It is 7 March 2018. Pakhuis de Zwijger is hosting an animated debate for the municipal council elections at Circl. To warm up the crowd, I read out a letter from the future. It’s set in 2030 and describes what I see on a stroll around Zuidas. At the old courthouse, I stop in to visit the museum of contemporary art. Flash back to today. It is 27 January 2025, and we are celebrating the start of construction at the Hartwig Museum on Parnassusweg. Beside the entrance is a time capsule. Guests have been invited to bring along a postcard to send to the future. My message reads: ‘Sometimes dreams really do come true.’

For this Real Estate issue of Hello Zuidas we caught up with Martijn Kock, a young real estate talent and senior asset manager at CBRE Investment Management who oversees World Trade Center Amsterdam, an office campus housing approx. 250 tenants. Martijn told us about his job, CBRE Investment Management’s (CBRE IM) strategic priorities and upcoming developments at WTC.

Can you tell us something about your current role within CBRE IM and how you got here?

“I have worked at CBRE IM for almost ten years now, starting as a portfolio analyst, which involved a lot of number crunching, Excel sheets and PowerPoint presentations for investors. Fundamentally, this was about learning the organisation and the key metrics, however, I missed interacting with people. When an opportunity arose to support asset management, I seized it. From there I progressed to asset manager myself, first in Utrecht and The Hague, later in Amsterdam. Eventually I was entrusted with WTC Amsterdam, a crowning achievement. Managing this complex, dynamic and iconic asset, with more than 250 tenants spread across nine towers, ensures no two days are ever the same. And that’s exactly what makes it so exciting.”

What’s the principle focus of CBRE IM’s current strategy?

“Within our Office platform in the Netherlands our strategy is centred around three core principles: best location, best product and a strong focus on sustainability. The office of the future is driven by market trends such as war on talent, hybrid working and what makes

an office environment truly appealing. Employers are finding it increasingly difficult to attract talent; therefore, with WTC Amsterdam, we aim to create a place that people love. An environment where they genuinely enjoy spending their time. Furthermore, we have innovative plans for the building’s public spaces with the ultimate goal of connecting people and communities. This strategy aligns seamlessly with the transformation of WTC Amsterdam, where connection, sustainability, and community are central themes. In this way, WTC Amsterdam is evolving into more than just an office; it is becoming a true World Talent Center.”

What developments are in the works at WTC Amsterdam?

“We are currently investing in a future proof renovation of Towers 5, 7 and 8, the oldest in the complex. We’re stripping 18 office floors and installing new technical installations, sanitary facilities and lift lobbies. Once completed, the building will be ready for another 20 years in terms of lower carbon emissions and enhanced energy efficiency. At the same time we are making sustainability a priority across the board, focussing on carbon reduction and energy efficiency. Key initiatives include

lowering energy consumption, installing a third thermal energy storage as part of an energy masterplan and leveraging cuttingedge technologies and multi-sensors to measure energy use down to the smallest detail. Beyond the physical transformation, we are also strengthening WTC’s role as a community hub by organising events and activities that foster connections. WTC Amsterdam is more than just an office building, it’s a destination for work, meetings and inspiration”

What measures are being taken to keep WTC future-proof and attractive for tenants?

“Ongoing investment and modernisation of the building remains essential. This means maintaining building quality while also adapting to trends such as flexibility and community building. To support this we offer flexible workspaces through HOFF Amsterdam and continue to invest in hospitality, health and wellbeing services including diverse food outlets and sports facilities. We actively foster a vibrant community. Last year we organised a Lunch of Love, welcoming 750 guests and threw a dance party as part of Amsterdam Dance Event. Our three-day Winter event on Zuidplein was also a big success. More recently, we organised a wine tasting for tenants in the HOFF Offices boardroom, an initiative sparked from one of the many community groups within our office app Elevate. Ultimately we want WTC Amsterdam to be more than just a

workplace. It should be a dynamic and inspiring destination where people come not only to work but to connect, engage and enjoy.”

HOFF Amsterdam in WTC is often cited as a big success story in Zuidas. What makes this flexible high-end office concept so special?

“HOFF Amsterdam meets the growing demand for flexible office spaces with a unique concept tailored to this prime Zuidas location. Housed in the sustainable Tower Ten, it offers a flexible workspace solution enriched with a wide range of services and amenities.

HOFF Amsterdam is a prime example of how hospitality and flexibility can seamlessly come together in an office environment. With an impressive 85 per cent occupancy rate, it’s clear that this concept is a resounding success.”

NoMA House on Gustav Mahlerlaan is also in CBRE IM’s portfolio. How is this property performing relative to other office buildings?

“NoMA House is one of the newest and most sustainable buildings in our portfolio. With a BREEAM Outstanding certification and most advanced features such as air ionisation, it has attracted prominent tenants such as Kraft Heinz. Nearly all of NoMA House has been leased, reaffirming its strong market position.”

Having worked at CBRE IM for ten years, you’ve been able to see how Zuidas has changed. How would you characterise the district’s evolution?

“I have known Zuidas since childhood, when I played international squash tournaments at Dicky Squash & Tennis. Over the years, Zuidas has transformed from purely business district into a vibrant mixed-use area with offices, housing and leisure. This is a positive development that has brought more life to the area. However, there’s still work to be done, particularly in terms of accessibility, greenery and placemaking. It’s crucial to keep the area attractive, especially during long-running infrastructure projects like Zuidasdok.”

Do you have any ideas or suggestions about how to make Zuidas an even more appealing place to visit and live than it is now?

“More greenery, better public spaces and improved accessibility are essential. The Zuidasdok development brings opportunities, but we must actively ensure the area remains liveable during this transition. That requires close collaboration with the municipality and other landlords. We are already working together on initiatives to activate Zuidplein by investing in placemaking, restaurants and events. If we get it right, Zuidas will remain an attractive destination for working, living and leisure.”

What can we learn from the Inuit?

The Inuit – an Indigenous people inhabiting the Arctic regions of Canada, Greenland and Alaska – have an approach to life and death that is historically unique. Respect for the aged plays an important role in their culture, which views its elders as keepers of wisdom. Yet in periods of extreme deprivation, such as famine or severe winters, some of a community’s older members voluntarily withdrew or stopped eating to free up scarce resources for the tribe’s youth. This was viewed more as an act of self-sacrifice than as euthanasia in the modern sense.

These sorts of choices were predicated on what was needed for the group to survive and on respect for the natural circle of life. It was a pragmatic decision to preserve the continuity of the group, particularly in times when surviving in harsh Arctic conditions was paramount. The aged sacrificed themselves for the welfare of their families and the whole community.

