T

he month of May has always been associated with festivities: May Day, the beginning of wedding season, Royal Ascot. This is perhaps because, in London at least, May is the first month when sitting outside doesn’t feel like a punishment. With this in mind we’ve decided to focus our beauty notes this month on pots and potions to best prepare a bride for her wedding day. See which new rose face cream is an absolute must on page 34. There are so many occasions to dress up for in May, giving your wardrobe a spring overhaul is a must. That’s why our fashion shoot this month focuses on statement pieces that raise the style stakes and instantly make an outfit unforgettable. Turn to page 27 to see the Rosetta Getty trousers we can’t live without. Among the usual suspects (Chelsea Flower Show, the Cartier Queen’s Cup at Guards Polo Club) is a relative newcomer to the cultural landscape: London Craft Week. It may only be in its second year but it is already shaping up to be one of the best citywide events in the calendar. We choose our highlights on page 18. Fans of The X-Files will want to skip straight to our interview with Agent Scully, I mean Gillian Anderson on page 14 to find out how it felt to return to the small screen in her most iconic role. I hope you enjoy the issue. Ciao! ◆

hen the Anderson reprising her role announcement as Agent Scully in The X-Files came that The X-Files was returning to our screens, the internet exploded with joy. Yet amid the fanatical reception from loyal followers of the travails of Agents Mulder and Scully, it can be easy to forget that for the actors who played those iconic characters, there’s something special about returning too. “I had the lingering sense that I had never really said goodbye to the character or to the story,” says Gillian star was difficult to shake, so much so Anderson, who played iconic FBI agent that when she was first asked to return Dana Scully on the small screen from to the role she said no, having “worked 1993 to 2002 as well as in the two movie really hard putting Dana Scully to sleep”. offshoots. With her partner, dedicated However, eventually she relented. “Well, but paranoid Agent Fox Mulder (David at first I thought to myself, ‘there’s no Duchovny), Scully investigated all way in hell I want to do this again’, but manner of paranormal activity and the everyone kept telling me it would be fun duo quickly became cult icons, while both and after a while I just said, ‘Oh, what Anderson and Duchovny went on to enjoy the heck! Let’s do it!” Also, the chance to huge career success. reunite with Duchovny was hard to pass For Anderson, the role that changed up. “After shooting the last film, we still her life and launched her as a global thought we would get to do a third,” she

says. “But then it never happened. So I thought it would be great to be able to work with David again and get some closure to what had been a major part of our lives.” Re-launched as a six-part ‘event’ series running in the UK on Channel 5, the show has been well-received by fans and critics alike for capturing the mystery and nostalgia of the original while updating its approach for the digital generation. What has also been noted is how fantastic both title stars look and how the screen still fizzles with their easy chemistry. Anderson in particular has barely aged and still radiates luminous beauty, with the trademark porcelain skin and reddish-gold hair that made her a poster girl for sci-fi fans the world over. Off-screen, one of Anderson’s more startling traits is her rather proper British accent. So accustomed are we to seeing her on TV speaking with an American drawl that it is easy to forget she has spent a lot of her time in the UK. Born in Chicago, she grew up in Crouch End until the age of 11 when her parents

moved back to America. Then, aged 24 and living in New York, she landed her breakout X-Files role. Anderson considers herself both British and American but for the last few years she has been based firmly in London where she lives centrally with her sons Oscar, nine, and Felix, seven. Her love of the capital is well known and she has said in the past that when she arrives back in town she likes to gaze out of taxi windows to “soak in the city I feel so grateful to live in”. In the intervening years since we last saw her as Scully, the 47-year-old

has been carving out a new identity in a variety of TV series including BBC2 dramas The Fall and Hannibal. Since turning 40, Anderson has experienced a resurgence. In particular she has been hailed for her role in The Fall, where DSI Stella Gibson is an icy but gifted detective who strides down the corridors of Belfast’s central police station. Brought in from the Met to solve a series of murders, she terrifies male colleagues with her confident sexuality and incisive brain. The show is shot in Belfast and a third series is expected this year. Anderson is known for playing strong, outspoken females, and her role in The Fall is no exception. “Stella is one of the most difficult but creatively satisfying characters I’ve ever played,” she says. “It’s been an honour to be in her company, even though it’s a complicated process for me to play her. It’s also easier to work when you don’t have to be on a plane all the time and you feel you’re not disrupting your life with your children as much.” In 2014, Anderson took a job even closer to home when she played Blanche DuBois in A Streetcar Named Desire by Tennessee Williams at the Young Vic, for which she won the Evening Standard

