he new year is in full swing and one can’t help conjuring up ideas of what to do every sunny weekend and before you know it the diary is jam-packed with exciting plans. For us at Orchards of London we concluded 2014 on a high note as we successfully opened our flagship office in Shepherd’s Bush, launched our new website and helped more than 20 local events raise money and awareness for each of their causes. We knew that 2015 would be an interesting time and we are embracing all the trials and tribulations but as we prepare for our sixth birthday celebrations we know that this will truly be a wonderful year in the agency's history.

ince its inception, Couture has been extremely well received by everyone and we have had some excellent comments and feedback from clients and the West London community at large. Community is, of course, at the centre of the way we at Orchards of London operate as we recognise the importance of supporting and being an integral part of the communities in which we work, rest and play! Over the last twelve months we have supported over 25 local projects and good causes. These ranged from school fetes through to white collar boxing, a charity auction and various football and fun run events. 2014 also saw us open our flagship head office in Shepherd’s Bush, our fourth office and a significant investment in the future of the business. The superb corner premises not only provide the best property showroom in the area but also are home to our training academy and marketing team. I was extremely proud to see this office open and to have the Mayor of Hammersmith and Fulham cut the Orchards of London burgundy ribbon!

WE SHALL CELEBRATE OUR 6TH BIRTHDAY THIS YEAR AS AN INDEPENDENT AGENT 2014 was only our fifth year of trading and it has been a remarkable journey from the days of operating from my front room in Acton. The last year saw us recognised with three awards in the Times and Sunday Times Lettings awards – we won awards in the categories of Best Central London Letting Agent, Marketing and Customer Service. With the internet now the most important element in marketing our
services and our client’s properties, we have recently designed and built a new, fully mobile responsive website that is drawing praise from those that have visited and taken advantage of its fast and effective navigation and the wealth of information available. If you haven’t done so, please take a few moments to take a look at orchardsoflondon.com The first half of 2015 has been positive with good levels of activity in both sales and lettings. The outcome of the General Election has created greater stability in the property market and the prognosis for the longer term is positive with low inflation, economic growth and low interest rates looking set to continue. Demand for property of all types and tenures in West London continues to outstrip supply and so we are likely to see prices continue to rise, albeit at a steady pace as affordability is a key factor. At Orchards of London we are always looking to set the highest standards of performance and service in everything we do and our growth and success would not have been possible without the support of the local community. rchards of London have been involved with The Birches development since the start and from the day the teams saw the plans they knew these homes would be of superior quality. The day The Birches was launched in 2014, it attracted more than 150 visitors and sold within a short space of time – the interest in the two homes was astounding and a testament to the fact that when you build something to such a high level of detail it can only do well. The developers engaged only the best professionals to work on the project such as Finnegan Associates who project-managed the entire build from start to finish. The creative team of architects were involved with every part of the build and with two companies who were so heavily involved on a day to day basis, you knew they would get every detail right.

Furthermore, The Birches achieved a record price per square foot – an impressive £750 – and it was equally as impressive that the site was on with several high end agents who did not attract offers. “Independent agents, Orchards of London, pulled out all the stops and as

INGREDIENTS For the caramelised pears: • 6 large, ripe pears, peeled, cored and quartered lengthways • 3 tbsp fresh lemon juice • 40g (1½oz) unsalted butter • 80g (3oz) caster sugar • 130ml (4½fl oz) Kentucky bourbon or whiskey For the cake: 195g (7oz) plain flour • 1½ tbsp ground ginger • 1½ tsp ground cinnamon • ½ tsp ground cloves • ½ tsp grated nutmeg • ½ tsp salt • 160g (5½oz) unsalted butter • 75g (2½oz) dark muscovado sugar • 4 large eggs • 170g (6oz) pure cane molasses • 3 tbsp boiling water • 1½ tsp bicarbonate of soda