In modern times, the concept of euthanasia has become more controversial in Inuit communities, as it has in many parts of the world. The Inuit are now governed by the laws of countries like Canada, where euthanasia is legally regulated and subject to strict conditions. In Canada, this legislation is called ‘Medical Assistance in Dying’. Though elements of traditional Inuit culture still shape the way people think about the end of life, nowadays decisions around euthanasia tend to be framed by modern legal and health care systems.

Briefly stated, in the past the Inuit had a pragmatic approach to selfsacrifice, particularly in times of hardship. In a modern-day context, end-of-life choices are made in keeping with the law and an eye to both contemporary and traditional values.

THE ZUIDAS MARKET

The Zuidas Market is held every Thursday from 9am to 5pm on George Gershwinplein in Amsterdam. The market is a lively place where all of Zuidas congregates, from local residents to office workers. In the morning you’ll see locals strolling among the stalls and shopping for fresh produce and speciality foods. The scene changes around noon, when the office crowd pours out onto the square to enjoy varied lunchtime fare, from freshly prepared street food to artisan breads with gourmet toppings. INNOVATING REAL ESTATE: UNEXPECTED CONVERSATIONS @THE TABLE

The real estate industry thrives on relationships, but too often, networking events feel repetitive. Recognizing the need for a fresh perspective, Negar Shorbi, founder of Blue Ink, and Jason Blackmore, founder of Blackmore Property, created an inspiring dinner experience designed to break boundaries. ‘Instead of another industry cocktail event, we envisioned a sensory journey, where light, sound, and gastronomy set the stage for unexpected conversations,’ explains Shorbi.

A defining element of the dinner is the +1 concept, where each guest is invited to bring someone who doesn’t usually get a seat at the table but, deserves to be part of the conversation. ‘Real estate isn’t just built by developers and investors. It’s also shaped by the ideas of designers, researchers, and creative thinkers who often stay in the background. By bringing them into the mix, we wanted to bridge disciplines and spark unexpected collaborations,’ says Shorbi. The gastronomy concept, crafted by Remi Versteeg of Beyond Space, was designed to disrupt expectations and push guests beyond their usual perspectives. ‘It perfectly aligned with our vision of fueling bold discussions and catalyzing fresh insights.’ As the founder of Blue Ink, Shorbi translates real estate questions into meaningful and sustainable concepts. ‘In real estate, numbers tend to dominate.

But at Blue Ink, I believe in integrating creativity, psychology, and strategy to develop buildings that serve both people, the city and the planet,’ says Shorbi. Her background in interior architecture and workplace strategy, complemented by studies in environmental psychology and sustainable cities, positions her as a unique connector between architects, developers, investors and end users.

In this issue, we’re zooming in on real estate. Workplace to some, home to others – Zuidas combines the best of both worlds. What makes it such an attractive place to live? And why are so many companies locating here? We wanted to know what sets Zuidas apart, what amenities are still missing and which iconic buildings give this business district its distinctive appeal.

“I would not want to live in Zuidas, myself. The work/residential mix is not right for me; the emphasis on work is still too heavy. What I miss most in Zuidas is nature. And also more activity at the weekends, particularly food places, public events, museums and culture. I would say Valley is the most beautiful building. It’s a great combination of housing, offices and recreation.”

“I do think about living in Zuidas sometimes, because the projects, like Valley, are really amazing.. But of course it is quite expensive, so that’s a drawback. I would like to live here. The only thing I’d say is missing is a place to take parcels, like a post office, which there used to be. On that topic, there also used to be a cash machine in the WTC lobby, but that’s gone too. You have to go all the way to Gustav Mahlerlaan now.”

Madeleine Hoogendoorn

“I personally would not want to live in Zuidas. I don’t work in Zuidas either, but used to. It’s not really my kind of place. Too busy, too many people, I think. I like a place that feels small and homey. But it’s more of a personal thing. What I love about where I live now is that I know loads of people and there’s a community vibe that I don’t get here. I always feel like a visitor, somehow. I don’t have that where I’m living now, which is very nice.”

“Zuidas would not be an obvious move for me. I still live with my parents in Amersfoort, so coming here would be a pretty massive leap. I do like dining out here. The only thing that’s missing in Zuidas, are nice outdoor terraces to go for drinks in the evening. And maybe a cute boutique to buy nice things.”

“My living room is my space to unwind, but what really makes my house a home is my French Bulldog, Jazz.”

At 44, Mischa Kremer is an entrepreneur who successfully translated his passion for healthcare into two businesses: Perfect Health, specialised in nutritional supplements, and Perfect Lab, focused on preventative medical health checks. Having originally come to Zuidas in search of space and balance, he has lived and worked in the district for years now. But he’s still looking ahead and says bringing more nature and character to the district would heighten its appeal.

Can you tell us something about yourself? What do you do, and what brought you to Zuidas?

“I was born in Amstelveen, but grew up mostly in Amsterdam Zuid. I played football at the AFC and have good memories of that time. That sense of belonging somewhere has always drawn me. In the end, Zuidas felt like a logical choice because there’s more space than in the city centre. It’s also perfectly positioned for me, close to Schiphol Airport, the motorway and to Amstelveen, where my family and friends live. It feels safe and professional, though I occasionally miss the warmth you have in other neighbourhoods.”

What is your favourite spot at home?

“My living room, where I unwind after a long working day. The room has a clean, modern design, yet feels snug and comfortable. What really makes this room special is the view. The large window offers a gorgeous panorama of the Zuidas skyline, which is such an inspiring view, especially at dawn and dusk. But what really makes my house a home is my French Bulldog, Jazz. He

provides companionship and warmth, which are essential for me.”

What is your favourite spot in Zuidas?

“My social life is mostly centred in Amsterdam and Amstelveen, but I am in Zuidas a lot. My gym is here and I’m a regular at Renessence, both of which help me recharge and boost my health and fitness. I love trying new things, so by now I’ve tried out most of the restaurants in Zuidas.”

What do you hope the future holds for Zuidas?

“Zuidas pretty much has it all, from shops and cafés to beautiful nature nearby, such as Beatrixpark and Amsterdamse Bos. It’s a dynamic place with loads to offer. I personally would appreciate there being a theatre or cinema someday. Some kind of cultural venue would enliven the neighbourhood so there would be more going on. Instead of being a mere business hub, Zuidas could be a place where you can hang out and get a culture fix.”

Do you want to stay in Zuidas for good?

