he month of May has always been associated with festivities: May Day, the beginning of wedding season, Royal Ascot. This is perhaps because, in London at least, May is the first month when sitting outside doesn’t feel like a punishment. With this in mind we’ve decided to focus our beauty notes this month on pots and potions to best prepare a bride for her wedding day. See which new rose face cream is an absolute must on page 32. There are so many occasions to dress up for in May, giving your wardrobe a spring overhaul is a must. That’s why our fashion shoot this month focuses on statement pieces that raise the style stakes and instantly make an outfit unforgettable. Turn to

page 25 to see the Rosetta Getty trousers we can’t live without. Among the usual suspects (Chelsea Flower Show, the Cartier Queen’s Cup at Guards Polo Club) is a relative newcomer to the cultural landscape: London Craft Week. It may only be in its second year but it is already shaping up to be one of the best citywide events in the calendar. We choose our highlights on page 14. Our lead interview this month is with the enigmatic Carey Mulligan, who talks to us about keeping her life private and coming into her own as an actress. I hope you enjoy the issue. Ciao! ◆

elebrity couplings are wellpublicised affairs. From Posh and Becks to Brangelina, these millionaire marriages invite the media’s scrutiny as public and private lives become intertwined, often to the point where it’s difficult to discriminate between the two. For Carey Mulligan and her charttopping husband Marcus Mumford (of Mumford and Sons fame), the exact opposite is true: since marrying and starting a family together, the line between the public and the private has never been clearer. Mulligan has worked with a slew of celebrated directors including Steve McQueen, Baz Luhrmann and the Coen brothers, so she’s no stranger to the glitz and glamour of Hollywood. But away from the silver screen she has always been fiercely protective of her personal life – at times enigmatically passive; at others staunchly forthright in defence of her privacy. Mulligan’s breakthrough role came in 2009 as schoolgirl Jenny in Lone Sherfig’s

An Education. The character was similar in some ways to Mulligan herself (both excelled academically, for one thing) but the fame that came with the film’s success was, as Mulligan later told The Guardian, “all a bit terrifying”. Having confessed that she “doesn’t have a public persona”, the trials and tribulations of celebrity status, not to mention the ever-present paparazzi, were a constant “nightmare” for Mulligan. She struggled with photoshoots and award shows, once describing the Academy Awards as “overwhelming and glamourous and not really me at all” – and yet now, at the age of 30, it appears that this English rose is finally beginning to bloom. “I feel more sure of myself,” Mulligan says. “I was very reticent when I was younger but now I have greater confidence in my work and I’m much better at getting my view across when I’m speaking to directors. I used to be so shy that it made it difficult for me to enjoy whatever success I had, but now everything seems fabulous and promising… although there are still times
when I have to pinch myself to make sure that it’s not a dream!” Staying grounded as a Hollywood starlet is in itself a feat worthy of admiration. Both Mulligan and her husband have developed reputations based around their respective work, rather than any sense of tabloid scandal or over-inflated ego. Mulligan is of the opinion that “the minute you get to be like ‘look how famous I am’, you should give it up,” adding that as Mumford is “the only thing” that’s entirely hers, she does her best to keep their relationship “totally away” from the limelight. Family friend Sienna Miller has described Mulligan and Mumford’s marriage as “idyllic”. “They both come from very solid families and have a real sense of the life they want to live,” says Miller. “Marcus can headline Glastonbury and Carey can be nominated for however many Oscars, and then they come back to their farm and they’re in big woolly jumpers, raising piglets – it’s an amazing balance.” Mumford has been present in Mulligan’s life since they met at a church youth camp and became pen pals;

ARTS & CULTURE / PROFILE they reconnected in 2012 when they were both involved in the making of Inside Llewellyn Davis and were married in a matter of months. Mulligan told The Guardian that she feels “more settled and more secure than I’ve probably ever been” since getting hitched. For the girl who “had a great childhood” but “wasn’t ‘in the group’”, her marriage to Mumford has cemented her place within the upper echelons of British celebrity, regardless of whether that was her aim. Mulligan’s last cinematic outing was Suffragette, which she describes as a valuable opportunity to learn more about the history of feminism, a cause close to her heart. It was also a chance to work with “inspiring” fellow actors such as Meryl Streep. “It’s nothing new for me to admit that she’s my heroine,” says Mulligan. “It’s not just her incredible ability and talent; she also uses her position for notable causes.”
AWAY FROM THE SILVER SCREEN
she has always been FIERCELY, AND