METHOD 1. Pre-heat the oven to 175°C (350°F), Gas mark 4. Line the tin with baking parchment. 2. For the caramelised pears, mix the fruit with the lemon juice. In a large frying pan, melt the butter and sprinkle in half of the caster sugar. Put in the pear quarters and cook for 5 minutes until browned. Turn and cook the other side until that is brown too. Carefully remove the pear and set aside to cool slightly. 3. Add the bourbon and the rest of the caster sugar to the pan and stir frequently until the mixture becomes syrupy. Pour into the tin and tilt it to spread the mix evenly over the bottom. 4. Start to arrange the pears

from one corner so that they cover the bottom of the tin and are all facing the same way. 5. To make the cake, sift together the flour, spices and salt into a new bowl. 6. Using an electric-mixer or hand-held electric whisk, cream together the butter and sugar for around 5 minutes on a medium-high speed until the mix is both light and fluffy. Add the eggs, one at a time, on a lower speed, scraping down the sides of the bowl after each addition. Only beat until just incorporated. Add the molasses and beat for a few moments longer to mix. 7. In a small bowl, add the boiling water to the bicarbonate of soda and set aside. Add half the flour mixture to the creamed mix on low speed. Then add the water, bicarbonate of soda and the rest of the flour mixture and mix until it's well incorporated. It will look like the mixture has split, but that is correct. 8. Scrape the mix into the tin on top of the arranged pears and bake for 25 minutes. Reduce the oven temperature to 165°C (325°F), Gas mark 3 and bake for a further 10-15 minutes. To know it's done, the top should bounce back when lightly touched. Cool in the tin for 1 hour, then run a knife around the edges of the cake. Place a tray over the top of the tin and carefully (but quickly) turn upside down. Then enjoy.

The more detailed the inspection and report, the more costly it is but this can be money well spent rather than potentially finding out issues and problems later. 5 Once your legal representative is satisfied with the contract, searches and answers to enquiries and you are in receipt of a satisfactory offer of mortgage then you can sign the contract and exchange contracts. At this stage you will need to normally pay a 10% deposit and a date is set for completion. Exchanging contracts means both yourself and the seller are legally committed to complete the sale of the property.
o you have decided to look to buy your first property. What an exciting step you have just taken. The question now is: what the next steps should be in achieving your dream of home ownership. Daniel Libeskind This Polish-American architect has taken the world by storm with his innovative and modern designs that have come to shape cities and played a key role in redefining the Manhattan skyline
K
nown throughout the world for his trademark jagged and fractured style, Daniel Libeskind cites many influences in his work; music, philosophy, literature, and poetry all play their part in the creation of his bold and instantly recognisable architecture and urban design as well as a deep sensitivity to the cultural memory of his buildings. Since beginning his career in the late 1980s, Libeskind has been the recipient of several awards including Gold medal for Architecture at the National Arts Club, RIBA International Award for the Imperial War Museum North and been appointed an honorary member of the Royal Academy of Arts in London, England. With projects both completed and in progress throughout Europe and the United States, if you haven’t already heard of Studio Libeskind, you soon will. Born in Lód’z, Poland, in 1946, Libeskind immigrated to America in his teens and settled with his family in the Bronx. His initial dream was not to be an architect, instead he had a deep passion for music and was awarded the American-Israel Cultural Foundation Scholarship and performed as a musical virtuoso. Soon after however, he was bitten by the design bug and left music to study architecture. He received his professional degree in architecture from the Cooper Union for the Advancement of Science and Art in 1970 and a postgraduate degree in the history and theory of architecture from the School of Comparative Studies at Essex University in England in 1972. However, Libeskind did not come to prominence until 1989

Contemporary Jewish Museum in San Francisco, California
AFTER THIS TRIUMPH, SEVERAL PRESTIGIOUS MUSEUM COMMISSIONS FOLLOWED WHICH TOOK HIM ALL OVER THE WORLD when he won the sought after and highly competitive international competition to build the Jewish Museum in Berlin. He moved his young family to Germany and devoted more than a decade to the completion of this seminal design. After this triumph, several prestigious museum commissions followed which took him all over the world, from the Felix Nussbaum Haus in Osnabrück to the Imperial War Museum North in Manchester. This was followed by projects in Denver, San Francisco, Ontario, Denmark and Dresden. Studio Libeskind (as his architecture company is now called) had become an international institution, a fact that was cemented by the winning of another historic competition in 2003: to create a master plan for the rebuilding of the World Trade Center in Lower Manhattan. This
colossal honour included a towering spire of 1,776 feet, in addition to which the Libeskind design study proposed a complex program encompassing a memorial, underground museum, the integration of the slurry wall, special transit hub and four office towers. Although his design was ultimately abandoned, he had laid the groundwork (so to speak) and the resulting tower and museum closely resemble the architect’s orginal vision. With this project came another move, this time to New York and soon Studio Libeskind was involved in designing and realising a large number of commercial centres. These included Westside in Bern, the Crystals at City Center in Las Vegas, and Ko-Bogen in Düsseldorf, as well as residential towers in Busan, Singapore, Warsaw, Toronto, Manila and Sao Paulo. Not satisfied with this, in 2012 Libeskind