“When I came to live here in 2016, I thought Zuidas was amazing. It still is, but life changes, and so has what I want. Nature and space are becoming more important to me now. I can see myself living in a detached house on the waterside someday, or maybe abroad, in a place like Spain, for part of the year. Ideally, in that case, I’d keep my place here. We’ll see what the future brings, but for now I’m happy where I am.”

Are there any downsides to living in Zuidas?

“For sure, there are some downsides. You can’t get away from its original DNA. It’s basically an office estate in the financial heart of Amsterdam. As such, it may lack some charm, but it’s also unique, because business is just in the air here. You also see it in the people, who tend to be focused on their own goals. This makes it interesting to do business in Zuidas, but if you decide to settle here, it’s important to be aware of that fact. Fortunately for me, I don’t live in the busiest area.”

SUSTAINABILITY FOREST ON A10 AS GIFT TO AMSTERDAM

On 21 June, Amsterdam will receive a rather extraordinary birthday gift: a ‘Birthday Forest’ to be planted on the A10 ring road for one day. The one-off mega-project aims to call attention to the need for more urban vegetation. Hello Zuidas wanted to know: what sparked this idea? And what will happen to all the trees afterwards? We talked with the project’s initiators, Hannah Hendrikx of De Gezonde Stad foundation and Bruno Doedens, landscape artist and designer of ‘Bosk’, The Walking Forest in Leeuwarden.

Where did you get the idea to plant a forest on the motorway?

Hannah: “Our foundation advocates for more vegetation in and around Amsterdam. The amount of green space per home has gone down 25 per cent in the past five years, so this is urgently needed. Trees are vital in urban centres: they cool streets, purify the air, store water, promote biodiversity and increase wellbeing. We saw what an effect the Bosk project had in Leeuwarden, where people missed the trees after they were gone. So when Bruno approached us about making a powerful statement in

Amsterdam, we immediately fell in love with the idea. He told us about his European Circle4Change project that gives ‘birthday trees’ to people on their birthdays, and this led to the idea to give Amsterdam a forest for its birthday.”

What can visitors expect to see on 21 June?

Bruno: “An entire forest of 750 large and 7,500 smaller trees on the Amsterdam ring road! Nothing like this has ever been done before, which makes the Birthday Forest truly unique. Mostly, the forest is there to be experienced. It is a place of calm, but also a welcoming setting to come together and be inspired. Pakhuis de Zwijger will be organising a variety of activities, including a forest ranger telling us about the life of the forest, serene choral performances and mysterious forest creatures that pop up unexpectedly. The point is not to create spectacle, but a sense of wonder. My hope is that people will ask themselves: how are we actually treating nature? And how much do we depend on trees? Above all, though, it’s a statement that, together, we can achieve the impossible.”

What will happen to the trees afterwards?

Hannah: “All the trees will get a permanent home. The city will plant the 750 large trees, which were donated to Amsterdam by a group of wealthy business leaders, in public spaces. Of the 7,500 smaller trees, some will be distributed among city residents and the rest will be planted in the Amsterdam area. This will also kick

off a project by Trees for All and De Groene Stelling to plant another 75,000 trees in the Amsterdam metropolitan region. But maybe more important than the trees themselves, is the message that Amsterdam needs to be much greener. And it can be! Just look at other European cities, like Paris.”

Could the Birthday Forest inspire Zuidas to become greener as well?

Bruno: “Absolutely. It’s an outmoded idea that contemporary business and residential districts have no place for lots and lots of vegetation. Not that it’s easy: the high price of land and infrastructure don’t leave much room. But these are all choices we make. I hope the Birthday Forest will inspire companies and residents to rethink urban greening and to do their part for a softer, greener living environment.”

How can Zuidas residents and companies contribute?

Hannah: “Many companies in Zuidas have already signed on as sponsors. Loyens & Loeff, RAI, Nauta Dutilh and Arcadis, to name a few. And more and more residents are contributing as donors. Construction of Hartwig Museum off to a festive start:

A CULTURAL ENRICHMENT FOR ZUIDAS

On 27 January, the start of construction work at the future Hartwig Museum on Parnassusweg was celebrated with a very special ceremony: the burial of a time capsule. The capsule contains documents, drawings and personal items contributed by neighbours, business partners, the construction team, employees and artists including AA Bronson, Julien Creuzet, Ana Pi, Tarek Atoui and Wu Tsang.

Hello Zuidas’ own Olivier Otten was also at the event. A lovely moment during the ceremony was when, in a symbolic and emotional gesture, Alderwoman Touria Meliani placed her first Dutch residence permit inside the capsule.

A museum with a mission Hartwig Art Foundation is dedicated to fostering and facilitating the production, presentation and preservation of and communication about contemporary art for the whole of society. A key piece of this mission is the transformation of the former courthouse at Parnassusweg 220 into the Hartwig Museum. The plans have been entrusted to a consortium of architects and designers including Hartwig director Beatrix Ruf, OMA, Jan Loerakker (grandson of the original architect), LOA, London-based JAM and Milan-based Formafantasma.

Blueprint for the future Hartwig Art Foundation has al been active for several years as a museum without walls, in partnerships with Stedelijk Museum Amsterdam, Oude

All of the artworks purchased or commissioned by the Foundation will be donated to the Dutch State Collection (Rijkscollectie), adding to the nation’s cultural heritage and making these works available to institutions around the globe.

As a cultural hub offering space for reflection, creativity and inspiration, the Hartwig Museum promises to be a tremendous enrichment of the dynamic Zuidas district. Here, art production, exhibitions and interactive activities will come together under one roof, embodying the classical model of the museum as a public forum.

Proxy: a temporary testing ground

With the official opening not scheduled

until 2028, Hartwig Art Foundation will be offering the Zuidas community a preview in the form of Proxy, a temporary public meeting space at Parnassusweg 213. This location will serve as a community lounge and museum testing ground, host a varied programme of lectures, film screenings, workshops and more. Area residents and visitors are welcome to stop in for coffee, conversation, or to browse through magazines and books at the reading table.

With the festive construction kick-off in January and opening of Proxy this spring, Zuidas will be embarking on a new chapter in which art, culture and community come together. A chapter that not only the Zuidas district but the whole of Amsterdam can be proud of. Hello Zuidas will keep you posted about developments surrounding the museum.

On 28 January, the Hello Zuidas Safety & Security Network held its first event of the year, for Security Members only. Hosted by Palo Alto Networks in Valley, the gathering featured a guest speaker from the Dutch General Intelligence and Security Service (AIVD), who gave a fascinating talk. There was also a presentation by Hello Zuidas of the results of our research into strengthening social cohesion and knowledge sharing. NEW MAURICE RAVELLAAN OPENS BRIEFLY

From Friday, 31 January, the new Maurice Ravellaan, alongside the AFC football club, has been opened for pedestrians, cyclists and cars. However, this will only be temporary –because we will be working on underground cables and pipelines again in May this year.