Mulligan, too, has philanthropic interests. In 2010 she donated the Vionnet gown she wore on the red carpet of that year’s BAFTA ceremony to Oxfam in order to raise money for a series of women’s projects. In 2012 she became an ambassador for the Alzheimer’s Society; her grandmother’s dementia is one of the few elements of her family life that Mulligan discusses with the media. Speaking at a society event, Mulligan said she was “committed to helping the Alzheimer’s Society in any way” she could. “My family and I rely on the help of organisations like Alzheimer’s Society to help us understand the disease and guide us in the care of my grandmother,” Mulligan explained, adding that she thought it was “a privilege to meet so many people with dementia”. More recently, the actor has become involved in helping the charity War Child,

and has been vocal about the struggles faced by children in both the Democratic Republic of Congo and Syria, whose lives have been affected by war. For Mulligan, seeing the suffering of children who were around the same age as her own baby daughter Evelyn had a profound effect on her. “I look at my daughter and think, this is so exciting: you could be a doctor or a lawyer or an engineer,” she told ITV News in 2015. “These parents in Syria, they had those same feelings, and now that’s gone.” Such public comments about Evelyn, born in September last year, are exceedingly rare. Despite widespread speculation from the media and fans, Mulligan is committed to staying tight-lipped, saying that when people ask her “all the time” about her daughter, she demurely replies “Oh, I can’t, I’m sorry,” in what she describes as “a very British way”.
For Mulligan, who has seemingly made a habit out of taking regular breaks from the rigours of film-making, last year’s pregnancy and birth while starring in two movies, Far From the Madding Crowd and Suffragette, and the stage show Skylight was, by her own admission, “pretty stressful”. “Doing press with a tiny baby means timing has been very important and babies do what they want, which is a challenge,” Mulligan told The Mirror. She did, however, have a secret weapon when it came to juggling her duties as a celebrity and a mother: “It’s really helpful when you have Meryl Streep backstage at events, shouting at people on your behalf and telling them to hurry up because you have a nursing mother here!” To find out more about these charities visit l alzheimers.org.uk l warchild.org.uk

ondon Design Week, Fashion Week and events like Frieze Art Fair have long been part of the capital’s cultural landscape. It seems somewhat surprising therefore, that a Londonwide, five day festival celebrating makers and craftsmen should only be celebrating its second anniversary this year. Ranging from perfumers revealing how a world-class fragrance is developed to jewelers cutting and polishing diamonds, London Craft Week is an opportunity for anyone who has ever wondered what goes into producing a luxury product to get a glimpse behind the scenes. The show is not restricted to one area of London; venues as varied as Selfridges, Chelsea Physic Garden, Clerkenwell and the Royal Academy will all be taking part as well as several

ARTS & CULTURE / LONDON CRAFT WEEK Ever wondered what it takes to produce the fantastical costumes worn in TV series such as Game of Thrones or films like King Arthur? All will be revealed at Angel’s Costumers where visitors will get the opportunity to hear from the costume designers and jewellery makers who bring these mythical worlds to life. The unique tour of the legendary London costumers in Garrick Road will begin in the tailoring department where bespoke pieces are created for film, TV and theatre. Next up is the alterations section, where costumes are restored and altered to fit the specific requirements of the costume designer. The tour will then move to the cavernous Costume Warehouse, containing over eight miles of costume hanging rails with approximately one million individual items – sartorial heaven. In the City, award-winning engravers at Rebus in Hatton Garden (London’s famous jewellery quarter) will demonstrate how to produce the intricate

The world of cordwaining is not one that many are given the opportunity to explore, which is why the Sebastian Tarek Open Studio in Sunbury Workshops is not to be missed. The Australian-born, East London-based shoemaker has worked for the city’s finest shoemakers since 2003, creating work to satisfy the picky clientele of Savile Row and beyond. His talk will reveal the process of commissioning a pair of shoes from start to finish, using the very best materials and traditional techniques. The 18thgeneration shoe maker will also treat visitors to a demonstration in practical cordwaining. This is only a taste of what London Craft Week has to offer so, in the words of How To Spend It’s Charlotte Abrahams, ‘Whether your intention is to consume or simply converse, if you appreciate beauty and the value of craftsmanship, then London Craft Week is one of the month’s must-visit events.’

