Editor’s LETTER

W

ith summer finally here we need a wardrobe update. We're looking at new things to wear for the season – and for once we're not just focused on pretty things, and neither are we being too optimistic about the weather. We do have lots of pretty things, of course – especially ones with tassles, and others with stripes. Our cosmetic bags are also getting a make-over with more pretty things. We've rounded up the products with packaging that is almost as attractive as what's inside. And talking of pretty packaging, who knew a matchbox could be so appealing? In its heyday, the humble matchbox was the most effective advertising medium in America. The latest collection from Kilburn-based artist, Aaron Kasmin, pays homage to this over-looked object in a way that reflects the rise of America's consumer culture. All this and the usual mix of local events, shopping advice and property news. Enjoy the magazine. ◆

aron Kasmin – son of John Kasmin, famously David Hockney’s gallerist – is a collector. The Kilburn-based artist collects matchbooks, specifically those from the Lion Match Company, decorated with lively and inventive images that reflect the rise of America’s consumer culture. In its heyday, the humble matchbook was the most effective advertising medium in America, embraced by almost every industry. Kasmin's collection of matchbooks has spawned another collection, his set of pencil drawings that give such little-known ephemera the attention it deserves, while paying homage to the original artists who remain unknown. Kasmin focuses on details of single matchbooks from the late 1920s to the early 1960s, staying true to their graphics and depicting a more expansive range of themes. Ranging from fashion and yachting to restaurants and nightclubs, this is a nostalgic glimpse into a bygone era, when the promotion of alcohol

was lenient and smoking was chic. In conjunction with the drawings, a selection of the artist’s vintage matchbook collection is also on display. Up in Smoke celebrates a slice of Americana, transporting viewers into worlds created by the authors, poets and singers of the time. Kasmin says: “These new works reflect a joint celebration of the joy of collecting and creating works inspired by the sheer inventiveness and genius of feature matchbooks. The matchbooks are small, ephemeral and almost forgotten; the ingenuity of the imagery in what must be the golden age of graphic design is here in minute form. To me they conjure up the glamour of early to mid-20th century American life. The glitz inherent in nightclubs and bars harks back to the post-prohibition era with movie stars and opulent parties evoked and captured in the novels of Scott Fitzgerald and Raymond Chandler, and recreated in the nostalgic films of Woody Allen.” u

acials are a funny thing. Some have the potential to clear a complexion, while others are merely fancy facewashing. Then, every once in a while, we come across a treatment that delivers show-stopping results. This is our experience of a Sarah Chapman facial. Sought after by countless beauty devotees and celebs (Victoria Beckham is a regular), Sarah Chapman’s Chelsea clinic is an artfully designed space near Sloane Square tube. We opted for the Signature Bespoke Facial, one of the clinic’s most popular treatments. Firstly we had an in-depth discussion with our therapist regarding our skin concerns. From these details a facial was devised. The treatment had six sections. It started off with a clean and steam, followed by a dual exfoliation process. The massage - a specialism of the clinic - followed. The therapist used a variety of massage techniques; this included lymph drainage and ‘gymnastics’ to boost radiance, de-puff and sculpt the face. Her fingers were a blur, pummelling our cheeks and forehead, moving at a machine-like speed. A cooling setting mask and session with the LED light machine ended the facial. Afterwards we glanced in the mirror and were blown away by how healthy our skin looked. We barely even noticed the absence of make-up - we didn’t need it. We were glowy yet sculpted, smoothed yet brightened. Who could ask for more? Signature bespoke facial (60 mins) £125 ◆ SARAH CHAPMAN 259 Pavilion Road, Chelsea, London, SW1X 0BP sarahchapman.net

2015 BERRY BROS. & RUDD PROVENCE ROSÉ BY CHÂTEAU LA MASCARONNE £12.95 A soft-pink rosé with aromas of wild berries, white peach and, appropriately enough, Provencal herbs. Fresh, crisp and summery, it's the ideal wine to enjoy over May's Bank Holiday weekends. ◆

