his issue contains two stories whose similarity has just dawned on me. Two of the most interesting people we talk to, in two separate conversations about design, are not artists or designers themselves, but enablers. Simon Burstein, for one, son of the inimitable Mrs B of Browns, has spent a life in fashion as part of the boutique (and formerly as husband of Sonia Rykiel). When Browns was sold last year to Farfetch, he used the proceeds to start again on a smaller scale, supporting designer Alice Archer and enabling her to put her intricate embroidered pieces into production. As he says, it's a tough world for designers, and setting someone up with a studio, almost in a traditional patron/artist scenario, is a significant move. The other enabler is different, primarily with the artist being dead

for the past 20 years. Notting Hillbased (and bred) Sam Reich is in the process of reviving his grandfather Tibor Reich's textile business. When viewed collectively, Reich's diverse body of designs illustrates the history of 20th century British aesthetics and the trajectory from traditional to modern – something that Sam is keen to highlight. So in addition to producing a book and an exhibition, he is bringing a selection of the work to life with a new collection of original fabrics. So, it led me to thinking that while we are used to reading about the designers themselves, sometimes a look behind the scenes can be fascinating too. ◆

Both shocking and exciting, the book broke literary boundaries by merging fiction and memoir to create a highly detailed and personal account of her obsession with the ever-elusive character, Dick. t's unusual for bankers to become dry cleaners, even in the present economy. And it's also unusual for a dry cleaner to be pleasant, let alone actively inviting. Lonsdale Road's Blanc is different – in fact it's completely unlike any other dry cleaning establishment. The story? You couldn't make it up. Charming Frenchman Ludovic Blanc was getting through a lot of shirts in his job as vice-president of JP Morgan when he got to thinking about cleaning, and fretting about the nasty chemicals all his shirts were being exposed to. There had to be a better way, he

thought, so he quit the bank and embarked on an apprenticeship with a dry cleaner in France. Arming himself with knowledge about environmentally sound products and methods, and boosted by his firm ideas about customer service, he launched Blanc, a service for time-poor and environmentally aware Londoners. Imagine the smoothest process – an email telling you your dress is ready! – and the utmost care and attention to your garments, and dry cleaning can become a pleasure, not a chore. ◆ 77 Lonsdale Road, W11 ¢ blancclean.com

Undressed: A Brief History of Underwear tells the story of underwear design from the 18th century to the present day, considering the practical and personal, sensory and fashionable and exploring underwear’s roles of protecting and enhancing the body. On display are more than 200 examples of underwear for men and women, highlighting the enduring themes of innovation and luxury, from the custommade, such as a rare example of homemade ‘stays’ worn by a working woman in England in the 18th century to luxurious pieces by designers including Stella McCartney, La Perla, Rigby & Peller and Paul Smith. The exhibition explores the relationship between underwear and fashion, notions

No focus on undergarments would be complete without a look at the endlessly fascinating corset. A restrictive 1890s whalebone and cotton corset with a waist under 19 inches in circumference is displayed alongside x-rays and illustrations revealing the dramatic impact on the body of wearing such a garment. Notably, corsets were also recommended to improve medical conditions and posture. The exhibition includes a lightly boned 1895 version made from aertex, an innovative cellular

An austerity corset made from paper during World War One and a waist training corset, a slimming tool endorsed by celebrity figures such as Kim Kardashian, are also on display. Undressed: A Brief History of Underwear explores the tempting nature of underwear through objects ranging from a vivid pink silk 1890s corset to 1930s bias cut nightwear, contemporary pieces by Cadolle, Fifi Chachnil and Agent Provocateur and an exquisite negligée by Carine Gilson, like that worn by Bérénice Marlohe in Skyfall. CAREY Award-winning actor Carey Mulligan on starting a family and coming to terms with fame W o r d s J a k e T ay l o r I m a g e s PA I m ag e s / C a r l o A l l e g r i

elebrity couplings are wellpublicised affairs. From Posh and Becks to Brangelina, these millionaire marriages invite the media’s scrutiny as public and private lives become intertwined, often to the point where it’s difficult to distinguish between the two. For Carey Mulligan and her charttopping husband, Marcus Mumford of Mumford and Sons fame, the exact opposite is true: since marrying and starting a family together, the line between the public and the private has never been clearer. Mulligan has worked with a slew of celebrated directors including Steve McQueen, Baz Luhrmann and the Coen brothers, so she’s no stranger to the glitz and glamour of Hollywood. But away from the silver screen she has always been fiercely protective of her personal life – at times enigmatically passive, at others staunchly forthright in defence of her privacy. Mulligan’s breakthrough role came in 2009 as schoolgirl Jenny in Lone Sherfig’s

An Education. The character was similar in some ways to Mulligan herself (both excelled academically, for one thing) but the fame that came with the film’s success was, as Mulligan later told The Guardian, “all a bit terrifying”. Having confessed that she “doesn’t have a public persona”, the trials and tribulations of celebrity status, not to mention the ever-present paparazzi, were a constant “nightmare” for Mulligan. She struggled with photoshoots and award shows, once describing the Academy Awards as “overwhelming and glamorous and not really me at all” – and yet now, at the age of 30, it appears that this English rose is finally beginning to bloom. “I feel more sure of myself,” Mulligan says. “I was very reticent when I was younger but now I have greater confidence in my work and I’m much better at getting my view across when I’m speaking to directors. I used to be so shy that it made it difficult for me to enjoy whatever success I had, but now everything seems fabulous and promising… although there are still times when I have to pinch myself to make sure
that it’s not a dream!” Staying grounded as a Hollywood starlet is in itself a feat worthy of admiration. Both Mulligan and her husband have developed reputations based around their respective work rather than any sense of tabloid scandal or over-inflated egos. Mulligan is of the opinion that “the minute you get to be like ‘look how famous I am’, you should give it up,” adding that as Mumford is “the only thing” that’s entirely hers, she does her best to keep their relationship “totally away” from the limelight. Family friend Sienna Miller has described Mulligan and Mumford’s marriage as “idyllic”. “They both come from very solid families and have a real sense of the life they want to live,” says Miller. “Marcus can headline Glastonbury and Carey can be nominated for however many Oscars, and then they come back to their farm and they’re in big woolly jumpers, raising piglets – it’s an amazing balance.” Mumford has been present in Mulligan’s life since they met at a church youth camp and became pen pals; they reconnected in 2012 when they

