W
hen people talk about Chiswick, one of the first things they tend to bring up is its abundant community spirit. When we launched the first issue of Absolutely Chiswick one year ago, the neighbourhood took notice. Within days people were talking about the new launch and feedback was (predominantly) glowing. What’s more, people were picking it up… and responding! There are now many new additions to the Absolutely family (it’s amazing what can happen in a year) but there’s an enduring fondness for the Chiswick/West titles. Trust me, I’m not giving myself a pat on the back with this statement. Throughout the year I’ve had the pleasure of discovering the people who really make up this community; the diversity of which continuously takes me by surprise – from artists to entrepreneurs, to writers, actors, cake shop owners, chefs and independent book shop proprietors. And, of course you, the faithful reader. Thank you for your ongoing support. Speaking of businesses, this month we’re championing a few new ones; namely Drink Me Eat Me in Hammersmith and the recently launched Bush Hall Dining Rooms – though owners Emma and Charlie Raworth are no strangers to the cutthroat world of business. Michael Wale talks to the couple about their incredible professional successes and future plans for Uxbridge Road domination – plus we review the Dining Rooms on page 63. Over in Hammersmith, Drink Me Eat Me is the intriguing new concept eatery founded by photogenic couple Dar and Alexis. Hailing from the States, Dar adds a splash of LA mentality to the mix (think sushi and FroYo) resulting in a unique tea room-cum-vintage shop and gallery space – with a spattering of subversive ceramic art by Carrie Reichardt on the walls for good measure. To wrap things up for this very special month, our lead interview is with the one and only Sheila Hancock. A Chiswick resident for four decades, Sheila will be adopting the Essex twang (and gaudy gear) for her turn in new West End show, Barking in Essex. Sheila has a wicked sense of humour (look up her Room 101 rant about Chiswick post office on YouTube hilarious), and I can’t wait to see her don her leopard-print and get well and truly stuck in, Essex style. After returning to India, Aurobindo became involved in politics and took an active role in the movement against British government in India. However, in 1910 he moved to Pondicherry to devote himself to spiritual teaching; founding the Integral Yoga practice and later the Sri Aurobindo Ashram with spiritual collaborator Mirra Alfassa, AKA ‘The Mother’. 15

The restive Raworths bringing quality to the Bush, reports Michael Wale
O
ne by one, Charlie Raworth and his business partner and wife Emma have progressed up the Uxbridge Road, at a business and personal cost of over £2m. First there was the Music House for Children, where those who had a child in West or South West London hired a teacher to come to their house for one-to-one lessons. Emma Hutchinson (her professional name) was a music teacher, and still is for that matter. So that was her idea. Then husband Charlie looked at the next door ageing snooker hall and, reflecting his past life in television and making pop music videos, saw a music venue of the future. This became their second business venture with the launch of the Bush Hall. Lastly, a few months ago, came the joining of both of their ideas: Bush Hall Dining Rooms, which became the third of their businesses. The Dining Rooms is just what it says, with its kitchens becoming a built-in link to their other earlier businesses,
supplying all the catering needed. Meeting the Raworths together their answers to questions merge. Mostly they agree as when they reveal their first move all those years back was to buy the freeholds of all the properties they now own. Charlie takes up the conversation: ‘Emma and myself have collectively taken on the entrepreneurial aspect of things. It was easier in 2003 than in 2011-2012. It’s never easy to get money out of a bank, but there was much more speculation going on when we started out. Since the dark days of 2008 came on us it’s nearly impossible to find lending schemes. So you have to suffer the costs of changing banks and financiers. We changed in 2003 and again in 2012. What you have to get across is the perceived venture. If you talk about music, entertainment and then a restaurant.’ Emma joins in: ‘Either they say; “how do you do it’? Or “you’re crazy”.’ Charlie emphasises that one element any business needs is a bit of luck. ‘If you go into something with confidence you can get lucky’. In fact it arrived not once but twice.

The first time, and just at the moment he needed it. It came in the person of Michael Stipe, songwriter and lead singer with the band R.E.M, who saw the Bush Hall’s website when he was in New York and told his record company Warner that it would make an ideal venue for them doing a showcase gig. So the Bush Hall took off with famous groups such as R.E.M, Mark Knopfler and Chris Rea and rising stars like Adele and Amy Winehouse appearing at the 425 capacity venue. Then along came another piece of luck with the decision by Fulham Football Club to play at the nearby Queens Park Rangers ground for two years, while their own stadium was developed. Charlie says: ‘We did Fulham’s corporate hospitality for two years, because they wanted some place away from the QPR ground to entertain their clients. It got us into realising that it was a profitable area to do.’ By 2008 the music market had dipped, and their luck turned downwards as the gig market narrowed. However, it was to make Charlie rethink his business model and decide

It was to pay off, as he recalls early career appearances of artists when they were hardly known such as Lily Allen, Florence and the Machine and Kings of Leon. More recently, during the summer, they launched The Dining Rooms on the site of the old Harp Café, which had provided a greasy spoon diet in the Bush forever. In the great days of QPR’s past, when the players were hardly paid any money, the players used to lunch almost daily at The Harp, with their great star of the day Rodney Marsh
standing outside on the pavement. The Dining Rooms is very different where in fact the expensively paid stars of today would feel much more at home. Both Emma and Charlie have always been interested in food. Emma actually waitressed for a while, whilst Charlie is keen on cooking, although never professionally. He admits: ‘We thought “Let’s have a restaurant.” Crazy idea, but it fitted in with all we were doing. And before we’ve always had to pay for the catering at events we stage, so why not do it ourselves?’ So The Dining Rooms, serving modern British food, with the emphasis on the quality of the ingredients was born. Somehow I’m sure that is not the end of the restive Raworth’s business empire. Well, yes they are just stripping out the Music House, so that there will be new music studio and teaching rooms. But I’m sure something else will follow in due course, as they take the Bush on an upwards journey bushhallmusic.co.uk 17