2015 BEAUJOLAISVILLAGES, LANTIGNIÉ, ALEXANDRE BURGAUD £10.95 A fruity, light style red, perfect for the warmer days. With flavours of black fruits it is a fresh and fruity red wine, a colourful and classic Beaujolais with a hint of spice and a juicy edge. ◆

NYETIMBER CLASSIC CUVEE £31.95 A popular sparkling wine from Kent, it exhibits aromas of toasty, almond and honey notes and baked apple and spice on the palate. Perfect served chilled as an aperitif, but it's also good with lighter starters with shellfish or poultry. ◆

FOOD & DRINK / REVIEW

If you’re OUT

Angler

Accomplished pairings have made Angler a destination for savvy diners Wo r d s h a n n a h h o p k i n s

T

here are many restaurants in London that are great for an occasion, but none are quite as trusty as Angler, the fish-centric restaurant based in the South Place Hotel. The food and service is in a word, faultless. From the attentive but not stuffy staff to the perfectly cooked seafood, if you’re out to impress, this is the place to do it. The interior is striking yet simple, with a mirrored ceiling and full-length windows that make the most of its seventh-floor City views. Book a table along the outside for extra wow-factor. Executive Chef, Gary Foulkes’ accomplished pairings and picture-perfect plates have made Angler a destination for savvy London diners and it’s not hard to see why. We start with tartare of yellowfin

tuna with avocado, wasabi and shiso and courgette blossom stuffed with crab and lemon verbena. Both are optimally balanced and almost too pretty to eat (almost), while wines chosen by Head Sommelier Benoît Allauzen perfectly complement each plate. Starters and mains are punctuated by interim-courses prepared by the Chef as a surprise. One is the white asparagus with Monterey cheddar, caramelised yeast and hazelnuts - a quirky combination that keeps you coming back for more. For the main we both opt for the Cornish red mullet with Jersey Royal cream, smoked bacon and leek with the creamiest mash and buttery wilted spinach. A standout dish on the menu, I could have eaten it twice over. Puddings include mille feuille with chocolate coconut and banana, and apricot

souffle, topped off with apricot sauce and camomile ice cream. The best thing about the menu of course, is that each dish is just the right size and since it’s seafood, it allows you to indulge without feeling sluggish by the end of the meal. By the time we left the place was buzzing and packed with families and colleagues about to embark on their gourmet experience. Even the roof terrace was full, despite the typical May drizzle. A sure sign that Angler can pull in the punters year-round - especially once the sun finally shows its face. u

Supper Club

SUPERSTARS Laura Jackson and Alice Levine’s cookbook offers advice and recipes from their supper club. Absolutely steals their secrets... Interview Hannah Hopkins

HANNAH HOPKINS: How did you meet and start your supper clubs? JACKSON & LEVINE: We met at a jumble sale that our friend Gemma Cairney was running for Oxfam, she asked us each to run a stall. We kept finding things we thought the other would like - there were some dungarees and a cat blouse if memory serves us right. We started chatting about food on our break and decided to meet up and have lunch. We then cooked up the idea of starting a supper club. HH: What’s the ethos behind your cookbook Round to Ours? J&L: We have been running supper clubs together for four years. Along the way we have learnt loads of great little cheats for cooking for big numbers, and setting the mood when people come over - so we thought we would get them all down in one place. It’s part cookbook, part interiors book, part directory for great finds. We want people to turn to it in times of entertaining need!