ARTS & CULTURE / PROFILE were both involved in the making of Inside Llewellyn Davis and were married in a matter of months. Mulligan told The Guardian that she feels “more settled and more secure than I’ve probably ever been” since getting hitched. For the girl who “had a great childhood” but “wasn’t ‘in the group’”, her marriage to Mumford has cemented her place within the upper echelons of British celebrity, regardless of whether that was her aim. Mulligan’s last cinematic outing was Suffragette, which she describes as a valuable opportunity to learn more about the history of feminism, a cause close to her heart. It was also a chance to work with “inspiring” fellow actors such as Meryl Streep. “It’s nothing new for me to admit that she’s my heroine,” says Mulligan. “It’s not just her incredible ability and talent; she also uses her position for notable causes.” Mulligan, too, has philanthropic

she has always been FIERCELY, AND at times enigmatically, PASSIVE interests. In 2010 she donated the Vionnet gown she wore on the red carpet of that year’s BAFTA ceremony to Oxfam in order to raise money for a series of women’s projects. In 2012 she became an ambassador for Alzheimer’s Society; her grandmother’s dementia is one of the few elements of her family life that Mulligan discusses with the media. Speaking at a society event, Mulligan said she was “committed to helping the Alzheimer’s Society in any way” she could. “My family and I rely on the help of organisations like Alzheimer’s Society to help us understand the disease and guide us in the care of my grandmother,” Mulligan explained, adding that she thought it was “a privilege to meet so many people with dementia”. More recently, the actor has become involved in helping the charity War Child, and has been vocal about the struggles

faced by children whose lives have been affected by war in both the Democratic Republic of Congo and Syria. For Mulligan, seeing the suffering of children who were around the same age as her own baby daughter, Evelyn, had a profound effect on her. “I look at my daughter and think, this is so exciting: you could be a doctor or a lawyer or an engineer,” she told ITV News in 2015. “These parents in Syria, they had those same feelings, and now that’s gone.” Such public comments about Evelyn, born in September last year, are exceedingly rare. Despite widespread speculation from the media and fans, Mulligan is committed to staying tightlipped, saying that when people ask her “all the time” about her daughter, she demurely replies, “Oh, I can’t, I’m sorry,” in what she describes as “a very British way”.
For Mulligan, who has seemingly made a habit out of taking regular breaks from the rigours of film-making, last year’s pregnancy and birth while starring in two movies, Far From the Madding Crowd and Suffragette, and the stage show Skylight was, by her own admission, “pretty stressful”. “Doing press with a tiny baby means timing has been very important and babies do what they want, which is a challenge,” Mulligan told The Mirror. She did, however, have a secret weapon when it came to juggling her duties as a celebrity and a mother: “It’s really helpful when you have Meryl Streep backstage at events, shouting at people on your behalf and telling them to hurry up because you have a nursing mother here.” To find out more about these charities visit l alzheimers.org.uk l warchild.org.uk

ondon Design Week, Fashion Week and events like Frieze Art Fair have long been part of the capital’s cultural landscape. It seems somewhat surprising, therefore, that a five-day festival celebrating makers and craftsmen should only be celebrating its second anniversary this year. Ranging from perfumers revealing how a world-class fragrance is developed to jewellers cutting and polishing diamonds, London Craft Week is an opportunity for anyone who has ever wondered what goes into producing a luxury product to get a glimpse behind the scenes. The show is not restricted to one area of London; venues as varied as Selfridges, Chelsea Physic Garden, Clerkenwell and the Royal Academy will all be involved, as well as several throughout the City.

Anyone who has ever wondered what is involved in producing the fantastical costumes from hit TV series such as Game of Thrones or films like King Arthur will get the opportunity to hear from the costume designers and jewellery makers who bring these mythical worlds to life. The unique tour of Angels (legendary London costumiers) in Garrick Road will begin in the tailoring department, where bespoke pieces are created for film, TV and theatre productions. Next up is the alterations section, where costumes are restored and altered to fit the specific requirements of the costume designer. The tour will then move to the cavernous Costume Warehouse, containing over eight miles of costume hanging rails with approximately one million individual items. Kensington homewares haven Native & Co will curate an exhibition and workshop exploring the craft and techniques

THE perfect opporunity TO MEET THE MAKERS behind luxury BRANDS behind Taiwanese rush weaving, following its history and rebirth through contemporary design. This 300 year old craft was first used by the Pingpu tribe to weave everyday objects and reached its peak under Imperial Japan, becoming one of Taiwan’s main exports. It cannot be reproduced by machine and takes immense skill and patience – visitors to Native & Co during Craft Week will have the rare opportunity to see pieces handmade by master weaver Xue-Yun. In the City, award-winning engravers at Rebus in Hatton Garden, London’s famous jewellery quarter, will demonstrate how to produce the intricate signet rings and famous trophies they have become known for. This is only a taste of what London Craft Week has to offer so, in the words of How To Spend It’s Charlotte Abrahams, ‘Whether your intention is to consume or simply converse, if you appreciate beauty and the value of craftsmanship, then London Craft Week is one of the month’s must-visit events.’

Highlights from the 70 events and the 350 makers taking part in this year’s show include Silver Speaks: ‘Idea to Object’ at the V&A, in which acclaimed design critic, journalist and curator, Corinne Julius will give a talk before Rauni Higson demonstrates how a flat sheet of silver becomes a finished piece. The exhibition itself, which celebrates British silversmithing in its entirety, will explore the diverse applications of the precious metal, from the experimental to the traditional, the sculptural to the functional. It will showcase some remarkable uses of silver and how works

BIKINI SEASON Wo r d s p e n d l e h a r t e
T
his is the time of year when a woman's thoughts begin to turn to beachwear. Will last year's bikinis still do or is a new look in order? Whether choosing new swimwear is a task you dread or an opportunity you relish, everyone will agree that the procedure requires a good changing room. By this we mean spacious, well-lit (lighting is all important: it needs to strike a balance between flattering and realistic) and comfortable. Not cold, not cramped and definitely no fluorescent lighting, please. All of these things go without saying at Heidi Klein, of course, which has been selling seasonproof bikinis and resortwear to the women of west London since 2002 with a philosophy of prioritising the actual shopping experience. One-to-one sessions with their bikini gurus are designed to convince you that everything you thought you knew about bikinis was wrong. On my visit, I am gently steered away from my instinictive reach towards stripes and encouraged to consider shape before print – and let's just say that of the countless pieces I try on, the clear favourites are not the ones I would have chosen myself. Because when they say they understand shapes and cuts, they really mean it. u Heidi Klein, 257 Pavilion Road, SW1; 020 7259 9418 & 174 Westbourne Grove, W11; 020 7243 5665; holland-street.com