throughout the City and East London. Some of the highlights from the 70 events and the 350 makers taking part in year’s show include a behind-the-scenes gun factory tour at Holland and Holland on Harrow Road, NW10. Taking visitors on a journey through the many processes required to produce a quality firearm, the tour ends at the finishing ‘shops’ where bespoke sporting guns and rifles are made. The factory itself was built in 1898 and was designed so that the ‘actioners’ could use the morning light on one side of the building while engravers used the afternoon light.

ur designer to watch at the moment is Lauren Barfoot, alumni of fashion breeding ground, the Royal College of Art. Her collection of printed silk lounge- and resortwear under the label Holland Street (named for the street she grew up in, in Cambridge, not W8) absolutely oozes luxury. There are short, sassy kimonos and longer, elegant robes in various prints – our favourite being the Casati collection (kimono pictured above), inspired by the flamboyant Marchesa Luisa Casati, described by Barfoot as ‘a lavishly eccentric Italian heiress with a decadent passion for couture’. Because given that we can't all actually be the Marchesa, fabulous as she sounds, enveloping ourselves in the kind of silk she’d certainly have chosen can infuse our lives with a little of her sparkle. There’s also the Ikko collection, inspired by Japanese graphic designer Ikki Tanaka with contemporary floral designs, and Carmen Camellia, that fuses a British countryside feel with geometric flare and influences of Raoul Dufy, Paul Poiret and Collier Campbell. Everything comes beautifully packed and exquisitely finished, with stockists including Fenwick in Bond Street. Prices range from £189 to £275.u

pring is here once more and with it, the perfect excuse to shake up your style. Perhaps there’s a shorter ’do you’ve been eyeing up? Or maybe a colour that you’re dying to try out? If so, there are few salons that will treat your locks better than Blue Tit, Clapton. The salon has outposts in Peckham, Brockley, Dalston, Stratford and now Brixton, each of which have a distinct personality according to the area. The façade of the Clapton Branch is the epitome of shabby chic but without any of the cutesy Cath Kidston-ness that implies. The interior is all exposed brick, bleached, bare floorboards and lush greenery. Hanging industrial lights give the finishing touch. I am greeted warmly and immediately offered a coffee from the serious-looking coffee maker behind the ‘bar’. There is also beer on tap, or wine if you prefer, both of which are dispensed freely. I have come in for a chop, taking my reasonably long hair up to a sharp shoulderlength crop. I am also about to try out one of the salon’s signature treatments: flamboyage. This involves highlighting the hair at the ends in a natural-looking way to create texture and warmth. My wonderful colourist Luigi gets cracking and soon my lacklustre brunette has a honey sheen at the tips. Alexis, my stylist, then starts the cut which adds in a few layers to give my thin-ish hair some volume and movement and somehow sorts out my ever-present cowslick. The result is fantastic – edgy, amplified and, most important, it suits me perfectly. The only question isn’t whether I’ll be back but when. u

Ray Searle trials the ingenious Waterlase method at Pure Periodontics
G
um disease (or periodontitis) is no rarity, even in the our enlightened times, and if left untreated it can lead to bleeding gums, receding gums and even loss of teeth. I didn’t fancy any of that – but I can’t say I was much tempted by the traditional, surgical approaches to offsetting such problems, either. Which is why I booked an appointment with Pure Periodontics, specialists in nonsurgical periodontics and pioneers of the Waterlase treatment. Sukriti, the practice manager, made me feel at ease straight away with a friendly smile and a calming voice. Having studied psychology, she is looking at ways to help patients with the all-too common fear of the dentist. Dr Neesha Patel, the practice principal, is ranked among the best periodontists in London, having achieved the Specialist in Periodontics title from the General Dental Council and won awards in restorative dentistry and oral surgery. Dr Patel's expertise is second to none, and when she talks in so much detail
about periodontics, it's clear that she is enormously passionate about her job. Immediately I am sent for an x-ray to investigate the damage to my gums and bone mass – and the results are alarming. My gums are receding and I have lost some bone, leaving me at risk of losing teeth. A drastic measure and a healthy teeth and gum regimen is needed, so Dr Patel puts me on a six-month course of treatment beginning with a pain-free Waterlase treatment. I return every couple of months to see the dental hygienist to ensure that my gums are in tip-top condition. She explains exactly what she is doing and even shows me how to brush my teeth in the most effective way to keep the plaque away

and my gums in the best possible condition. It also helps that Pure Periodontics are experts in the field: my treatment was a walk in the park compared to experiences I’ve had in the past. I left the practice with a healthier, happier mouth to prove it – and I didn’t even need to be referred in order to benefit; I just called and booked an appointment. In fact, all adult patients of Pure Periodontics receive a comprehensive annual evaluation of their gums, helping to nip nasty problems in the bud. A modern and holistic approach to oral hygiene, and one well worth looking into. ◆