Theatre Award for Best Actress and a Laurence Olivier Award nomination. In June this year she will reprise the role at St Anne’s Warehouse, a theatre in New York, an undertaking the busy actress is both excited and exhausted by. “It’s going to be very demanding and draining but it’s such a great and important role,” she says. “I’m often drawn to playing complex and troubled women, and those are the characters that give you so much insight into human nature. Human beings are complicated creatures, aren’t we?” Indeed, Anderson herself is a complicated and mysterious personality. She is understandably guarded about her private life, having been married twice and having once revealed that she’d had relationships with women in the past. Also, during the original X-Files run there were rumours of both a love affair and a fallout between Anderson and Duchovny (though it’s difficult to know how much of that was imagined by fans desperate to see the great on-screen romance reflected in real life). Whatever their differences,

Anderson says she and Duchovny are “a lot closer” than before. “We’re both a little older and have a little more perspective that probably comes from being parents and going through different struggles in our lives,” she says. “Now we see that it’s easier to support each other and enjoy our friendship and the time we’ve been able to spend together.” For the record, Anderson is now very much single and enjoying her life in London. “I’m so lucky to have such great work,” she told The Telegraph last year. “I’ve got a fantastic life, I have a wonderful relationship with my kids and there’s nothing lacking.” The prospect of a new relationship, however, remains possible, with Anderson stating that although she

17 C&A_April16_GILLIAN ANDERSON.indd 17

thinks “it is better not to manipulate the situation” she is sure that she wants her next relationship “to be the one” – regardless of who that person is. “To me a relationship is about loving another human being,” she remarks philosophically, before going on to say that gender is, in her eyes, “irrelevant” when it comes to romantic relationships. With her triumphant return to the small screen in full swing, there’s every possibility that Anderson will be too busy, “either filming or on planes or putting my sons to bed,” to find her potential soulmate. In the meantime, though, she remains content to discover everything London has to offer.  l The X-Files airs on Channel 5

ondon Design Week, Fashion Week and events like Frieze Art Fair have long been part of the capital’s cultural landscape. It seems somewhat surprising therefore, that a five day festival celebrating makers and craftsmen should only be celebrating its second anniversary this year. Ranging from perfumers revealing how a world-class fragrance is developed to jewelers cutting and polishing diamonds, London Craft Week is an opportunity for anyone who has ever wondered what goes into producing a luxury product to get a glimpse behind the scenes. The show is not restricted to one area of London; venues as varied as Selfridges, Chelsea Physic Garden, Clerkenwell and the Royal Academy will all be involved as well as several throughout the City.

ARTS & CULTURE / LONDON CRAFT WEEK can be used to enhance contemporary living, architecture and fashion. Anyone who has ever wondered what is involved in producing the fantastical costumes from hit TV series such as Game of Thrones or films like King Arthur will get the opportunity to hear from the costume designers and jewellery makers who bring these mythical worlds to life. The unique tour of Angels (legendary London costumers) in Garrick Road will begin in the tailoring department where bespoke pieces are created for film, TV and theatre productions. Next up is the alterations section, where costumes are restored and altered to fit the specific requirements of the costume designer. The tour will then move to the cavernous Costume Warehouse, containing over eight miles of costume hanging rails with approximately one million individual items. Kensington homewares haven Native & Co will curate an exhibition and workshop exploring the craft and techniques

THE PERFECT OPPORUNITY TO MEET THE MAKERS BEHIND LUXURY BRANDS behind Taiwanese rush weaving, following its history and rebirth through contemporary design. This 300 year old craft was first used by the Pingpu tribe to weave everyday objects and reached its peak under Imperial Japan, becoming one of Taiwan’s main exports. It cannot be reproduced by machine and takes immense skill and patience – visitors to Native & Co during Craft Week will have the rare opportunity to see pieces handmade by master weaver Xue-Yun. In the City, award-winning engravers at Rebus in Hatton Garden (London’s famous jewellery quarter) will demonstrate how to produce the intricate signet rings and famous trophies they have become known for. This is only a taste of what London Craft Week has to offer so, in the words of How To Spend It’s Charlotte Abrahams, ‘Whether your intention is to consume or simply converse, if you appreciate beauty and the value of craftsmanship, then London Craft Week is one of the month’s must-visit events.’ 