Alexis wanted a pretty place, one where she would like to spend all of her birthdays (and unbirthdays too!). It would be filled with ‘gorgeous little things’ such as mismatched china, vintage gifts, yummy homemade cakes, loose leaf teas – all very British. While travelling the States (from where Dar hails) together, we developed a secret obsession – midnight runs to frozen yogurt bars, where we got to rule and create our own concoctions. On our return to the UK, we decided that all good afternoon tea parlours should also offer frozen yogurt, great coffee and sushi! And so the quirky ‘treat boutique’ was born.

heila Hancock turned 80 earlier this year. This thought is at the back of my mind as I talk to her, but any questions concerning her longevity, or mention of the dreaded ‘showing no signs of slowing down’ cliché seem in bad taste – not to mention horribly patronising. There are occasional hints of a woman 50 odd years my senior in the way she doesn’t mince her words (‘everything matters less when you get older’ she laughs) and occasional dates and names slip her mind, but she isn’t fazed by such petty things and from the start she’s articulate, impassioned and devilishly witty. Sheila is set to return to the stage this autumn in the premier of Barking in Essex, starring alongside madcap comedian Lee Evans and a cast of Britain’s finest, including Montserrat Lombard, Karl Johnson and Keeley Hawes – who previously worked with Sheila in TV film After Thomas. At the time of our interview, rehearsals haven’t yet begun, but the movie-like trailer on the official website provides an insight into the gaudy Barking world; Sheila clad in Pat Butcher-esque fur coat and leopard print, sporting a mop of peroxide curls. With Britain’s enduring guilty pleasure obsession
with all things Essex, it would be easy to assume that Barking in Essex jumps on the TOWIE bandwagon. This is, however, the premiere of acclaimed playwright Clive Exton’s final work, written a whole five years prior to TOWIE mania, just two years before Exton’s death in 2007. Sheila likens the play
‘Barking in Essex has got the worst language of any play that’s ever been seen in the West End.’ to the work of controversial 1960s writer Joe Orton, and notes that it is very contemporary and topical, depicting a celebrity world and ‘ripping it apart to show it in all its awfulness.’ ‘The fi rst thing I have to say is that Barking in Essex has got the worst language of any play that’s ever been seen in the West End.’ Sheila says, warning potential viewers of a sensitive nature to avoid it. ‘I’ve never
been bothered by bad language anyway,’ she adds with nonchalance, ‘and I think it’s almost poetic with its use of language.’ Fans of the Laurence Olivier Award winning actress may raise an eyebrow at Sheila’s portrayal of the formidable Emmie Packer, the matriarchal head of a dysfunctional Essex gangster family, who she describes as ‘irredeemably awful. A dreadful, dreadful woman,’ but Sheila is no stranger to comedic roles (nor adopting the east end twang). Regardless, I ask if this particular character is quite a departure for her. ‘Oh no,’ she says unequivocally, ’I played a similar character in The Anniversary, though not so excessive, but from The Cherry Orchard to Shakespeare to anything else, the approach is always the same. You just study the part and background – you’re in the hands of the writer. The writer’s material appeals to the audience and you do it as well as you possibly can.’ Born in the Isle of Wight in 1933, Sheila’s childhood was rocked by the upheaval of World War II and evacuation, but she and her family eventually settled in King’s Cross and Sheila went on to win a scholarship to the RADA. Her acting career began in repertory theatre, which she acknowledges as a more