When Simon Burstein sold Browns last year he didn’t retire from fashion. Absolutely visits him and his protégée, Alice Archer Wo r d s P e n d l e H a r t e
T
he Burstein family, founders of Browns, one of the biggest names in fashion retail, are fashion trailblazers. It must be in their genes. Joan Burstein – the unstoppable Mrs B, who recently celebrated her 90th birthday – is credited with discovering John Galliano and Hussein Chalayan as well as launching the careers of Roksanda Ilincic and Christopher Kane. And now her son Simon, until recently CEO of Browns, has opened another shop, having brokered last year’s sale of the family business. His new business currently has no online presence and, he says, ‘isn’t about brands, it’s about creativity’. It’s an interesting shift. When Browns was sold last year to online giant Farfetch, the deal was symbolic. One of the fashion world’s most fabulous boutiques being taken over by an online company that doesn’t actually hold stock. The shift in retail to online, and the reach of a London-based shop expanding to take a global presence, shows a world that’s very different from when Joan and Sidney Burstein founded the South Molton Street store in 1970. But this, a global deal of the future, has spawned a small scale

I SAW SOMETHING in her that WAS DIFFERENT; I LIKED HER values and her AESTHETIC
deal that returns to fashion’s grass roots with Simon’s new shop, The Place, a small space in Connaught Village dedicated to showcasing the work of emerging designer Alice Archer, alongside pieces by a few other select people and a sideline in luxury leather goods. Of course, the first question is why? Why spend your life getting to the top of your tree, only to sell up and start again at the beginning? For Burstein, it’s all about Alice Archer, his protégée, without whom there would be no shop. ‘Alice’s work is so special that it needs a showcase,’ he says. Their dynamic seems to fit the traditional mould of patron and artist, a world away from the hype linked to brands and the industry. Archer’s genius lies in printed embroidery and Burstein is a huge fan of her work, which he discovered at the Best of Britannia show in 2013. ‘In a display by bespoke shoemaker Caroline Groves there was a shoe that stood out as very different, made of printed lace, and I asked about it. I was told that it was by Alice and that she had just gone to work for Dries Van Noten. I thought that seemed like a good match, but I left my card and nine months later, she called.’ They met when Alice returned from Antwerp, having worked on the Dries Van Noten collection that Browns had

just bought. ‘At Browns we had no design structure at all; we just bought, we didn’t design, but when she said she wanted to do a collection, I suggested a capsule for us. She jumped at the chance.’ Setting her up in a studio of her own was a first for Browns, which, despite its role in establishing young designers, had no actual experience in backing or nurturing them beyond buying and selling their work. The relationship with Archer was different, and that’s why she stayed with Burstein when the business was sold. Why had Browns never taken this route before? What made Alice’s work so special? ‘I saw something in her that was different; I liked her values and her aesthetic; I could see her collection sitting
next to Dior and Lanvin – it’s beautiful. Because, let’s face it, a lot of young designers don’t make it. It’s a tough road.’ When you look at Archer’s work, all of this becomes clear. Her expertise is embroidery and the exquisite beauty of her work is breathtaking. The stitching is impossibly detailed and the technique of printing over it creates a painterly quality. Whether it’s a silk coat, a pyjama set or a denim jacket, the Archer embellishments add
35 NH_May16_SIMON BURSTEIN.indd 35
a special layer of luxury and exclusivity. The detail is so precise that the embroidery factory used by Dries Van Noten in India couldn’t do it. Eventually they found somewhere in Italy that could, and the methods are very high tech, as Archer explained in a piece for businessoffashion. com, explaining the process behind her work: “Bonnie, a skirt from my last collection for Browns, has 702,114 stitches and uses 5,453 metres of thread. It is interesting because once the computer programme is written, the design is infinitely reproducible, even though it looks like a unique piece. Once the embroidery programmes are written, they are then sent via email to Italy to be embroidered on industrialised embroidery machines. On a visit to the factory, I saw the process: an extremely noisy room full of embroidery machines all producing the same design, exactly in sync. Computers and mechanical processes are not antithetical to my craftsmanship, but essential to it.” And – importantly – what does Mrs B make of it? Despite having celebrated her 90th birthday recently (fabulously, of course, at Claridges) Mrs Burstein remains on the board. ‘She loves it. She bought the coat and I’m sure she’s wearing it – she’s in Paris, she went to see John [Galliano] yesterday and today she’s seeing Dries. She’s our best ambassador.’ u The Place, 27 Connaught Street W2; 020 7262 6516

MY INSPIRATIONS
THE ERTE HALFMOON HAT
Milliner Jane Taylor shares her favourite things
JANE TAYLOR
MY FAVOURITE PIECE FROM MY CURRENT COLLECTION
GABRIELLE 'COCO' CHANEL
is the Magnasco hat, a beautiful two-tone panama trilby from the more casual range, and the Vermeer, a striped buntal fan detail topping an unusual mini beret-shaped hat from the occasionwear range. They are both so flattering.
CHANEL SS16
MY FAVOURITE HAT OF ALL TIME
has to be the Erte – it’s a half moon design and the stage set is so magical and chic. These timeless pieces work as well today as they would have done in a bygone era. This French designer had such a huge portfolio of beautiful work and all of it is a constant source of inspiration to me.
CHANCE BY CHANEL
MY SIGNATURE SCENT
is Viktor and Rolf's Extreme. It’s spicy and has very subtle musky notes. But for something more floral and summery, I always go for Chanel’s Chance.
KERALA
MY FAVOURITE DESIGNER
MY FAVOURITE ARTISTS
is Gabrielle Chanel. Many people do JAKE AND DINOS CHAPMAN'S not know that she DISASTERS OF WAR actually started her career as a milliner and created a whole new look. She also made great strides for equality by creating her fashion house and showing the world her skill and determination.
are Jake and Dinos Chapman. I love their reworking of Goya’s Disasters of War. It is definitely a piece of art that makes you think.
MY FAVOURITE BUILDINGS are the Pyramids.
The precision of the designers and craftspeople who made them is phenomenal, especially for the period, and their beauty is overwhelming. There are a lot of questions surrounding the Pyramids and I find the whole subject quite fascinating. u
MY FAVOURITE HOLIDAY DESTINATION is Kerala in
southern India. I go once a year to a beautiful yoga meditation retreat by the sea. It’s so peaceful and everyone is so genuine. I simply love it there.

hen Swanky first opened in Kensal Rise on 5 May 2011, sisters Donia and Sophie had no way of knowing that their formula would be such a winning one. The small shop with its white armchairs and chandeliers quickly attracted lots of attention, instantly raising the bar among local womenfolk and suddenly neither the unmanicured nail nor the ungroomed brow was acceptable any more. Spreading the Swanky vibe to a second site in Portobello Road, the sisters have revolutionised the entire area's grooming habits. It's down of course partly to instant gratification – a speedy manicure generates an instant lift without much investment – and partly to the fact that the experience itself becomes a fun one, with a trip to Swanky's offering all the best elements of a counselling session, a coffee with a girlfriend and a makeover. My recent visit left me with neat nails in a new shade of pinky-purple, tidy and tinted brows and a strong sense of mental wellbeing. Aside from the special scrub and the massaging, it's the chat that perks you up, and the fact that staff are refreshingly honest when it comes to what your brows need. Swanky – we love you – here's to the next five years. ◆ ● S WA N K Y L A S H A N D B R OW B A R 335 Portobello Road, W10; 020 8969 7580 & 26 Chamberlayne Road, NW10; 020 8964 2569 swanky.london