Chis_June17_JACKSON & LEVINE.indd 46

HH: How did you decide which recipes would go in the book? J&L: We wanted the book to inspire people to get their friends over - so that meant everything had to be impressive but easy to put together. The book is full of menus that we have cooked for loved ones, that have gone down well. Great all-rounders, that can become part of your repertoire. HH: What’s your favourite aspect of having people over for dinner? J&L: We love having a busy, bustling kitchen table, with all our favourite people around it, the more the merrier. The best dinners start early and end late - everyone staying well into the night is a good sign. Being at the heart of the action as the person making the food has always been a thrill for us both. HH: Which are some of your favourite go-to dishes for groups? J&L: A piece of slow-cooked meat is always an amazing crowd pleaser - think

lamb shoulder done low and slow. Serve with some dauphinoise which tastes even better if you prepare in the night before. Then just do some simple seasonal greens with lemon and black pepper. HH: Your supper clubs look so beautiful. What are your tips for throwing the perfect dinner party? J&L: If you are going to the trouble of cooking a lovely meal for friends, it’s worth putting that final bit of effort in to present it in a beautiful way. We are all about the small details - some lovely

plants or flowers for the table (we get inspiration on Instagram from our florist friends @wormlondon). Pick up some large sharing platters and plates in the charity shop so you can serve some dishes banquet-style in the middle of the table and take time to think about the lighting - it makes such a difference.

FOOD & DRINK / Q & A HH: There’s a real new tribe of young, stylish female foodies out there right now. How do you stand out from the crowd? J&L: We are friends with loads of the female foodies. We saw Anna Jones today and Rosie Birkett is a great pal who we always call up for great ideas and dog walks on the Marshes. We all get together for lunches and dinners. Elly Pear comes over to visit from Bristol, Clare Lattin from Duck Soup and Claire Ptak from Violet’s bring a dish too. We also host the Young British Foodie Awards because Lily Vanilli is a friend of ours. So for us it’s not about standing out from the crowd it’s trying to be an even bigger part of it.

- it’s a very simple recipe; gin, prosecco, elderflower cordial and a slice of cucumber or grapefruit. It’s definitely an ice breaker. HH: What would be on your playlist? J&L: We always play tracks on the record player and encourage guests to pick up a classic in the charity shop that they can put on. Northern Soul seem to go down well so we raid Jon [Laura’s boyfriend’s] collection. HH: How does your dynamic together work in the kitchen? J&L: Laura is a Tasmanian devil - so much energy and a mean list maker. Alice likes the washing up! So in many ways a perfect combination.

For US it's not about STANDING OUT from the CROWD, it's being a BIGGER PART of it

HH: As broadcasters you’re both used to interviewing celebrities – who is the best person you’ve interviewed? LAURA JACKSON: Snoop Dog, he wouldn’t stop talking about the Queen. ALICE LEVINE: I played Hungry Hippos with Quentin Tarantino, he’d never heard of it so took it home with him. HH: What do you do to unwind? J&L: Cook! Seriously we find a leisurely stint in the kitchen with the radio on to be a lovely way to de-stress. Either that or watching rubbish TV. HH: Finally, where are your favourite places to eat in London? LJ: Morito - the Exmouth Market tapas bar and restaurant has always been a favourite, as is Rochelle Canteen - hidden in a garden, behind the wall of a Victorian school. AL: Duck Soup is ideal for a chilled, midweek dinner. Padella - we have always loved Tim’s restaurant Trullo, so when they opened this little sister pasta joint, we were over the moon. Try the pici, it’s phenomenal. And also Campania & Jones. We have both lived in the East End for many years, and we still love a trip to Columbia Road. Summer nights on that patch of cobbles is divine. ◆

