ack to school at the beginning of September and the mood is mixed. Even those not in education aren't immune to the sense of beginning, the feeling of starting afresh that goes with the inevitable mourning that accompanies the end of summer. The sense of new beginnings makes September suited also to the design focus that takes over London this month. All over town, designers are exhibiting their new work at large-scale events that span fashion, furniture, textiles, lighting and a vast array of accessories. Interiors giant Decorex has set up home in Syon Park, where its world-leading exhibitors will be providing inspiration and setting trends for the season. And in King’s Cross there’s designjunction, now

in its sixth year, which is much more than just a fair – it’s an entire creative village offering spaces to eat, drink and shop as well as encounter a wealth of emerging designers alongside all the established names. London Design Week spans venues all over town, while London Fashion Week attracts the world’s style police to assess the capital’s sartorial developments. It's a busy month – and we hope you enjoy it. ◆

A Kind of Magic
Freddie Mercury returns to Kensington in a stellar exhibition of unseen photographs Wo r d s J a m e s P i d d u c k
D
Freddie Mercury, Live Aid, Wembley Stadium, 1985
espite his death almost 25 years ago, Freddie Mercury remains an enduring symbol of British popular culture, with a catalogue of music that continues to captivate each new generation. A man famed for his flamboyant performances, bold fashion choices and showbiz lifestyle, Mercury was a photographer’s dream, and the man most likely behind the lens was close friend and frequent collaborator Richard Young. Having fleetingly photographed Mercury on several occasions, their friendship was established at a New Year’s Eve party in 1978, where a spontaneous and unassuming photoshoot led way to a working relationship of unprecedented access to the musical icon. In celebration of Freddie Mercury’s 70th birthday, the photographer’s gallery is hosting ‘A Kind of Magic’, an exhibition of stunning real-life photographs that offer insight into the Queen frontman’s glamorous life on stage, and his intimate moments away from it. Showcasing images from music video shoots, lavish public and private parties and international concerts, the collection also unveils photographs only recently uncovered. As Queen’s international publicist Roxie Mead reveals, Young developed a closeness to the band like no photographer before: “The sooner I persuaded the band and their manager to trust Richard, the sooner the benefits

REMARKABLE MAN would be visible across the press. Predictably, the likes of Queen and all artists of that calibre are not quick to bestow trust, but Richard with his irrepressible sunny nature was admitted to the inner circle to record behind-

the-scenes moments. In those latter years wherever, whenever, Richard was invariably there and his photographs are a remarkable testament of this remarkable man.” It was one of these moments, a candid snapshot of Mercury in his home, that now hangs in the National Portrait Gallery after its introduction in 2013. Reflecting on their years together, Young says his favourite memory of the global icon was his 39th birthday: “The parties were always wild, full of laughter and unique. When you were in Freddie’s inner circle you would always be given a nickname. I loved it. I felt I was part of his family.” The gallery’s Kensington location will hold much significance for Mercury’s fanbase since the the musical legend owned a property in the borough’s Logan Place in which he eventually passed away. Fans still gather there today to pay tribute with messages blazoned upon the walls to honour his legacy. So why now? With this birthday commemoration, Young believes it marks the right time to commemorate the colourful life of a dear friend: “This year Freddie would have been 70. I have the most wonderful memories from my time with Freddie. It was a unique part of rock and roll history, and I feel so honoured that I was able to capture so many wonderful, fun and also poignant times of him over a thirteenyear period. He left us far too early.” A Kind of Magic, 8 September - 5 November Richard Young Gallery, 4 Holland Street, W8 richardyounggallery.co.uk

The exhibition, 'You Say You Want a Revolution? Showcasing more than 350 objects, including some major international loans, Records and Rebels will be split into six sections to display everything from a Mary Quant skirt suit to the first Apple computer. Other highlights include underground magazines like the International Times, a moon rock on loan from NASA, original artworks by Richard

In creating the exhibition, the V&A has worked in partnership with iconic clothing brand Levi's. Since their invention by Levi Strauss & Co. in 1873, jeans have become one of the most recognisable items of clothing in the world. The brand's association with individuality and rebellion makes it the perfect partner. Director of the V&A, Martin Roth, said of the partnership: “The brand, which has such resonance with many of the cultural and social changes taking place during the period covered by the exhibition, is a very fitting sponsor”. The exhibition opens with a recreation of Carnaby Street and focuses on the revolution in youth identity in 1966. The thriving fashion scene and rise of influential figures like Twiggy and Mick Jagger led companies to aim their designs towards the younger generation. As well as iconic outfits and stage costumes, photographs by David Bailey and artwork by Bridget Riley will also feature.

As the world's leading museum of art, design and performance with collections unrivalled in their scope and diversity, the V&A is the perfect setting for this vast and immersive exhibition. Prepare to experience the late 60s in their finest moments, as the revolutionary era that rocked the world. The second section focuses on clubs and counterculture and explores themes of experimentation and alternative lifestyles. Drugs, psychedelia and pirate radio exhibits surround the central installation, an evocation of London’s notorious UFO club. Politics is the focus of the third section, with the spotlight placed on the dramatic demonstrations in Paris during the 1968 student riots and the anti-Vietnam movement. Newsreel footage and protest propaganda are used to vividly portray the wide-spread reach of youth solidarity. This exhibition environment is followed by a section on consumerism, which boomed during the late 60s following the arrival of the credit card. Here visitors
will explore the excess of the Montreal and Osaka World Expos and their futuristic approach to consumerism. In the fifth section, the focal point will be the monumental Woodstock, which saw more than 400,000 people come together for four days of peace and music. The exhibition will goes behind the scenes to reveal the organisation behind the record-breaking event as well as showcasing some of the costumes worn by the iconic performers. SHOW TALK

2011 - when we presented just 30 brands in a basement venue in Central London - the show has grown to more than 200 worldrenowned contemporary design brands. This year, the show is going to be even bigger and better at our new location in King’s Cross. Over the course of six years we have built up a reputation for occupying some of the most challenging and ambitious spaces in central London from a 40,000 sqm disused sorting office to a derelict design school last year. Now we are taking over an entire site, with public realm outdoor spaces making it even more accessible. King’s Cross has undergone one of the largest urban redevelopment projects in the UK and is now one of the coolest and most connected destinations in London. It’s the ideal setting to take the show to the next level. If designjunction is at the cutting-edge of design, King’s Cross is at the cutting-edge of the future, encapsulating our core brand values and personality. For the first time, we will be building temporary outdoor structures at King’s Cross as well occupying existing indoor spaces. One of the most impressive sites is on Lewis Cubitt Square, where we plan

to build a two-storey pavilion and have commissioned Satellite Architects to design a monumental façade in front of the structure. The façade will be 70m long by 7m high made up of 4,000 individual GRID cubes with reflective mirrored surfaces. Last year we occupied two sites in central London that allowed us to have a dedicated retail venue and a dedicated venue for trade. This year, designjunction will occupy four locations, creating a mini city with different social quarters for eating and drinking, entertainment, exhibitions, business and pleasure. There is also plenty of shopping from more than 60 boutique pop-up shops, not normally found on the high street.
Q: What are the highlights of this year’s event for you? A: One of the biggest highlights is the move to our new home. Rather than taking over an existing venue we will be occupying an entire site. Key highlights include the customdesigned red monopoly-style houses we are building on Granary Square. Ten of these houses will be filled with immersive design concepts. Under the Canopy area, visitors can experience some of the best shopping from fashion and jewellery to glassware, ceramics and books. One We Made Earlier will be
about art and design. My mind worked in a creative way due to my dyslexia. It allowed me to think more laterally. I loved anything to do with art. At school I would spend lunch time in the art workshop painting, making or drawing things. Weekends were spent going to art galleries. I then did a year at art school and a degree in history of art. I was also inspired by grandfather, who worked in both fashion and retail. The combination of commerce and design felt like a natural fit.
Q: What designers and styles do you admire? A: Scandinavian design is the style I