BEL-AIR Feel good fast food in Shoreditch
Wo r d s c at h e r i n e h a l e s
ringing a slice of sunny California to Shoreditch, Bel-Air specialises in healthy fast food. Since opening in 2014 they have become known for their substantial salads which are packed full of lean proteins and every type of veg imaginable. The boxes come in three different sizes and can be customised depending on individual tastes. Their spring menu, which launched in April, makes for a fantastic lunch option – especially if you can take the time to enjoy it in the sunshine. The tarragon yogurt chicken with crushed purple new potatoes with almond pesto is creamy and tender. The pesto contains chilies giving the whole dish a nice kick. My big salad box is a combination of Za’atar cauliflower with freekeh, spinach mint, fresh pomegranate and pomegranate molasses dressing, roast courgette - honey, nigella and goat’s curd dressing, spring herb crumb and salmon with green harissa. Though all delicious, the stars of the show are the cauliflower (flavourful with just the right amount of crunch) and the salmon (flaky and tangy). This is all topped off with a delightfully chewy cacao and peanut butter cookie. Perfection. ◆

orget sweet and sour chicken and egg fried rice, the menu at Chinese Laundry revolves around the lesser known delicacies of Northern China. Owned by Royal College of Art graduates Peiran Cong and Tontong Ren, the food and the decor are inspired by the duo’s upbringing in 1980s China; think net curtains and nick-nacks, omelettes and pancakes. Both kitsch and cute, it’s undoubtedly the coolest Chinese restaurant in London, which makes you wonder whether eating here will prove the old saying ‘style-over-substance’ correct. Thankfully, I can assure you it doesn’t. Unfamiliar with most of the menu, my friend and I ordered a feast of egg cõng yóu bing, big baozi, egg hug dumplings and pan fried mushrooms. We loved the cõng yóu bing; it’s a pan-fried, crispy, chewy multi-layer pancake folded over fried eggs
and homemade hot sauce. The enormous big baozis came and impressed with sweet caramalised pork belly and incredibly soft steamed buns. My favourite dish, however, was the egg hug dumpling. This is by far the oddest looking but most delicious plate, with pork dumplings cooked onto an omelette and topped with coriander, tomato, bacon, sesame and hot sauce. With an impressive cocktail list, one thing you’ve got to try is the popular traditional Chinese spirit, Baiju. Made from fermented sorghum, the drink is infused with various flavours. If that’s not your thing, then try the dirty laundry, which is chocolate-infused gin, dry vermouth, olive juice, cocoa powder and chocolate ice pop. ◆

hile Hollywood basks in all the fame and glamour of its motion picture heritage, Downtown LA is slowly but surely poised to snatch the limelight as it goes through a renaissance. Of the many districts that make up the Downtown area, the Historic Row played a significant role in the early 1900s, when Broadway was a buzzing mecca for entertainment. Post WWII, new opportunities lured businesses and residents into the suburban sprawl around West Hollywood, leaving this corner of Downtown and surrounding enclaves to succumb to urban decay. But that’s about to change, as maverick entrepreneurs and a community of local artists and denizens breath new life into its empty streets and spaces. Already, hip Angelenos and visitors are gravitating towards the offbeat Historic and Arts districts, invigorated by a burgeoning cultural scene, revival of architectural gems, luxury property development, and a spate of trendy eateries and retail hotspots. At the heart of this revitalisation initiative is the

