I am very pleased to welcome you to the second edition of The WM, Winkworth’s own magazine. We hope to offer you insight, advice, inspiration, news and fantastic properties available in your area. 2017 was a busy year for Winkworth, despite a difficult market. We saw seven offices opening across the country, and we have plans for further expansion this year. We will continue to develop our offering, both in London and elsewhere in the country, through our strong network of estate agency offices that together provide the expertise our clients need for the market they are moving to or from. Although uncertainties in the market remain, we feel confident about the year ahead. We expect house prices to stabilise and to see buyer confidence return. Announcements in the Autumn Budget should have a positive effect on the market, providing a boost to first-time buyers at the lower end of the market, which should, in turn, excel transaction levels further up the ladder. The Government’s promise to build more homes is also a positive for first-time buyers, and an increase in stock levels is of course welcome news for the wider UK property market too. We have seen further signs of recovery from the prime central London market, with increased sales activity in recent months. The same is also happening in the country market. Winkworth continues to place a strong emphasis on building and growing our lettings offering with a 50:50 sales to letting ratio. This is further enhanced by our relocation department which offers lettings services to corporate clients across London. Although the market has been affected by a number of changes to Government policy and legislation, we remain positive that many landlords will still see the benefits of letting property. COUNTRY REVIEW A look at activity in the country sales market
A
lthough the country market has remained price sensitive for the last year, transaction levels have been surprisingly robust. Properties under the £1,000,000 mark are still moving faster than those in higher ranges and the impact of increases in SDLT is still most noticeable in the commuter towns. Last year saw a total of 1,034,200 residential property transactions completed in England, a figure slightly lower than in the previous three years, but greater than in the two years prior to that. Demand is there, and growth is certainly expected, with forecasters predicting the average UK home to jump in value to £260,000 within the next four years (from 2017’s average of £226,756). An influx of first-time buyers is anticipated this year, which should create further activity at the lower end of the market. Bill Jarvis, Director of Winkworth Winchester, is optimistic: ‘The market in Winchester has remained active and stable despite the economic

and social upheavals of recent years,’ he says. ‘A well-presented property only stays on the market for about eight weeks – about 25% of our buyers come from London for the excellent education and cheaper property prices.’ Further north, Winkworth Grantham is also experiencing a strong start to the year. Louise Stewart, Branch Manager of Winkworth Grantham says: ‘Since the start of the year the market has been extremely buoyant. We are feeling very positive about the coming months. Plans for a £100 million Grantham Designer Outlet Village have recently been submitted, which should lead to a further injection of confidence to an already busy property market and further jobs in the area.’ Sellers will need to stay grounded and focused and ensure their property is priced correctly, while buyers looking to lock into the low interest rate opportunities, and with an eye to longer term price growth, will see opportunities available.

COASTAL LIVING The sales market by the sea
M
any people dream of living by the sea. Londoners especially can be tempted to sell up and start a new life on the coast after an enjoyable weekend’s surfing or a sunny day trip. ‘People often visit in summer and fall in love with the area,’ says Simon Barnes, Director of Winkworth Highcliffe, who himself moved from London to the Dorset coast. ‘We see real migration from Greater London as well as the Midlands. Around 60% of our buyers come from outside the area and often aren’t certain what they want, so it’s up to good agents to help them and present a range of options to them.’ But it’s not just surfers – coastal properties across the country are popular with retirees, who are frequently cash buyers with good pensions, which creates a steady market for local agents. Popular coastal towns such as Highcliffe have seen prices increase by 0.41% in the last three months, while property prices in Poole were up 4% on the previous year and up 7% on 2015 when the average
house price was £323,117. Values in Dorset on the whole are set to rise by 14% in the next five years, more than anywhere else in the country. Holiday properties, of course, account for much of this activity, but many areas are desirable for those looking for a lifestyle change. Worthing, for instance, has become popular with buyers from Brighton looking for more space, as well as from Surrey and South West London. Here, the demographic is changing, with much younger and more affluent buyers pushing prices up considerably. Overall, markets have remained stable over the last 18 months, with coastal hotspots continuing to show higher then average rates of increase and strong market activity. With correct pricing and targeted marketing, sales around the country and particularly on the coast are looking to remain strong throughout 2018. This means that now is a very good time to relocate.

staggering £52 billion pounds is paid out in rent to private landlords in the UK every year. In 2018, the market got off to a good start with demand outstripping supply. Buy-to-let investors are not as prominent as they have been in recent years due to the increase in stamp duty on second properties introduced in 2016. Consequently, 2016 and 2017 saw a glut of properties arrive on the market, meaning supply has now lessened. A recent survey by the Royal Institution of Chartered Surveyors (RICS) revealed that its members believe rents are likely to rise by three per cent a year for the next five years, outperforming rises in house prices as landlords are expected to leave rather than join the market. The South West has had a healthy start to the year and popular areas with excellent transport links to the capital inevitably achieve strong rents in the country market. The stable lettings market in Bath is a prime example of this, with 70-80% of applicants now coming from London. Bath is a beautiful city within an hour of London, so demand is always high – and with a shortage of property available to purchase, many people are renting. ‘We have seen a 5% increase in lettings values over the last year and I would expect to see a stable market with further growth over the year ahead,’ says Chris Baker, Director of both Winkworth