Scandinavian design has an understated aesthetic. It’s also affordable, functional and made using natural materials and traditional craftsmanship. I am also a huge admirer of Jasper Morrison, it’s the simplicity of his work that I love. Very minimal.
Q: There’s a new focus this year on dyslexia in design. How did that arise and what is it? A: This is a subject matter very close to my heart. I grew up with dyslexia. At the time, I couldn’t understand why people at my school were miles ahead of me academically. I naturally gravitate towards the arts. It was a subject matter I was good at without any

restrictions on my creative ability. Dyslexia led me down the path of art and design. In some respects it has defined me as a person. When I was approached by Jim Rokos to host an exhibition on Dyslexic Design I immediately said yes. The exhibition, curated, organised and driven by Jim, aims to explore the connection between dyslexia and the creative industries. Looking at the positive effects as well as the challenges that people face working with a learning difference. The exhibition’s main goal is to remove the stigma of dyslexia and reveal it as a gift. It will look at how dyslexia affects a person’s lateral and visual thinking. Dyslexic Design will showcase the work of many designers and illustrators such as Sebastian Bergne and Kristjana S Williams who say dyslexia has enhanced rather than limited their creativity.

Q: And finally - where do you live and is your house full of pieces from designjunction? A: I live in West London, Kensal Green.

Q: How much work goes into organising designjunction? A: Honestly - a lot. This is partly because we take over ambitious venues in London. As you can imagine these spaces present all sorts of challenges. We have occupied a disused Tramshed, old sorting office, school and now an entire site. I can’t complain because it makes the show so exciting and interesting to work on each year. We never stand still. Each year has to be bigger and better than the previous year. I wish we had more than 12 months to work on it. I have an incredible team around me.
My home is like a showroom advert for designjunction. This is the problem when you work on a show like this, you want to buy everything for your home. My kitchen/lounge area is filled with Scandinavian brands from Carl Hansen dining chairs and lounge seating to String shelving. I’ve even got birch trees installed to give a wood-like aesthetic. Pendant lighting across the space is from brands such as Artemide, Nyta and Innermost. Furniture from Modus, Kartell and Moroso. Objects from Moooi, Utopia & Utility, Tom Dixon the list goes on….

ou see them everywhere. With bicycle commuting sharply on the rise, the distinctive smallwheeled Brompton is seen all over London, which is apt since Brompton is the only bicycle actually manufactured in the capital. Not that it’s just a London thing: 80% of the iconic folding bikes are sold outside the UK, with South Korea making up the biggest export market. Despite its being one of the most expensive two-wheelers on the market, sales of the Brompton continue to rise, so much so that the west-London based factory has moved its operation to a much larger new space, where it is set to produce an impressive 47,000 bikes this year. So Greenford is where I find myself, stepping off the Central Line with my borrowed Brompton, folded for the tube and then unfolded on the platform for the short cycle to the factory. I am here for a tour, not knowing what to expect, and Brompton’s Nick Charlier is here to show me around. The Brompton story started in the 1970s with an entrepreneur who battled against the odds to put his invention into production, even when nobody thought

There are plenty
of MISCONCEPTIONS about the BIKE - that the small wheels MAKE IT SLOW, that the folding mechanism makes it WOBBLY, or that it could COLLAPSE
it would work. Andrew Ritchie had studied engineering at Cambridge but was ingeniously making a living selling flowerpots (buying them in south London for a pound and selling them in west London for two) when he met someone who was trying but failing to make a folding bike. Ritchie figured that he could improve on his idea, and in his Chelsea flat opposite the Brompton Oratory he designed a basic version of the bike we know today. Not that the folding bike itself was new – a basic concept had been around since WW1, working on a principle of a clumsy single central fold. The current Brompton is little changed from its initial design: a neat three-way fold involves the back wheel flicking underneath itself to meet the front wheel turned backwards. The bike was briefly put into production in the early 1980s, after Raleigh had declined to take it on, branding it uneconomical, which it was, and only 60 bikes were made before the business folded (no pun intended). Several years later, a new investor materialized and manufacture began properly, with bikes made in London. It soon became clear that people were prepared to pay for a hand-made, high class product. There are plenty of misconceptions
30 31/08/2016 11:24
ARTS & CULTURE / DESIGN
about the bike, says Charlier. That the small wheels make it slow, that the folding mechanism makes it wobbly, or that it could collapse underneath you. All of these are proved wrong during my
two-week dalliance with a borrowed six speed model in a bright Lagoon Blue. Granted, unpacking the thing is daunting and the youtube instructions aren’t immediately easy to follow for someone to whom such things don’t come naturally. But very soon I have mastered the fold and unfold, and even allowing for a few moments of indecision at each stage, I am easily clearing it in under two minutes. Actually 30 seconds is the usual timing. You couldn’t ride it if you hadn’t secured it properly, so there’s no sense that it’s going to come undone or even come loose. And the ride is smooth, speedy and seamless, not wobbly and in no way inferior to a regular, non-collapsing bike. But what the Brompton is judged on primarily is its pure practicality. Put it on the train to halve your commute or just to avoid the rain. You can fly with it, pack
31 Chis_Septrmber2016_Brompton.indd 31
it in the smallest car boot, store it under your desk at work and never worry about theft. The only thing to contend with is its weight, something that is constantly being worked on. Would you sacrifice gears in order to save a few grammes? And how good are you at carrying a bike upstairs, potentially along with a bag, while still keeping a hand free to wave your ticket at the barrier once you get to the platform?. The most basic of all the Bromptons – single speed, no mudguards, no rack, comes in at 10.4 kilos. Adding six gears equates to another kilo, a luggage rack and mudguards another 700g, a dynamo hub a further 400g – so quite soon you’re at 12.5 kilos, which doesn’t sound all that heavy but when you’re carrying it up and down stairs, it all adds up. The new titanium frame comes at an extra £600 but only shaves 700g off the total, so there are many factors to – literally – weigh up. Reducing the weight of it is the factory’s ongoing effort. The verdict? The Brompton – as testified by its international fan base (there are fan-run Brompton clubs around the world) is as good to ride as any non-folding bike and its detailed, wellbuilt specification makes it a lasting piece of quality design. And an important part of London's design legacy too. brompton.co.uk