Approximately 400 m in length, Maurice Ravellaan will ultimately form the main access route to the municipal Goed Genoeg sports park, where AFC plays, and to the Ravel residential district currently under development. The avenue, extending from Gustav Mahlerlaan, begins at the junction with Beethovenstraat and runs in an easterly direction to Antonio Vivaldistraat. Currently, the builders are still hard at work

completing the residential district, which is why Maurice Ravellaan will again be closed to traffic for several months later this year.

Comfortable entrance

For pedestrians, there is a spacious waterside promenade, next to the brandnew Ravelgracht, with an access bridge leading to the AFC football pitches halfway along it. On the other side of the footpath,

there is a wide green strip with a separate cycle path next to it. Next to that is a carriageway for traffic in both directions, which is currently still fenced off on the south side. That is where the construction site for the new Ravel residential district is located and cars will never go beyond that point: Ravel will become a car-free neighbourhood.

Avenues and streets in Zuidas

Did you know that we use the term laan (or avenue/lane) for roads that run in an easterly and westerly direction in Zuidas,

such as Maurice Ravellaan? For the roads that take you from north to south (and viceversa), we use the word straat (or street), such as Beethovenstraat.

From Zuidoost to Zuid

Chief public spaces designer Joost de Wit previously told us that Maurice Ravellaan is set to be much more than just the entrance to the Ravel residential district and the AFC football club. Maurice Ravellaan completes the route running in a straight line from the Kenniskwartier innovation district in the west of Zuidas (where VU Amsterdam is

located) to the Ravel residential district in the east. It also creates lots of connections with the rest of the city, including for cyclists from Amsterdam Zuidoost wishing to get to Amsterdam Zuid station.

From Buitenveldert to Beatrixpark

More locally, walkers from Buitenveldert can take Maurice Ravellaan and Beethovenstraat to reach Beatrixpark. In the future, this will also be possible via the yet to be constructed Vivaldipassage, a tunnel for cyclists and pedestrians that will run from Antonio Vivaldistraat underneath

the A10 Zuid all the way to Beatrixpark – but that will not happen until 2036.

Upcoming closure of Ravellaan

Starting in May 2025, we will begin work on the cables and pipelines at the Maurice Ravellaan/Beethovenstraat junction, next to the entrance to the Valley underground car park. Although we are closing Maurice Ravellaan to traffic from that side, it will still be possible to access the car park via Antonio Vivaldistraat on the other side of Maurice Ravellaan. We will keep you informed of developments.

David Gianotten is the managing partner – architect of OMA, where he combines management responsibility with his passion for architecture. He runs the business side of the firm while also pursuing a range of projects around the globe. After working in Asia for many years, and establishing an OMA office there, in 2015 Gianotten returned to the Netherlands to oversee the firm’s internal development. With buildings on every continent, in Zuidas OMA designed nhow Amsterdam RAI Hotel.

Can you tell us something about your job at OMA?

“I am in charge of all contractual affairs, HR management and business development. In addition to this, I have my own architectural portfolio, designing buildings across the whole world. So, it’s sort of a dual job. Now that everything is up and running smoothly, I spend forty per cent of my time doing management and sixty on projects, which is an ideal balance for me. I’m currently working on projects on every continent. Alongside the firm’s founder, Rem Koolhaas, I worked on nhow Amsterdam RAI Hotel together with Reinier de Graaf. Some of our other recent projects in Amsterdam include Apollolaan 171 for the Kroonenberg Groep and the Museum of Contemporary Art (MCA) in the old courthouse on the Parnassusweg. Architecture will always be my passion but, having an MBA, I also really enjoy the management role. It’s wonderful to lead one of the world’s top five firms with a fantastic team.”

nhow Amsterdam RAI is the largest new-built hotel in the Benelux. What inspired the design?

“nhow Amsterdam RAI Hotel was designed for a competition from which judges selected the best entry. The building occupies a complex location where space is scarce. We created a cylindrical core going all the way up and containing all lifts and technical facilities, and to this attached three triangular volumes pointing in different directions. Each of the triangles was precisely oriented to the surrounding sight lines, so whether you’re approaching it from the A2, A20 or city, the building looks like it’s coming straight at you.

The triangles are suspended, as it were, from the central concrete core. This minimised the land area needed as the core is the only element that runs all the way from top to bottom, on which the rest of the building ‘hangs’. This makes it unusual structurally, because while buildings with suspended volumes are not uncommon, supporting a whole building on a single core is rare.”

If you were asked to name one memorable project, what would it be?

“One of the buildings I am proudest of and that’s genuinely unique, is the Taipei Performing Arts Center, which is the largest theatre in Taiwan. I spent a very long time on that. The project got loads of publicity and won many awards, and got to be very well known in the architecture world. However, if you want to know which project I personally enjoyed most, it would be Potato Head Studios in Bali. The client is a very good friend of mine and I was involved from the start. It turned out to be a great success and it is the world’s most sustainable resort.”

From an architect’s point of view, what’s missing in Zuidas?

“I can’t wait to see how Zuidasdok turns out. Right now, Zuidas still feels like two separate worlds, with Amsterdam Zuid Station forming a barrier between them. Travelling around the world, we’ve visited lots of large business districts that feel very cohesive. Sydney is a brilliant example. But in Zuidas, the motorway runs through it like a scar. I hope Zuidasdok will remove that scar.”

Friends and partners for life

Eran Hausel and Sander Bovenkerk started their property firm Heeren Makelaars on Stadionweg 75 in 2004. But the pair’s partnership goes back even further, to a deal on Hoofdweg 27 years ago. Their friendship grew over the years, reinforced by shared transactions and governance roles in JMA, a networking organisation for young property agents in Amsterdam. At some point they had the idea to establish a brokerage together, and so Heeren Makelaars was born. Their motivation? “To keep raising the bar! To maximise opportunities and be a decisive force in the industry”, says Eran, to which Sander adds: “Working hard together gives us energy.”

Motived team

Starting out, it wasn’t all plain sailing, but a strong work ethic helped Eran and Sander carve out a name for themselves. Working from early to late, they built up the business, taking on any property, regardless of neighbourhood or price category. To this day, their portfolio is characterised by this same breadth of range. “Heeren

Makelaars has always been a boutique office and we’ve always been very much hands-on as partners”, Sander says. The company also owes its success to a closeknit team in which everyone has a voice. Igor Veendrick joined the team ten years ago as a student trainee and advanced rapidly from there. Within a month, Eran offered him a permanent job, and two

years ago he became a partner in the firm. Sander explains: “Igor is talented, ensures continuity and rejuvenates the team”.