EQUILIBRIUM Find your strength at London’s leading TRX studio
T
RX equipment can be found in many gyms around the city. No one, however, specialises in TRX suspension training quite like Equilibrium. Here, under the watchful eyes of founders and trainers Niko and Jay, you will learn how to use the equipment properly. So much so that you won’t walk the next day – you’ll waddle. Invented by a navy seal who wanted to work out while on the go, the TRX suspension trainer is a two-handle strap made for those who want to train hard outside of the gym. As a result, the apparatus comes with limitless possibilities, ones which Niko and Jay seem to have made it their mission to discover. And, judging by the fact that in one single session we made our way though single-leg and jump squats, alternating knee tucks, pikes, planks, hip drops, pull ups and push-ups, among several other inventive moves, I’d say they’ve done pretty well so far. The real selling point of Equilibrium, however, is the fact that while it’s seriously tough, it’s also a lot of fun. Playing with balance, gravity and strength, you can’t help but enjoy the challenges that the straps present. It’s this that keeps everyone coming back for more and why the clientele is so varied; the boys teach everyone, from bankers and business men to fitness models and pro boxers. This, and the fact Niko is by far the best trainer I have ever had... and humble too. Which he, ever the joker, told me to tell you. ◆

oussaka isn’t just about lamb, of course, but aubergines, tomatoes, creamy sauce and cheese too. he sharpness of rhubarb loves an unctuous sticky wine and Canada is a master at this, more specifically at making ice wine, where the water of the grapes (Vidal is the grape of choice here) freezes inside the berry on the vine leaving the grape’s contents proportionally high in sugar. Using clean, damp hands, roll the mixture into 30g balls, about the size of a golf ball. 2 Make or heat the Tomato Sauce in a large saucepan over a low medium heat. 3 Heat a large frying pan with a splash of olive oil over a medium heat. When hot, add the meatballs and cook for 10–12 minutes until they are lightly browned all over.

This is a super-simple brown rice and doesn’t need much flavour as everything else has lots of flavour. 7 To serve, put a large spoonful of brown rice into a bowl.Top with 4–6 meatballs per person, some tomato sauce and a tablespoon of Greek yogurt. cocotte
Rotisserie chicken in Westbourne Grove Wo r d s p e n d l e h a r t e
any food businesses have inhabited this small corner site, most of them not for very long. Cocotte, however, feels like more of a keeper with its seemingly obvious though inexplicably rare, for London, offering of rotisserie chicken. Rotisserie chicken, I have always thought, should be much more widely available than it is, and the team at Cocotte have brilliantly devised a casual eaterie offering an unfussy menu of chicken (whole, half or quarter) with a variety of healthy salads and sides. Simple. But still, on our visit, a group arrived at the neighbouring table, and ordered drinks happily before demanding to be served fish, and quickly stormed out of the restaurant in disbelief at kitchen's lack of any. 'What, all you have is chicken?' they complained, entirely missing the point. This is a chicken shop. It says so on the door. You might as well ask for a unicorn as for fish. It's chicken, farmed in France and marinated for 24 hours, then slow-roasted for three and crisped on the spit. We shared a whole bird between two of us and enjoyed the salads – particularly a barley, feta and pomegranate one – more than the roast potatoes (note to the kitchen: these should not be cold) and left happy and full. There's a takeaway option too, and deliveries through Deliveroo. Chicken lovers will be delighted, others: be warned. It's a thumbs-up from us.u

ost new openings on Golborne Road in recent years haven't been Moroccan – the street's newest eateries, for instance, are Austrian and Danish – but Zayane marks a return to the area's north African tradition. But this isn't just another tagine spot; headed by exThackeray’s chef Chris Bower, Zayane benefits from having Michelin-starred experience in its kitchen. As a result, the food is a clever combination of seasonal British produce and Moroccan flavour. Meanwhile, owner Meryem Mortell, who is originally from Morocco, brings the spirit of Casablanca to Notting Hill with traditional décor and authentic live music. In fact, everything, from the drop pendant silver chandeliers and tea lights to the mirrored cushions and terracotta
terrines, has been carefully chosen to evoke nostalgic memories of heady Moroccan nights. This atmosphere pairs perfectly with the menu itself. We started our meal off with the Zayane platter: a selection of dips such including olive tapenade and zaalouk that we spread thickly on freshly pan-fried harcha bread. Mains involved substantial amounts of rich and delicious meat; we ordered the milk-fed lamb mechoui and spiced Sussex beef cheek. Both were unbelievably tender and sweet. Finishing things up with the showstopping chocolate delice and pistachio ice cream, we noted: this place is good. u

HERITAGE The relaunch of classic fabrics by designer Tibor Reich is all down to his grandson, Notting Hill-based Sam Reich Wo r d s P e n d l e H a r t e
T
ibor Reich may not be a household name, but in the design world his legacy is large. Not that he would have called himself a designer. In the 1950s the more commonly used term was ‘industrial artist’ and Reich’s reach took in textiles, ceramics and commercial interiors. But Budapest-born Reich was never interested in maintaining his own legacy and though he kept all his work – and all his cuttings – in the house he built in Stratford-upon-Avon, he might have been condemned to obscurity were it not for his resourceful grandson Sam, who is currently reviving the brand by putting Reich’s textiles back into production. He has drummed up renewed interest in the man and his life by publishing a new book and producing an exhibition at the Whitworth in Manchester as well as a revival of many of his fabrics. When Sam Reich finished university, the idea of a normal job didn’t appeal. Though his grandfather had died in 1996 when Sam was five and he had no personal memory of him, he loomed large in family memory. Sam’s parents own the experimental Bauhaus-inspired house (‘Tibor House’) in Stratford upon Avon that Reich built, where most of his archive remains, which they are currently restoring as a future home. Sam explains: ‘His own personal archive is huge because he authored around 20,000 designs