ringing is having a moment. In the world of Athena Procopiou, fringing is always having a moment. The Greek designer's inspirations are entirely rooted in the 1970s, with an aesthetic that takes in Janis Joplin, Stevie Nicks and Jimi Hendrix. For her, it's all about floatey, drapey fabrics with psychedelic prints (albeit digital, she's not a retro devotee) and lots of fringing. 'At heart I'm a hippy,' she explains, over a syringe shot called Firestarter at Westbourne Grove's Farmacy. She has been doing fringing for the past four years, ever since her first collection of fringed scarves was picked up by Net-a-Porter and sold out. For her,

it all started with graphic design and pattern, and now her Hendrix-inspired kimonos ('he wore a kimono on stage with a belt') have spawned a larger collection of summery resortwear that includes coverups and wafty dresses as well as sharper swimwear and a wide range of fabulous fringed kimonos. Annie Hurlbut, founder of Peruvian Connection, introduces her artisan apparel for nomads and romantics Wo r d s e v e h e r b e r t

ince my first trip to Peru 40 years ago, Peruvian Connection has built lasting relationships with textile artisans and cottage industires. Today they continue to work in concert with Peruvian Connection’s world class designers, melding time-tested methods with thoroughly modern designs and imaginative color palettes. And while Peru and its inimitable textile traditions are Peruvian Connection’s primary muse, global ethnographic influences leave their mark season after season. It all started with a sweater I bought in a Peruvian marketplace for my mom’s 50th birthday back in 1976. I was spending a year in Peru doing anthropological research on women in Andean markets. At Mom’s birthday lunch the sweater was such a hit that one of her friends
of luxe woven alpaca outerwear and jackets, gorgeous original prints on silk and pima cotton jersey, a bestselling collection of motorcycle jeans and unique, handcrafed accessories ranging from statement necklaces and fur felt hats to snuggly legwarmers. Our collections change completely from one season to the next; this year we’re introducing a new range of stretch velvet jeans. The employment we provide Andean artisans is truly the gold standard of the importing industry. We’ve worked with most of our suppliers for upwards of 20

suggested we import them for the US market. My mom and I were always the best of friends, so we just said ‘why not?’. We were partners until she died in 2007. In 2013 we opened our store on Kings Road, but we’ve been in the UK for just over 20 years. Chelsea provides the perfect setting for us. We describe our collections as “artisan apparel for nomads and romantics” and our collections appeal to creative individuals with diverse tastes. We work primarily with two of the world’s most luxurious natural fibres, both native to Peru: alpaca and Peruvian pima cotton. Our luxury knitwear collections are complemented by a range

t’s a beautiful sunny day and the five minute walk to the Fulham Road from Parsons Green is a pleasant one. I am on my way to Mortar & Milk, a new skin clinic cum beauty boutique owned by clinical aesthetician Pamela Marshall. The first thing that strikes me on walking in is the bright, airy space, beautifully decorated in an unfussy style with an exposed brick wall and tall window at the back looking out onto a wild and wonderful garden. Hours could be lost here among the high end pots and potions. And yet, it has an instantly warm feel, too. People pop in from neighbouring shops, introducing themselves or greeting Pam and her team; those who aren’t already friends are treated as such. Pam’s particular vision for Mortar & Milk is of a place that is a joy to visit but that also gets results. Each facial is preceded by an hour’s consultation where clients will be asked every question under the sun - but for good reason. Using their answers (and an incredibly nifty machine that reveals the layers of damage in the skin) Pam can tailor the facial to the specific needs of the client. She also offers LED light treatment to help with skin complaints ranging from acne to eczema. The boutique upstairs sells both high end skincare products and cosmeceuticals and this is good representation of what Mortar & Milk is about; effective care that also makes you feel good. And I guarantee, once you’ve visited you will be booking your next appointment in no time. ◆ ● M O R TA R & M I L K 793 Fulham Road, SW6, 020 7731 3415; mortarandmilk.com

FRESH FITNESS FOOD The easiest way to eat well There’s something about London that makes us live life on fast forward. We’re always rushing, always impatient and always without time. When work is particularly stressful, health and fitness are, arguably, the first things you’ll neglect. Think about it; instead of cooking a healthy, balanced dinner you’ll grab a microwave meal from the station. It’s easier, yes, but it’s also detrimental to your health and wellbeing. This is where Fresh Fitness Food come in. As a premium meal delivery service, FFF have a team of nutritionists working to customise your meal plan to your exact needs – whether that’s a plan for fat loss, lean gains or competition prep. I trialled the fat loss package and spent the entire week feeling full. The trick is the low calorie, high fat and protein diet plan that’s scientifically proven to burn through fat and help you drop weight fast. Breakfasts were decadent – one day I woke up to vanilla protein waffles with fresh fruit and blackcurrant protein mousse – while lunch and dinner were a substantial piece of meat with a small portion of vegetables. It wasn't decadent but it was all tasty. The delivery itself came in between midnight and 6AM and was left in the reception of my building. If you don’t have a safe place for the courier to leave the bag, it can be left outside, delivered to your office or the courier can call you. All in all, this is an effortless way to kick start your healthy regime, fuel your fitness training and see real, long-lasting results. ◆

MUSHROOM PÂTÉ
his starter-cumcanapé loves to be matched with a traditional method sparkling wine because the richness from the mushrooms and toast likes both richness in the wine and crisp acidity to cut through the texture. This is zesty-fresh but has delicious buttery toast flavours too. ● Coates & Seely Britagne Brut Reserve NV £27.95, Lea & Sandeman

ROAST DUCK WITH ROASTED CELERIAC
o matter how duck is cooked it’s a match with Beaujolais because fatty duck meat likes the freshness and fruitiness of the Gamay grape. Fleurie is usually one of the lighter styles but this is very serious and beautifully smooth with strawberry flavours as well as a hint of black tea. ● Domaine Grand Pre Fleurie 2014 £16.50, The Sampler

SPICED PEARS
uddings that flirt with cinnamon – and nutmeg to a lesser degree – love Gewurztraminer and the northeastern French region Alsace is a master at bringing the best out of it. MAKING SHAPES Revered designer Neisha Crosland can now add author to her résumé. Absolutely caught up with her to discuss her new book W o r d s c at h e r i n e h a l e s Book photography Misha Anikst
CATHERINE HALES: What inspired you to write ‘Life of a Pattern’? NEISHA CROSLAND: I moved studio five years ago, and while clearing and sorting out my archives I noticed not only that there were many recurring themes in my work but that the sources of inspiration behind the designs also had interesting stories. I like to think of pattern as a link to the past; as with a good story, it gets passed down through the ages. I wanted the book to be a visual narrative in which, to quote Misha Anikst, the book’s designer and photographer, ‘the designs must leap out of the page and grab attention’. I wanted to create a book as a homage to all of the things that have influenced me. CH: Why did you decide to become a designer of textiles? NC: A missed turn in the V&A on my way to a lecture found me in the Ottoman galleries and I knew immediately that I wanted to do textiles. Despite their age, the bold, rich graphics on velvet and silk looked so utterly modern. CH: What is your design process? NC: I have a pinboard where I pin all of my sources of inspiration – everything from a ribbon or postcard, to a photograph of a painting or ceramic, or even just a doodle;