forgiving environment than the cutthroat acting world of today, as well as being an invaluable learning curve. ‘Back then you could make terrible mistakes and fail bitterly and no one took any notice.’ She says of her early experiences, ‘the local audiences would be very tolerant and you learned your job on the hoof, as it were.’ Though she claims to have no preference when it comes to theatre, film or television, Sheila is a stage veteran and enthuses the importance of treading the boards for budding actors – ‘I suppose the most important thread for any actor is to keep their theatre work going because that’s what brings you into direct contact with the audience – it’s very easy to get removed from your audience when you only do film or TV.’ It would be wise to take heed of Sheila’s advice. As an actress, she’s covered everything from Shakespeare to Carry On fi lms, with a stint as the notorious Mrs Lovett in Sweeney Todd on stage, as well as a year playing the Mother Superior in Sister Act to boot. ‘I never stop working,’ she quips during our conversation, and it’s this steely drive and love of her craft that has seen her pursue numerous other creative outlets including radio and documentaries, and she can even lay claim to being the fi rst female artistic director at the RSC. ‘I’m very privileged to have such a varied career’ she acknowledges with humility, ‘I do lots of things. Now writing is a great passion.’ Sheila has published two books, The Two of Us – an autobiographical account of her life with actor husband John Thaw – and Just Me, which documents the aftermath of his untimely death in 2002. For all of Sheila’s immeasurable professional successes, she
has faced an incredible amount of personal tragedies; losing two husbands to cancer and battling breast cancer herself in the 1980s. There is no air of the fragile widow about her, however, and during our chat we do not discuss these dark times; never mentioning John, nor any catharsis she found in writing their story. In fact, Sheila is quite cagey with details on her new book, her fi rst novel, which is currently in the fi nal editing stages and due for release next year, but she clearly relished the challenge of writing it. ‘I’m quite well read so I know a lot about novels, but it’s a whole different kettle of fish when you sit down and try and write one!’ She says with a laugh, ‘I didn’t go to university or anything like that so I feel quite inferior to attempt it, but I’ve thoroughly enjoyed it and I really want to go on writing more.’ We end our conversation by talking about our shared love of London. Sheila has lived in the Chiswick area for 40 years and currently resides along the river in Hammersmith. ‘We’re so lucky that we have every type of restaurant and shop, the river, parks...’ She enthuses, ‘Ravenscourt Park is one of the most beautiful town parks. I took my children there and now I take my grandchildren there.’ Like many Chiswick residents, Sheila champions the many local, independent shops – noting that they’re a rarity in contemporary London ‘with all the wretched supermarkets.’ She describes herself as ‘desolate’ that Andreas Veg has disappeared from Turnham Green Terrace, but just as we’re contemplating its relocation, Sheila’s PR steps in to wrap things up and with that, I leave her to the rest of her day. Opting out?
Concern about Michael Gove’s reforms to the education system have led many of our leading private schools to drop our A-levels for international alternatives. Amanda Constance reports on a growing backlash
I
t hasn’t been a good summer for Michael Gove. The education secretary has already faced a surge of criticism over his reforms but now some of our most elite private schools are dumping A-levels for an international alternative in protest at the changes. During the summer, members of the Headmaster’s and Headmistress’ Conference (HMC) – which represents top private schools such as Eton, Harrow and Winchester – spoke out against the ‘huge gamble’ Gove was taking with A-level reform. From 2015, AS-levels are to be separated from full A-levels to form a qualification in their own right. In England new linear A-levels where all assessment takes place at the end of two year courses will replace the modular system. The education secretary has said he wants to end the constant treadmill of exams and he expects the change to lead to a ‘revival of the art of deep thought’. But many don’t agree. Andrew Grant, a former HMC chair and head of St Albans School, Hertfordshire, said he was concerned that Mr Gove was ‘throwing the baby out with the bathwater’ by de-coupling AS and A levels and said he was looking for alternatives for his school. ‘I know I am speaking for many of my colleagues in HMC when I say we will look for a way of continuing the AS level system,’ he told the TES. ‘We at St Albans School are looking very, very
seriously at International A-levels because we feel there is a tremendous value in the feedback provided by AS levels at the halfway point.’ He isn’t the only one. Many other independent heads were looking at making the switch. In all, 72 schools entered pupils for International A-levels this summer but it is believed numbers could soar in coming years. It isn’t just the international A-levels that are being used by private schools. More pupils are taking the Cambridge Pre-U, which is seen as a return to traditional, rigorous A-level study, and the International Baccalaureate diploma is increasingly popular. 99 British schools have pupils taking the Pre-U this year and 188 offer the IB. Tim Hands, incoming HMC chairman and master of Magdalen College School, Oxford, said: ‘There is concern about the nature of the reform but there is much more concern about the pace.’ Many teachers have already decried the government for breaking its pledge to trial the revamped A-levels before they are taken by tens of thousands of young people in less than two year’s time. And it isn’t just A-levels. Last month it was revealed that almost 2,700 secondary schools now offer the International GCSE amid fears over falling standards in mainstream qualifications and reforms planned for 2015, the same year as changes to A-levels.
It is believed that around six-in-10 state and private schools across the UK are teaching the course in at least one subject. Other independent schools such as Sevenoaks in Kent and Bedales in Hampshire are going a step further by devising their own in-house alternatives to GCSEs. The huge shift towards IGCSEs follows a Coalition decision to scrap rules imposed under Labour that effectively barred state schools in England from offering them as an alternative qualification. So are private schools just opting out of Gove’s reforms? The Coalition has insisted that it is addressing major concerns over the standards by moving towards rigorous end-of-course exams and asking elite universities to help write course syllabuses. But Ed Elliott, head of The Perse School, Cambridge, said many schools were unwilling to wait for the reforms or risk them being reversed by a future Labour administration. The school offers the Pre-U in psychology, music, physics and chemistry and will move towards the International A-level in biology from this month. ‘The Perse does not want to be part of a game of political ping pong which will destabilise the exam system to the disadvantage of students,’ he said. ‘By sitting international qualifications we can take a ‘wait and see’ approach to UK domestic exam reform, whilst ensuring our pupils benefit from studying proven, rigorous and internationally recognised qualifications free from political interference.’