Some of the highlights from the 70 events and the 350 makers taking part in year’s show include Silver Speaks: ‘Idea to Object’ at the V&A, in which acclaimed design critic, journalist and curator, Corinne Julius will give a talk before Rauni Higson demonstrates how a flat sheet of silver becomes a finished piece. The exhibition itself, which celebrates British silversmithing in its entirety, will explore the diverse applications of the precious metal, from the experimental to the traditional, the sculptural to the functional. It will also showcase the remarkable uses of silver and how works

It was the second show at The Train Station Gym featuring outfits for Spring/ Summer ’16 season from Katie & Jo, Oliviers Lounge, Siena and Jigsaw all on Bellevue Road, in London’s SW17. Wandsworth residents were out in force for this chic event and enjoyed an evening of fashion and bubbles not to mention goodie bags and incredibly generous prizes involving lunch at Chez Bruce, personal training sessions at The Train Station Gym and beautiful items from all the participant shops including beauty treatments with Anthony Laban and Jo Partridge Hair. The gym was transformed into an elegant catwalk enabling the local businesses to show off their wares to an excited audience who all were delighted to support Royal Trinity Hospice – a local charity close to everyone’s hearts. At the end of the night, after the wonderful models had strutted their stuff and everyone had drunk their fill of bubbles, a brilliant grand total of £1100 was raised for the hospice. 

ABSOLUTELY / PROMOTION HAVING your outfit MADE IS A PERFECT option for FORMAL OCCASIONS

FASHION FORWARD Dressing for occasions with Katja Nuutinen Couture

W

ith summer approaching and the wedding season in full swing, Katja Nuutinen Couture is sharing her expert advice on occasion dressing. She has been designing couture creations for grand occasions for over ten years and knows what to focus on to make your outfit a success. “It is important that you respect the dress code. If you are the mother of the bride or groom, allow the bride to take the centre stage. Your outfit can complement

ABSOLUTELY MAGAZINES

B&C_May16_Katja Nuutinen.indd 30

the colour scheme, but does not need to match. It’s good to remember that photos last forever and you don’t want your style to overwhelm everyone else in the pictures.” Katja believes that it is considerate to respect the pecking order in choosing your outfit; first the bride, second the bridesmaids, third the mother of the bride and fourth the mother of the groom.” She says, “Having your outfit made is a perfect option if you want to avoid turning up in the same dress as one of the guests. You can feel comfortable and relaxed in clothes perfectly tailored for you on this important occasion.”

“During social events such as Royal Ascot it’s easy: cover up from shoulders to knees and wear a hat or headpiece of adequate size. This year, Ascot has allowed a new addition; a trouser suit is now a welcome option. Such dress codes are applicable on any formal occasion as well,” Katja clarifies. Katja’s clients can now get a perfectly co-ordinated outfit from the studio in Wimbledon. In addition to bespoke couture designs, Katja has just launched a brand new hat collection. The range is a combination of popping colours and fun styles, as well as more chic options that are easy to wear with variety of outfits, including cocktail hats, occasion hats ideal for the mother of the bride and statement pieces perfect for Ascot. To top your outfit you can pick a leather, suede or silk clutch bag. Just like the couture designs all the hats and bags are made in-house and bespoke styles and colours can be made to complement your outfit. “The only place I will ever have to send my clients is the shoe shop as I can’t make shoes quite yet – although we have been known to tweak a pair or two to complement client’s outfits!” she adds, smiling. Katja takes pride in making each client feel at ease and in boosting their confidence. “I like to make people ignore beauty stereotypes and feel confident in themselves and just right as they are. A bespoke design is a great tool in achieving that as we can bring the best out in everyone for their moment to shine.”  ● Katja Nuutinen Couture

ALL ABOUT THE GIRL A chic hangout for all your beauty needs Wo r d s e ly s i a ag n e w