iconic landmark. Across the street, the beautiful Eastern Columbia building went through a much-needed facelift to restore its original Art Deco turquoise terra cotta tiles, four-sided clock tower, and the ‘EASTERN’ neon sign above. A few blocks away, The Million Dollar Theatre, one of the oldest movie palaces in the country, is another symbol of Downtown LA’s Golden Age. The brainchild of showman and theatre impresario Sid Grauman of the Grauman Chinese Theatre fame, it was built with flamboyant details inspired Arts District Mural by the Spanish Churrigueresque Baroque style of the late 17th century. Historic Core’s Broadway Theatre District, The theatre opened in 1918, and in the 40s comprising 12 theatres spread across six became a venue for big bands and jazz blocks. Spearheading this movement is the performers, such as newly restored United Artists Theatre, Billie Holiday and Dizzy Gillespie. built in 1927 for the Maverick Film Studio Today, it’s a vibrant venue for film for luminaries Mary Pickford, Douglas screenings and multi-cultural evenings. The hotel played host to numerous VIPs, most notably The Beatles, during their first US tour back in 1964, and also featured in countless films and TV series. depots provided shelter and studio-cumgallery space. This bold move and the growing underground arts community that followed led to the area being officially designated in the mid-90s as the Arts District. Since then, building façades have served as canvasses for vibrant street art from local artists. Though still rough around the edges, this former industrial wasteland has not deterred a spate of trendy eateries and assorted enterprises from staking their claim. Its gritty backdrop and randomness are what give the place its eclectic edge. There are big plans for the Arts District, and deals are being inked to develop commercial projects and hotels, including a Soho House members’ club, Soho Warehouse. Back at the Historic District, every second Thursday of each month, art enthusiasts descend upon Spring and Main streets, between 2nd and 9th streets to take part in the Downtown Art Walk (downtownartwalk.org), a free event that celebrates local artists and businesses. Those who wish to explore public art in more detail join the Historic Core Mural Tour, a guided walk around the district’s back-doubles. The Broad (thebroad.org) on Bunker Hill opened last September to showcase an extensive collection of post-war and contemporary art from philanthropists Eli and Edythe Broad. Its honeycomb-style ‘veil-and-vault’ design complements the

quirky, avant-garde art installations from some of the world’s renowned artists – Jeff Koons, Roy Lichtenstein, Jean Michel Basquiat, John Ahearn and Takashi Murakami. Admission to The Broad is free, and just across the street are the Walt Disney Concert Hall and the Museum of Contemporary Art. There’s no stopping the growth and progress of Downtown LA, and this is an opportune time to experience a revolution where past and present are converging, cultural diversity flourishes and street art defines the very fabric of this historic metropolis. u

The L Club’s fitness facilities are exclusive to guests, and so is the lengthy rooftop pool. The friendly team at the lobby provides 24-hour concierge service. They’ll even walk your dog. u stayinglevel.com/los-angeles

B
asque Country is located in the Northernmost part of Spain and, despite its small size, has always been home to a great array of culture, architecture and gastronomy. However, it is not only Basque Country’s rich history and ancient language that has captured the imagination of tourists from Europe and beyond; this year Basque Country’s city Donostia - San Sebastian has been awarded the title European Capital of Culture 2016. And this is only one of many other events and attractions occurring this year... One of the most famous sights in the Basque Country’s largest city is the striking Guggenheim Bilbao. Designed by world renowned architect Frank Gehry, it boasts an enviable program which this summer will include Andy Warhol’s ‘Shadows’, ‘City Panoramas: The School of Paris 1900 - 1945’ and Louise Bourgeois ’Structures of Existence: The Cells’. But
this is not all there is to the city: the Ría (estuary) of Bilbao is the backbone of the metropolis, running from the Old Quarter to the Bizkaia Bridge. It is the central artery of the city and its sides are flanked by the newest parts of Bilbao and the oldest. A large element of the city’s identity is its constant reinvention, great examples of which are Ribera Market and the zone of Marzana and San Antón bridge with their cutting-edge bars and restaurants. As beautiful as Bilbao is though, it can’t compete with Donostia - San Sebastian, home to one of the world’s most ravishing bays, La Concha. The incredibly romantic city is also a gastronomic mecca, with more Michelin stars per square metre than anywhere else in the world. Also known as the Green City, Vitoria Gasteiz is famous for its lush, green spaces and its historic, almond-shaped city centre. Cathedral Santa Maria, the crown jewel of Vitoria Gasteiz, even provided inspiration for author Ken