ISLE of PLENTY

From mountain climbs to rainforest adventures, Saint Lucia offers action as well as laid-back luxury W o r d s E ly s i a A g n e w

he Caribbean is best known for its turquoise waters, golden sands and its swooping palm trees – it's a place where you can kick off your flip-flops and relax under the striking sunlight. Unwinding in a sand-between-the-toes beach bar with a book in one hand and a cocktail in the other might be the epitome of pure bliss for some, but for others, a wellness holiday or an actionpacked, sight-seeing trip might be more appealing. Like me, you might be surprised to discover that Saint Lucia has the perfect combination of laid-back luxury and adventure. This exotic isle caters to all, accommodating everything from beach breaks and foodie feasts to rainforest adventures and mountain climbing expeditions. There’s much more to this Caribbean island - it might be a magnet for honeymooners, but it

also deserves its newfound status as an all-rounder for adventure seekers and gastronomic diners. At the northern tip of the island, where the Caribbean meets the Atlantic, is Cap Maison - an intimate boutique hotel located minutes from the nightlife, dining and shopping of Rodney Bay. This five star boutique hotel offers an experience steeped in luxury where authentic Saint Lucian culture, cuisine and traditions blend effortlessly. Set atop the grounds of a former sugar plantation, this waterfront resort invites guests to enjoy stunning views over Martinique. There are stunning, Spanish-Caribbeanstyle suites and villas scattered across the grounds; surrounded by beautiful wildlife, greenery and a selection of both private and communal pools. Villas range from one to three bedrooms and come with an open-plan living area, veranda and pool with a view of either the crystal waters over the cliff or the lush, tropical

TRAVEL / WANDERLUST gardens. Inside, I find perfection at every touch point: from the intricate, exotically coloured tiles and the Acqua di Parma toiletries in the bathroom, to the beach flip-flops and the hotel’s house rum punch provided in the suites. Cap Maison has three main restaurants under its umbrella, headed up by Craig Jones, a dreadlocked Welshman, because that’s just how things roll in the Caribbean. Cap Maison is a culinary journey in itself, with award-winning eateries and bespoke dining options. The most popular and possibly the most romantic table on the island is Rock Maison, an exclusive wooden deck lapped by the gentle waves of the Caribbean Ocean. Dine by candlelight as the burnt orange hues of the sun set around you. We enjoy tapas Creole style, available once a week in the hotel’s signature restaurant, The Cliff at Cap. Rock Maison shares its menu with The Cliff at Cap, but comes with a personal waiter and champagne zip wire, bringing the hotel’s speciality sparkly offering straight to your table. Afternoons can be spent swimming, snorkelling, sailing or relaxing on the hotel’s private beach. My happy place is found sipping rum punch in a clifftop hammock as the sea crashes against the rocks and the smells of the beach grill breeze by. Laid-back lunch is served at The Naked Fisherman, a beachfront grill where you can have the catch of the day. And as good food and wine tastes better when shared, we book up an evening in the majestic Cellar Maison (the island’s best kept secret), for wine and deli pairing. The hotel’s sommelier takes us from Bordeaux to South Africa, California and back, sampling a collection of biodynamic and vintage wines and innovative flavours. The wines are playfully paired with an array of cold cut meats, charcuterie and artisanal cheeses. Reflective of the laid-back, Caribbean culture, if you’re here for a relaxing beach break you don’t have to lift a finger. Sitting by the pool, I’m greeted with a drinks menu and hamper filled with ice cold water, snacks and chilled towels to refresh. It’s these small touches that make Cap Maison such a unique retreat. But it’s not just about luxury here - it’s about personality too. It’s about the staff getting to know their guests, providing a professional and personalised service. If you’ve had your fix of lazy days, Saint

I find PERFECTION at every POINT, from the TILES to the TOILETRIES Lucia has a wild side too. There’s plenty of island to explore, so why not make the most of it. Julian Toussaint, the hotel’s Head Therapist offers yoga classes, running clubs and trail runs around Pigeon Island and along the untouched east coast. The island’s climate means that the mountains are covered with lush greenery, perfect for picture-postcard trekking. A ziplining experience at Rainforest Adventure is another must for adrenaline seekers. Hanging hundreds of metres above ground, you’ll fly through the incredibly peaceful and truly exotic rainforest. If you fancy a day trip, book onto the Mount Pimard Segway Tour, LucianStyle. You’ll glide the historical nature trail, enjoying breathtaking views and scenic stop-offs along the way. Seeing