Quality in the capital’s housing market

That team consists of a mix of seasoned agents and young talent. Heeren Makelaars is working hard to recruit and train new agents to fuel further growth, with the aim to expand the team to up to 25 people over the next several years – though without forsaking their signature bespoke approach.

Sander says he values the interaction between experienced and new agents above all. Steijn Schothorst joined Heeren Makelaars in 2021, having previously worked at another property firm. “With almost eight years’ experience in the trade, I’m set to become a partner and join the company’s three-man core team. Our decision to all work on the same floor keeps everyone in the loop and able to respond flexibly as things arise.”

Heeren Makelaars has a wealth of experience in the new-build market. “We were involved in the very first residential tower in Zuidas, New Amsterdam, years ago. Now we’re working on additional projects in the district and are discussing the sale of newbuild projects with developers. In recent years, we’ve become more specialised in project based work and set up a new development team catering specifically to this market”, Sander continues. Eran: “We have seen a slight uptick in housing stock in the past 12 months, but the market’s still tight.” Looking ahead, Heeren Makelaars is set to remain a major player in the city, especially in Amsterdam Zuid. “Our ambition is to grow twenty to thirty per cent in the coming years”, Igor confirms. “But, despite expanding, we’ll still be a boutique agency with a personal and service-oriented approach.” In short, an agency intent on expanding its market share through a combination of high quality and strategic growth.

“We frequently encounter projects where we are only brought in at the final stages, after functionality has been overlooked in favor of design and aesthetics, resulting in time-consuming and costly adjustments,” Anouk says. “You often see things like a nice reception desk with no OH&S provisions, or a poorly installed kitchen. You say there is a mismatch between demand for modern, sustainable offices and the current supply. What’s the challenge, in your eyes, and what are Dura Vermeer’s solutions?

“There is great demand for high-quality, sustainable offices, but not enough supply. Investors and tenants want sustainable properties that meet the latest requirements, but many existing offices don’t. We see this as an opportunity and want to focus on redeveloping existing buildings. As well as being a more sustainable alternative to new construction, this also preserves the character and history of urban locations. We also support owners by providing tailor-made solutions aligned to their investment strategies.”

What office market trends or developments have led to this imbalance?

“One of the main developments is that the way people work has changed. Hybrid working is here to stay, but we’re also seeing that offices are still essential as spaces for collaboration and knowledge-sharing. Sustainability requirements are becoming increasingly important as well. Many older offices don’t meet the ESG guidelines that companies and investors apply, so there simply isn’t as much attractive supply. On top of that, we’re noticing that companies and investors are avoiding riskier investments in brand-new projects, which is also affecting market dynamics.”

Collaboration is another growing trend in property development. What is Dura Vermeer’s vision on this, and are there specific partners you work with?

“We actively seek strategic partnerships with investors, tenants and municipalities. The property market is complex and you need to take an integrated approach. We prefer working with partners who share our long-term vision and are willing to invest in high-quality, sustainable, future-proof solutions. With our investor network, this means establishing long-term partnerships based on trust and expertise. As a developer, we also maintain an ongoing dialogue with all stakeholders to ensure a smooth process. By doing so, we are continously working to add to a strong investment climate in the Netherlands.’’

How is Dura Vermeer positioning itself in the market and what are the ambitions going forward?

“The company’s name change marks a new chapter in which we’ll be amplifying our focus on the commercial property market. Sustainability in real estate: Vesteda and NIBAG achieve 98% green energy labels

Vesteda, a Dutch property investment company focused primarily on the mid-market rental sector, and NIBAG, a company specialised in challenges in real estate, have been working together since 2007 to green Vesteda’s property portfolio. In 2024, their partnership achieved an impressive milestone: 98% of Vesteda’s housing stock now has a green energy label. Vesteda technology specialist Paul Ingram and NIBAG project manager/adviser Alexander Berk talked with us about their partnership, challenges along the way and next steps on the road to sustainability.

A strong partnership

The long-term partnership between Vesteda and NIBAG has been key to the success of their sustainability strategy. “Our collaboration has grown closer over the years”, Paul confirms. “Despite having met inperson only twice in five years, our good rapport and mutual insight enable us to act fast.” Alexander also appreciates their smooth working relationship. “I have been involved in Vesteda projects since starting at NIBAG ten years ago. The trust Vesteda has in us and their progressive vision on sustainability makes our work together exceptionally pleasant.”

How Vesteda and NIBAG achieved 98% green energy labels

Vesteda and NIBAG celebrated a major milestone in 2024, when the share of Vesteda's housing stock with a green energy label reached 98%. It was the culmination of a journey lasting several years. “In 2020 we had reached 91.1%, but we knew that the last stretch would be the most difficult”, Paul recalls. “Our focus

was on renovating poorly insulated complexes, involving consideration of financial feasibility, tenant impact and structural constraints. Having sound property data helped us to implement more targeted improvements.”

There were also external factors to consider. “Changes to the energy labelling system created uncertainty for a while”, Alexander says, “and then Covid made site inspections trickier. But in the end we accomplished our goal with the help of smart planning and continuous monitoring”.

Direct benefits for tenants

Vesteda’s sustainability measures impact not only on building energy ratings, but also have a direct effect on tenants’ comfort and cost of living. “With renovation projects, tenants see an immediate difference”, Paul says.

“It’s not just about energy labels, but about making homes comfortable and resilient long-term”

“Homes that go from a poor to a good energy label see their energy bills drop substantially. People feel the difference in their wallets and the upgraded insulation improves their living environment.” Further initiatives are also helping to reduce costs and enhance quality of life.

“Vesteda offers free solar panels to tenants of single-family homes”, Alexander explains, “which not only lowers energy bills but simultaneously improves their energy ratings. The sustainability measures have also significantly reduced complaints about draughts and temperature fluctuations.”

Beyond green ratings

While having a portfolio with 98% green energy labels marks an important milestone, Vesteda is already working on further carbon reduction and energy efficiency initiatives. Paul underlines that, “This 98% green rating is not the end goal, but a foundation to continue building on.

Now we’re shifting focus to reducing energy consumption and to behavioural changes, because even in homes that are energy efficient, consumption can still be high.”

Occupant behaviour is important, but so is innovation.

“We are aligning our efforts with the Paris Proof targets

and are working towards concrete goals”, Paul continues. “This means investing in energy-efficient systems, more renewable energy and even more efficient use of data.”