Follet’s bestseller World Without End. If you are unable to jet off to Basque Country just yet, the next best thing is arriving in London this May. Sagardi is a Basque restaurant specialising in regional fare, including ‘nibbels’ and pinchos. Basque Country will also be taking part in the ‘Taste of London’ gastronomy event in June due to the great importance of food in Basque culture, so anyone keen to sample the excellent local cuisine and delicious wine from the noted Rioja Alavesa region should head to Regent’s Park from 17-19 June. Traditional and innovative, rural and urban, cultural and relaxing, small in area and large in personality: the Basque Country is a land of wonderful contradictions with something to offer every traveller. And it’s only a two hour flight away… ◆ NIBBELS

ravelling in style and comfort is an essential part of a weekend away; luckily, there are few cars as stylish and comfortable as the new Volvo XC90. The large SUV is a perfect mix of minimalist Scandi design, high-quality materials and practicality. The exterior is elegantly put together for such a big car while the interior is as luxurious as can be, boasting excellent Bowers & Wilkins speakers and an iPad-like screen in the console. All this, along with excellent safety features, smart steering and great handling make a journey in the Volvo XC90 a seriously enjoyable part of the trip. ◆

In the summer guests can enjoy the outdoor pool and those looking for a little more privacy can book the Croquet Pavilion, a cottage adjacent to the hotel. ◆

he Michelin-starred restaurant at Hambleton Hall has always been a draw in and of itself. During our stay we decide to indulge ourselves and choose the Tasting Menu for dinner. This begins with a fantastic concotion of mushroom, egg and bacon served in a tea cup and ends with an almond and amaretto soufflé that is lighter than air and comes accompanied by honey and quince ice cream. Each dish in between is truly excellent and the charming sommelier suggests pairings for every course. We retire, full and contented, wishing we could return tomorrow. ◆

HOMES & INTERIORS / SPOTLIGHT A one stop shop for homewares in the heart of Clerkenwell designs, ensuring that each handmade light comes in a choice of 21 colours and a variety of shapes and sizes. The new summer collection is fresh, bright and, as always, colourful, featuring almost cheeky designs with playful names like the Gobstopper Light. Similarly, Blackpop is the singular vision of one woman: Maxine Hall. She acts as both designer and director at the brand she launched at London Design Week in 2013 and specialises in opulent, textured fabrics and wallpapers with an almost punky feel. Maxine claims that this is a result of papering the walls of her bedroom with old newspapers when she

ach a distinctive new voice in interior design, British designers Blackpop and Curiousa & Curiousa have joined forces to open a one stop shop for homewares in the heart of Clerkenwell. No. 39 Amwell Street will see the eyecatching, hand-blown glass lighting designers Curiousa & Curiousa set against the backdrop of Blackpop’s vivid
and characterful fabric and wallpaper. So, where did these two brands spring from? Curiousa & Curiousa is the brainchild of Esther Patterson, a Derbyshire-dwelling designer who saw the trend in lighting leaning towards colourful statement pieces five years ago and founded Curiousa & Curiousa to anticipate the demand. She hasn’t looked back and in that time Liberty has become her sole retailer – until now. Esther prioritises the bespoke element of her

was 13 and enjoying the uneven, anarchic look. Winner of the Decorex Product of the Year Award 2015, there is more to the brand than wallpaper; the furniture is also incredibly bold and striking. Both will be launching a selection of luxury, contemporary, original designs at the new shop situated between creative hub Clerkenwell and smart, culture-rich Islington. Amwell Street itself is already well known by interior designers as the go to place for luxury fabrics, designer wallpapers and soft furnishings. With Timorous Beasties, Pigment & Patina and Northwood furnishings already populating the village style street, No 39 will fit in perfectly.

lerkenwell is home to more creative businesses and architects per square mile than anywhere else in the world. It follows, therefore, that Clerkenwell Design week has become one of the most important creative showcases in the cultural calendar. Every year, leading UK and international brands and companies are presented in a series of showroom events, exhibitions and special installations throughout the area. Now in its seventh year, the award-winning three day festival attracts tens of thousands of visitors and hundreds of exhibitors from established and recognisable brands to new and burgeoning talents. Although open to all, Clerkenwell Design Week’s programmed series of talks, discussions and debates have become a world-class arena in which to introduce and discuss new products, raise industry issues and network. If you want to meet like-minded, designobsessed people, CDW is the place to

