I am very pleased to welcome you to the second edition of The WM, Winkworth’s own magazine. We hope to offer you insight, advice, inspiration, news and fantastic properties available in your area. 2017 was a busy year for Winkworth, despite a difficult market. We saw seven offices opening across the country, and we have plans for further expansion this year. We will continue to develop our offering, both in London and elsewhere in the country, through our strong network of estate agency offices that together provide the expertise our clients need for the market they are moving to or from. Although uncertainties in the market remain, we feel confident about the year ahead. We expect house prices to stabilise and to see buyer confidence return. Announcements in the Autumn Budget should have a positive effect on the market, providing a boost to first-time buyers at the lower end of the market, which should, in turn, excel transaction levels further up the ladder. The Government’s promise to build more homes is also a positive for first-time buyers, and an increase in stock levels is of course welcome news for the wider UK property market too. We have seen further signs of recovery from the prime central London market, with increased sales activity in recent months. The same is also happening in the country market. Winkworth continues to place a strong emphasis on building and growing our lettings offering with a 50:50 sales to letting ratio. This is further enhanced by our relocation department which offers lettings services to corporate clients across London. Although the market has been affected by a number of changes to Government policy and legislation, we remain positive that many landlords will still see the benefits of letting property. ondon seems to be slowly recovering from what has undoubtedly been a stormy few years; a snap general election, the EU referendum, Brexit and numerous tax changes affecting both domestic and international buyers, have all impacted on the property market. Uncertainty has lead to caution and a demand for historic rather than realistic pricing has lead to a slowing down of the market across the capital. There are shoots of recovery but it will be a long time before we return to the dizzy heights of 2013. The market is finding its feet again in a new climate. The story of the current London sales market differs somewhat according to the postcode you’re in, but reports are not all doom and gloom. Stability seems to be slowly returning and sellers are adjusting to a new reality, one of realistic pricing. Steve Brown, Branch Manager of Winkworth Blackheath reports a strong local market; ‘Prices here are still 30% higher than the peak of 2007. Borrowing is still extremely competitive and could be a great opportunity to secure an impressive family home with a 10 year plus view.’ With interest rates expected to rise only incrementally this year, those looking to invest for the longer term are still active. The demand is highest in Blackheath for larger family homes and yet in Mayfair, one bedroom apartments are attracting the highest applicant levels. Nick Charalambous, Director of

Winkworth Palmers Green is seeing an increase in applicants migrating from more expensive pockets of North London. ‘Young families looking for long term homes and first time buyers benefiting from stamp duty relief are active at the moment, seeking period properties and excellent transport links,’ he says. ‘It’s certainly a buyers market and despite economic and political uncertainty we are optimistic about the next six months.’ Accurate property valuations are the key to keeping the London market moving. Charles Peerless has a number of Central London Winkworth offices; ‘2017 was an improved sales year as sellers took more note of plausible valuations, proving that when priced correctly, property does sell. The fact is, there are a suitable number of buyers to maintain this status quo and the market remains steady whilst stock levels remain low.’ Brown agrees; ‘We are combating a tricky market by being very honest with our clients and managing expectations accordingly. ondon is seen by many to be made up of a series of villages, all next to each other but with their own climates, characters and individual property markets. Winkworth understand this and with over 60 offices in London can cater to the different needs of each of these areas. What is happening in the rental market in Shepherd’s Bush may be a different story to that of Battersea or Knightsbridge. Where the sales market takes longer to react to external factors in terms of a bounce or slow down, the lettings market in London is fastpaced and constantly evolving within each micro-climate. Michael Connaughton, Lettings Director of Winkworth in Shepherd’s Bush, explains; ‘The lettings market here is a micro-market, it changes from week to week, the trick is to price realistically and avoid void periods. Our average property is only on for three weeks and good quality properties are still in high demand.’ It’s a slightly different story in Prime Central London, ‘Properties are currently on the market from one to eight weeks depending on demand for a particular type of property. Smaller properties currently let more quickly than larger ones. Seasonality is becoming harder to predict. In 2017 we let a large number of family homes in the first few months of

the year,’ says Max Chaudry, Lettings Director of Winkworth Knightsbridge and Chelsea. ‘Things are feeling more positive after a busy start to 2018. Rents seem more stable, and we are beginning to see some rent increases again. There is certainly higher demand than there was in 2017 and we are hoping this trend will continue.’ With the changes in Stamp Duty Land Tax that came in to play in April 2016, London is seeing fewer traditional British landlords investing in the market across the regions but international tenants are still keen to live in London. ‘Typically most investors want a quick return and London’s provided that in the past. The sales market has slowed down in the last few years and values haven’t increased at previous rates but this does not suggest they’ll remain low forever. In the long term owning property has always proved to be a successful investment in London and I see no reason why this will not continue,’ says Max. Tenants’ expectations seem to be rising across areas and if landlords listen to these demands for modernised, well maintained homes, then everyone gains. ‘We have seen an increase in renewals across Battersea and Clapham, this has meant that landlords have less void periods, less risk with new tenants and tenants take more care of their home.’ says Hannah WatsonToft, Head of Residential Lettings in Battersea and