According to Alexander, data play a key role in further optimisations. “Continually plays refining our real estate data enables us to pivot faster and better measure what’s working. It’s not just about energy labels, but about making homes comfortable and resilient long-term.”

Ongoing sustainability investments

Vesteda and NIBAG will continue investing in sustainable technologies and smart energy management strategies, both to make the portfolio more sustainable and to benefit tenants and contribute to a more sustainable living environment. Major works are scheduled district-wide in 2025 that will impact regional access. Zuidasdok’s Maarten van Ettekoven and Niels van den Brink provided details of projects that will be affecting road access in and out of Zuidas and all Amsterdam. Measures include the closure of the A4 motorway in March and during multiple weekends. The largest disruption will take place in June, when the A10 will close for 16 days. This is expected to cause considerable delays. Zuidasdok will be holding informational meetings in early March to update area residents and businesses about the impacts and to answer questions.

Area development

Area development is advancing rapidly, with more than 1,121,000 m² in new projects now underway in Zuidas. Thomas Bokeloh and Joël van der Moore gave an extensive update about developments in different parts of Zuidas. Plots are still to be developed in Kop Zuidas. A development plan is currently being drafted for the RAI area, while a number of projects, including Park Meadows and Habitat Royale, are under construction in Beethovenkwartier. The redevelopment of the Parnas, Fred. Roeske and Verdi quarters is creating an attractive mix of housing and offices, with additional housing going up at the Ravel site.

Amsterdam 750 Years

This year is a special one for Amsterdam, as the city is celebrating its 750th anniversary. Remco Oudhoff of the City of Amsterdam shared details of the festivities being set up for this special occasion. Among the highlights is a spectacular party taking place on the A10 Zuid on 21 June, when Amsterdam will celebrate its 7750th anniversary by transforming a 15-kilometre stretch of the A10 ring road into a car-free arena for music, sport, theatre and dance. Though the outer lane will remain open for emergency service vehicles and public transport, motorists should plan for longer journey times during the temporary ring road closure.

how Ditt Officemakers is harnessing AI to deliver faster at a lower cost

Imagine: after an exhaustive house-hunt you finally find your dream home. The size and location are perfect and you can redo it any way you want. There’s just one drawback. You have to pay for the fit-out, and you have no idea how much that will cost. Will you take the risk? In the office market, situations like this are no exception. In fact, they’re more often the rule, even when leasing.

The road to the ideal new office is littered with pitfalls. All too often, the design and fit-out of an envisaged workplace comes with major unforeseen expenses and delays. According to Mattijs Kaak, partner at Ditt Officemakers, “That’s mainly because existing lighting-, fire safety- and climate control systems usually have to be completely configured. Even, and actually especially, in buildings that are brand new and compliant with the highest sustainability standards.”

Smart Moves

Ditt realised that a process which better aligns buildings with users could save serious money, time and materials. To tackle this, they created Smart Moves: a department devoted to technology investments and continuous innovation. It harnesses a wide range of AI tools and software programs to support office redevelopments, offering full transparency and efficiency every step of the way.

Being engaged in the design process as early as possible is key. Ideally, that’s when an office is being developed or redeveloped, and not at the end, in the layout phase. “Smart Moves can be applied from inception and be repeated throughout a building’s whole life cycle”, explains architect and technology lead Karlo Jozic. “It starts with a smart technical

design, followed by a realistic presentation of use scenarios and culminates in a targeted design. This approach creates a win-win-win situation for property owners, brokers and tenants, because all parties go into the process fully informed.”

Countless layouts

With Smart Moves, offices can be designed and laid out to specific market demand. It can generate countless layouts – many more than any human could come up with. “We show an owner which layout makes the most sense for a building, factoring in all the rules and regulations, labels, certifications, construction constraints and technical building systems”, explains business developer Sander Visser. “The real estate broker can then present actual, realistic, cost-efficient workspaces to interested clients. This gives potential tenants the transparency needed to make well-informed decisions. Our Design&Build team then helps to design the best workplace for them at the lowest cost.”

Back to the drawing board

By the time most organisations engage Ditt Officemakers for an interior design or realisation, they have already signed the lease. “At that point, their needs and wants have to find expression in the leased space, usually at high costs”, says workplace consultant Jos Broekman. “We avoid

that by going back to the drawing board, looking at: what do the management and employees want, how does that translate into square metres, now and in the future, and what’s the available budget? Our software tools make the research process fast and thorough and help us draft an ambition document. Once we have that, we can look at suitable buildings with clients and create their most ideal workplace.”

The enduring question in real estate is: should users adapt to buildings, or should buildings be adapted to users? Mattijs Kaak says the former is what generally happens, when it should be the latter. “Real estate is a huge expense item for organisations, which can make them wary of hiring consultants, the fear being that specialists are likely to make the process more in stead of less expensive. We wanted to develop a more economical and faster way to provide real estate advice. And that’s what we’ve achieved with Smart Moves, making simple but smart solutions available to everyone.”

GROWING TOGETHER: HOW ZUIDAS IS SUPPORTING SPECIAL CHILDREN TO THRIVE

De Joriskring is a healthcare facility in the heart of Zuidas that provides specialised care and assistance for children and young people with cognitive and/or physical disabilities. It offers children with developmental delays and associated problems a safe and stimulating environment designed to meet their unique needs.

In 2013, a group of dedicated parents established ‘Stichting Jorisvrienden’, a foundation to support and raise funds for additional activities for children at De Joriskring.

Playground architect Jan van Schaik and Jorisvrienden foundation president Ties van Rappard are the parents of Ramon and Pieter, respectively. Both have severe cognitive and physical disabilities and receive care at De Joriskring. Pieter lives there permanently, while Ramon goes to

the activity centre on weekdays. Like many other parents and caregivers, Jan and Ties are closely involved in De Joriskring’s organisation and operations.

From grey paving stones to vibrant vegetation

De Joriskring’s garden is used daily, both for scheduled activities and to enjoy some fresh air. Currently, it is still a bare and uninspiring paved area, in desperate need of an upgrade.

This is set to change with De Joriskring and the Jorisvrienden foundation’s brandnew initiative to transform the existing garden into a place where children can explore, develop and rest – things that are invaluable for the children who come here.

Van Schaik and his firm, Zandraket, have designed a playfully challenging green sensory garden. The new outdoor area

will be an inclusive, stimulating and safe outdoor space,specially adapted to the children’s needs. The main benefits of this green sensory garden are:

• Movement and physical activity: playground equipment and paths to encourage physical movement and development.