Gemma Billington gets a ‘mole map’ at The MediSpa When I was little I hated my freckles and wanted nothing more than a clear complexion, but I’ve grown to love them in my adult years, along with my Celtic pale skin and auburn hair. It was therefore unpleasant to hear them referred to as ‘sun damage’, as I believed, in my naivety, that freckles were something that you were born with. But sun damage they are, and as I’ve got older, I’ve become acquainted with the spattering of moles over my body and take care to use a high SPF and note any changes in appearance. But what if, one day, I notice that one looks slightly darker or is more raised than before? Do I bother my GP over minor concerns? Step in doctor Bela Horvath, resident consultant dermatologist at The Park Club’s MediSpa. His ‘mole mapping’ services are a great way to alleviate any worries and have your skin checked over thoroughly. At the consultation, each mole was flagged up and photographed in various close-up stages, ready to be sent on to a further team of specialists to be analysed. Sure enough, a detailed and personal report arrived at my house just a week later. Thankfully, everything was completely normal, and I’ve been advised to return in a year. For many, the holiday season is over, and for those that let their hair down and, shall we say, over indulged a little too much whilst they were away, then now may well be the time to adhere to a very simple mantra: ‘eat well and take regular exercise.’ However, even with the best of intentions, it’s still hard to keep to this simple mantra, isn’t it? In modern society we are constantly juggling work, social lives, finances, family and relationships, it is often a regular exercise regime and a healthy diet that proves a step too far. Too confusing, too hard, too time consuming and, let’s face it, easy to ignore, nutrition and exercise are aspects of everyday life in which we could all do with a little help. We recognise these challenges at our clubs and provide members with expert guidance and regular one -to-one contact, combined with the latest in fitness technology, to make the process of maintaining and improving personal well-being easier to manage, understand, and achieve.
BALANCE IS THE KEY Here at The Hogarth and The Park Club, we have adopted the concept of Wellness, defined as ‘a balance of mind, body and spirit that results in an overall feeling of wellbeing.’ The key to that statement is balance. Not only do we consider it our job to guide you inside the gym, we also undertake to guide you outside the gym to help you achieve this balance because, after all, there is more to life than eating chicken salad and pounding the treadmill!
STARTING ON THE RIGHT PATH From the moment you walk through the doors of the Hogarth, you have at your disposal the support and expert guidance of a highly qualified personal trainer. Beginning with an initial Wellness gym consultation, where your goals,
challenges, exercise background and lifestyle are discussed, members are guided through another four one-to-one training sessions in which a highly personalised routine is designed. This one-to-one time is vital not only to explain, repeat, feedback, tweak and perfect the gym routine, but also to discuss other important areas such as activity outside the gym and nutrition – aspects which come together to form a fuller picture of Wellness. Remember, true Wellness is only achieved with balance, so perhaps a stroll along the river in the sunshine on a Sunday afternoon, instead of a gym session, could be more beneficial to your long term success?
THE ‘KEY’ TO SUCCESS Many people feel lost in the gym environment, lacking direction with a general feeling of ‘doing the wrong thing’. Using the latest in gym technology, members of the Hogarth carry their workout information with them on a special ‘Wellness Key’, which can be inserted into any machine, providing the user with information such as the correct weight to use, the number of repetitions, or the resistance level and time on an exercise bike. Not only does this give the user confidence, it also stores all your exercise results, such as calories burned, weight lifted or distance covered, so that a review can be conducted by a trainer and goals/targets adjusted accordingly. This is just one example of how we use technology to make things easier to manage.
REGULAR CONTACT Regular contact between our members and trainers is a major focus at the Hogarth. In addition to the five sessions at the beginning of a member’s Wellness journey, members are also entitled to one complimentary session every month in which progress can be discussed, technique and form checked and goals reassessed. It is this regular
contact that we believe keeps our members engaged in their routine and confident to continue. Yet we go one stage further, understanding that not everyone will be able to arrange one-to-one sessions around their busy lifestyles: using our ‘Coach’ application, our trainers are able to stay in regular contact with members wherever they may be, by sending and receiving messages through the members Wellness Account. If you’ve had a period of inactivity on your account, you can expect an email from one of our trainers to make sure everything is okay!
STAYING CONNECTED With all the gadgets we have at our disposal these days, there really is no excuse not to stay connected with your club and trainer. You can use your smart phone to access your Wellness account wherever you are, be it on the train, on an overseas work trip or even in the pub! In a hotel gym and need your routine? No problem! Why not use your laptop or tablet to register physical activity from home, such as a game of tennis or a cycle around the park? You can even go one step further and attach the Technogym MyWellness key to your hip before going for that Sunday stroll and download the information when you get home, recording the calories burned even through you have not stepped through the gym doors! And of course, if all this technology is too much, simple face-to-face time is always available from our welcoming and knowledgeable staff. The Low-Down
A pain-free, non-surgical alternative to removing any stubborn, unwanted fat, the i-Lipo machine uses a cool laser which disrupts the fat cell membranes (without harming the skin) causing the cells to break down and kick-start fat loss. Attaching plastic blocks emitting the laser over my stomach area, my friendly and helpful therapist leaves me alone to relax for the next ten minutes and as I flick through the latest copy of Heat, the steady beeping of the machine is the only reminder that the treatment is taking place. This effortless experience is followed-up by an invigorating machine suction massage, stimulating further the breakdown of fatty tissues with a hoover-like motion. This is slightly uncomfortable, however the abundance of cooling gel applied to the area relieves the skin. I am then re-measured and offered a post-treatment workout in their exclusive, spatious gym next door.
The Results
I am often dubious when I hear the words ‘instant weight-loss’ being put out there so liberally nowadays, but immediately after the first treatment I was shocked at measuring two centimetres smaller around my stomach prior to the workout, (and another two were lost in the following treatment a few days later!). Eight sessions are advised, alongside exercise and a healthy diet. it’s clear to see how the laser liposuction assists and drives instant, pain-free results. Who knew such an easy alternative to surgery existed?