decided to expand his European presence with the opening of a studio in Italy – Milan to precise. This expansion marked the beginning of of a new chapter for Studio Libeskind, whose Milan studio now has a department for industrial, product and interior design in addition to their architectural offering. In his role as Principal Design Architect for Studio Libeskind, Daniel is also in high demand as a speaker on the art of architecture at universities and professional summits and his architecture and ideas have been the subject of many articles and exhibitions, influencing the field of architecture and the development of cities and culture.

Paul is also the Chairman of Paul Alexander Mortgage Consultants, which he founded in 2007. This business is rapidly expanding and currently consists of a team of ten. Paul is also the Executive Director of Centurion London, which specialises in high end property development focusing in particular on new builds and heritage buildings. Supporting MAYA’S JOURNEY LATEST CHARITABLE ACTIVITY FROM ORCHARDS OF LONDON

umbling news is some of the best kind, so Orchards of London is delighted to report on a wonderful event that we had the pleasure of sponsoring. The St Vincent's Primary School Race Night raffle was organised to raise funds for The Neuroblastoma Children's Cancer Alliance UK. The charity has a direct link with a very special little girl - Maya Zubel - who is a pupil at St Vincent's

Primary School in Acton. Maya was sadly diagnosed with neuroblastoma in 2013 - a highly aggressive childhood cancer that, when diagnosed, had spread throughout her body, making treatment especially difficult. Maya's teachers and class friends have been behind her every step of her journey to beat the cancer and are actively raising money for the charity. After hearing of Maya's story, Orchards of London were compelled to get involved and
we didn't hesitate in sponsoring the race night, which was held on Friday 20th March at the AGV Social Club in Acton. Our very own Michael Ogden Ealing Sales Manager - was the master of ceremonies for the event. He did a marvellous job of getting everyone to dig deep and maintained a wonderful atmosphere. We're pleased to report the event was a great success, with the raffle raising £417 towards the NCCA UK and Orchards of London providing the star prize. £1,050 was also raised for School PTA fundraising - a record amount for the event! Winners on the night included Levi Eatherley in Year One - the winning jockey of the Orchards of London Gold Cup; and James Westbury from Reception, the owner of the horse that won the Orchards of London Gold Cup. t was nothing short of blood, sweat and tears for Liam 'the Hammer' Doherty - one of our fabulous Sales Directors here at Orchards of London - as he took part in The Park Club's White Collar Boxing Event on Saturday 14th March. The event's aim was to raise money for the Russell Dawkins 'Back on Track' fund, which helps provide equipment for those affected by spinal injuries. The event featured 16 contestants with no previous boxing experience, as well as special appearances from professional boxer 'Johnny' Nelson, TV pundit Adrian Chiles and Sky Sport's leading boxing presenter, Adam Smith. Just with any professional boxing
event, the 'Back on Track' bill was accompanied by the usual ringside pomp and ceremony - a rousing compere, dry ice, thumping music and an enthusiastic crowd. Although Liam matched his rival Dave 'Dynamite' Fellowes in terms of strength, agility and plain clout, he narrowly lost the contest on points. Speaking about the event, a bruised, battered but brave Liam said, "It’s been a personal ambition of mine to get into boxing and after the success of the event last year; it became a driving force to push myself physically while doing something for a good cause." Orchards of London were thrilled to be the main sponsors of the event for
while on a charity bike ride in France. Rather than dwell on his misfortune and confinement to a wheelchair, Russell has set about raising money for others whose lives have been changed by a spinal injury. The annual boxing event is just one of the ways vital funds are generated. Russell continues to be an enormous inspiration to everyone at Orchards of London and we continue to support his 'Back on Track' charity.