I WANTED TO create a book AS AN HOMAGE to all the things THAT HAVE INFLUENCED ME seemingly random pictures of things that have caught my eye. I also write notes and pin them on the board. I then live with these inspirations until I get an urge to do something with them. I start to sketch some ideas roughly in a sketchbook and
I find that it really helps to give them names at this point. The ideas will join up with each other and evolve or just get edited out; it’s a survival of the fittest or best idea! When I’m confident that I’m on to something I’ll map it out life-size – not computer screen size – in black and white or pencil since it’s important to get the structure of a design correct before I start colouring it. CH: How would you define your style? NC: I’ve been told it’s quite deco. I try to make my designs as minimal as possible with maximum impact, a discipline that maybe comes from the pre-digital days when every colour in a design cost money. I think the way I design is also inspired by my admiration for Ottoman and Japanese design, and the abstract art of the Russian Avant-garde. ‘Minimum line with maximum impact’ is my mantra. CH: You often mention the V&A; is it your favourite spot in London? NC: Well, I owe my calling to textiles to the V&A. I spent a lot of time there as a student, not only in the textile galleries but also among the ceramic collections and in the wrought iron metalwork galleries where I liked the black and white, positive/negative aspect of the metalwork.

matter how gorgeous the colours are. It’s also important to have an understanding of how the design will work on the end product since you can’t just plonk a pattern on something. You need to understand the medium and how the design will look, whether it’s upholstered onto a chair, decorating a fine china cup, flat on the floor for a rug, or draped around the neck in the form of a scarf.

CH: Are there any patterns in nature that particularly influence your work? NC: I find inspiration in everything from the checks on fritillaries and the shape of giant gunnera leaves, to ferns, ginkgo leaves, shells, malachite and coral. The photographer Horst P. Horst’s book Patterns from Nature and Karl Blossfeldt’s Art Forms in Nature have inspired me too. CH: What makes a successful pattern or textile? NC: A well-balanced repeat, combined with a scale that works. Ideally the colouration should be a surprise too. Good drawing is essential otherwise the design will always be unattractive no
73 SW_Aug2016_NesihaCrosland.indd 73
CH: Are there any other designers you admire? NC: I admire a wide range of designers spanning different eras, from current designers such as Georgina Von Etzdorf and Marthe Armitage, to Phyllis Barron and Dorothy Larcher for their 1930s textiles, and the 18th century silk designers James Leman and Anna Maria Garthwaite. There are also so many designers who do wonderful things but remain anonymous. CH: Is there a particular place in the world that inspires your designs? NC: Many places inspire me but mostly from cultures long gone. For example, I take inspiration from everything from 16th century Japanese kimonos

My influences also range from 18th century Spitalfield silks and Jacobean and Elizabethan blackwork, to Aztec and Inca feather pieces, African tribal art, 14th and 15th century Italian ecclesiastical textiles and early 20th century Russian revolution designs. The list goes on!

CH: What made you decide to add rugs to your collection? NC: The Rug Company approached me at a House & Garden fair about 12 years ago. I had designed an installation using my wallpaper on the floor under a sheet of perspex. Christopher Sharp, co-founder of The Rug Company, spotted it and asked me if I’d like to design rugs. CH: How would you describe your London house? NC: It’s an oasis that was once a working mews and a fly tip. We’ve made the garden the central focus, with french windows looking out onto it. CH: What do you like to do in your free time? NC: I love doing a lot of pottering in the garden and house, as well as visiting galleries, trips to the cinema and opera, cooking and seeing friends and family. Any chance to travel is welcome too. u

CH: You speak very fondly of Camberwell College of Arts; was the school instrumental to your career? NC: Very much so. It taught me the process of getting a design from paper to cloth, the importance of drawing and of respecting the production process, whether it’s in a factory or by hand. That’s why I always like to stay close to the production process and to work with people who have the same approach, since a good design can so easily be ruined in the manufacturing. I find that it’s essential to have a say in how my
designs are developed onto products – whether they’re rugs, tiles, wallpapers or fabrics – to ensure beautiful results. CH: Did your stepfather Roald Dahl’s brilliant creativity feed into your own? NC: His love of the arts and the importance of inventing something to surprise people left a huge mark on me. He taught me that a different point of view is the only interesting point of view. My mother also instilled this in me, and she had a great eye for style and for the unusual.

VIRTUAL REALITY
Home automation is the future. Absolutely visits the DSE showroom to find out why
H
Life is, quite simply, easier and more convenient. With most technology companies focused on improving quality of life, those arduous everyday tasks that once consumed our time and energy are becoming more digitalised and effortless by the day. One such company is the DSE Group. Set up in 1992, the company aquired its digital arm in 2000 to allow home technology systems to be incorporated into its developments. Now they are opening the doors of their new home automation showroom in Craven Terrace, W2, which the director David Slater describes as the ‘beating heart’ of the

ome technology is in a constant state of flux. New technologies develop faster than it is possible to keep up with- it seems that before the latest version of any musthave gadget has even been released, companies are already developing the next one. Nowadays, even our grandmothers know how to send a text and Generation Y can do more with an iPad than Steve Jobs probably could. There is no denying the benefits that the technological age has brought us.
company. The space is designed to show the latest in high tech integration within the context of beautiful furniture. Lighting can be controlled according to mood, sound can be filtered to different rooms and the Nest learning thermostat allows temperature to be controlled via mobile phone. Talk about ultimate comfort. The advantage of having the physical store is that it allows clients to experience the technology in real life. As Slater remarks, “online can only show you prices and products; it cannot give you inspiration. ” The irony - that using technology to buy more technology is a mistake - is inescapable. But it is this tailored service, passion and innovation that has made the DSE Group the successful business it is today.
FANCY A CULTURE FIX? Changed quarterly, the DSE Group will also be displaying work from a variety of artists throughout the showroom. Katy Sayers Green’s textured paintings adorn the walls whilst sculptures by Andrzej Szymczyk and Philip Hearsey rest on surfaces. The relationship between art and technology has never felt so symbiotic.