Make, Do and Mend Gemma Billington meets Hammersmith-based furniture makers Sam Costello and Greg Welch
P
ersonally, I’ve always admired people who are good with their hands, so it’s a bit of a treat to see the workshop of furniture makers Sam Costello and Greg Welch in full swing. Their business, Costello & Welch, is based in a quirky unit under Stamford Brook Arches, complete with the District line tube thundering overhead. ‘I always knew that this was the industry that I wanted to be in,’ says Greg, as we settle into the petite upstairs office space with a mug of tea. Greg studied contemporary design and specialised in furniture at university, whereas Sam’s background is in fine art and he at one stage had aspirations to become a painter. It was during his six years working in furniture restoration, however, that Sam began to notice that requests for specialist furniture were becoming more and more common – and hence he saw a distinct
gap in the market. Friends since school, Sam and Greg bit the bullet and combined their expertise to form Costello & Welch in 2007. The pair work in the studio daily; Greg making the furniture and Sam adding the final touches with artistic finishes. Costello & Welch has a number of beautiful pieces on their books – mirrors, sideboards, tables and cabinets – each painstakingly made by hand, though they are currently working on their first collection of ‘ready to buy’ pieces. Rather than feeling stifled by client requests, I get the impression that the pair enjoy collaborating with people and they admit that their customers have

‘imagination’ and enjoy being part of the creative process. I ask if there have ever been any odd or outlandish requests? ‘Those are our good clients!’ Sam responds, with a laugh. It’s refreshing to talk to Sam and Greg because there is a distinct lack of any pretension; they’re just two guys who are very good at what they do and enjoy doing it. When I ask what his favourite materials to work with are, Greg thinks for a moment before

confessing that it’s humble MDF. ‘It gets a bit of a bad rep,’ he admits, ‘but MDF doesn’t warp and it does exactly what you need it to do. It’s an effective way of creating nice shapes.’ Rather than trying to emulate a specific designer or follow a particular school of thought (‘I don’t have a favourite designer or anything like that’, Greg admits), it is the process and working with materials that is their motivation. Greg says: ‘It’s quality and details that I like, and that doesn’t have to be furniture related – you can see it in other areas of design like packaging and fonts... I find it really interesting.’ Sam is similarly minded, saying that, ‘as long as I can get messy and covered in paint, I’m happy.’ There is an inherent charm in something handmade from scratch. There’s a huge amount of passion and dedication involved, but enjoyment is arguably the most important element. It’s hard not to be won over by Sam and Greg. Businesses love to throw the word ‘bespoke’ around, but few can truly stick to their principles. With Costello & Welch, what you see is what you get, and the results speak for themselves. An extension is a great way to add value. Prices will vary depending on the work you carry out, but as a guide: • Redesigning work is likely to cost £500-£800 per m². • Converting a garage will cost £950£1,250 per m². • A basic extension will cost from £1,050-£1,450 per m². • A more individual extension with bespoke windows and doors will cost £1,450-£1,850 per m². • Cellar conversions cost £950-£1,150 per m². • New basement extensions cost £2,500-£4,000 per m². Your selection of materials, fixtures and fittings will have a very big influence on the final cost – especially your choice of kitchen and bathroom fittings and flooring.

Typical costs for conversion of existing space range from £900- £1,400/m2. Compare this cost with the average value of property in your area to see if it’s a worthwhile project. Loft, garage and cellar conversions don’t usually need planning permission, depending on their design, but there are restrictions in Conservation Areas and National Parks etc, so always contact the planning department
THINK VERTICALLY
When looking at room layout options most people only think of their space horizontally and ignore opportunities to make more of space by thinking vertically. Simple ideas like fitting high level storage can make a big difference in freeing up space elsewhere. A bedroom with a tall ceiling could accommodate a desk with a raised sleeping platform above it, freeing up valuable floorspace. Fold down furniture such as a desk or dining table, or a bed are great ideas where space is really tight: when not in use they fold up into a pocket