F

inding a salon that ticks all the boxes on the beauty agenda isn’t easy. We spend so much of our time rushing around for back-to-back appointments, particularly for pre-summer holiday treatments. We have found the solution; nestled between the commons of Clapham and Wandsworth is All About The Girl – a go-to destination for all your beauty needs. With a full range of health and beauty treatments under one roof, this girly hangout fits the bill for the busy London lifestyle. Fresh white interiors feature bursts of pink and an offering of sweet treats, creating a gloriously girly pampering setting. Whether you're looking for a facial, a new hairdo, indulging in a manicure, or you're in need of something more no-nonsense, this salon has it covered. The brains behind the beauty bar is author and TV presenter Tana Ramsay, who saw a gap in the market for a salon offering a bit of everything: ‘What a girl wants and what a girl needs.’ With makeup artists, nail technicians, beauty therapists and a hair stylist on site, you can spend a full day being pampered here. With summer just around the corner, I'm in need of a brighter, blonder look. Out are the lowlights and in are the golden highlights. Foils in place, my stylist tells me all I need to know about keeping my highlighted hair looking and feeling healthy. An Opalex treatment is applied, enhancing the colour and hydrating my dyed hair. With a new colour, a blunt trim and a fringe re-shape, I leave a healthier, blonder and summer-ready me. u ●ALL ABOUT THE GIRL 141 Northcote Road, SW11 020 7135 3577; allaboutthegirl.info

n theory the process of weight loss is simple: lose weight by creating an energy deficit. This is achieved by manipulating food intake, energy expenditure, or a combination of both. That’s it. No secrets. No magic pill. Just, science. So, why isn’t every women on this planet walking around like a Greek goddess? And, more importantly, why is it that 95% of people who do manage to lose weight put it back on within 3 years? What are the 5% of people who successfully reach and maintain their goal weight doing that the other 95%

of people are not? Believe it or not, the crux of the matter lies not with “what they are doing” but rather with the “shift in mindset behind their doing”. It is this change in thought process that determines long term success in any endeavour and is ultimately the holy grail of long term weight loss. As Einstein put it, “Problems can not be solved by the same level of thinking that created them”. So, how does one initiate this change? And how is this mindset ingrained to the point it becomes a way of life?

It is a change in

THOUGHT PROCESS THAT determines long term SUCCESS

AC C O U N TA B I L I T Y eing accountable to yourself is great. It is ultimately where to B you want to be in the long term. However in the beginning of a weight loss journey, it is simply not motivating enough to keep you on track while your old thought processes and habits are still ingrained. You need to become accountable to everyone. Tell your family, your friends, Facebook or Twitter. Whatever. If you are serious about your transformation you should have no problem shouting it out to the world. AC C E P TA N C E ccept the fact that weight loss is not 100% linear. TA RT

The best tart in town… Wo r d s E ly s i a Ag n e w

s it even the weekend if you don’t brunch? Be it a boozy one or a quick breakfast-stop, itˇs become a Sunday essential. A welcome addition to Clapham Common is Tart, the perfect place to embrace the mid-morning meal comprising classic brunch dishes with a twist. Specialising in ‘terribly tasty tarts’, this artisan bakery has formed the tart into a more interesting and all-round tasty dish. There’s a flow of customers entering as we are seated and served coffees. I order the halloumi tart, a delicate puff-pastry sitting on a bed of avocado, chorizo and an oozing poached egg, dressed with chilli and mint. There’s a burst of flavours with every bite. The dish is put together like a work of art; chorizo and avocado adding colour to the basic breakfast components, topped with a pastry lid. The tarts are baked onsite every day and are available to take out for brunch on-the-go. Chief Tart, Adam Harrison tells us about the lovely summer hamper service: for £30, Tart-goers can bag a hearty pamper to-go, complete with tarts, salads, drinks and sweet treats. Tart also have an off-licence, so can throw in a bottle of prosecco, wine or craft beer with the savouries. For those with a sweet tooth, the team serve up an incredible selection of cakes and pastries too. We’ve found our favourite weekend local for something a little more than a fry up – a tarted up brunch. 

London House

Carefully crafted with local people and produce in mind Wo r d s r u b y f o r b e s

L

ondon House forms part of The Gordon Ramsay Group, and in keeping with the brand, it’s sleek style is accompanied by simple design and crisp white walls, making it a welcome and incredibly elegant addition to Battersea Square. With so many burger bars and Italian eateries in the city, we often fall short of a local, traditional bistro. Cue London House. The building stands proudly in the centre of Battersea Square, smart, bold, and with leafy decorations. On entering, three things strike me: firstly, the lounge area has a very rustic vibe with its sprawling artwork and mismatched sofas. This is direct contrast to my second impression: the dining area. Simple, stylish and professional. And between the two sits the third: the bar area where I enjoy a pre-dinner cocktail. Very Gatsby, with bold brass beams and a neat spirit shelf. I go for the clementine daiquiri. It’s fresh and punchy, with hints of Barcadi Gold slipping through the grapefruit

