We hope you’ll find advice, fantastic local properties, inspiration and insight within these pages. 2018 has seen traditional trends resurface, with the first uninterrupted spring selling season since 2015. As normality has returned and activity has grown in central London, increased realism around pricing has also started to offset the tax burden of the 2014 SDLT introduction. Across our markets, we have seen that where prices have adjusted downwards, activity has picked up, as affordability subsequently improved, which has then fed out further afield. We’re also seeing potential buyers becoming less cautious, as they become hardened to Brexit. Investors have been the most affected by cautious attitudes, and remain far more influenced by shifting sentiments. We place a strong emphasis on expanding our lettings offering, with a 50:50 sales to lettings ratio. The lettings market continues to improve alongside employment growth, despite tax changes and Brexit negotiations, which are keeping transactions subdued within a historic context. The only exception to this is within central London, where a lower level of corporate applicants is affecting tenant demand and, as a result, is stunting rental growth. This year, we are placing tremendous focus on developing our digital offering. We know this will further aid transparency and help us find new ways to generate value. With continued investment in our people, we aim to provide the best possible service- we have exceptionally dedicated and skilled staff who are helping drive the network and brand forward to ongoing success. We expect 2018 to improve further on what we achieved in 2017, with the continued growth of our network. We hope you enjoy reading this edition. COUNTRY REVIEW Rural retreats prove to be a big pull by NIGEL LEWIS

WHAT’S CHANGED IS THAT FEWER COMPANIES DEMAND THAT PEOPLE WORK IN THE OFFICE ALL THE TIME SO MANY PEOPLE COMMUTE

G

overnment figures show that on balance more people are moving to rural areas each year than moving to cities, with the biggest movements from suburbia towards more bucolic locations. This is part of a familiar pattern. Most people rent and then buy apartments in city centres, move to the suburbs when they have children and, increasingly, then into the countryside. The trend is driven not just by lifestyle, but also the property market. Many city dwellers like to cash out of their surburban or urban homes and buy something in the country that’s bigger and more peaceful. One surprisingly popular destination for these escapees is Sunningdale in Surrey. It lies between Chobham and Bracknell to the south west of London, and is relatively good value despite being famous for nearby Ascot racecourse and the Wentworth golf course. “Not many people realise it, but we’ve got an amazing range of properties for sale here,” says

Anthony Blackstone, Director of Winkworth in Sunningdale. “One minute you’re dealing with a £330,000 house in one of the more affordable areas such as Bagshot, and the next you’re negotiating on a home worth £16,000,000,” he says. But for Londoners who don’t want to commute and instead yearn for a truly quieter life, one increasingly popular choice is Norwich. According to Jamie Moore, who opened his Winkworth office to the south of the city in the village of Poringland over six months ago, the area predominately attracts two types of inbound homebuyers. These are young couples selling up their London flat and buying a three or four bedroom house in or around Norwich, and downsizing retirees with connections to the area. “Most of our buyers are local ones but I also sell to London and Essex purchasers, which is the advantage of Winkworth’s network and connections down in London,” he says. “The market here is pretty lively - helped by a healthy local economy, improved transport links including the recent upgrade to the A11 towards Cambridge, and our affordable prices.” Another rural property hotspot with similar allure to Norwich, but that’s nearer the capital, is Devizes in central Wiltshire. It’s another area that attracts Londoners, along with returning military personnel who work in and around Salisbury for the army, and retiring downsizers from the Thames Valley. “For these people this area is ideal because it’s both beautiful and half way between their old stamping grounds in the Thames Valley, but also near the coast,” says Director of Winkworth in Devizes, Simon Jacobs. He says the area is also popular with commuters who work in Southampton, London, Birmingham and Reading. “What’s changed recently is that fewer companies demand that people work in the office all the time, so many people commute from here to these cities to work three days a week there and then work from home during the other two days.”

cientists have, for many years, been trying to work out why so many people are happier and seemingly healthier when they are on the coast, results of which include the soothing effect of hearing, seeing and smelling the sea, and the more relaxed pace of life that most seaside towns promote and embrace. Consequently, homes on the most desired spots on Britain’s coast have plenty of competition from a mixture of commuters, if they’re near enough to the capital, as well as retirees, ‘good life’ seekers with children and second home buyers. To see how coastal property markets are performing at the moment, we paid a visit to three southern seaside hotspots to find out. There’s no shortage of London buyers looking to be beside the seaside, and Winkworth’s Brighton and Hove office regularly gets visits from young families tempted by life on the coast. The city’s property market, while maybe not as buoyant as a few years ago, has held up in the last 12 months, with its popular beach, shops and schools.