on the wall. Where a room has a loft space above it, removing the existing ceiling and incorporating the roofspace can create a dramatic double height vaulted ceiling feature. If the room is large enough, it could have mezzanine gallery above as part of it, reached by a space efficient spiral staircase, ideal for an en-suite bathroom, home office or sleeping platform.
RE-USE REDUNDANT SPACE
Sometimes lowering the existing floor level or raising the ceiling height can transform the amount of headroom available, making a cellar or attic space more practical for everyday use as living space. In a period property, there are often features that are completely redundant or which can be replaced by more space-efficient modern alternatives. The chimney is a classic case: many older houses have fi replaces in each room and several chimney breasts taking up a lot of volume. In a small terraced house or flat, removing a disused chimney can free up a significant amount of space, making way for storage or other features. The cost of removing a chimney ranges from £1,800-£2,800 depending on size
and height. In a flat, always check the flue is not in use with your neighbours. The hot water cylinder and hot and cold water storage tanks can take up a lot of space, but in many areas providing the mains water pressure is three bar or above, they can all be dispensed with and replaced by a modern space- and energy-efficient combination boiler. A ‘combi’ boiler is fed direct from the mains and produces instant hot water on demand. It’s important to get the size right though – especially if you have more than one bathroom in your home. Trick yourself into thinking that you have more space than you actually do. Light colours on the walls will brighten rooms and make them appear larger while dark walls draw the eye inwards and immediately shrink even the biggest of rooms. While you have a brush in your hand paint your ceilings white, or off white – it will make your rooms look taller. The easiest and cheapest illusion is to simply add a mirror. It will work by reflecting your space to effectively double its size. Fitting the same floor fi nish throughout your home creates a connection between rooms and makes them flow together as one, adding the illusion of more space, especially if a lighter
colour material is chosen. Adding French doors, patio doors of folding sliding doors creates a relationship between inside and out, creating the opportunity to expand your living space outside onto a deck or patio area – forming an ‘outside room’. Other options include adding more storage to remove clutter; selecting smaller format furniture items and improving lighting. Labour costs represents between half to two thirds of the budget for a typical home improvement project, so if you can do some of the work yourself, there is great scope to make savings here. The easiest tasks to take on are labouring, decorating and landscaping, followed by some of the ‘second fi x’ trades such as fitting bathrooms and kitchens, tiling fi xing architrave and skirting etc. Be careful only to take on work you have the time and skills to complete effectively. Read up and don’t rush in, as poor workmanship and wasted materials can make DIY a false economy. Lawns often get overlooked during the year and since it has been hot and dry this summer, lawns will benefit from a little TLC to ensure that they are lush and green again next year. The simplest solution to a congested, dense lawn is to scarify the thatch out with a lawn rake and stab the surface with a fork down to the base of the tines every 300mm or so. These holes aid aeration which helps the lawn breath and the roots grow, thereby creating stronger top growth. Specific top dressings for the type of lawn you might have are readily available in all good garden centres, but do read the instructions carefully as the prescriptions vary. If the top dressing does not contain a feed then a high potassium feed rather than a nitrogen one will benefit the new root growth. W
hen the normally acid-tongued journalist Grace Dent admitted to being ‘rather smitten’ with the new Bush Hall Dining Rooms in her Evening Standard food column, my interest (or rather, curiosity) reached its pinnacle. In fact, I was surprised it had taken me so long to mosey on down to the recently opened eatery. The one-time greasy spoon is now the latest string to husband-and-wife entrepreneurial team Charlie and Emma Raworth’s bow (see our Bush Hall special on page 16). The menu boasts contemporary British fare, but it’s the achingly hip interior, reminiscent of Portobello Road’s Electric Diner, that’s the real allure. Think plush red leather booths, chequered floor and reclaimed style furniture, complete with a cool indie soundtrack playing subtly in the background. It’s very well suited to its position nextdoor to the Bush Hall music venue.
We’re sat in prime position at the cosy window table right at the front of the restaurant; perfect for spotting the hoards of people gawping inside and looking longingly at the menu. I’m off the alcohol tonight so start with a refreshing elderflower fizz, and we’re in good hands with the friendly and attentive staff. In her review, Miss Dent had praised the healthy portion sizes (‘all hail proper dinner’) and you’ll certainly be well fed at the Dining Rooms. My duck egg and asparagus soldier starter was simple yet delicious, and my partner had an unusual chilled melon, chili, lime and mint soup which certainly won’t appeal to every taste, but was a brave and punchy number that served to bewilder on all levels: a cold soup with enough chili kick to make the eyes water. The metal tray of fresh, floury white bread stayed throughout our courses (it’s a real bugbear of mine when the bread is swiftly
whisked away from your table before you know it) and our mains were a real triumph. I chose the haddock and cod fishcake with baby spinach and saffron aioli from the specials board. Don’t let the singular ‘cake’ fool you, it was positively whopping in size with lashings of tangy aioli. My partner was completely bowled over by his rack of lamb with pistachio crust, which was tender and cooked to perfection and served in simple fashion with peas and new potatoes. To round off the evening we shared a grown-up and berry-laden knickerbocker glory with not a marshmallow or hundred and thousand in sight (a good thing, in my opinion). Spooning our dessert lazily in the warm glow of the evening with passers-by looking in at us almost felt like a cheesy scene from a movie, and The Bush Hall Dining Rooms has enough charm and culinary clout to become a proper Uxbridge Road classic. Here’s looking forward to the next Raworth venture.

Za’atar crusted prawns with a bulghar wheat and herb salad Serves 4
20 raw prawns 2–3 tbsp olive oil 3–4 tbsp za’atar ½ tbsp plain flour Salt and freshly ground black pepper
For the salad
100g bulghar wheat 1 red onion 1 tbsp olive oil 1 pomegranate ½ cucumber ½ bunch of dill Bunch of flat-leaf parsley ¼ bunch of mint

1 lemon 1 orange 5 tbsp olive oil Pinch of ground sumac 1/2-1 tsp clear honey

1. Peel the prawns, leaving the tail tip intact. Carefully remove the intestinal tract, then set aside in the fridge.
drain the onion of excess oil and transfer to a large bowl. Heat the oven to 120°C/gas mark.
2. For the salad, prepare the bulghar wheat by putting in a small saucepan and adding enough water to come 3cm above the level of the wheat. Simmer, uncovered, over a medium heat until just tender, about 10 minutes. When tender, drain and scatter over a tray lined with kitchen paper, then cover with kitchen paper to absorb the moisture.
4 . Halve the pomegranate and extract the seeds by holding the halved pomegranate cut side down over a bowl and carefully hitting the pomegranate on the skin side with a rolling pin. Cut the cucumber in half lengthways, deseed by scraping the length with a teaspoon, then finely dice. Pick the herbs into sprigs or very coarsely chop. Add all these ingredients to the onion.
3. Meanwhile, halve, peel and finely slice the onion. Heat the olive oil in a frying pan over and add the onion. Cook gently until the onion is just starting to soften, then increase the heat and allow it to brown a little. Remove from the heat,