hen Magdalen College School, Oxford, triumphed over Hutton Church of England Grammar School in the Debating Matters National Final at the end of last term, the standard of oratory was very high. Sixth-form students Tom Gould and Joel Stanley beat the former champions from Hutton Church at the events held at the Museum of London, arguing that there should not be limits to free speech on social media. Their teacher, head of politics at Magdalen College, Dr James Panton said: “My kids went further than I’d imagined they could and are obviously delighted. But more than that - the whole weekend is a testament to what we can do with smart young kids when we’re willing to push them to take themselves seriously. They’ve learnt more this weekend than in the preceding 12 months. And they loved it” Of course, ‘Top Public School Wins Debating Cup’ is not a surprising headline. The teaching of oratory skills has long been seen as the preserve of public schools, but a charity co-founded by a princess has been working with an inspirational east London school in an attempt to change this status quo. School 21 in Newham is a free school founded by Tony Blair’s former speechwriter Peter Hyman. Hyman has been very public in his belief that speaking skills should be at the heart of the school timetable, denouncing moves by Ofqual a couple of years ago when it decided that teenagers would no longer be awarded marks for speaking and listening in GCSE English. He said: “Speaking eloquently is a moral issue because to find your voice
THE SKILL of oracy is at the HEART of SOCIAL mobility both literally and metaphorically and be able to communicate your ideas and your passions is crucial to how they are going to be a success in the world. If you can speak and articulate yourself properly that will happen. But it’s also the number one issue that employers put in all their surveys: they want good oral communication.” Pupils at School 21, which is in a very underprivileged area of London, are now learning to find their voices with the help of Big Change, a charity that supports young people with skills outside
85 Chis_September2016_EDUCATION_R.indd 85
a traditional academic curriculum. The charity was co-founded by Princess Beatrice and Sam and Holly Branson, scions of Richard. Princess Beatrice told a workshop of 11 and 12 year olds that she initially found school a “nightmare” where she “struggled” because of dyslexia. It was only when she went on to secondary school and joined the public speaking team that she felt more confident. Also taking part in the project was Karl Lokko, who as a teenager had been a south London gang leader. He said the day before he had taken his GCSEs, one of his friends had been killed. "He was murdered by my side," he said. But even being able to "denounce gangsterism" had meant having to learn a vocabulary and way of communicating he had never acquired growing up. Lokko, who read one of his poems to the pupils, said he had deliberately set about learning 10 new words a day underlining words he had not understood in books or articles and then looking up their meaning in a dictionary. Peter Hyman said speaking skills represented a major barrier to disadvantaged young people. Hyman warned of a "speaking deficit", adding the skills of "oracy" were at "the heart of social mobility". Too often poorer youngsters and their families lacked the confidence to speak up for themselves, he said. Hyman said schools should focus much more attention on helping young people express themselves verbally, not least in terms of improving their job chances. He also said speaking skills were linked to children’s sense of wellbeing. Princess Beatrice said: "We live in a world where everything is moving at such a fast pace. "You have to find an identity that's true to yourself. You really have to find your own voice." u

hen I was five years old, I remember my Dad returning from one of his long haul trips to Los Angeles. Usually, he’d bring back edible presents – Lifesaver sweets and Hershey’s Kisses – but this one particular time he brought us back something else. Out of his small cabin bag came a rectangular box, a VHS, and on the front was a cartoon lion, surrounded by a pack of other wild animals – a wildebeest, a meercat and a mandrill – all standing proud on a large rock. It wasn’t long before the video was thrust into the player and my brother and I were hooked on The Lion King. Ever since that morning, when we delved into Disney’s representation of the African wild, we have both dreamt of going there ourselves to experience the natural world at, well, its most natural. Our mutual desire to visit the land of lions has never ceased. So after 12 years of discussing, and one and a half years of planning, we were on our way to Nairobi for the trip of a lifetime. The flight with Kenya Airways was a breeze, and before we knew it we were ushered out of Nairobi Airport and packed onto a single engine Safarilink plane and on our way to our first port of call in northern Kenya.

THE TEAM AT SEGERA will happily set YOU UP A BED OUTSIDE SEGERA RETREAT
O
ur first stop was Segera Retreat, just north of the equator, on the Laikipia Plateau. This part of Kenya is an important migratory corridor within the Ewaso ecosystem – to put it simply, it is buzzing with life. The resort, which sits in the shadow of Mount Kenya, is a lush nirvana in the middle of wild grassland. Made up of a ring of luxurious stilt villas and an oasis-style private pool, each villa runs on solar energy and has a private balcony facing the bush and an al fresco Jacuzzi, which is ideal for a postsafari soak. While you’re there, you will also catch a glimpse of some of the park’s wildlife drinking at one of the watering holes nearby. If you’re feeling particularly brave, the team at Segera will happily set you up a bed outside, so you can star-gaze until you drift off. Before the land was acquired by Jochn Zeitz in 2005 it was overrun with

poachers. But an eight-year conservation project transformed it into a reserve committed to protecting and cultivating the land and its animals. Alongside this, Zeitz invested time and money on initiatives to help preserve the wildlife and improve the lives of indigenous people. Safari is a bit of a tourist trap. Finding oneself alone with a lion or a rhino is, unfortunately, unlikely. In fact, people warned us to expect a flurry of 4x4s jumping dunes to get a glimpse of anything moving on the savanna. But clearly these people didn’t visit Segera. Our experience here was one of solitude and discovery. The resort has only eight villas, which means it is never overrun. Secondly, it’s the only resort in the 50,000 acres of wilderness, which means a fleet of noisy Jeeps just isn’t a concern. Our game drives tended to be in the evening – a 5.30pm departure, when the temperature dropped – with the hope of us spotting something during three-hour trips. We saw plenty: lions (only a few, mind), elephants, giraffe, zebra, antelope, buffalo and even a hippo bathing at the watering hole by my room. While the wildlife is certainly the draw here, there’s plenty more to enjoy. The food, for example. The staff at Segera will do everything in their power to ensure you are happy and well-fed, and are more than happy to take requests. If

Most evenings we left it up to the kitchen to surprise us, but on request we persuaded the chef to cook us up an authentic Kenyan feast including staple dishes such as ugali (a starchy porridgelike substance), meat stews, sukuma wiki (collard greens cooked with onions and tomatoes), chapattis and a coconut kidney bean soup better known as maharagwe. One day we were whisked off to a prime ‘lion viewing’ spot in the bush, where we were surprised by an al fresco picnic that could’ve been plucked right out of the set of Out of Africa. Everything about Segera is on point; they combine luxury with rustic charm, provide a 24-hour concierge service, unlimited game drives, your own driver and allocated waiter, and a type of hospitality you’d expect to find at a friend’s home. To top our stay at Segera off, as we were leaving the resort, our driver David suddenly stopped the car, pointed quietly, and whispered, “Chui”. We glanced in the direction of his finger, and to our amazement there was a Chui (Swahili for leopard) standing by a fence, looking at us. Within seconds it turned away and raced off. But that didn’t matter, we had seen it, and it was wonderful.
ANGAMA MARA
J
etting from northern to southern Kenya, we saw an extraordinary change in landscape and animals. From the seared grasslands in Laikipia Plateau to the verdant planes of the Masai Mara, we were onto the next chapter of our African adventure. As the plane glided into land, we spotted a clan of hyenas near the runway, countless
harems of zebra, towers of giraffes and herds of elephant grazing nearby amidst the trees. Life was everywhere. Which meant we were in for a lot of lion sightings. Wilson, our friendly, talkative driver, picked us up and whisked us off to the camp. Comprised of 30 luxury tents, split in half across two camps and overlooking the vast Masai Mara, the camp is on the Oloololo escarpment, on the edge of the Rift Valley. The main restaurant/ reception is an open wooden decked space, adorned with Moschino-style rocking chairs and an unrivalled vista that redefines the phrase ‘beautiful view’. The food is good, but the best dinner was had under a canopy of trees, lit with lanterns, where they cooked up a feast of meat and delicious salads. Unlike Segera, Angama is more about a shared experience. There are communal dining areas where you can socialise with other guests or chat over a bonfire and a cocktail. The drives are different too – there are park fees, and