juice and fresh clementines. We are seated and our waiter arrives with a wine list, recommending a Chardonnay – a wine which, with my preference for dry whites, I tend to steer clear of. It's cool, crisp, and I am completely converted. To start, I order the mussels, which are everything they should be and more; chunky, fresh and swimming in a pool of garlic butter. For the main, I choose from the grill; a 10oz ribeye steak, garnished with salad and beef fat chips. In my experience, a well-cooked steak can tell you a lot about a place, and Gordon Ramsay’s Battersea bistro ticks all the boxes. Much like the interiors, the food is fresh and precise as is the service. The presentation and quality complete the perfect balance of fine dining. This stylish spot may feel more Mayfair than Battersea, but it’s certainly won a spot in South West London’s gastronomic landscape.  LONDON HOUSE 9 Battersea Square, SW11 gordonramsayrestaurants.com/london-house

hile Hollywood basks in all the fame and glamour of its motion picture heritage, Downtown LA is slowly but surely poised to snatch the limelight as it goes through a renaissance. Of the many districts that make up the Downtown area, the Historic Row played a significant role in the early 1900s, when Broadway was a buzzing mecca for entertainment. Post WWII, new opportunities lured businesses and residents into the suburban sprawl around West Hollywood, leaving this corner of Downtown and surrounding enclaves to succumb to urban decay. But that’s about to change, as maverick entrepreneurs and a community of local artists and denizens breath new life into its empty streets and spaces. Already, hip Angelenos and visitors are gravitating towards the offbeat Historic and Arts districts, invigorated by a burgeoning cultural scene, revival of architectural gems, luxury property development, and a spate of trendy eateries and retail hotspots. At the heart of this revitalisation initiative is the

Across the street, the beautiful Eastern Columbia building went through a much-needed facelift to restore its original Art Deco turquoise terra cotta tiles, four-sided clock tower, and the ‘EASTERN’ neon sign above. A few blocks away, The Million Dollar Theatre, one of the oldest movie palaces in the country, is another symbol of Downtown LA’s Golden Age. The brainchild of showman and theatre impresario Sid Grauman of the Grauman Chinese Theatre fame, it was built with flamboyant details inspired Arts District Mural by the Spanish Churrigueresque Baroque style of the late 17th century. Historic Core’s Broadway Theatre District, The theatre opened in 1918, and in the 40s comprising 12 theatres spread across six became a venue for big bands and jazz blocks. Spearheading this movement is the performers, such as newly restored United Artists Theatre, Billie Holiday and Dizzy Gillespie. built in 1927 for the Maverick Film Studio Today, it’s a vibrant venue for film for luminaries Mary Pickford, Douglas screenings and multi-cultural evenings. One exception the 16th century Segovia Cathedral. The hotel played host to numerous VIPs, most notably The Beatles, during their first US tour back in 1964, and also featured in countless films and TV series. Back in the 70s and 80s, artists who could no longer afford rising rents in Venice Beach and Hollywood moved into an enclave close to the Los Angeles River, where abandoned warehouses, factories and derelict rail

depots provided shelter and studio-cumgallery space. This bold move and the growing underground arts community that followed led to the area being officially designated in the mid-90s as the Arts District. Since then, building façades have served as canvasses for vibrant street art from local artists. Though still rough around the edges, this former industrial wasteland has not deterred a spate of trendy eateries and assorted enterprises from staking their claim. Its gritty backdrop and randomness are what give the place its eclectic edge. There are big plans for the Arts District, and deals are being inked to develop commercial projects and hotels, including a Soho House members’ club, Soho Warehouse. Back at the Historic District, every second Thursday of each month, art enthusiasts descend upon Spring and Main streets, between 2nd and 9th streets to take part in the Downtown Art Walk (downtownartwalk.org), a free event that celebrates local artists and businesses. Those who wish to explore public art in more detail join the Historic Core Mural Tour, a guided walk around the district’s back-doubles. The Broad (thebroad.org) on Bunker Hill opened last September to showcase an extensive collection of post-war and contemporary art from philanthropists Eli and Edythe Broad. Its honeycomb-style ‘veil-and-vault’ design complements the

quirky, avant-garde art installations from some of the world’s renowned artists – Jeff Koons, Roy Lichtenstein, Jean Michel Basquiat, John Ahearn and Takashi Murakami. Admission to The Broad is free, and just across the street are the Walt Disney Concert Hall and the Museum of Contemporary Art. There’s no stopping the growth and progress of Downtown LA, and this is an opportune time to experience a revolution where past and present are converging, cultural diversity flourishes and street art defines the very fabric of this historic metropolis. u