Mix the za’atar and flour with some salt and pepper in a large bowl. Dry the prawns and add them to the bowl. Toss in the za’atar mix to coat. 8. Fry the prawns in batches until pink and the tails have curled, 3–4 minutes. Keep the cooked prawns warm in the low oven while you fry the rest, adding 1 tbsp oil to the pan for each batch. 9. Add the dressing to the salad and toss together. Divide the salad between 4 shallow bowls and arrange the prawns on top. Serve with the lemon wedges. 68

Cherry clafoutis Serves 4
350–400g sweet black cherries 4 tbsp Kirsch 1/2 vanilla pod 150ml milk 100ml double cream 4 eggs 120–140g caster sugar, to taste, plus extra to sprinkle 20g plain flour Pinch of salt 10g butter, to grease
1. Heat the oven to 180ºC/gas mark 4. 2 Remove the stones from the cherries using a cherry or olive stoner. Place the cherries in a bowl and sprinkle over the Kirsch. 3. Split the half vanilla pod lengthways and put it into a small saucepan with the milk and cream. Bring to scalding point (the temperature just below boiling point when small bubbles will appear on the surface, particularly at the edges, where it comes into contact with the saucepan), then remove the pan from the heat and set aside to infuse for at least 10 minutes. 4. Put the eggs and sugar into a medium bowl and whisk until light and creamy. Add the flour and salt and whisk again until smooth. 5. Remove the vanilla pod from the milk and scrape the seeds back into the milk. Strain the infused milk onto the egg mixture and whisk well. 6. Use the butter to grease a 1–1.25 litre ovenproof dish, 3–4cm deep, and sprinkle it with caster sugar. Scatter
the cherries over the bottom of the dish, discarding the remaining Kirsch, then pour over the batter. 7. Cook in the middle of the oven for 50–60 minutes. It should be slightly risen and browning round the edges, but although set, the mixture will still be a little softer in the centre. Sprinkle with caster sugar and serve with a cherry compote or with clotted cream, or both. Note To make individual clafoutis, use four 15cm gratin dishes and bake for 20–25 minutes.

THE RESTAURANT
One swift trip into Malton town centre (which is fi lled to the rafters with pubs, bakeries, butchers and tea rooms) will confi rm that it’s a town that’s extremely proud of its local produce, and this is the ethos of James Martin’s menus. Special mention should go to the Whitby white crab starter (absolutely delicious) and the Waterford Farm’s new season lamb served with potato, gem lettuce, local asparagus and mustard seeds. However, the highlight of the evening, and this should come as no surprise to fans of Mr Martin, is the desserts. To say that the croissant butter pudding soaked in whiskey with white chocolate, vanilla ice cream and cinder toffee foam is one of the best desserts you’ll ever taste is no exaggeration. Top marks all round.
THE TALBOT MALTON, NORTH YORKSHIRE THE HOTEL
The journey from London to Yorkshire is rather an arduous one, but your efforts are rewarded with the welcoming sight of The Talbot Hotel, an imposing stone building on the edge of the quaint, historic town of Malton. Once a 17th century hunting lodge, The Talbot recently underwent a £4 million refurbishment, the result of which effortlessly and sensitively attains its timeless, classic character whilst providing all the expected mod-cons of a contemporary hotel. Having celebrated its first anniversary back in May, there’s still a buzz surrounding The Talbot, largely thanks to its partnership with Malton-born chef James Martin, who has devised all the menus and is on a mission to put this small market town on Britain’s culinary map.
THE ROOM
The Talbot has 26 rooms in total, including two luxury suites. Our room, The Lambton, had an air of quaint country retreat that didn’t veer into twee or garish. The duck egg blue wallpaper was peppered with botanical illustrations and light poured in through the feature windows with views of the gardens. Arguably the most important feature, the bed, was suitably huge with marshmallow-like quilt and pillows. The pièce de résistance of the whole room, surprisingly, was the gorgeous bathroom; larger than the average London living room with sleek marble floor, rain shower and opulent roll-top bath. It’s a quiet sort of luxury that runs throughout The hotel, and the snug-as-a-bug drawing room – or the lounge space leading off the bar area with a beautiful skylight – just beg you to curl up with a good book in them.

Blur bassist Alex James discovers the delights of the Dolomites thanks to some family mountaineering in the Alps
I
t’s a rare thing, glamour. I never really know when it is going to strike. I say this because we were staying in a log cabin with no electricity or mains water, no internet or coffee gadgets and none of the standard cues of twenty-first century luxury. The kids didn’t even have their iPads or any of their toys. Instead, they’d spent most of the previous evening running up and rolling down the mountainside until they were exhausted, and then one by one we’d fallen asleep telling stories around the fire. And it was glamorous. The Dolomites, the mountain range in Northern Italy where the cabin lies, are a pristine wilderness – think Heidi, but with Michelin starred restaurants and you’ve got it. The alpine slopes were in their summer glory, a mass of flowers and cascading streams – quite the setting – and the log cabin itself, despite lacking mod cons, was a beautiful thing crammed with other beautiful things: soft blankets, bathrobes and candles. The cabin is an outpost of The Rosa Alpina where we were staying in nearby San Cassiano. The hotel has a couple of these traditional huts, way up on the slopes, that guests are free to use. The previous evening a porter had delivered everything we needed for a spectacular banquet: marinated steaks and chops, part-cooked aubergines and artichoke hearts for the barbecue along with endless salads and sides, a spectacular strudel and a couple of bottles of wine that I’d taken some pleasure in choosing from their extensive cellars. They’d offered to send a chef up too, but the kids all wanted to help with the cooking so I lit the torch paper on the outdoor range and twenty minutes 73