the west coast in a new light, we stop off at Pebble Beach, the Morne Pimant viewing point and the StoneFace Fish Pond. Saint Lucia has a fascinating cultural heritage: “no pressure, no problem” is the motto picked up by locals. To experience true Saint Lucian living and to enjoy a bit of out-of-resort evening entertainment, head to the Friday night Fish Fry in Gros Islet. We soak up the atmosphere as locals mix with tourists and this bustling street party comes to life. Whether ziplining through the rainforest, browsing the local markets or soaking up the sun by your rooftop pool, Cap Maison is the most exclusive, truly divine Saint Lucian destination that will tick all the boxes for a relaxing, romantic or rejuvenating adventure holiday. A breathtaking location, fine food and the perfect blend of tranquility and adventure. Every guest is a friend here, and you’ll leave feeling truly spoilt. With paradise coves, glittering beaches and idyllic hideaways, there are very few places more beautiful and thrilling than Saint Lucia. ◆

A BRUSH with LEE Absolutely meets designer and multi-talent Lee Broom Wo r d s h a n n a h h o p k i n s

HANNAH HOPKINS: You studied theatre and fashion. How did you come to be involved in the world of furniture and product design? LEE BROOM: I originally trained as an actor so my career path wasn’t design at all. When I was 17 I entered a fashion competition called The Young Designer of The Year which was judged by Vivienne Westwood and I won. This then led to me working for her in London and Paris for around 10 months. She showed me how she was influenced by techniques of the past and made them relevant for the modern day. After that I studied at Central St Martins and to help support myself I set up a small business providing décor advice. This cemented an organic move into interiors. HH: How did you come to start your company? LB: Just after graduation in 2000 I was commissioned along with my friend and colleague from Central St Martins, Maki Aoki, to work on what was to become London bar ‘Nylon’. After the project was nominated for the Evening Standard Bar of the Year Award, we set up an interior design practice called Makilee Design which created interiors for independent bars, clubs and restaurants across London. After four years I started my own label focusing on furniture and lighting. I applied for a Princes Trust grant to help

between

MODERNISM and NOSTALGIA get my business started. It made me think about a business plan and strategy which really allowed me to start the business on the best possible footing. I worked out of my apartment near Portobello Road at the time and launched my first collection ‘Neo Neon’ in September 2007 at the London Design Festival. HH: What's been your favourite project to work on and why? LB: My recent collaboration with Wedgwood was a really interesting project to work on. The idea was for me to create a prestige range of limited edition vases using their iconic Jasperware. I spent many days in the Wedgwood archive and visiting the factory in Barlaston, Stoke on Trent. It was fascinating working with the team and the factory to understand the meticulous processes and craftsmanship involved in making the pieces and it is wonderful to be a part of their history. HH: You’ve got quite a different aesthetic to a lot of your contemporaries. What would you say your key influences are? LB: Post-modernism would be a key influence. Art Deco also. HH: Where do you find inspiration for new designs? LB: I find a lot of inspiration when I visit cities across the world, especially galleries, exhibitions, but also just walking around - taking in the architecture, soaking up the street. My brain works very visually so if I see something interesting I store it away in my memory and then tap into it later on. I’m also inspired by materials and manufacturing techniques and how I can utilise the traditional in new ways, striking the balance between modernism and nostalgia, re-imagining silhouettes and playing with form and shape. HH: Do you have a set process or specific methods for bringing a design to life? Are there particular materials or colours that you like to work with?