was the final animal, the one to complete our sighting of the Big Five, and the one we thought least likely to see. But as if by magic, to complete the trip of a lifetime, as we were on our final game drive, there it was, a black rhino with her baby plodding across the bush. And to top it off, not one 4x4 (other than ours) in sight. It was the most spectacular end to the most incredible trip, and has given me my very own story to treasure for the rest of my life. u Economy return flights from London Heathrow to Nairobi with Kenya Airways (www.kenya-airways.com / 020 8283 1818) start from £722.45 including taxes. GLORIOUS GARDEN ROUTE
Safaris, vineyard hopping and gourmet dining are just some of the pleasures of a road trip along South Africa’s Garden Route W o r d s R o w e n a M a r e l l a - D aw
R
oad trips lend themselves to fun, spontaneous journeys. This is particularly true of South Africa’s glorious Garden Route, where the panorama of imposing mountain ranges and dramatic coastlines is endless. The 754-km stretch of the N2 national road from Cape Town to Port Elizabeth runs parallel to the Southern Cape coast, bringing surprises at every turn. Our Garden Route jaunt commences in Cape Town’s V&A Waterfront, where our elegant bolthole, Cape Grace Hotel, benefits from views of the imposing Table Mountain and marina. The bustling harbour, markets and restaurants are all within walking distance, including the Watershed, where I scour over 150 stalls showcasing innovative African arts and handicrafts, decor, fashion, jewellery and furnishings. Across the harbour in Cape Town is the Nelson Mandela Gateway to Robben Island, where a memorable exhibit details the national hero’s story. For 18 of his 27 prison years he was incarcerated on Robben Island, now a World Heritage Site and museum. Tours of the island can be booked at the adjacent passenger ferry terminal. Cape Town’s culinary scene is creating a buzz worldwide, with chef Luke DaleRoberts’ The Test Kitchen and The Potluck Club requiring bookings weeks ahead.

THE 754 km stretch OF THE N2 brings surprises AT EVERY TURN Over at Cape Grace Hotel’s classic Signal Restaurant, Chef Malika van Reenen’s repertoire marries Cape Town’s heritage with modern influences, evident in the Rooibos-smoked salmon fish cake and Bobotie-spiced springbok, not to mention a delightful tasting menu paired with exquisite wines from local producers. And speaking of wines, Stellenbosch has over 150 wine farms across a 30km radius – the highest concentration of producers in the world, many of which grace the gentle slopes of the majestic Stellenbosch, Jonkershoek and Simonsberg Mountains. A perfect excuse to make a detour. Wine tourism is burgeoning here, and with so much to do, we manage to cram some of the best tastings and culinary trips into a three-day marathon. During a ‘Foodies on Foot’ tour, we eat our way through town: lunch at Oude Werf hotel, dessert at M Patisserie, Biltong at Eikeboom Butchery, and a visit to Schoon de Companjie, a cooperative for artisan treats.

Stellenbosch is home to some of the region’s finest restaurants. Tokara boasts creative dishes, a contemporary art gallery and romantic views, while Makaron at Majeka House is popular for its quirky décor and innovative cuisine. The mouth-watering traditional braai at WedgeView Country House & Spa is a true feast. Next up – some serious vineyard hopping. A salt and wine pairing of Fleur du Cap’s Unfiltered range at Die Bergkelder cellars includes naturally crafted varieties, and a ‘vertical tasting’ at Stellenbosch Vineyards involves various vintages of the same variety, notably the Lanner Hill Kumkani sauvignon blanc’s 2006 to 2015 vintages. JC Le Roux’s Methode Cap Classique range is a serious rival to champagne, while at Van Ryn’s, the only brandy distillery in Stellenbosch, we learn about the distillation process and pair their award-winning vintages with Belgian chocolates. Staying in a vineyard – the Lanzerac Hotel & Spa –enables us to taste their wines at leisure. Our Stellenbosch sojourn is brief, but we leave clutching beautiful memories and bottles of world-class wines. Just off the R327 turning before Mossel Bay, a long, rocky road leads to Gondwana Game Reserve. In this 11,000-hectare malaria-free private game reserve, the Big Five (lion, buffalo, elephant, rhino, and leopard) share space with many other species that roam free within an immense spread of valleys and undulating hills. At the heart of Gondwana are the Kwena Lodges, their dome-shaped thatched roofing inspired by tribal Khoi-San Fancourt’s Manor House
Camps Bay and Twelve Apostles Mountain
dwellings. Native furnishings bring a rustic feel, balanced with laid-back luxury and 180-degree views. An outdoor infinity pool sits at the bottom of the slope, and it’s not unusual to see wildlife paying an occasional visit here. Early morning and afternoon safaris in the company of our expert guide, Felix, are captivating. We come across herds of zebra, elephant, giraffe and hippo, but most riveting is a pride of lions guarding their kill, an eland. They aren’t perturbed by our presence, even when we return the next day to witness them feasting on the carcass at very close range. A close encounter with an adult elephant is heart-stopping, and spotting two precious rhinos is an unforgettable finale. Fancourt, our next port of call, is a popular golfing destination in the city of George. But for non-golfers like me, the real star here is the Manor House, proclaimed Africa’s Best Romantic Boutique Hotel in the 2015 World Boutique Hotel Awards. Our Oakland Suite comes with butler service, and he makes sure the sweet treats kept coming. Dining at Henry White’s, we satisfy our seafood cravings, and over at La Cantina, the Italian tasting menu of three starters, three mains and two desserts puts even the best restaurants in Italy to shame. We devote a day to exploring the Klein Karoo region’s boutique vineyards – Herold Wines, Karusa Premium Wines & Craft Brewery, and Surval Boutique Olive Estate, where we dine among olive groves. Passing through the town of Oudtshoorn, sightings of ostrich are not unusual – this is the ostrich capital of the world, after all. Not far away are the famous Cango Caves, Africa's largest show cave system of limestone caverns and towering halls of stalactites, some resembling giant organ pipes. The journey to Knysna, our last
95 B&C_September_SouthAfrica.indd 95
destination, is punctuated by forests, lagoons and coastlines. The focal point in this laid-back enclave is the waterfront, with its restaurants and quirky shops. Conrad Pezula sits on the hilly eastern head of Knysna, where an outdoor pool overlooks the Knysna lagoon. Pieces of art from local artists grace the hotel’s lobby, and suites have a touch of retro elegance. A shuttle service takes guests to Noetzie Beach, a secluded oasis with two romantic private retreats: Pezula Castle and Beach Castle. There’s so much to do here – horse riding, hiking in Pezula's ancient indigenous forest, canoeing on the Noetzie River – if you can summon the will to get up and leave behind the relaxing ambience. I can’t. Rounding off our Garden Route adventure, we head for Camps Bay, an affluent coastal enclave on the foothills of the majestic Twelve Apostles mountain range. Our South Beach crash pad is part of the new Blue Views Collection of luxury apartments, and by the time we settle in and perused our private terrace, the clouds are already hovering, the winds causing waves to crash over boulders and rocks. The Garden Route is indeed full of wonders and surprises, and our mini road trip is packed with memorable experiences, most remarkable of which are the safari, wine tastings, great food, exquisite resorts and friendly locals. No doubt, the Western Cape captivates, and I know I’ll be back.