• Sensory stimulation: a variety of textures, scents and sounds to activate the senses.

• Stress reduction: quiet zones for relaxation and sensory regulation.

• Social interaction: spaces where children, families and caregivers can gather.

• Cognitive stimulation: educational elements to promote skills development.

• Safe green space: an enclosed, natural environment in which children are free to explore.

ARCHITECTURE

In the course of less than three years, the Strawinskyhuis in Prinses Irenestraat has been transformed from a relatively inaccessible complex into a modern office building. The building was recently taken into use. We joined Adam Smit from ZZDP Architecten to take a look around.

Round and organic compared to straight and square

The atrium also features another element that is hard to ignore: the ‘hanging’ meeting room. The cladding was 3D printed and devised by architect Casper Schwarz. He was responsible for the interior design of the Strawinskyhuis (specifically the section that will be let to law firm DLA Piper). Smit: ‘ZZDP Architecten is responsible for the exterior. But that doesn’t mean we don’t have any ideas about the Strawinskyhuis interior. Together with Schwarz we carefully examined how we could ensure that his signature – those round, organic and soft shapes – is also reflected inside, without undermining the basic structure of this building, which includes a lot of straight lines and square shapes. We’re very happy with the result.’

World-famous tile

Although the Strawinskyhuis may now have a completely different look and feel, something on the external façade still harks back to the old building. ‘My partner Joris Deur suggested using hand-made bricks in a tiered joint. That way, you create a vertical texture in the façade’, reveals Smit. ‘The clay bricks are made by the Danish company Petersen Tegl. Whenever a tile is pushed out of the mould, it’s marked with a thumbprint, so that every tile is slightly different. Back in 2000, a museum in Cologne was clad with this type of tile, making it famous almost overnight. Ever since then, the tile has been used worldwide.’

IMPROVING ACCESS: A10 ZUID MOTORWAY TUNNEL

The construction of a tunnel underneath the A10 Zuid motorway is part of efforts to improve road access and quality of life in and around Amsterdam by optimising traffic flows and reducing congestion in surrounding areas. This major project involves widening the A10 Zuid with additional lanes and the creation of a parallel road system between De Nieuwe Meer and Amstel junctions. Given the A10 Zuid’s importance as a regional traffic artery, consultations were held with local stakeholders to hear their perspectives on the project and gain a picture of the tunnel’s possible effects in and around Zuidas.

It is critically important that this project go ahead as originally conceived. Zuidas is a place where everything comes together, including international traffic. Local businesses are proud of that. Zuidas is a dynamic place and we’re happy to be part of such a vibrant district. Looking ahead, the tunnel will transform this area into an extension of central Amsterdam. Zuidas will have to offer an ideal mix of work, housing and amenities structured around mobility and connectivity. For the rest, I think everyone here will benefit. This part of Amsterdam is in constant flux, but investor confidence and follow-through on plans is essential. What matters now is making this vision a reality.

Henk Brouwer called for the project design to be executed as planned: “Should this project not go ahead, we will miss out on a tremendous opportunity, both locally and internationally.” As he explained, the project developer’s objective is to enhance area. “Not doing this project could impact real estate values. It is essential for mobility and connectivity not only in Amsterdam but across the whole country.”

As the Zuidasdok tunnels only skirts the RAI grounds, the effects of this infrastructure project on RAI are more indirect. The original plan was to move the rail and roadways underground to enhance urban efficiency and appeal. While this has changed, the tunnelling of the A10 and expansion of Amsterdam Zuid station still offer prospects for better international rail connections, thereby strengthening business opportunities, including for RAI Amsterdam’s core business and sustainability ambitions. If only the tunnel is built, the project will fall short of its full potential. A tunnel will open up more public space aboveground and improve infrastructure. It could allow for direct turnoffs and better logistics links, making the area more accessible and pleasant. On the flip side, the tunnel could also trigger congestion in the surrounding road network, for example if it’s designated a no-queue zone, which would affect traffic flows to and from RAI and the area.

These varied perspectives testify to a shared ambition to improve area connectivity, appeal and quality of life, which are all vital to the future of Zuidas.

THE FUN-LOVING RESTAURANT MANAGER AND DISC JOCKEY: DJ NICKY LOVE

Everyone hereabouts knows Nick Zwart as the face of Limon Amsterdam in Zuidas. The fun-loving restaurant manager has been charming guests for eight years now. What you might not know is that he’s also making his name as a disc jockey. Meet DJ Nicky Love.

Practise

Nick Zwart rolled into DJ-ing through his day job. “Limon regularly hosted parties and events with a variety of DJs and musicians, and on Thursdays we always had a regular DJ. It got me thinking, ‘it would be fun to try that sometime’. I had zero experience or skills, so I had to learn it all from scratch, with the help of other DJs. At home, I’d practise on a DJ set.”

Upbeat music

Fast forward to now, and Nicky Love has DJed his fair share of parties. He describes his style as soulful house, nu-disco and groove. “Mostly I play fun, upbeat music that feels familiar and gets people dancing, and I also like remixes of house classics. I tend to ease in with smooth cocktail beats, going gradually more uptempo as the evening progresses. I also watch closely how people are responding and switch up the music accordingly.”

Bliss points

As a DJ you have to keep up with all the latest trends in music. “I stay up to date mostly by listening to other DJs’ live sets and the new music coming out of that. Right now, I’m listening to a lot of Mr Belt & Wezol, a Dutch DJ duo. They make the kind of upbeat, uptempo music I like. I’m also always trying to find those musical bliss points.”

Zuidas is changing

Nick says Zuidas has changed noticeably in the past ten years. “Especially in the time since Covid. More people work from home now and you really have to find ways to stand out from the crowd and entice people into your business. Fortunately, Limon is doing well. We work with products that we source fresh daily, serve delicious dishes, terrific wines and have a friendly staff. The pricequality ratio is right.”

ENERGY-SAVING OBLIGATION: IMPORTANT INFORMATION FOR LANDLORDS AND TENANTS

The energy-saving obligation (energiebesparingsplicht) is a critical component of the Netherlands’ strategy to meet its climate goals and reduce greenhouse gas emissions. In short, this obligation mandates that all necessary energysaving measures with a payback period of five years or less are implemented within certain business locations in the Netherlands. The competent authority (municipality) is increasingly enforcing compliance with this obligation through inspections and legal action.

Edo Berghuis

This article provides a short overview of the legal framework governing the energy-saving obligation, together with some recommended (practical) considerations. This article is limited to the situation where the owner and the operator are separate parties. These parties are hereafter referred to as the landlord and the tenant respectively.