later we were cooking in the free world: appetites sharpened by fresh air and exercise, the warmth of the fire in the twilight, not a soul for miles around. It was the feast of a lifetime. After breakfast in the morning (also brought up by the porter) we wandered down the hillside, stopping at one of the many adventure playgrounds that pepper the area. The tourist infrastructure in Alta Badia, the immediate local area, is extensive without ever intruding on the natural beauty of the mountain range (the Dolomites are a World Heritage Site). In winter, it’s a world-class ski resort but the cable cars, bars and restaurants all run throughout the summer months too, and unlike many tourist destinations, it really works all year round. It’s paradise for kids. Children never tire of basic, elemental stuff: splashing around in mountain streams, poking fires, looking for bears. That’s why I wanted to bring them here, for a big slice of nature. It’s one of those places that would be fine even if there was no organised activity – but there is so much to do. Mountaineering was a big hit. The guide came to meet us at the hotel, dug out
climbing shoes and harnesses for everybody and half an hour later I watched my nine-yearold scale a vertical cliff face like a spider. Even the four-yearold got half way up the sheer mountainside before abseiling down. Once the kids had been up and down a couple of times I had a go – they were much better at it than I was but I’m not sure who enjoyed it the most. And that was the best thing about Alta Badia. Its delights are universal. I’m not sure who was happier in the spa at Rosa Alpina, the three-year-old or her mother. Rosa Alpina is a very rare thing, a spectacular hotel that has been in the same family for generations. It felt like home, largely due to the diligence of Hugo Pizzinini, the current proprietor who was always in evidence. The family touch makes it feel small and friendly but is big enough to have all the bells and whistles – one of the restaurants has two
Michelin stars and there’s a full-on spa. It’s exquisite in every detail but what really set it apart was the service. There was always somebody making a helpful face, puffing up a pillow or asking if we needed anything. We stayed in the penthouse with a key operated lift that, to the children’s endless delight, opened directly into the room. The best definition of holidays I’ve ever heard is ‘any time you put on weight,’ but we walked so much we all came back looking pretty buff, despite gorging ourselves. One of the best walks was up to Scotoni – about a mile vertically and roughly three along. We were ravenous by the time we got to the restaurant hallway up the mountainside, a simple hut knocking out dazzling barbecued mixed grills, polenta and pasta – the simple wholesome food at which the Italians excel.
I don’t think it is possible to get bad food anywhere in Italy, or at least you’d have to try very hard. There are twenty Michelin Stars in Alta Badia. We only managed to tick off the two at St Hubertus, one of the restaurants at Rosa Alpina. I can only take a napkin wafting, chair-pushing-in type affair once or twice a year but it was bliss to put the kids to bed with the babysitter, walk into the hushed dining room and whisper candlelit conversations. We had the ‘chef’s special’ and it certainly was, with all the psychotic attention to detail that is historically the hallmark of haute cuisine: minuscule carrots and teeny rack of suckling pig. One of the countless courses came with six vintages of a local wine to taste, just a mouthful of each. An embarras de richesses if you will, but then that’s the area in a nutshell. he strong sales market has had an impact on lettings in Chiswick, particularly the family house sector. The return of confidence to the housing market has meant more families are deciding to buy rather than rent. I think the slight decrease in demand will be counter balanced, however, as we are seeing more corporate tenants moving into the area. hen I bought my first flat in 2000 I had a great experience with the selling agent – so much so that I ended up working for them! At the time I was working in IT sales; selling networking and website solutions to small businesses. Perhaps if I had stuck with that industry I would be an internet tycoon by now! But I’m glad I didn’t as my heart was never really in it. I made the decision to jump into the world of selling property very quickly and after nearly fourteen years in the business I have never looked back. Sure, there have been ups and downs, massive market fluctuations, buyers markets and sellers markets but I have always enjoyed doing what I do and still find that the days just fly by. I joined Hamptons to set up the Ealing office, which the company had decided to open as a result of increases in demand for good quality family homes in W5, W13 & W3 and we have had some fantastic results since opening. I work closely with our Chiswick office on Turnham Green Terrace because we get a lot of properties that are in our joint area and also lots of buyers who set out to live in Chiswick, but end up in Ealing where quite a lot more for the money can be achieved. Nothing is more rewarding than after completing on a client’s sale, they come into the office with a bottle of wine & chocolates and genuine gratitude for doing a great job.
I
f you had asked me 13 years ago whether I would be an Associate Director at Hamptons International Chiswick, I would have said no way. At the time I was working for a dot com start-up, then the bubble burst and I was out of a job over night. After a few interviews I was given a job at Hamptons in Clapham. It was a learning curve; 3 months after I started 3 planes flew into the twin towers and the market crashed 30% over night, but we persevered and 3 months later the market was back on track and sales were being done. After a year of treading the boards I was offered a job in our flagship Kensington office. I would happily say that this is where I learnt the skills of my trade and after two good years of working the Kensington market I was offered a job I could not refuse; working for a bespoke new build agency operating out of Lotts Road in Chelsea. Six good years later, one marriage, the birth of my son and one of the worst recessions in a century; I thought it was time to further my career and Hamptons offered me a job to head up their Chiswick office. We have grown year on year and this year looks like it will be the best year this office has had in its seven years of operation. Since taking on the role as Associate Director I have built and developed a good working relationship with Matt from our Ealing office. We have a huge amount of cross business opportunities with both vendors and applicants and this allows both of our offices to dominate in our chosen areas. � hamptons-int.com