Bath and Winkworth Exeter. ‘Investor landlords tend to look at rental yields. Bath property is all about capital growth and longer term gain, much like London, so landlords here tend to be ex-residents of the city,’ says Baker. Exeter, however, is a very different market. ‘Rental yields here are higher than in Bath, at around 8%, but the growth of the capital is slower, so we see more investor landlords. The local market is still strong here as the city is growing and we are seeing an increasing number of new build properties coming to the market,’ Chris explains. Coastal areas often see people relocating who are making life changes, so renting before committing to a new way of life seems sensible. The market in Dorset has remained constant over recent years. Simon Barnes, Director of Winkworth Highcliffe says: ‘Our tenants are young families who take advantage of the excellent local schools and a good number of retired people on good pensions who often pay their tenancy upfront. We are seeing an increase in new build developments in Highcliffe and this should ease supply over the coming years.’ Regeneration and businesses moving in to a town is often key to a busy lettings market. Basingstoke already enjoys an active lettings market, due to excellent schools and leisure facilities, strong transport links to London and the countryside close by. A regeneration
project here will shortly deliver around 650,000 sq ft of new development to the town, including a John Lewis and a Waitrose. Anna Collier, Lettings Manager of Winkworth Basingstoke comments: ‘The generation of jobs within the local community will further boost the lettings market. We see a lot of investor landlords in Basingstoke, where property is cheaper than, say, Reading or Winchester, and we have constant demand due to our location. Rental yields are good at around 5% and we have high demand from families looking to rent two bedroom properties close to the station.’ It seems reasonable to expect that rises in rents during 2018 are likely to exceed rises in house sale prices. The overall outlook is positive for the lettings market, and with the lettings fees ban announced by the Government in 2016, potentially coming in to play in the next couple of years, tenants could benefit too.

I
t would not be unreasonable to expect a meeting with four Prime Central London Winkworth Directors, given the current property climate, to be rather a despondent affair. Quite the contrary. While the market in Prime Central London is a difficult one, deals are very much still happening – if handled correctly from the offset. James, Alex, Josh and Will are all experts in their fields, with a wealth of knowledge on both the area they operate in and the market that they share. South Kensington saw its busiest December for three years, Notting Hill its busiest quarter similarly, and the start of the year has been positive for all. Prime Central London is becoming a more traditional market again: there are far fewer international investors than a couple of years ago and we are now seeing more owner occupiers, both British and European, reassuringly. The last few years have not been without their challenges for the housing market here. Dramatic increases in stamp duty, elections and the uncertainty that Brexit has caused have all had an impact, perhaps more so here than in other areas, but things appear now to be stabilising. While the team don’t feel there is likely to be any increase in prices in the coming months, or indeed until after Brexit, there is movement and there are certainly opportunities for both buyers and sellers alike. If you’re serious, that is.

Transaction levels are slowly increasing and applicant levels, whilst perhaps lower than normal, are on the whole very good quality. Buyers know what they want and are prepared to move quickly, this is often after they have gained first-hand experience of the market. Kensington are working with one buyer who is very keen to close on a house, having made low offers on two other properties that were rejected. The properties in question sold at asking price, having been valued correctly. That said, last year up to a staggering 25% of properties on the market in Notting Hill, had been available for over 12 months, largely due to incorrect pricing and perhaps a desire by agents to keep clients happy rather than well-informed. The key to movement in the market, now more than ever, is pricing. The advice from all of the team is to seek out informed, experienced guidance on getting this right and your property will sell. Where property values in RBKC were until recently worked out on a £/sqft basis, in this market there are other factors to consider. Compare your property against similar properties that have actually sold, and the prices they actually achieved. hat makes Newbury so popular? Newbury is an attractive, picturesque and highly desirable market town on the banks of the River Kennet, with trains to London taking under an hour. How long have you worked in property?
I first started working in property some 14 years ago in Bath selling farms and estates. What drives you to do a brilliant job?
I am self-motivated and I take a pride in trying to be the best agent I can be. It is very satisfying pulling a deal together – especially if I’ve had to think outside the box in order to make that happen for the client. What has been your most memorable transaction?
It’s sadly not a positive one – our clients were divorcing very acrimoniously – he did not want to instruct us but she did. Two previous agents had failed to sell the property. We managed to get it over the line by careful lotting and a lot of very delicate negotiation. If money were no object where would you live and why?
We would stay where we are – we love living in the centre of Devizes and our house is perfect for us. 56
What do you love about Devizes?
It’s a fabulous town with a great atmosphere. There’s a food market every Thursday, a cinema, amateur theatre and many varied pubs and restaurants all within walking distance of the office and our home. We are a short hop to Bath, Marlborough, Salisbury and Bristol so we are very well placed, and London is less than 2 hours away. What are the best kept local secrets?
The first has to be the amazing houses at good value. Devizes Castle is another local gem - even some of the locals don’t know about it! Sadly it’s not open to the public, but it is an imposing centrepiece to the town and has an amazing history. I would have to go back to 2009. We were in a recovering market and I secured a buyer on a fantastic house in south west London. After many ups and downs along a three month transaction, we finally exchanged at 6pm on Christmas eve, a merry Christmas for all involved. If money were no object where would you live and why?
If we are talking UK then Wentworth Estate, Sunningdale. I love golf, so where better to live than backing onto a world-renowned golf course? Abroad, it would have to be Marbella. There are plenty of golf courses and the sun is always shining. What do you love about Sunningdale?
Sunningdale and the surrounding area offers everything. You are only 50 minutes on the train to London Waterloo and Windsor Castle is on your doorstep. There are also numerous outdoor activities here, including Virginia Water Lake and Savill Gardens, and not forgetting local sporting events, including the BMW PGA at Wentworth and racing at Ascot.