HOMES & INTERIORS / Q&A favourite is dealing with the less creative aspects of running a business like finance and budgets. PH: Which three items could you not live without? HH: My iPhone, sketch book, pencil. HH: What advice would give someone starting out in design? LB: I think different disciplines in design are more integrated now than they were when I started out ten years ago. So my advice would be to be diverse and don’t stay within your comfort zone. HH: What’s your favourite colour? LB: Black and white is a very classic combination but also very modern. It works with any colour palette and brings a sense of edge to a space. HH: Is there anything you haven’t achieved professionally yet that you want to tick off? LB: I’d love to design a hotel; I think it would encompass a lot of disciplines form by background. I’d also love to design a pop concert or theatrical production, that would be cool. We have grown rapidly as a brand over the past ten years however, there is still so much we would like to achieve. I still always feel like we have only just begun. ◆ leebroom.com

LB: I’m never without my sketchbook so I have a library of designs which I develop with my design and production teams. Each aspect of creating a product gives me the opportunity to evolve. We’re always experimenting with new materials and styles in the studio which makes it exciting for people who like my work, they never know what to expect next. HH: If you could have the opportunity to work with someone from any period, across any industry, who would it be and why? HH: It would have been great to be part of the art scene in New York in the late seventies, early eighties. Warhol, Keith Haring and Basquiat. It was a very raw time in New York City and very creative too. HH: What’s your favourite and least favourite part of the job? LB: It is wonderful to collaborate with craftspeople who have been working with their material for decades. My least

n apartment that was home to Winston Churchill during his initial and highly successful years in government is available to rent in central London for just under £20,000 a month. The property at 33 Eccleston Square in Pimlico near Victoria train station was lived in for four years from 1909 by the then business minister Winston Churchill and his wife Clementine. Their first two children Diana and Randolph were born at the flat. And while Churchill and his family lived here his career took off, including the post of First Lord of the Admiralty. It also believed that many of the government policies attributed to Churchill during his first stint in government were drafted at the property. It has four bedrooms, 4,000 sq ft of space, three reception rooms, a roof terrace, several bathrooms and a steam spa and is available through Savills (0203 430 6872).

nyone with a literary bent and a love of steam railways will remember the Royal Mail’s GPO Film Unit, which made documentaries about the postal service during the 1950s and 1960s. Its most famous film was Night Mail about the workers who used to sort mail on board the night trains that, until 2014, made their way from London to Aberdeen. Night Mail was edited at the GPO Film Unit’s headquarters in Blackheath, South London, within a development of commercial units where the unit operated from 1934 to 1943. Most of the properties there have been converted to residential use, including No.43 where the GPO film makers worked. EXPERT ADVICE by CHRIS ROWE SALES MANAGER

What have you learnt recently about the local property market? What is most evident is that there are buyers out there wanting to buy. Assuming your home is priced correctly there is nothing stopping us finding you a buyer within a couple of weeks.

Where are you seeing the highest price rises at the moment? Prices have now stabilised and fear of Brexit is beginning to recede. This stabilisation seems to have settled just below our vendor’s expectations. Our role now is to educate our clients with professional, honest advice. The key to moving at the moment is to be realistic. If your price has softened during the last year so will the property you are buying.

Where should I invest? Central London is still the preferred place to buy for long term investors. With prices having stabilised now is a great time to secure a long term investment which will likely grow in the future.

WAREHOUSE CHIC Not a new trend but still a popular one, warehouse-style interiors never fail to impress. The mix of period and modern features, splashes of colour and a complete mismatch of materials creates a characterful modern property.

Pricket & Ellis host an evening of drinks and entertainment in Kenwood House

N

orth London estate agent, Prickett & Ellis, celebrated its 250th anniversary on Thursday (27th April) with a champagne reception and exhibition at Kenwood House. Client, local resident and actor David Bamber (Rome, Valkyrie, Pride and Prejudice, The Bourne Identity) appeared as the 1st Earl of Mansfield - owner resident of Kenwood House, Lord Chief Justice and client of John Prickett in 1767 – to act out a 250 year old scene with John Prickett (played by Edward Hayes-Neary). So an audience made up of local residents, clients, property professionals and representatives from the Hornsey Historical Society were entertained in the most apt of surroundings for the occasion. The family business (spanning nine generations of just two families) displayed a range of maps, photos and particulars that it had collected, which painted a unique picture of how North London and its residential property market had developed since the business began trading in 1767. John Prickett held his first property auction in 1767 and since then Prickett & Ellis has played a key role in some of the major historic events affecting North London. Original particulars from 1806 – on display

