WALL SYSTEM CLADDINGS
The installation of cladding will be commenced after the confirmation of windows locations since builders need to cut the cladding in accordance the dimension of the windows and doors. VM Zinc cladding are applied to the external wall of three bedrooms on upfloor for a life span.

WINDOW SYSTEM
Windows with 30 x 1.6mm anodised aluminium angle sill are nailed onto the internal stud wall by bullet nails and some of them are sealed to prevent heat from running off the house.

Timber roof structures are shaped first to form the supporting elements for roofing system. Timber beams and joists are nailed together. Breathable roof sarking is installed above the timber roof battens. Bulk thermal insulation are installed between roof rafters and roof joists to keep heat flow from running off the house which is 210mm in thickness.

Partition walls are covered by plasterboard in 13mm thickness to achieve water resistant to wet are in the house. M10 bolt to joist located directly below braced walll or M10 anchor to slab on ground floor.

Timber trusses are fixed on steel beams by bolts and there is a 10mm gap between ceiling and underside of steel work. Joist hanger to suit fully nailed on the timber blocks which are bolted onto the steel beams.

STRUCTURAL SYSTEMS PREPARATION AND COMPLETION OF BUILDING STRUCTURE
Crane is hired for placing and installing the structural beams and columns on the ground floor. Trusses and beams are basically bolted onto the steel columns sometimes with cope required to support the whole main structure.Structural bracings are installed to support the main floor structural systems.
ROOF STRUCTURE
Box gutters are installed between roof sheets to collect the stormwater and carry it to ground by external downpipes.

There are 50mm thick sand lays over the compacted fills before installing the 0.2mm polyethylene waterproof mambrance. Reinforced meshes are fixed onto the waffle slab by bar chairs.

The excavation starts after demolition complete, trenches are dug for footings and excavates the site to the required level on the construction plan. The footings are poured as the foundation.

FOUNDATION SYSTEMS RETAINMENT AND SERVICES PIPES LAYOUT
The plumber digs trenches for the layout of the services pipes which according to the details on the construction drawings. Services pipes for water, gas, electricity and drainage lays out into the trenches for toilet and kitchen.
1. FOUNDATION SYSTEMS: EXCAVATION, DEMOLITION AND FOOTINGS 1.1 The builder need to get the relevant permissions first which includes building permit and demolition permit. 1.2 The demolition contractor inspects the site to observe site condition including the existing buildings or materials from the previous property. 1.3 Contact the supplier and disconnect the water, gas and electricity services before the demolition. 1.4 The demolition commences after a confirmation of the demolition plan, it removes old building including its footings. 1.5 Then a land surveyor measures the site by using theodolite on tripod according to the Australian standard height datum to ensure the building will be constructed properly later. 1.6 The movable site office is placed beside the construction area and the toilet as well for the workers. 1.7 The excavation starts after demolition complete, trenches are dug for footings and excavates the site to the required level on the construction plan. 1.8 The footings are poured as the foundation.

FOUNDATION SYSTEMS: RETAINMENT AND SERVICES PIPES LAYOUT 2.1 Before layout the services pipes, make sure the gas and electricity services are disconnected from the suppliers and get the permission from the local water authority to start working. 2.2 The plumber digs trenches for the layout of the services pipes which according to the details on the construction drawings. 2.3 Remove the sand and soil on site to be ready for the construction of the foundation systems. 2.4 Services pipes for water, gas, electricity and drainage lays out into the trenches dug before. 2.5 The 15MPa blinding concretes are required in this construction project which founded min 200mm into the stiff clay refers to the soil report.

4. STRUCTURAL SYSTEMS: PREPARATION AND COMPLETION OF BUILDING FRAME/STRUCTURE 4.1 After the concrete slabs are completely cured, the installation of the structural systems commence. 4.2 First find the correct positions for the base of the steel columns and beams for further installation which refers to the structural drawings. 4.3 Crane is hired for placing and installing the structural beams and columns on the ground floor. 4.4 Trusses and beams are basically bolted onto the steel columns sometimes with cope required to support the whole main structure. 4.5 Scaffolds are installed on site upto first floor for workers to construct the further timber structures easily and safely. 4.6 The external wall are built during the structure installation. 4.7 Structural bracings are installed to support the main floor structural systems.

INTERMEDIATE FLOOR STRUCTURE 5.1 After the build of the external wall and internal wall, the intermediate floor structure installation commence. 5.2 The spacing and span of the joists and beams are applied refers to the structural drawings. 5.3 The connections between the timber structure and steel columns and beams are normally bolted or nailed to position. 5.4 Floor substrate is installed on the first floor by nails for further construction. 5.5 Timber trusses are fixed on steel beams by bolts and there is a 10mm gap between ceiling and underside of steel work. 5.6 Joist hanger to suit fully nailed on the timber blocks which are bolted onto the steel beams.
6. ROOF SYSTEM: ROOF STRUCTURE AND COVER 6.1 The scaffolding and safety barriers are installed upto the roof level to enable workers to install roof structures and protections and for the safety purpose as well. 6.2 Timber roof structures are shaped first to form the supporting elements for roofing system. 6.3 Timber beams and joists are nailed together to form the primary roof structure. 6.4 Breathable roof sarking is installed above the timber roof battens to protect it from mould growing and also improve thermal performance by reducing flow through the roof structure. 6.5 Bulk thermal insulation are installed between roof rafters and roof joists to keep heat flow from running off the house which is 210mm in thickness. 6.6 Metal roofings are applied for all house roof top using zinc or aluminium sheets. 6.7 Box gutters are installed between roof sheets to collect the stormwater and carry it to ground by external downpipes.

SERVICES AND FINISHING TRADES 10.1 Service wires are well organised from one start point to the using end. 10.2 Services including heating and cooling equipments are installed properly inside the house such as the underfloor heating system. 10.3 Start painting the internal walls as the painting colour is selected refers to the material lists. 10.4 Floorboard installation should commence after wall painting finishes since it can prevent floorboard from being stained on by paint, 10.5 Furnitures are installed into or moved into the house from the factory carefully normally with the protection mambrance. 10.6 Reconnect gas and electricity services to make it ready to use. 10.7 Clean the whole house including carpets and floors and hand over the property to the owner.