Sam’s idea was to revive it all, aim it at highend interior designers and architects, and brand the lines as timeless classics. ‘We haven’t changed anything – there’s no point in changing something that’s already right. And we’re manufacturing

everything in the UK, recreating the rich textured weaves that were more typical of the fashion industry and which Tibor brought into interiors in the 1940s.’ The Whitworth exhibition shows that it was Reich’s vision that brightened up the post-war British home, his love of colour shaking up a nation used to brown. His established status was revealed when the Queen chose a fabric of his for her wedding present in 1947 and with his career spanning so many years, his body of work provides insight into post-war social history and illustrates the transition of design trends
from the traditional to the modern. As a multi-disciplinary artist, Reich designed a range of ceramics for the Liberty exhibition in the 1950s, much of it inspired by Hungarian folk art, and in the 1960s his company Tibor Ltd was commissioned to design curtain fabrics and upholstery for the first Concorde fleet. ‘He had a childlike nature and his approach was curiosity-driven, never driven by tradition. His work reflects his personality and was all about possibility and fun, in the vein of Picasso or Klee.’ Reich, incidentally, was also Europe’s largest collector of model cars and his collection is currently The new Tibor Reich fabric range launches from a base in Notting Hill with an initial collection of Classics (including the design for the queen), available to commission. ‘We’re not pitching them as vintage or retro,’ says Sam. ‘Like a timeless Eames chair, they are classics, not pastiches.’

HOT SEATS Matthew Williamson’s flamboyant fashion translates to interiors in a new collaboration with Duresta. Absolutely quizzes him Interview Pendle Harte
PENDLE HARTE: You have worked with interiors before, collaborating with The Rug Company and Osborne and Little, but this is your first foray into furniture. Where did you look for inspiration? MATTHEW WILIAMSON: The collection came to life mostly by looking at pieces of my own, bought mostly from antique markets or dealers over the years and which I’ve adapted or updated myself. I also collect pictures and samples of anything that catches my eye, so it was a fun process to build a collection which came from my personal favourite pieces.
fashion and interiors industries that I see a real crossover in my work. I imagine that a woman who buys one of my dresses also wants a fabulous sofa or wallpaper and it’s this 360 degree lifestyle approach that I love most. PH: How would you describe your own home? What are your favourite things and where do they come from? MW: I’m lucky with my home as it has good bones. It’s a Victorian townhouse and the rooms are large with high ceilings and great original details so really my job was just to dress it and make it personal to me. I love the lounge most of all. It’s a large lozenge shape with an old wooden barrel door, original parquet floors and big bay windows overlooking the garden. This room is quite neutral but the furniture and items I’ve collected over the years add colour and character and tell a personal story. It’s changing all the time. I love moving things around

PH: Your style has always involved colour and print. How do fashion colours and prints translate into furniture? MW: My passion is for colour, patterns, textiles, travel, culture and exotic elements. I love bringing my DNA to whatever product I’m working on. While fashion has been my main career focus, there is such a huge overlap between the

I PREFER to make SOMETHING poor look RICH regularly to keep it fresh. It’s easier than you sometimes think to make your space evolve, and adding a few small touches here and there can help to update your look. Flowers, candles, cushions, book piles and pictures are easy ways to add areas of interest. A bit like my clothes, I prefer to make something poor look rich. I think that comes from my work ethic and from my parents. I’m not about glitz. My most treasured items are inexpensive, sentimental pieces: a necklace with charms picked up on my travels and a bowl of rocks collected from the beach. PH: How did the collaboration with Duresta come about? MW: Duresta is a brilliant brand based in the UK, making all its furniture by hand. I’m drawn to brands which value craftsmanship and quality and they certainly do that. Making my first line of furniture with them has been a passion project which I’ve loved. It’s been a real journey to see these pieces come to life over the past year and I’m thrilled with the results as they really reflect my brand’s DNA. Now, the difficult thing for me is to edit which pieces I want to have in my own home.
PH: What did you learn from it? MW: I learnt so much. It’s always fascinating to step out of your comfort zone and pick up new skills and work on different projects. I totally underestimated the time, patience and craftsmanship of each and every piece until I visited the Duresta factory in Long Eaton and saw for myself what a labour of love the entire process is. PH: Who are your favourite designers, both fashion and interiors? MW: My favourite designers are Ossie Clarke, Zandra Rhodes, Christian Lacroix and Dries Van Noten. PH: What will your next fashion collection look like? MW: The next fashion collection will drop on my website in May. It’s a fresh collection of separates for the ‘see now, buy now, wear now’ consumer. We have built a new fashion and lifestyle platform with products available on our site. PH: Are any other interior projects or collaborations in the pipeline? MW: I’ve just launched a collection of stationery and am soon to launch sportswear in May, followed by a designer colouring book by the end of the year and I then have my eye on childrenswear and china. W
hat are the benefits of drama in education? With its place on the curriculum threatened by the EBacc and changes to GCSEs and A-Levels, does drama matter? “It’s a way for children to still be children,” says Maharati, a drama teacher, “especially today where there is so much expectation and pressure to achieve… For children to have a safe space to play and try stuff out is invaluable.” Pippa Aston-Browne and Maharati run Applause for Children, a drama holiday club for children aged 4-11. Both have a background in the performing arts and set up Applause! in 2009. They now run drama camps at Lion House School in Putney and in St Helen’s Church Hall in North Kensington. During term time Pippa is a full-time drama teacher and Maharati runs Applause for Schools, which trains and mentors drama teachers for state and private schools, including Maple Walk, Mulberry House and Faraday School. A mother of two girls who have attended the Kensington drama camp says: “My kids are never happier than after a day with their heroines, Maharati and Pippa. They still quote and sing from all their past performances.” Maharati says that all children, whether shy or boisterous, gain confidence through drama. “You might have a class clown or a diva looking for attention, but they will have to share the limelight and learn to work in an ensemble – and at the other end of the spectrum you get kids who can barely speak to an adult but who learn how to
IT MIGHT look like playing BUT IT’S WITHIN strict PARAMETERS become more confident through drama.” Children are also treated as individuals at a drama club like Applause!, which can work wonders for even those labeled ‘difficult’. “Kids with behavioural problems just don’t have them in drama,” says Maharati. “They are not stuck behind a desk and they are listened to.” The discipline of the drama class is not the static structured regime of school, which young boys, in particular, can struggle with. “Drama lets you run around and blow off steam.” When the children arrive every morning, the teacher runs through a series of mental and physical exercises to warm them up. It’s very focused work, says Maharati. “It might look like playing but it’s within strict parameters,” she says. The clubs are run on a weekly basis, Monday to Friday, and each week
83 CHIS_Mayl16_Education.indd 83
culminates in a performance. There are no set scripts, allowing the teacher to adapt roles to the ability or needs of each child. “It’s a totally different way of learning,” says Maharati. “Children have to think on their feet – if a child is struggling with a line I can change it – and if they are West End material and want to do a monologue, there’s space for that, too. To get a play to start on Monday and finish by Friday requires a lot of discipline,” says Maharati, a fact often underappreciated by observers. Phil King, head of drama at Bedales, agrees, and says participating in ensemble productions at school is good preparation for the working world. “A theatre production is a management project; management projects in the workplace require bringing people together quickly and enthusiastically, and the teamwork and leadership engendered in drama work are suited to this.” King says the confidence a child gains through drama can spill over into their other academic work. “I can think of many students about whom teachers in other subjects have expressed concerns that they don’t contribute in class, who then learn through drama that they can say their piece.” Maharati remembers Fiona, a shy girl from Mulberry House. “On her first day, she was a little out of her depth and a bit emotional,” says Maharati. “We took every opportunity to praise her, to allow her to speak up. Every day I gave her a bit more to say; in the end she was loud and confident. Her mother was in tears and she was so proud of herself. I know that that experience will stay with her.” applauseforchildren.com