he Royal Mile is one of the most beautiful places to stay in Edinburgh. With Arthur’s Seat at one end and Edinburgh Castle at the other, the five-star G&V hotel is rather conveniently located between the two. Recently transformed by Scotland’s top artists – including fashion designer Judy R Clark and painter Hatti Pattisson – the hotel is both unique and stylish. While Clark’s Regal Suite is a nod to the hotel’s heritage with reupholstered Victorian furniture in rich velvets, Pattinson’s Garden Paradise is bright with florals and foliage. The distinctive, playful styles give the old hotel a modern edge so for comfort and ease, it doesn’t get much better than this.

aving hiked to the top of Arthur’s Seat and walked the city’s cobbled streets all day, we took things slower in the evening with a five course cocktail menu at The Balmoral. Taking place in the hotel’s bar, the menu is made to be taken slowly, with each course designed to complement the one before it. The first is a palate-cleansing concoction of chartreuse, lemon, cranberry and absinthe. Citrusy and strong, the drink fully prepares us for what is to come: the stages fruity, fizzy, tropical, creamy and, finally, the chocolatey sixth course. With a choice of two drinks at each stage there is likely to be a drink you want at each level (but if not you are able to substitute it for an old favourite). Each drink comes fully explained by the knowledgeable mixologist so this is a sophisticated way to get piddled.
astle Terrace Restaurant embodies true fine dining. Opened by the team behind Michelinstarred The Kitchin, the menu is designed by Edinburgh-born Dominic Jack. With French influences and Scottish produce, the menu is experimental and sees produce combined with unexpected herbs and spices. A great example of this is the delicately balanced scallop starter, which sees the meaty fish come served with a light curry sauce. This dish demonstrated the talent of The Castle’s chefs instantly. The beef main was Thai-inspired and included a parcel of ravioli filled with a soy-ponzu concoction. Piercing this over the tender stem broccoli, chilli and garlic made this a memorable meal. 33-35 Castle Terrace, EH1; castleterracerestaurant.com

RACE CHAMPIONS The glittering finale to the flat horseracing season at Ascot
A
s the summer months roll on towards autumn and the various horseracing festivals flash by in a flurry of style, socialising and champagne, an army of equine superstars is emerging across the nation, preparing to go into battle at the flat racing season’s exhilarating finale, QIPCO British Champions Day at the world-famous Ascot Racecourse. The prestigious event, now in its sixth year, is everything you could want from a day at the races and more. The £4.2million of prize money makes it the richest race day in Britain. Consequently, it attracts the very highest class of thoroughbred and competition to emulate the likes of Frankel (pictured) is fierce. Yet the entertainment does not stop at
the horses. On the contrary, the action on the track will be bookended by a visually stunning and enthralling Opening Ceremony and an after-party of epic proportions with one of this year’s hottest DJs, Sigala (‘Easy Love’ & ‘Sweet Lovin’’) and Sara Cox (BBC Radio 2). Throw Ascot’s impressive array of stylish bars and restaurants in the mix and you have all the ingredients for a spectacular end to your sporting summer. As one would expect, the names in the crowd are just as notable as those on the track, with a whole host of celebrities in attendance each year. QIPCO British Champions Day has even got the royal seal of approval: Her Majesty The Queen has attended every year since its inauguration. For those who have been inspired by the summer’s equine superstars, October also offers the chance to get involved in

the sport as an owner, as the Tattersalls autumn sales take centre stage alongside QIPCO British Champions Day. Now in its 250th year, Tattersalls is not only Britain’s oldest bloodstock auction house but also the leading bloodstock auction house in the world, and will hold four sales at its Newmarket headquarters in October. The first three (Yearlings Book 1, Book 2 and Book 3) offer high quality youngsters that are nearing the start of their racing careers and that can sell for north of 1million guineas (the traditional currency at thoroughbred sales about £1.05) each; hardly surprising, given that Book 1 has produced no less than four of the last ten Epsom Derby winners. For those who prefer the ready-made product, the Autumn Horses in Training Sale offers the chance to purchase a horse that has already exhibited its abilities on the track. It is an exhilarating month for racing in Britain. Champions are crowned on QIPCO British Champions Day and dreams of future glory are born, so don’t miss out. QIPCO British Champions Day takes place at Ascot Racecourse on Saturday 15th October. ● britishchampionsseries.com tattersalls.com greatbritishracinginternational.com

Knight Frank, Queen’s Park ueen’s Park is an area which tends to be largely unaffected by major macro-economic changes and the current market is no different. Necessity is the main driver of our market, with a large majority of sales involving growing families and first time buyers looking to get on the property ladder. Buyers are more price sensitive than ever; overpriced properties are languishing on the market while those which are more realistically priced are attracting strong interest and sales are being agreed. An impressive property available currently with Knight Frank is this recently refurbished two bedroom garden flat being marketed at £1,150,000. fter working in Ladbroke Grove for over 15 years, I have learnt a great deal but I am still surprised at times. I have recently been taken aback and indeed, encouraged by the resilience that the Ladbroke Grove property market has displayed on both the run up to the Referendum but more importantly since the surprise Brexit result. You might have expected a multicultural and arguably European leaning neighbourhood such as ours, to be negatively effected but we have seen quite the opposite as transaction levels have picked up considerably. The outlook is a little more uncertain but Notting Hill and its surrounds remain an enviable location to live and whilst a little more value seems evident in the market, I expect people to continue to want to make it their home. ◆