at the exhibition – show that John Prickett auctioned at Garraway’s coffee house in Cornhill “18 acres and three roads of desirable freehold estates, together described as Wood Green near Hornsey in the county of Middlesex” and being “most delightfully situated for building upon”. In 1813, Mr. Prickett was a shareholder in the Highgate Archway Company, who built the first Archway Bridge following the collapse of the Archway Tunnel.

Today Prickett & Ellis runs six offices across North London (Muswell Hill, Highgate, Crouch End, Hornsey, East Finchley and Alexandra Park) and commands a significant market share in one of the most sought after regions of the capital. It offers a people-led approach based on in depth local knowledge. Nigel Ellis, Managing Director, commented: “Our heritage is hugely important to us – we’ve collected a huge range of historical documents over the years and we wanted to share this with the local community. After all this wasn’t just a celebration of our birthday but a celebration of North London and all it has to offer. That’s why we wanted to host the party in Kenwood House – not only is it an important part of our own history but it’s an iconic North London venue. As a business, we pride ourselves on our knowledge and understanding of the local area – in today’s market that’s more important than ever – and the fact that Prickett & Ellis has been going for 250 years is testament to the value that we have added to our clients in that time”. ◆

Hampste ad Manor by N I G E L L E W I S

Hampstead’s hall on the hill is reborn, offering new luxurious homes with rich links to the past

T

he UK’s once gilded country manors and suburban mansions, funded by the riches of empire and trade from the 17th century onwards, have had a rough old time of it since the nation’s economic fortunes began to wane after the First World War. It’s a story told eloquently in TV’s Downton Abbey. But a much more extreme version of the ‘adapt or die’ approach to survival is to

be found in the Childs Hill area of Hampstead. Perched 250-feet above sea level from where it peers out over North London, Kidderpore Hall has endured a multitude of uses since it was completed in 1843 for leather magnate John Teil. He made his fortune in the fetid tanneries of Kidderpore on the outskirts of Calcutta in Bengal, and poured much of his wealth into building a Greek revival mansion here featuring elegant colonnades, side pediments and a grand semicircular bay.

“Kidderpore Hall has endured a multitude of uses since it was completed in 1843 for leather magnate John Teil” At the time, the area was largely rural and as well as a house, Teil enclosed local land to create a private park to surround his home and even kept ‘groomed’ sheep on his front lawn, somewhat Marie Antoinette-like. But as the years passed the area slowly became more suburban with new houses, lodges and roads added. In 1857 Teil died and the property, which from 1870 to 1878 was owned by dye merchant Charles Cannon, began to deteriorate. But then a new calling beckoned; to be the home for an educational world-first.

PROPERTY / DEVELOPMENT

“Hampstead Manor as the developer has re-christoned it, remains riddled with architectural clues to its past”

The hall and its land was bought and converted into a pioneering college for women to study botany, which at the time was one of few scientific disciplines women could enter. Westfield College had a wellconnected and wealthy set of supporters to get it going including the then monarch’s wife, Queen Mary, but also several progressive and wealthy women including Ann Dudin Brown, Constance Maynard and Mary Petrie. When it opened in 1882, it was one of the only higher education institutions for women in

England, and one of the first where they could gain degrees. The college went co-ed in 1964 and carried on until 1989 when it became an outpost of Kings College, later being turned into halls of residence. Its latest reincarnation is now well under way. The site was bought by developer Mount Anvil in 2014 and is being redeveloped into private homes. Kidderpore Hall, or Hampstead Manor as the developer has re-christened it, remains riddled with architectural clues to its past. Despite the army of builders