Clapham. Battersea and Clapham continue to attract professional sharers and growing families, due to the diversity of property, green spaces and fabulous range of restaurants, bars and foodie businesses. The market here has remained consistent and looks set to continue as we enter the busy spring period. The lettings market across London seems to be stabilising at the moment with some challenges ahead for both landlords and tenants. Tenants are becoming more demanding and more aware of the choice that they have; ‘This is a tenants market so don’t be scared to view properties above your budget and if you find something you like make an offer.’ suggests Michael. ‘When the market is tricky, we have found that properties that are in excellent condition and have been modernised are often still able to increase their rent but those that are looking tired take larger price falls.’

I

t would not be unreasonable to expect a meeting with four Prime Central London Winkworth Directors, given the current property climate, to be rather a despondent affair. Quite the contrary. While the market in Prime Central London is a difficult one, deals are very much still happening – if handled correctly from the offset. James, Alex, Josh and Will are all experts in their fields, with a wealth of knowledge on both the area they operate in and the market that they share. South Kensington saw its busiest December for three years, Notting Hill its busiest quarter similarly, and the start of the year has been positive for all. Prime Central London is becoming a more traditional market again: there are far fewer international investors than a couple of years ago and we are now seeing more owner occupiers, both British and European, reassuringly. The last few years have not been without their challenges for the housing market here. Dramatic increases in stamp duty, elections and the uncertainty that Brexit has caused have all had an impact, perhaps more so here than in other areas, but things appear now to be stabilising. While the team don’t feel there is likely to be any increase in prices in the coming months, or indeed until after Brexit, there is movement and there are certainly opportunities for both buyers and sellers alike. If you’re serious, that is.

Transaction levels are slowly increasing and applicant levels, whilst perhaps lower than normal, are on the whole very good quality. Buyers know what they want and are prepared to move quickly, this is often after they have gained first-hand experience of the market. Kensington are working with one buyer who is very keen to close on a house, having made low offers on two other properties that were rejected. The properties in question sold at asking price, having been valued correctly. That said, last year up to a staggering 25% of properties on the market in Notting Hill, had been available for over 12 months, largely due to incorrect pricing and perhaps a desire by agents to keep clients happy rather than well-informed. The key to movement in the market, now more than ever, is pricing. The advice from all of the team is to seek out informed, experienced guidance on getting this right and your property will sell. Where property values in RBKC were until recently worked out on a £/sqft basis, in this market there are other factors to consider. Compare your property against similar properties that have actually sold, and the prices they actually achieved. Surbiton has a strong sense of community and, although technically a town, it feels like a village. I love being meters from the Thames, without the London price tag. Plus, the architecture of homes around the river is stunning; there’s something for everyone. What are the best kept local secrets?

I love No 97 gin bar - Sam the owner is amazing and they do brilliant G&Ts and a lovely brunch. French Tarte and French Table are also fantastic for food and coffee and The Hart’s Boatyard is a beautiful pub right on the Thames. Surbiton Farmer’s Market is a bit of a secret; hosted on every third Saturday of the month on the lovely Maple Road. Why should a vendor or landlord instruct your office? We’re part of a large network of offices but we’re independently owned. We hold very strong core values in our office - our staff are hand-picked and have extensive experience. I think it’s important that they understand what our clients are about to go through so that they can empathise through the process.

I have been working as an estate agent since 1991 and started at Winkworth Battersea in 1992. What drives you to do a brilliant job?

What satisfies me the most is passing on my experiences and knowledge to our junior negotiators and watching them learn the craft. Many have gone onto be very successful in property so to have been part of that journey makes me feel good.

Its best secret is its location. For many years people ignored the area but now they are realising how close Kennington is to The City and West End.

What has been your most memorable transaction?

Like any estate agency your most valuable asset is your staff. We retain our staff for many years and that allows them to pass on their knowledge and experience. This makes for smooth transactions all round.