Designers involved in the programme previously have included Michael Young, David Adjaye, Edward Barber and Jay Osgerby, Jake Dyson, Sebastian Cox, Todd Bracher, Patricia Urquiola. As always, the venues remain varied and unconventional; for instance, Icon’s House of Culture will be located in infamous nightclub Fabric for 2016 which will be a great opportunity for revellers to see the venue in the light of day, rather than at 2am on a Friday night. And the festival isn’t restricted to indoor spaces: every year CDW presents new design projects and street spectacles, commissioned specially for the festival and featured prominently around Clerkenwell. This is where the creativity of the festival really comes into its own, pushing the boundaries of design and craft. These installations are created to challenge visitors’ perception of design application, as well as to inspire and entertain them. Previous

participants include Cousins + Cousins architects, Studio Weave, Gruppe, Assemble, Monotype, OKAY Studio, Russ + Henshaw, Johnson Tiles, Grimshaw Architects, Sebastian Cox, Laura Ellen Bacon and more. Not just about interiors, Clerkenwell is also known for its abundance of architects, branding agencies and studios – several of which will throw open their doors and invite in the public for the duration of CDW, allowing a glimpse behind the scenes with interactive workshops, displays and installations. Yet another facet of the festival is Conversations at Clerkenwell, an opportunity to discuss innovations, issues and ideas with similarly impassioned industry professionals. It is also a fantastic place for amateur designers or those with an interest they wish to pursue to listen to talks by a host of high-calibre speakers exploring hot industry topics, including a series of salons curated by Dutch designer Ineke Hans. speakers have included The Campana Brothers, Ron Arad, Patricia Urquiola, Arik Levy, Professor Ben van Berkel. The wider programme includes a pop-up exhibition on the craft of contemporary goldsmithing, the launch of the Goldsmiths’ Centre’s new membership programme for those in the design field and a series of workshops bringing craft and making to life.

BOROUGH PRICE RISES %
THIS DUPLEX THREE BEDROOM APARTMENT IN BINA GARDENS, SOUTH KENSINGTON FEATURES INTERIOR DESIGNS BY GABHAN O’KEEFE AND IS ON THE MARKET FOR £3.5M WITH SAVILLS CHELSEA (020 7578 9000). FIVE YEARS AGO AN ALMOST IDENTICAL APARTMENT AROUND THE CORNER SOLD FOR £1.295M.
How crazy are house prices in London?
O
ur capital is famous across the world for its fast-rising and eye-watering house prices. The average in the capital recently reached £530,409 or nearly three times the UK average. And prices are rising fast - by 13.9% - which is considerably higher than most other regions outside London. Even more amazingly, there are currently almost 300 properties for sale in London over £10 million and combined, are worth a cool £3 billion. According to agent Savills, the value of London’s homes has risen in value by £650 billion since 2009 to £1.6 trillion, which is more than the value of all the housing in Scotland, Wales, Northern Ireland and the North of England combined. “With relatively low numbers of new homes being built, this increase is primarily due to higher prices being paid for existing homes,” says Neil Hudson of Savills Research.
“Increased competition in the mortgage lending market, stronger economic growth, demand from cash-only buyers, and a relative lack of appropriate homes for sale in the right locations, have all contributed to the average house price rising.” If you look back even further, the figures are even more gob smacking. If you had bought a home in London twenty years ago then, on average, it would have cost you £98,000 or 5.4 times less than today. First time buyers in London now have to find nearly as much (£91,400) just to put a deposit down, according to the Halifax. London’s unusual market is also revealed if you look at prices as a measure of square metres. Prices range from £11,635 per square metre in Kensington and Chelsea to £5,962 in Southwark. By comparison, the most expensive town outside London is Altrincham near Manchester at £2,446. “House price per square metre is a useful measure for house price comparison because it helps to adjust for differences in the size and type of properties between locations,” says Craig McKinlay, Mortgages Director at the Halifax.
“There has been a clear widening in the gap between southern England, particularly London, and the rest of the country over the past 20 years – a trend that has continued during the last five years.” But these ferocious upswings in property price that London has experienced have been very varied, depending on where you live. Here’s our list of key London boroughs and their average house prices five and ten years ago, based on data from both leading agent Chestertons and the Land Registry, in descending order of price. u

We let an eccentric artist studio on St Pancras Way. It was the epitome of urban living and was exceptionally stylish. Needless to say the property was not on the market for very long. ew HMO (Houses with Multiple Occupancies) licence regulations were introduced in the Camden borough in November 2015 and have made an immediate impact on the local lettings market. Although originally intended for larger properties, such as three to five bedroom houses typically let by students and professional sharers, this has also affected the two bedroom market. When sharers are looking to rent two bedroom properties as a couple

open minded landlords are stepping in accommodation, due to some landlords reluctance to apply for a licence. As tenants’ options become more limited, open