“The area around the Seven Dials often appeals to London buyers where they can buy a threebedroom place and go into the roof for more space,” says Director of Winkworth Brighton & Hove Toby Powell. “They’re also right near the station for an easy commute.” As it’s a favoured area, stock moves fast which means buyers need to be able to buy quickly. Adds Powell: “I’ve had one guy come down from London a few times to look at flats recently, but as he still hasn’t sold his flat, the good properties are just selling fast and he’s missed out.” Londoners moving south also help keep prices strong in Dartmouth where those tired of the capital can part with up to £5,000,000. For someone relocating from Fulham, that’s not such a steep price tag, reckons the office’s Director Richard Blake. Prices are stable in the popular Devon tourist spot and he’s optimistic that continued demand will keep them steady in the future. “We had a fantastic couple of months until May this year, and although there was a bit of a lull before summer things soon picked up.” He adds that business levels are higher than they’ve been for two years. The Dartmouth market is split between holiday home buyers, retirees and the local market who either choose the town centre or nearby coastal villages. Properties are wide-ranging, from Victorian terraces to detached contemporary homes. “There have been more people moving to the area in recent years, with some of them working from home,” says Blake. While plenty of Londoners were relocating to Worthing a year ago, train strikes probably put many of them off, thinks Director of Winkworth Worthing Steve Magee. So now it’s buyers from Surrey and older people looking to be near their children in Brighton who are moving. “Easy access on the A24 from Surrey encourages people to move here,” explains Magee, “and those 50+ year old couples with children in Brighton who don’t like hills or worry about parking are looking in Worthing instead.” They were not put off by a 15% hike in Worthing prices last year, although that’s now levelled off, and although it’s been quiet for viewings, the office has done just as many deals as it did in 2017.

ne in five households rent their homes in the UK and despite the best efforts of the Government, official figures predict it’s set to rise to a quarter over the next five years. The myriad reasons why people rent their homes are changing too, from families accessing school catchment areas to retiree downsizers banking their equity and trying out places before buying again. All these trends and more are playing out in England’s coastal and rural towns. Here’s what’s going on in four different rental markets.

 The dynamics of a rural city like Canterbury make for a robust rental market for Winkworth’s Donna Pearson. Her office is kept busy finding houses and apartments for academics and doctors who work at its hospital and two universities, as well as commuters. “We get families who want to live near the station and the King’s School,” she says. Donna says her market is extremely varied from penthouses on the Whitstable seafront to rural houses and apartments in the centre of Canterbury. “Although we don’t do student lets, the university timetable does affect us and it’s always really busy here from July to August as professors and doctors

We try and get our landlords to realise that the highest demand is during this period.” “The rental market in and around Reading is very different,” says James Hathaway, Director of Winkworth in the town. Reading has enjoyed a considerable boom in recent years as investors have bought into the local market after it was decided that Crossrail would finish here. He says the Brexit factor and SDLT for landlords has dampened demand, but that Crossrail has helped keep the market busy. “The rental market here is also kept lively by the large numbers of big employers in the Thames Valley. There’s a constant flow of people moving in and around here,” he says.

 Worthing’s rental market has been given a significant boost in recent years as high rents in neighbouring Brighton have persuaded younger renters to move. This has revitalised the once genteel seaside resort, and its new buzz is now attracting older renters and families, says Steve Magee from Winkworth Worthing. He says there are different and distinct groups of renters in the town who hail not just from from the area, but also London and the South East. He says the most surprising group is retirees

who have sold their former family home nearer to London and would normally have bought. “Now, they are renting to get a feel for the local area and to see what happens with Brexit,” says Steve. “I’ve been doing this for 16 years and it’s the first time I’ve seen this trend among older buyers.” Ben Jesty Director of the Winkworth office in Westbourne agrees with Steve. He says there are more ‘rent before you buy’ tenants in his market at the moment, which stretches from Sandbanks to Christchurch. “The other surprising trend here is that many holiday home buyers, who have been put off by the extra 3% SDLT on second homes, are instead renting a house here for six months and then visiting at weekends. The local market is still really busy down here – there’s too little supply for too much demand.”

Fisherton Mill is one of the south’s largest art emporiums and there’s a café on site for when you need a well-earned rest. The city is home to the only grammar schools in Wiltshire, which cater to both boys and girls. On top of this, there is a good choice of state and independent schools around the town. Solving problems for our clients, like completing a sale that others might ‘write off’ because of some difficulty with a house or chain. Our experience enables us to get around problems other agents might walk away from.

Wherever you are in Basingstoke, you can always step outside your front door and walk to a nice village pub for lunch – it will only take half an hour or so.

What has been your most memorable transaction?

After obtaining a degree in Property Agency and Marketing from The Royal Agricultural College, I moved to London in 2011 and began working for Winkworth. What drives you to do a brilliant job?

Having previously bought and sold a number of houses myself, I appreciate how stressful the process can be, so customer service levels are very important to me. Ensuring clients are looked after from start to finish is vital. What is the most satisfying part of your role?

As everyone knows, very few sales come without their ‘complications’, so having to think outside the box to resolve issues, and get that property sale over the line always gives me a buzz! What has been your most memorable transaction?

I currently live in Cheltenham and that is where I would stay! My dream is to have a lovely detached property with a pretty garden overlooking Cheltenham on Leckhampton Hill. What do you love about the area you operate in?

Cheltenham is known as the cultural centre of the Cotswolds. As well as being steeped in history with distinctive architecture, the town has a thriving arts scene. What advice would you give to someone moving here for the first time?
