very few clients exit the rental market this year – most are actively looking to invest further,” says Marc von

Grunherr, Lettings Director at Benham & Reeves Residential Lettings. “Property continues to remain a very stable investment in light of stock market volatility and historically low interest rates," von Grunherr adds. “The fundamentals continue to remain strong and that is why our outlook on London property continues to be bullish. Professional investors have been able to navigate these legislation changes and capitalise on these localised rental hotspots.” Rents are also rising as demand outstrips supply. The good news for tenants is that it is not a blanket rule; demand and supply varies from postcode to postcode, so not everywhere is a hot house of increasing rents. With 16 branches across the capital, one of London's largest letting agents Benham & Reeves Residential Lettings has research that reveals the best postcodes to live in if you’re a tenant and, potentially, the best to consider if you’re a landlord looking for the areas with the strongest demand – and therefore fastest-rising rents (below). As you’ll notice from these postcodes, the most popular areas for tenants at the moment are the areas of London to the south and south west of the river which, until relatively recently, were less popular areas to rent a home. Sky-high rents in central London and more fashionable parts of North London have pushed many trend-seeking young workers into the arms of southern postcodes and, in particular, Brixton, which is currently one of the most sought-after areas to rent in London among younger renters. Best for landlords, where rents are rising fastest (+4% or more), are in south west.