hile Hollywood basks in all the fame and glamour of its motion picture heritage, Downtown LA is slowly but surely poised to snatch the limelight as it goes through a renaissance. Of the many districts that make up the Downtown area, the Historic Row played a significant role in the early 1900s, when Broadway was a buzzing mecca for entertainment. Post WWII, new opportunities lured businesses and residents into the suburban sprawl around West Hollywood, leaving this corner of Downtown and surrounding enclaves to succumb to urban decay. But that’s about to change, as maverick entrepreneurs and a community of local artists and denizens breath new life into its empty streets and spaces. Already, hip Angelenos and visitors are gravitating towards the offbeat Historic and Arts districts, invigorated by a burgeoning cultural scene, revival of architectural gems, luxury property development, and a spate of trendy eateries and retail hotspots. The hotel played host to numerous VIPs, most notably The Beatles, during their first US tour back in 1964, and also featured in countless films and TV series. Back in the 70s and 80s, artists who could no longer afford rising rents in Venice Beach and Hollywood moved into an enclave close to the Los Angeles River, where abandoned warehouses, factories and derelict rail depots provided shelter and studio-cumgallery space. This bold move and the growing underground arts community that followed led to the area being officially designated in the mid-90s as the Arts District. Since then, building façades have

Though still rough at the edges, this former industrial wasteland has not deterred a spate of trendy eateries and assorted enterprises from staking their claim. Its gritty backdrop and randomness are what give the place its eclectic edge. There are big plans for the Arts District, and deals are being inked to develop commercial projects and hotels, including a Soho House members’ club, Soho Warehouse. Back at the Historic District, every second Thursday of each month, art enthusiasts descend upon Spring and Main streets, between 2nd and 9th streets to take part in the Downtown Art Walk (downtownartwalk.org), a free event that celebrates local artists and businesses. Those who wish to explore public art in more detail join the Historic Core Mural Tour, a guided walk around the district’s back-doubles. asque Country is located in the Northernmost part of Spain and, despite its small size, has always been home to a great array of culture, architecture and gastronomy. However, it is not only Basque Country’s rich history and ancient language that has captured the imagination of tourists from Europe and beyond; this year Basque Country’s city Donostia - San Sebastian has been awarded the title European Capital of Culture 2016. And this is only one of many other events and attractions occurring this year... One of the most famous sights in the Basque Country’s largest city is the striking Guggenheim Bilbao. Designed by world renowned architect Frank Gehry, it boasts an enviable program which this summer will include Andy Warhol’s ‘Shadows’, ‘City Panoramas: The School of Paris 1900 - 1945’ and Louise Bourgeois ’Structures of Existence: The Cells’. But
this is not all there is to the city: the Ría (estuary) of Bilbao is the backbone of the metropolis, running from the Old Quarter to the Bizkaia Bridge. It is the central artery of the city and its sides are flanked by the newest parts of Bilbao and the oldest. A large element of the city’s identity is its constant reinvention, great examples of which are Ribera Market and the zone of Marzana and San Antón bridge with their cutting-edge bars and restaurants. As beautiful as Bilbao is though, it can’t compete with Donostia - San Sebastian, home to one of the world’s most ravishing bays, La Concha. The incredibly romantic city is also a gastronomic mecca, with more Michelin stars per square metre than anywhere else in the world. Also known as the Green City, Vitoria Gasteiz is famous for its lush, green spaces and its historic, almond-shaped city centre. Basque Country will also be taking part in the ‘Taste of London’ gastronomy event in June due to the great importance of food in Basque culture, so anyone keen to sample the excellent local cuisine and delicious wine from the noted Rioja Alavesa region should head to Regent’s Park from 17-19 June. t the Chapel has one of those stories. Founders Catherine and Ahmed stumbled upon the building by chance during a trip to the tiny Somerset village of Bruton. They were looking for a new home in the country; what they found was a derelict Methodist chapel in need of a great deal of TLC. They transformed the crumbling nook into a marvellous modern residence. Years later, they decided to turn their visionary home into a hotel – so now the building boasts an on-site bakery and restaurant as well as eight exceptionally lovely rooms. u

nce the summer residence of Empress Eugenia de Montijo (Napoleon III’s wife), Hotel Claude Marbella is a 17th-century townhouse that has been revamped and restyled to meld authentic period features with modern design. Setting a new benchmark in the league of beautiful boutique hotels, this chic retreat in the south of Spain takes its name from the late Claude Devoize, the French opera singer who made this townhouse her home back in the 70s and hosted endless soirees and cultural gatherings until the late 80s. The focus of Hotel Claude is its marbleflagged patio and its unique romantic roof terrace that overlooks the buzzing old town of Marbella. The seven rooms, divided into six superior deluxe rooms
and one suite, have been designed individually to boast their own unique personality, though all come equipped with the latest in comfort and technology. The Suite Francesca is the only room that looks out onto the old town’s main street. A large balcony and a huge floorto-ceiling window keep it bright and airy while the high, wood-beamed ceilings and decorative arch create a sense of spaciousness. All six superior deluxe rooms are located to the back of the building and overlook neighbouring patios and roofs. Up in the eaves, The Flamand room overlooks the roof terrace and has its own private stairwell that leads up to a smart loft-style studio with glossy oak floors and a semi-open-plan bathroom. From here you can look out over the church’s steeple and hear the bells chime Ω you’ll feel like a princess in a tower.

Small properties can sometimes feel stifling, but not here. The design incorporates a flurry of velvet, purples, reds and cream colours. Focusing on showing guests a slice of the old Marbella in addition to the Costa del Sol’s beaches and golf courses, staff at Hotel Claude make sure you can slow down and enjoy the local area and surroundings. So once the à la carte breakfast has been served, guests are left to their own devices. You’d be hard-pressed to find a retreat as slick or private as The Claude anywhere else in Marbella.