TWO WAYS HOME Anglo/Austrian five piece band, Two Ways Home, bring the spirit of Nashville to the UK with heartfelt lyrics and exquisite harmonies, in debut EP ‘Wood for the Trees’
O
n 30 March 2015, Anglo/Austrian group, Two Ways Home, released their debut four-track EP ‘Wood For Trees’ showcasing their country infused folk rock for the first time following a life changing pilgrimage to Nashville in 2013. Founded by vocalist and multi-instrumentalist Lewis Fowler from the tiny Cotswold village of Draycott, Oxfordshire and vocalist and autoharp / ukulele specialist Isabella Mariee, born in Vienna, Two Ways Home are a five piece band with a united vision: to bring essence of Nashville back to the UK. Growing up on a diet of Simon and Garfunkel, Prince, Led Zeppelin, Ray Charles and Stevie Wonder, the music future of Two Ways Home was never a sure thing. However, as soon as Lewis and Isabella’s vocals came together, destiny took a hand.
A desire to hone their skills as songwriters and learn from the best led them to a career defining pilgrimage to Nashville in 2013. They experienced the true spirit and support of Nashville; the advice and kindness of strangers meant so much. Two Ways Home lived the Nashville circuit alongside respected songwriter Lorna Flowers, Stacia Watkins and Jason Sellers. They returned to the UK determined that audiences should not only hear the music but feel it too. ‘We want to make people feel something, be it happiness, anger, love, sadness. It is important for us to connect with our audience in an emotional way through our songs.’ For flavours of real Nashville, listen and feel ‘Wood for Trees’, inspired by Isabella’s grandfather and her plaintive call for us to be in touch with loved ones before it’s too late.

M
ichael Ogden (26) is a Sales Manager at Orchards of London, Ealing. Michael was born, raised and educated in Ealing, which has provided him with an outstanding knowledge of West London. Michael joined Orchards of London as a Sales Consultant in 2011 and was quickly promoted to an Assistant Manager in Acton. After many years working in the company he was promoted to Ealing’s Sales Manager. 6:30am: “My day typically starts with a morning workout at The Park Club or in the summer months a cycle along the Thames tow path. Once I’m dressed to impress I make my way to work in my Fiat 500. The first stop is grabbing a hearty breakfast, normally at The Coffee House, Acton’s newest café. 8:30am: The office doors are open and I start preparing for the day ahead. 9am: The day starts with the Sales Team Meeting, during which we discuss viewings the team conducted the previous day and each negotiators goals for the day ahead. We then discuss any offers made on properties by prospective purchasers and work on a plan to agree these sales. After the meeting, the team get on the phones, we begin our call out where the team contact buyers about new sales instructions and provide detailed feedback to our vendors. 11am: I leave the office to attend a

valuation of a property I have been trying to secure for a few weeks; valuations are a key opportunity to meet with local sellers and present our business to them. Today I meet the owners of a large semi-detached house in Ealing who are looking to make the move out of the City. Whilst they are not ready to come to the market, I offer an accurate valuation and offer advice about buying in a chain and the sales process. 2pm: I return to the office and get to work with the team; an offer has come in on a detached house in Ealing Broadway. I then liaise with the buyer and seller to agree a price and agreeable terms for the sale. At all steps of the negotiations the Sales Consultant who has obtained the
offer shadows me so they can develop into a senior member of staff. Friday is a busy day as most buyers and sellers exchange contracts on their sales. 4:45pm: I am chasing a solicitor to exchange contracts on a charming two bedroom garden appartment. Our sellers are at the start of a five link chain ending with the purchase of a six bedroom farmhouse in Yorkshire. 4:55pm: The solicitors confirm that exchange has taken place and I make a call to our delighted sellers to tell them the good news. The sale completes in seven days time and with any luck the sellers will treat the team to a bottle of champagne for getting the sale through so efficiently. Before the weekend I coordinate a busy Saturday with the team and make sure everything is ready. Saturday is our busiest day and the team often have back-to-back viewings all day. After this I send the team home and thank them for a great week. 7:30pm: I attend the St Vincent’s Primary School’s Charity Race Night where I have volunteered to compère the evening helping to raise funds for Maya Zubel and the NCCA UK. My evening concludes at South Ealing’s award-winning pizzeria Santa Maria before heading home for a good night’s sleep”.