Due to the increased demand from tenants, these landlords ended up renting their properties incredibly quickly and at very strong prices. u

ental demand continues to grow, fuelled by tenants who either cannot afford to buy or prefer the flexibility of renting. With property prices here averaging £1M, many are diversifying their portfolios, looking to Zones 3 and 4 where prices are lower and yields higher. New developments like Kidderpore Green and West Hampstead Square are going to be sought-after and while sales prices are high, they offer the high spec that renters expect, so demand will be strong. Investors are also looking to areas like Colindale which is seeing dramatic transformation. u

For me the draw of working in local property is the wealth of history and interesting people. Each home tells the story of the person who has passed through it. I'm incredibly proud to become part of the Central Muswell Hill team at our newest of six North London offices. u
I’m a true local through and through. Having grown up on the Rookfields, I enjoy a very particular relationship with our clients there and in Priory Park. Our Park Road office has been home for many years, but I’m looking forward to a new office in the heart of Muswell Hill. u
Having worked for Prickett and Ellis for 14 years, I am delighted that we are opening the fabulous new office in Fortis Green Road to celebrate our 250 year anniversary. It is wonderful to be part of such a great company, one of the oldest privately owned estate agents in the country. u

IN THEIR OWN
WORDS
Adam Green LET TINGS MANAG ER Portico
REBECCA NOONAN
I
always wanted to be an Estate Agent. It’s a strange thing for a young boy to want to be, but it’s true. During my last year of college I had an interview with a local agent. The meeting went quite well until the gentleman asking the questions looked up and said “Adam, I’m looking at your CV. You’re a straight A student. You’ve been elected by your peers as Student Council President. You’re 17 years old. Why do you want to be an Estate Agent?” I didn’t really know the answer. “I tell you what…” he started, “Do me a favour. Go to university. Study something that you really love. Get some life experience. When you’re done, if you still want to be an agent, give me a call”. So I did. I spent the next three years of my life in Bath training as an actor, performing in national tours and setting up my own production company. In my final year I was given the responsibility of directing an entire production. This included managing budgets, devising schedules, running meetings and forever having my head in a book. The challenge that I enjoyed most
They place their trust in me to handle the biggest investment of their lives was managing a team of over 20 people; my peers entrusted me to direct their final production, a production which would affect the outcome of their degree, something which they had spent three years of their lives on. They trusted me with what was essentially the biggest investment of their lives. After I graduated I headed to where all budding actors and directors go, London. It was while I was flat hunting that my desire to become an Estate Agent once again re-established itself. Portico seemed like the perfect fit for me. I was fresh faced out of university, and Portico offered an award-winning training programme, excellent infrastructure and a solid history with a great ethos. I built a strong knowledge of the industry in Islington then in
Battersea, and earnt my ARLA qualifications. It wasn’t long before I was offered the role of Lettings Manager in Islington. It suited me perfectly; I know the area like the back of my hand, and I’m also a self-confessed foodie, so there is no lack of choice working along ‘Supper Street’. Essentially, the reason I wanted to be an Estate Agent is similar to the reason why I chose to do a degree in theatre. As the director of our final thesis production I had 100% accountability for the other student’s degrees. If I messed up, they messed up. Together we consulted with each other to develop a strategy and devise a plan. It was about working together, and building a sense of trust - and that’s what I love. This is what I do every day as a Lettings Manager. I meet new people and develop long-lasting relationships. They place their trust in me to handle the biggest investment of their lives, as did my fellow students when they trusted me with the result of their final degree. So if I was once again asked the question, “Why do you want to be an Estate Agent?” That is how I would answer. ◆

development of 165 one, two and three bedroom apartments and penthouses. This development has been designed by world-renowned architects and bounded by three iconic London landmarks - the Thames, the Tower of London and Tower Bridge. Due for completion in summer 2018, the development consists of two interconnected buildings, one of nine storeys and the other eleven storeys. Wrapped in glass, the buildings allow wide vistas of the Thames and London's skyline. The quality of the interior architecture, by Bowler James Brindley, is stunning, with views from every angle taken into consideration. Recessed balconies provide a seamless transition between the exterior and the interior of the buildings, while the generosity of glazing – over 80% of the building is glass – provides stunning panoramic views of the London skyline. u