95 Chis_June17_HAMPSTEAD MANOR.indd 95

clomping their way all over of the site and the sound of hammer drills and pile drivers, the grandeur of Kidderpore Hall is still there to seen. Double-height ceilings, 8ft-tall doorways, and a swirling hard-wood hand-railed staircase that rises up to a glass roof light – which Mount Anvil is refurbishing – hint at the huge wealth that Teil amassed, even if many of the hall’s walls now have gaping holes in them. If there is an interested buyer, Mount Anvil would consider selling the Grade II listed Kidderpore Hall, one of the few remaining Georgian manors left in London, as one exceptional home. Otherwise, it will be transformed into two duplex apartments. But the educational additions to the site – which include an extraordinary galleried library for the female students, a number of Grade II buildings added at different times during the college’s history – are all to be turned into 125 luxury flats and townhouses, while the old chapel is to become a fourbedroom home, overall there are five Grade II listed buildings within the development. Two new modern buildings are also being constructed on the site, plus seven townhouses as well as an underground car park, and landscaped gardens. Let’s hope the millions being poured into the site’s refurbishment and conversion secure its future for another 174 years. ◆ Prices at Hampstead Manor start at £755,000 for a one-bedroom apartment and rise to £3.5 million for the townhouses. Be guided through London's ever colourful and evolving market.

I

f there’s one thing about the London property market that is a constant, it’s the superlatives that most of use to describe it. Extraordinary, outrageous, most expensive, smallest, fastestrising, largest, most famous, highest priced. I could go on. The capital has achieved them all – and that’s just over the past year. Here’s our guide to some surprising and of course amazing facts about the city’s property market. 1

We’re moving

under 50% of all households. A quarter of all Londoners own their home with a mortgage – less than you might expect. 5

The number of people renting privately in London overtook those living in social rented homes in late 2010, the same year the number of privately owned homes dipped

S ub ur ba n dr e a m

The top pick of Justin Marking, head of residential at Savills, for 2017 is the suburban restoration project, which he says is where you can “add value and take advantage of the differentiation between London and the country, which still exists”. 7

The number of people living in a home within London has increased from two in 1931 to 3.5 at the last Census in 2011. It is projected to increase to 3.7 by 2021 and 4.2 by 2031. There are currently 3.3 million homes in London, up from 2.5 million in 1981.

P r i c e to pay

All prime property in London is currently dropping in value, research by Savills has revealed this month. Its report on the market shows that prime central homes have reduced by 6.9% compared to a year ago, while prime NW London is down 3.2% and prime SW 4.4%. The area with the smallest reductions year on year is prime West London.

R e n ts i n r ev e rs e

The prime rental market in London has been sliding for a while now particularly in the £1,000 to £1,500 a week market where rents have fallen by 7.6% year on year, according to Knight Frank. 8

P os h pa d

The priciest property on the market at the moment is a five-bedroom apartment for sale within One Hyde Park, the Candy & Candy confection just over from Harrods. It has five bathrooms, three reception rooms and a huge set of picture-windows offering views over Hyde Park. Got the cash? Call Knight Frank on 020 7591 8600.

Londoners move 4.6 miles on average, well under the national average of 6.6 miles and the shortest distance moved in the UK. Removals website Buzzmove.com crunched the numbers from among 51,000 house moves it’s organised since 2013. Home movers in the East of England move the furthers at 12 miles, followed by Wales and the South of England. “This data shows that the myth that people don’t travel far when they move is just that – a myth,” said Damien Seaman, Head of Brand at buzzmove.com. “People move for a wide variety of reasons, but this data shows that people are clearly willing to relocate quite far away according to their circumstances.” 2

London’s a cr ow d

If you think London is too crowded then remember that the city only recently surpassed its 1939, pre-war total of 8.62 million. Older residents will remember when, during the decades after the war, much of central and inner central London was a ghost town in the evenings and weekends and only started to fill out again during the 1980s.