Debra Stroud DIRECTOR , SALES Chestertons
REBECCA NOONAN
I
started working in 1975 as the office junior and after nine months I was promoted to office receptionist/telephonist. During this time I took on a number of secretarial duties for all of the departments which I thoroughly enjoyed, so when the company looked to open a new residential office in Knightsbridge and asked me to move over with them as a secretary, I said yes immediately. I can honestly say I have met some wonderful people over the years and most have remained very loyal clients. I have looked after three generations of one family and I'm pleased to say I am still buying and selling for them today. Another family started as clients of mine with a two bedroom maisonette in Wilton Crescent. Over the course of 34 years, I watched their children grow up and every five years, I helped move them to a larger home until finally they bought a fabulous six bedroom house in West Eaton Place. After that, their son and daughter ‘flew the nest’ and in turn, the house was much too big for them. The couple
you never know from one day to the next who you are going to meet or what is hidden behind the front door decided to head back to the States and asked if I could sell that home too. This was after asking me if I would move in to the house until it was sold, as they felt it would show better with my personal belongings around. They were right, it sold very quickly and sadly my time roaming around a large house was over for the time being. I have now been based in Knightsbridge for 37 years and have seen many changes over this time. One of the obvious changes being taste and styles of homes inside and out. New buildings have been built creating some stunning apartments and modern developments, however the Knightsbridge and Belgravia area in particular still has that wonderful elegant feel as you
walk along the white stucco fronted buildings of Eaton Square and Eaton Place; and having Hyde Park so close, I can see why so many people want to live in this incredible area. There really is something for every taste and for people of any age. My day starts at 5:40am when I rise and get in the car for my short ride into Belgravia. I am extremely lucky to have Grace Belgravia nearby, a Ladies only spa. It is right next to my office so there is no excuse for me in terms of exercising - I have a 6:30am workout every morning before I reach the office at 8:10am which sets me up for the day. I am very involved with a number of local groups, from the Knightsbridge Business Group to being a member of the committee who organises the Motcomb Street Party each year which raises a considerable amount of money for the chosen charities. One of the wonderful things about being an estate agent is you never know from one day to the next who you are going to meet or what is hidden behind the front door – and no two days are ever the same, which is perfect for me as I love meeting new people and having new challenges. u

MOST SATISFYING TRANSACTION
Quite recently we helped a local couple purchase a home in Queen’s Park after they lost out on another property in a rather dramatic fashion. In hindsight, given how terrible the situation first seemed, it was very satisfying to help them find a home which actually suited them much better. MOST INTERESTING PROPERTY

Probably a very substantial house we sold privately in 2015, it was exceptional and a real ‘trophy property’. trutt & Parker will be opening a new residential estate agency office in South Kensington in June, continuing its organic expansion in Prime Central London. New Homes, Bective Leslie Marsh What have you learnt recently about the local market? Its profound resilience and constant ability to re-invent itself. As the Notting Hill and Ladbroke Grove grid extends further north towards the Regents Canal, I am amazed at the diversity of people the area attracts. Where are you seeing the highest price rises at the moment? With the stamp duty recently increased for second home purchases we have seen a very large number of parents buying for their children over recent weeks culminating in a flurry of sales in W10 and W11 over the last few weeks.

It is difficult to pinpoint just one as there are so many great schools, but South Kensington is renowned for being home to the French Lycee school. The area has been heavily influenced by the population of ex pats in the area and is home to many lovely French delis and cafes on neighbouring streets. WHAT TO DO ON A RAINY DAY

Observing recent
increases in rental costs in and around West London, it seems that this stable, already established area has some way to go in terms of price growth in the short – medium term. People are attracted to an area that is desirable and unique, yet not tasked with the burden of having to build a whole new identity. As spring unfolds, it seems that West London is an investment target for many. u

ou might enjoy trying out Jamie Oliver’s recipes but how about sliding down the same spiral staircase as the young cheeky chappie in his first TV show? The Naked Chef saw Oliver rustling something up in the kitchen of this trendy three bedroom home. Oliver, who’s now equally famous for campaigning to introduce a sugar tax and tackle childhood obesity, admitted wife Jools “didn’t exist” in series one. The father-of-four, then 22, said the former model was kept away in the bedroom as TV execs wanted to suggest he was single. His original pad, in Clerkenwell, is on the market for £2.75m and it’s still got the spiral staircase although the kitchen has been refurbished since appearing in the 1999 cookery show. There’s a gym on the ground floor, as well as a garage, storage room, built-in study and utility room. The master bedroom boasts a dressing room and en-suite. arrods was once famous for selling any animal its customers desired including elephants and lions. Back in its glory days, when customers ordered furniture that couldn’t fit into the shop, they were stored in its depository in Barnes. The building also had personal storage space for clients needing somewhere to keep their belongings while they were abroad. After several decades of neglect, the Grade II listed building was converted into more than 200 flats known as Harrods Village, so even if you don’t shop at the store, you can now live in its former warehouse. GARDEN
PARTY WHY LONDON’S GETTING GREENER
L
ondon’s always been verdant but a Boris initiative is laying even more of the capital to grass through the planning process. And anyone buying a new-build apartment will notice this garden shift, says Nigel Lewis. The Capital’s long commitment to open spaces and greenery is there to see on Google maps. Large and small parks, garden squares, allotments and hundreds of thousands of back gardens bear witness to our love of grass, shrubs and trees. And it’s not a legacy that every city has. “If you go to New York then they’ve got Central Park but outside that it’s a concrete jungle,” says Simon Kitchin of garden design firm Randle Siddeley. “The nice thing about London is that they are always trying to avoid that at every possible opportunity.” And there’s a reason why. Boris’s most famous legacy may be his bikes, but it’s his planning advice that might outlive him and be appreciated more by Londoners. In it he recently set out a vision for neighbourhoods that will ‘create places people can live their whole lives’. The practical output is that developers have been increasingly focussed on outdoor spaces. The idea is that new developments shouldn’t be towers of security aloof from the city, as depicted in the recently-released Hollywood film based on a J.G. Ballard book,
ABSOLUTELY MAGAZINES
B&C_May16_Property_DPS.indd 150
High-Rise. Instead developers have been pushed to provide more green and pleasant public and communal spaces for residents. And it’s rapidly turning from planning theory into practice. And award-winning landscape designer Sam Ovens, who is designing the Cloudy Bay garden at this year’s Chelsea Flower Show, is getting involved. “The garden I’m designing for the Cloudy Bay winery at Chelsea Flower Show this spring focuses on the theme of escapism,” he says. “It explores the idea of creating a secluded retreat in which to escape, a serene space where one can ‘sail
A Boris initiative is laying even more of the capital to grass away’ from the pressures and demands of life. “Developers are increasingly recognising the need to create these spaces in their schemes, whether its private gardens, terraces or shared outdoor landscapes.” This approach isn’t just for the big multi-apartment developments, though, and even owners of multimillion pound properties want to get in on the gardening action, according to Simon Kitchin. “We recently did a project in Chelsea - Cheyne Terrace - where each of the gardens has its own private vertical garden or ‘green wall’ up the side of the terraces,” he says. “When we were looking at the plant mixes one of the things that the developer was really keen on were that the residents should be able to interact with the gardens, so we created a herb garden on the green walls.” One of the biggest developments to embrace this in London is Silvertown, a former industrial area of East London where thousands of new homes, restaurants and shops are being built.
150 29/04/2016 11:03
PROPERTY / OUTDOORS
“We have a combination of gardens being created but what we’re slightly obsessed with here is the space outside the buildings, which we think are equally as important as the space inside,” says Olaide Obah, the development’s marketing manager. “In London we’ve got used to everyone thinking about ‘their own’ space but more and more people want places they can chill out in and maybe play games and meet other people. “If you think about how London was built in the past it was all about
they are encouraging residents to get together to run a communal urban farm gardens but I think at some point we lost some of that. So we want to bring that approach back. “Silvertown is going to have a significant amount of public, multiuse spaces. Our vision for them is that they should be for people to do what they want in rather than it being a prescribed space.” The developer of Wembley Park, which is two large new apartment blocks called Alto and Emerald Park next to the new stadium, is taking a different approach. It is building public open spaces which are more architectural than botanical and then giving the residents access to gated communal gardens in which they can do their own gardening. “Some of the residents have said they want to have a small scale herb and vegetable patch and, given the garden is an acre in size, I’m sure we can accommodate that,” says Paul Hogarth from developer Quintain.
151 B&C_May16_Property_DPS.indd 151
Silvertown is taking this idea a step further and, says Olaide Obah, they are encouraging residents to get together to run a communal urban farm where all the produce will be sold in shops within the local area or the produce supplied to the 50 restaurants that will be within the site. Another development taking gardens seriously is Lillie Square, being built by Earls Court. Its Director of Development and Sales, Mike Hood says he thinks the spaces in between buildings are just as important as the buildings themselves. “Lillie Square draws on its west London garden square heritage and as one of the most desirable features for homes in the capital, we’ve built this into its very heart,” he says. But it was not always this way. If you look at the developments built during the 70s, 80s and 90s everyone wanted to ensure their flat came with a parking space, not a garden. “As a result, the potential areas for green space were taken up by car parks but we’re now in the age when cars are becoming less and less important,” says Olaide Obah. u