E M I LY TAY L O R
I
began my property career several years ago gathering valuable knowledge and experience along the way. Benham & Reeves Residential Lettings is a lettings company with a global perspective and I'm excited to be managing their latest branch in Nine Elms. It seemed a natural progression for me to join the Nine Elms team via a successful four year stint as Senior Lettings Negotiator at our Canary Wharf branch. Liaising with corporate professionals and international landlords in the Docklands area turned out to be just the type of grounding I needed before taking on my latest challenge. There's a healthy competition amongst the property developers in Nine Elms that certainly bodes well for prospective tenants. It makes the task of showing off properties here a daily pleasure with no two days being the same. Brexit is less of a factor in SW8 which, having learnt from the Docklands phenomenon, is now applying those lessons to a mainly residential quarter. For me, watching Nine Elms as it transforms from a light industrial backwater to a slice of prime residential waterfront is an
The fantastic views in the area are an obvious attraction
experience that is both exhilarating and rewarding. The fantastic views in the area are an obvious attraction to young professionals who value both aesthetics and comfort. A landscaped parkland linking the various property developments together completes the picture of a smart self-contained district. The local infrastructure is about to get a boost in the form of the Northern Line extension that is being planned between Kennington and Battersea Power Station. This will cut an already short 20 minute commute by nearly half. Nine Elms is situated directly opposite Chelsea Embankment and seeks to rival it in terms of both convenience and luxury. Private gyms, swimming pools and 24 hour concierge services are all regular features in St George Wharf and Riverlight, and one of the largest branches of Sainsbury's is scheduled to open in Nine Elms Point. It's a distinct probability that single professionals will soon
be putting down roots, starting families and giving the area a tangible sense of community. Some rents reflect the fact that places like St George’s Tower are fast becoming landmark structures in their own right. Studios there are priced at £500 per week while one, two and three bedroom flats are available for £600, £800 and £950 per week. As the surrounding property developments diversify and spread to include the iconic Battersea Power Station, we are seeing more cost effective options. Many are in converted warehouses with original features. Battersea Exchange offers studios for £390 - £420 with one, two and three bedroom apartments going for £495 - £600, £650 - £800 and £850+ per week. With a new neighbourhood taking shape, I'll be looking to guide both landlords and tenants in the right direction. Helping people find and enjoy the home of their dreams is an intrinsic part of what I do. Managing our branch at Nine Elms Point gives me the best perspective on which property developments are completing and when, where landlords can get the best returns on their investments and what level of luxury tenants can expect. u

SPOTLIGHT ON
MONACO
Savills tell us why Monaco remains an attractive destination for the global elite
M
onaco is a sovereign city-state, home to the world’s highest concentration of wealthy individuals. It’s a cosmopolitan city with a Mediterranean character, and is both a global centre of commerce and a leisure destination. Monaco is an exceptionally attractive location for the global wealthy and has all the key ingredients for real estate price growth. A very strong local economy employs more people than can be physically accommodated within the city state. High demand for both residential and commercial space meets with low supply in an extremely limited land area. Monaco’s residential property market may be very valuable but it is also very small. Transaction numbers topped only 547 in 2015 but, even then, this represented less than 4% of private housing stock numbers in Monaco. On average, since 2006, less than 3% of private stock has traded each year, meaning that the average Monégasque home changes hands only once every 37 years. This compared to prime London properties, for example, where the norm is
nearer once every 20 years. Against this low annual supply of resale properties, new builds in Monaco are a drop in the ocean. A mere 3.5% of transactions between 2010 and 2015 were newly built apartments. Only a handful of new apartments are earmarked for delivery in 2016 so the supply shortage will appear
even more pronounced. While delivery is anticipated to increase after 2017, we anticipate that it will still add no more than an average of 0.4% a year to stock and will be inadequate to subdue the market by saturating latent demand. During the global economic downturn, developers in Monaco shifted their focus to

Of their launch into the UK, BEWOCON’s Executive Partner Karl Zeller comments: “London is currently the centre point of the property market and remains a key hub for multi-national investors. HOW TO STAND OUT FROM THE CROWD
W
hether you are in the process of searching for a holiday home/investment property, or own a property and wish to maximise use and income through additional rentals, there are some key points to take into account. The internet is over laden with rental options and sites putting the property owner in the driving seat. So how can your seasonal rental property stand out from the crowd? 1 - Think like a guest: Think ahead to the types of property you would want to rent and ensure the property is adequately prepared.
• SW •
Starting prices at Las Acacias
S E A S O NA L R E N TA L S
2 - Presentation: This includes everything from photography, descriptions and first impressions – you want tenants to be spreading the news and singing your praises. 3 - Seasonality: Consider how your property will work in different seasons in order to maximise use and income. 4 - Location: It's hard to escape the mantra, but location really does play a big part in the decision. In addition to easy airport access, people want to walk to the local market, have access to restaurants, and know essential services are nearby if needed. Arm your guests with local information and, if possible, present this information in multiple languages. ◆

CYCLE LANES London’s new homes move up a gear
I
f you drive to work in London then you are part of a disappearing breed, according to Transport for London (TfL), which says that by 2018 the number of Londoners cycling to work will outnumber those in cars. But if you are a London commuter, are you surprised? Anyone who travels to work by public transport will rant with barely-veiled anger about the high costs and the sardinelike experience you get in return. Cycling has downsides too, including the dangers of being among traffic. Recent figures from the Department of Transport reveal you’re 17 times more likely to be killed on a bike. But cycling is getting safer. A network of Cycle Superhighways is now in place, many of which separate cyclists from cars.
A NETWORK OF CYCLE SUPERHIGHWAYS IS NOW IN PLACE 250 City Road near Old Street which is one of London’s most bike-friendly developments (020 3642 5486).
Nine have been finished, with more on the plans. “As well as building new routes we’ve been going back and improving others, which in some cases involves adding segregation,” says TfL spokesperson Matthew Sparkes.
SPACE FOR BIKES
The switch from cars to bikes is having an influence on the capital’s housing. It is now rare to find developments that offer a car parking space, and builders are attempting to attract two-wheeled
ABSOLUTELY MAGAZINES
Chis_Sept16_Cycle_Lanes.indd 168
buyers instead. “Developers in London are taking this rise in the popularity of cycling on board,” says Guy Meacock, of London buying agency Prime Purchase. A recent example is 250 City Road, designed by Norman Foster and being built by Berkeley Homes. When completed the twin-towered development will feature 1,486 bike parking spaces for its 930 apartments - but feature just 200 car parking spaces. Pedal powered residents will also get to use a bike
168 31/08/2016 14:40
PROPERTY / CYCLE CITY Even the home of football is twowheeled. Properties for sale and rent at Wembley Park Apartments have secure bike storage in the basements (020 3151 8601).
Instead, the development is next to Cycle Superhighway Seven which runs from Colliers Wood to near Bank station.
CHAIN REACTION
But what happens when you get to work with your bike? Many cyclists say it is hard to find parking spaces inside or outside their offices, and that too often they return to find them gone; last year some 70,000 bikes were stolen in the capital, according to The London Cycling Campaign. To try and tackle this, the number of bike spaces required for a new office was doubled last year. So perhaps London looks set to become a cycling city.
lift between ground level and the basement, where there will be a cycle workshop too. Quebec Quarter in Canada Water is due for completion this Autumn, and has taken a different tack. It’s developer, L&Q, has realised more serious cyclists want secure storage for their high-value road bikes. Consequently, its apartments come with storage cupboards specifically designed to hold a bike. “Potential buyers have commented they rarely see cycle storage in a new-build home as generous at those at Quebec Quarter,” says Mo Clarke of L&Q.
NEAR A SUPERHIGHWAY
The network of cycle superhighways means that other public transport options are no longer the ‘must have’. A good example of this is St Agnes Place, a development overlooking Kennington Park. It might be near two Northern Line stations, but rush-hour carriages on that line are often ram-jammed.
SO PERHAPS LONDON LOOKS SET TO BECOME A CYCLING CITY
Agnes Place, which is being built next to Kennington Park, is right on one of the new cycle superhighways (03330 033660).