asque Country is located in the Northernmost part of Spain and, despite its small size, has always been home to a great array of culture, architecture and gastronomy. However, it is not only Basque Country’s rich history and ancient language that has captured the imagination of tourists from Europe and beyond; this year Basque Country’s city Donostia - San Sebastian has been awarded the title European Capital of Culture 2016. And this is only one of many other events and attractions occurring this year... One of the most famous sights in the Basque Country’s largest city is the striking Guggenheim Bilbao. Designed by world renowned architect Frank Gehry, it boasts an enviable program which this summer will include Andy Warhol’s ‘Shadows’, ‘City Panoramas: The School of Paris 1900 - 1945’ and Louise Bourgeois ’Structures of Existence: The Cells’. But

this is not all there is to the city: the Ría (estuary) of Bilbao is the backbone of the metropolis, running from the Old Quarter to the Bizkaia Bridge. It is the central artery of the city and its sides are flanked by the newest parts of Bilbao and the oldest. A large element of the city’s identity is its constant reinvention, great examples of which are Ribera Market and the zone of Marzana and San Antón bridge with their cutting-edge bars and restaurants. As beautiful as Bilbao is though, it can’t compete with Donostia - San Sebastian, home to one of the world’s most ravishing bays, La Concha. The incredibly romantic city is also a gastronomic mecca, with more Michelin stars per square metre than anywhere else in the world. Also known as the Green City, Vitoria Gasteiz is famous for its lush, green spaces and its historic, almond-shaped city centre. Cathedral Santa Maria, the crown jewel of Vitoria Gasteiz, even provided inspiration for author Ken

Follet’s bestseller World Without End. If you are unable to jet off to Basque Country just yet, the next best thing is arriving in London this May. Sagardi is a Basque restaurant specialising in regional fare, including ‘nibbels’ and pinchos. Basque Country will also be taking part in the ‘Taste of London’ gastronomy event in June due to the great importance of food in Basque culture, so anyone keen to sample the excellent local cuisine and delicious wine from the noted Rioja Alavesa region should head to Regent’s Park from 17-19 June. Traditional and innovative, rural and urban, cultural and relaxing, small in area and large in personality: the Basque Country is a land of wonderful contradictions with something to offer every traveller. And it’s only a two hour flight away… ◆ NIBBELS

DESIGN Discovering unique furniture from The Workshop by Minale + Mann Wo r d s e v e h e r b e r t

W

e are catching up with London architect and designer Sebastian Mann from maverick design agency Minale + Mann, to discuss his latest venture – The Workshop by Minale + Mann. The Workshop is a London-born Furniture Design Collective, and is the brainchild of architect Sebastian Mann, co-founder and Managing Director of design agency Minale + Mann. Offering both bespoke furniture to fit any residential or commercial space and exclusive one off Collection pieces, all products from The Workshop acknowledge Mann’s background in architecture, and his team’s obsession with specialist fabrication techniques. Creating an emphasis on shape, texture and finishes makes up the refined industrial signature style.

We are SPECIALIST FURNITURE, product & industrial DESIGNERS who create inspired INTERIOR PRODUCTS

What would you say is the design inspiration for the workshop? Inspiration comes from a variety of places such as architecture form, structure and the materials we use. Of all your pieces, which is your favourite and why? Although it is hard to pick a particular piece, I am particularly proud of the cantilevered Well Hung Table we have as part of our collection pieces. It’s made with American walnut and pre-aged copper, and is supported by a sleeve bracket detail connected to the wall, resting on a single angular leg at one end.

In a nutshell, can you describe the workshop? We are specialist furniture, product and industrial designers, and carpenters who create inspired interior products, from bespoke furniture to one-off design pieces. We design in collaboration with Minale + Mann from our central

NH_April16_The Workshop.indd 56

What comes first the materials or the design idea? I am extremely driven by materials and textures and the contrast they can provide against any backdrop. Recently we have been experimenting with patinated metal finishes for our furniture and the varying textures you can get from the use of copper and zinc.

Bureau 2.0

How did the workshop come about? With over 12 years’ experience crafting tailor-made furniture design products alongside my design agency Minale + Mann, we decided to branch out in 2013 to bring our furniture design expertise to a wider audience.

London design studio, bringing a truly unique approach to furniture and product design. Being furniture designers, makers, and architects by trade, we pride ourselves on our attention to detail and feel for space.