THIS DUPLEX THREE BEDROOM APARTMENT IN BINA GARDENS, SOUTH KENSINGTON FEATURES INTERIOR DESIGNS BY GABHAN O’KEEFE AND IS ON THE MARKET FOR £3.5M WITH SAVILLS CHELSEA (020 7578 9000). FIVE YEARS AGO AN ALMOST IDENTICAL APARTMENT AROUND THE CORNER SOLD FOR £1.295M.
How crazy are house prices in London?
O
ur capital is famous across the world for its fast-rising and eye-watering house prices. The average in the capital recently reached £530,409 or nearly three times the UK average. And prices are rising fast - by 13.9% - which is considerably higher than most other regions outside London. Even more amazingly, there are currently almost 300 properties for sale in London over £10 million and combined, are worth a cool £3 billion. According to agent Savills, the value of London’s homes has risen in value by £650 billion since 2009 to £1.6 trillion, which is more than the value of all the housing in Scotland, Wales, Northern Ireland and the North of England combined. “With relatively low numbers of new homes being built, this increase is primarily due to higher prices being paid for existing homes,” says Neil Hudson of Savills Research.
“Increased competition in the mortgage lending market, stronger economic growth, demand from cash-only buyers, and a relative lack of appropriate homes for sale in the right locations, have all contributed to the average house price rising.” If you look back even further, the figures are even more gob smacking. If you had bought a home in London twenty years ago then, on average, it would have cost you £98,000 or 5.4 times less than today. First time buyers in London now have to find nearly as much (£91,400) just to put a deposit down, according to the Halifax. London’s unusual market is also revealed if you look at prices as a measure of square metres. Prices range from £11,635 per square metre in Kensington and Chelsea to £5,962 in Southwark. By comparison, the most expensive town outside London is Altrincham near Manchester at £2,446. “House price per square metre is a useful measure for house price comparison because it helps to adjust for differences in the size and type of properties between locations,” says Craig McKinlay, Mortgages Director at the Halifax.
“There has been a clear widening in the gap between southern England, particularly London, and the rest of the country over the past 20 years – a trend that has continued during the last five years.” But these ferocious upswings in property price that London has experienced have been very varied, depending on where you live. Here’s our list of key London boroughs and their average house prices five and ten years ago, based on data from both leading agent Chestertons and the Land Registry, in descending order of price. u

here is good demand for rental homes in Zone 1, both one and two bedroom apartments and larger apartments in modern blocks. Traditional areas such as Knightsbridge, Kensington, Mayfair and the West End are attracting wealthy corporates who enjoy the cache of a super prime address. Presentation is key and properties must be wellpresented and pristine throughout to compete with the wave of modern developments catching the attention of applicants. Landlords are recognising they must compete with these new builds and the standard of décor they provide. Viewing property videos online has become the norm, so a property must be instantly appealing to maximise the possibility of prospective tenants making an appointment for a viewing. By ensuring this high level of presentation and making sure their property is accurately priced, landlords are in the best position to secure a quick rental, particularly if they own a larger property which can take longer to let. Landlords are also getting to grips with recent tax changes such as the replacement of the
Much of this rental demand is fuelled by tenants who cannot afford to buy in the capital
Wear and Tear Allowance with a Replacement Furnishings Allowance, but so far we have not seen any concerns. There is a definite shift in the type of tenant now renting in London. Younger professionals aged 19-34 years are looking for smaller rental accommodation
– studios, one or two bedroom apartments, while enquiries are also on the increase for sharers looking for three bedroom apartments, but there must be a private bathroom for each bedroom. Much of this rental demand is fuelled by tenants who cannot
afford to buy in the capital. In 1985 buying a first home in London required a deposit of 25% of annual income – today it is 127%, while UK house prices increased by 10.8% in 2015, against a verage annual wage growth of 2.4%. This recent research by the Times and the Halifax showed that one in four British properties go up in value each year by more than its owner is paid after tax and it is not hard to see how buying a property is becoming increasingly out of reach for many Londoners. While renting is now a way of life in London, affordability still remains a priority. Strongest demand is for properties in the £575 - £1,000 per week price bracket but those on a tighter budget are looking at areas like West Kensington where rents are slightly cheaper and there are now some good quality new builds on offer. u