Legal framework

The energy-saving obligation is primarily governed by the Environmental Activities Decree (Besluit activiteiten leefomgeving) and the Environment Buildings Decree (Besluit bouwwerken leefomgeving). These regulations apply to business locations in the Netherlands that consume 50,000 kWh of electricity or 25,000 m³ of natural gas (or an equivalent) or more per year and require that all energy-saving measures with a payback period of five years or less are implemented within such business locations. An energy-saving notification report (informatieplicht energiebesparing) must be submitted every four years, detailing the implemented energysaving measures and their effectiveness. Failure to comply with the energy-saving obligation may trigger enforcement measures by or on behalf of the competent authority (e.g. in the form of an order under penalty (last onder dwangsom)).

Which party is responsible for compliance?

In principle, the energy-saving obligation applies to both the landlord and the tenant of the relevant business locations. The regulations governing the energy-saving obligation, however, lack clear guidance on which party is responsible for specific measures under different circumstances, which can especially be difficult in case of a multi-tenant office building or business centre.

Division of responsibilities

A solution may potentially be found in the list of recommended energy saving measures, which is published by the Netherlands Enterprise Agency (Rijksdienst voor Ondernemend Nederland, RVO). This list contains a distinction between measures that relate to the activities carried out at the business location (activiteitgebonden maatregelen) and measures that relate to

the building situated at the business location (gebouwgebonden maatregelen). Depending on the scope and nature of the building and the activities conducted therein, this may provide room for landlords and tenants to establish a clear division of responsibilities, by seeking alignment with this list. Such division could entail stipulating that the landlord is responsible for structural measures (e.g. insulating the building, including walls, roofs, and floors) and that the tenant is responsible for nonstructural user-related measures (e.g. installing energy-efficient lighting and appliances and optimizing energy consumption, including the use of programmable thermostats and energy management systems).

Conclusion and practical takeaways

The energy-saving obligation in the Netherlands is a vital tool for achieving the country’s climate goals. By understanding the legal framework, allocating responsibilities, and leveraging financial incentives, landlords and tenants can effectively comply with the obligation, avoiding potential enforcement measures and at the same time contribute to a more sustainable future. Some practical takeaways include:

1 When investigating business locations and negotiating (new) lease agreements, the relevant parties should seek a clear outline of their responsibilities on implementing energy-saving measures.

2 Specific arrangements addressing the implementation of energy-saving measures and the division of costs should be adequately documented in the lease agreements.

3 Effective communication between landlords and tenants is crucial for the successful implementation of energy-saving measures. Regular meetings and updates can help ensure that both parties are aware of their responsibilities and any changes in regulations.

4 Financial incentives, such as subsidies and tax benefits, can encourage the implementation of energy-saving measures.

The Paris Agreement and the Dutch climate goals

FINANCIAL SECTOR AIMS TO ADVANCE ENERGY TRANSITION FINANCING

Banks, pension funds, asset managers, and insurers contribute to the Paris Agreement and the Dutch climate goals through the Climate Commitment. Achieving a sound, long-term, and responsible return for clients and participants goes hand in hand with creating a livable world. On February 10, the Financial Sector Climate Commitment Committee (CFSK) presented its progress report to Finance Minister Heinen and Minister for Climate and Green Growth Hermans. In addition to measuring and reporting CO2 levels and action plans, this report for the first time also highlights the sector's efforts to finance the energy transition.

Strengthening Public-Private Collaboration for Net-Zero

"There is broad momentum in the Netherlands to continue on the climate path we have set," says Peter Blom, Chairman of the Financial Sector Climate Commitment. To achieve the long-term 'net-zero' goal by 2050, the financial sector seeks to intensify cooperation with the government. In today’s geopolitical landscape, strong collaboration between public and private entities is becoming increasingly important. Climate change remains a risk both economically and ecologically. Therefore, the sector advocates for a framework of agreements to facilitate effective collaboration, including setting sector-specific targets, regulating and pricing emissions, and subsidizing sustainable innovations and complex transitions that the real economy cannot (fully) support alone.

Financing the Energy Transition

The concept of transition financing is not yet uniformly defined, and indicators for measuring contributions vary by institution. This report attempts to reflect the financial sector’s contribution to the energy transition. By the end of 2023, participating institutions reported total assets on balance sheets and/or under asset management of €56 billion in solar and wind energy projects,

€72 billion in sustainable mortgages, and €23 billion in energy infrastructure. The CFSK is strongly committed to financing the energy transition and is working with Invest-NL on sectoral financing initiatives. These so-called financing tables aim to stimulate private investment in climate and energy transition projects.

Financed Emissions and Action Plans

Financial institutions are reporting on an increasing share of their portfolios’ CO2 levels. In 2023, emissions were measured for 83% of the sector’s total portfolio, a 15-percentage point increase from 2022. Additionally, measured scope 1 and scope 2 emissions showed a decline of approximately 5%. This reduction is partly attributable to action plans aimed at lowering emissions within portfolios. However, caution is needed when drawing conclusions about emission trends, as it is difficult to determine which specific measures have impacted balance sheets and, indirectly, the real economy.

A revision of the current reporting guidelines is underway to align with sustainability reporting legislation, improve comparability, and enhance transparency.

COCKTAIL MASTER

Clement Richard realised early on that cocktails were his passion. After graduating from hospitality management school in France, he decided to devote himself fully to mixology. He was lured to Amsterdam by one of the world’s leading bartending schools and soon discovered the capital’s spirited cocktail scene. Nine years on, Clement is still in the Netherlands honing his professional craftsmanship. His latest challenge? Firebird, the stylish cocktail bar at the top of World Trade Center Amsterdam, where he combines creativity and expertise to serve up a distinctive experience.

From France to Amsterdam

“After studying hospitality management, I decided to specialise in cocktails. Amsterdam appealed to me because of the excellent bartending school and dynamic cocktail culture.” Clement has seen the popularity of cocktails surge in recent years. “More

and more people have become interested in mixology and this has made my job much more exciting. People value the quality of craftsmanship more and this keeps motivating me to come up with new creations. My favourite cocktail? A classic Negroni. That perfect balance between bitter, sweet and herbal makes it timeless. It’s a cocktail that seems simple, but takes precision to make it right.”

Unique location, breathtaking view

What really makes Firebird special, is the location. “We’re in one of the tallest towers of WTC, with an amazing view of Amsterdam. You can see the whole city from our terrace on the roof, making it the perfect spot to unwind after a long day at work. The bar is opening for WTC tenants first, but everyone will be welcome as from May. We want to bring people together, not only with cocktails, but also through workshops, live music and other events.”