Do you favour particular materials, fads or fashions when it comes to design for the workshop? Each concept that passes through the workshop is developed from a single idea, steering away from fashions and trends. We strive to

What projects are The Workshop working on right now? It’s an exciting time for the workshop at the moment as we are getting ready to showcase our Well Hung collection at Clerkenwell Design Week in May. We will showcase one-off contemporary designed furniture such as the Well Hung Table and our modern twist to a classic piece of furniture – The Bureau. With Bespoke we are in the process of designing a range of Bespoke products that will offer affordable one-off designs to a wider audience. ◆

go against the grain, and focus more on the purity of the design itself. What inspires you to think of new designs? London’s backdrop is forever inspiring to me. The hardcore backdrop of the city – from Battersea Power station to more contemporary architecture such as the Lloyds building – never fails to impress and inspire me. What continues to facilitate your growth for two creative brands? I think there is just still so much to do! With the launch of the workshop we are now able to provide and focus our skills and aesthetics for a wider audience. I want to continue providing this offering far and wide.

IN THEIR OWN

WORDS

Robert French PARTNER , OFFICE HEAD Knight Frank

REBECCA NOONAN

I

was always taught that the property industry is about people. Buying and selling a home is an exciting and emotional part of life and we, as agents, are the mediators between each side with the aim of assuring that the process runs smoothly and that all parties can complete on the deal with a ‘win’. I have been selling property in London for almost 15 years and have seen a huge transformations in that time. Price growth is the obvious difference, as one would expect, but the biggest shift has been the sheer amount of data that is now available to the consumer and its effect on how people buy their homes. There are times where a website or a computer programme will dictate whether a house is good value and therefore whether someone will pick up the phone and enquire or not. Whilst the foundation of any valuation will begin with a mathematical practice of sorts, the most important part of getting the price absolutely correct is then applying some context to

we find ourselves in a place where anyone with an internet connection can see what has sold what that figure means. It is having a frame of reference when considering what that price will mean in the market. There is an element of subjectivity that a computer programme or a website will never be able to grasp; it’s when experience in the market place truly counts. I remember when Nethouseprices first launched to the internet, every client I had at the time was up in arms about its potential impact. It was felt that a buyer should not know what someone had paid for their home, as armed with such information they could scrutinize the asking price of every house on the market with a renewed gusto. Fast forward 10 years and

we find ourselves in a place where anyone with an internet connection can see what has sold, what is available and what the pounds per sq ft average is on any given road. A simple process of extrapolating these figures out allows the consumer to arrive at a figure that is surely the most accurate indicator of current value? Unfortunately not, and it is at this point where the theory and the practice do not match, and where the human element is at a premium. I am not suggesting that this data should be kept hidden from anyone, it is our right to make informed decisions, but the data alone should not be used to identify the perfect house for each of us. We must be mindful of the 'pounds per sq ft' equation, but we must also remember that the properties we deal with are not commercial warehouses, or columns on a spreadsheet. The old adage of a house being 'worth what someone is willing to pay for it' still rings true and will continue to do so in a market place as diverse and as rich in choice as London. ◆

PARTY WHY LONDON’S GETTING GREENER

ondon’s always been verdant but a Boris initiative is laying even more of the capital to grass through the planning process. And anyone buying a new-build apartment will notice this garden shift, says Nigel Lewis. The Capital’s long commitment to open spaces and greenery is there to see on Google maps. Large and small parks, garden squares, allotments and hundreds of thousands of back gardens bear witness to our love of grass, shrubs and trees. And it’s not a legacy that every city has. “If you go to New York then they’ve got Central Park but outside that it’s a concrete jungle,” says Simon Kitchin of garden design firm Randle Siddeley. “The nice thing about London is that they are always trying to avoid that at every possible opportunity.” And there’s a reason why. Boris’s most famous legacy may be his bikes, but it’s his planning advice that might outlive him and be appreciated more by Londoners. In it he recently set out a vision for neighbourhoods that will ‘create places people can live their whole lives’. The practical output is that developers have been increasingly focussed on outdoor spaces. The idea is that new developments shouldn’t be towers of security aloof from the city, as depicted in the recently-released Hollywood film based on a J.G. Ballard book,

High-Rise. Instead developers have been pushed to provide more green and pleasant public and communal spaces for residents. And it’s rapidly turning from planning theory into practice. And award-winning landscape designer Sam Ovens, who is designing the Cloudy Bay garden at this year’s Chelsea Flower Show, is getting involved. “The garden I’m designing for the Cloudy Bay winery at Chelsea Flower Show this spring focuses on the theme of escapism,” he says. “It explores the idea of creating a secluded retreat in which to escape, a serene space where one can ‘sail

away’ from the pressures and demands of life. “Developers are increasingly recognising the need to create these spaces in their schemes, whether its private gardens, terraces or shared outdoor landscapes.” This approach isn’t just for the big multi-apartment developments, though, and even owners of multimillion pound properties want to get in on the gardening action, according to Simon Kitchin. “We recently did a project in Chelsea - Cheyne Terrace - where each of the gardens has its own private vertical garden or ‘green wall’ up the side of the terraces,” he says. “When we were looking at the plant mixes one of the things that the developer was really keen on were that the residents should be able to interact with the gardens, so we created a herb garden on the green walls.” One of the biggest developments to embrace this in London is Silvertown, a former industrial area of East London where thousands of new homes, restaurants and shops are being built.

“We have a combination of gardens being created but what we’re slightly obsessed with here is the space outside the buildings, which we think are equally as important as the space inside,” says Olaide Obah, the development’s marketing manager. “In London we’ve got used to everyone thinking about ‘their own’ space but more and more people want places they can chill out in and maybe play games and meet other people. “If you think about how London was built in the past it was all about

they are encouraging residents to get together to run a communal urban farm gardens but I think at some point we lost some of that. So we want to bring that approach back. “Silvertown is going to have a significant amount of public, multiuse spaces. Our vision for them is that they should be for people to do what they want in rather than it being a prescribed space.” The developer of Wembley Park, which is two large new apartment blocks called Alto and Emerald Park next to the new stadium, is taking a different approach. It is building public open spaces which are more architectural than botanical and then giving the residents access to gated communal gardens in which they can do their own gardening. “Some of the residents have said they want to have a small scale herb and vegetable patch and, given the garden is an acre in size, I’m sure we can accommodate that,” says Paul Hogarth from developer Quintain.

101 B&C_May16_Property_DPS.indd 101

Silvertown is taking this idea a step further and, says Olaide Obah, they are encouraging residents to get together to run a communal urban farm where all the produce will be sold in shops within the local area or the produce supplied to the 50 restaurants that will be within the site. Another development taking gardens seriously is Lillie Square, being built by Earls Court. Its Director of Development and Sales, Mike Hood says he thinks the spaces in between buildings are just as important as the buildings themselves. “Lillie Square draws on its west London garden square heritage and as one of the most desirable features for homes in the capital, we’ve built this into its very heart,” he says. But it was not always this way. If you look at the developments built during the 70s, 80s and 90s everyone wanted to ensure their flat came with a parking space, not a garden. “As a result, the potential areas for green space were taken up by car parks but we’re now in the age when cars are becoming less and less important,” says Olaide Obah. u

BOROUGH PRICE RISES HOW CRAZY ARE HOUSE PRICES IN LONDON?

O

ur capital is famous across the world for its fast-rising and eye-watering house prices. The average in the capital recently reached £530,409 or nearly three times the UK average. And prices are rising fast - by 13.9% - which is considerably higher than most other regions outside London. Even more amazingly, there are currently almost 300 properties for sale in London over £10 million and combined, are worth a cool £3 billion. According to agent Savills, the value of London’s homes has risen in value by £650 billion since 2009 to £1.6 trillion, which is more than the value of all the housing in Scotland, Wales, Northern Ireland and the North of England combined. “With relatively low numbers of new homes being built, this increase is primarily due to higher prices being paid for existing homes,” says Neil Hudson of Savills Research. “Increased competition in the mortgage lending market, stronger economic growth,

demand from cash-only buyers, and a relative lack of appropriate homes for sale in the right locations, have all contributed to the average house price rising.” If you look back even further, the figures are even more gob smacking. If you had bought a home in London twenty years ago then, on average, it would have cost you £98,000 or 5.4 times less than today. First time buyers in London now have to find nearly as much (£91,400) just to put a deposit down, according to the Halifax. London’s unusual market is also revealed if you look at prices as a measure of square metres. Prices range from £11,635 per square metre in Kensington and Chelsea to £5,962 in Southwark. By comparison, the most expensive town outside London is Altrincham near Manchester at £2,446. “House price per square metre is a useful measure for house price comparison because it helps to adjust for differences in the size and type of properties between locations,” says Craig McKinlay, Mortgages Director at the Halifax. “There has been a clear widening in the gap between southern England, particularly London, and the rest of the
