

At the end of last year, we welcomed over eighty Zuidas women to our annual Zuidas Publishers Ladies Only Quiz! This time we were hosted by Loyens & Loeff, on the 18th floor of their offices, with phenomenal views of the city and Zuidas. We got to hand out more than 100 prizes on behalf of our associate companies and other partners. It was a terrific success and such a joy to see all these ladies together. The quiz was presented by my brother, Boris Lange, and Marinus Prakke, rapper and lawyer at Loyens & Loeff. We look back on this special event with great pleasure.
We are also looking ahead to the future, and kicking off the new year with a shiny new issue of Hello Zuidas. On the cover is Margrethe Jonkman, who has been president of the Executive Board of VU Amsterdam for just over a year. VU is a major player in Zuidas and we want to show that in our magazine!

The first quarter of the 21st century is fast drawing to a close. Zuidas has changed a lot in that time, growing by a million square metres. With space in ever shorter supply, planning for the second quarter-century will pose quite a puzzle. Zuidas is already home to 55,000 knowledge workers, 30,000 students, 5,000 residents and daily serves over 80,000 travellers, and in the next 25 years these numbers are set to double. Urban planning enthusiasts will have their creative work cut out for them. My tip for 2025 is to keep an eye on the Innovation District and Ravel area, where several building projects will be kicking off.

Reflecting on her first year as Executive Board president at VU Amsterdam, Margrethe Jonkman is clearly passionate about her job. With her broad experience and vision, Margrethe is committed to making a social impact through multidisciplinary research, innovative teaching and long-term partnerships. From its unique home base in Zuidas, the university is building bridges between science, enterprise and society.
What motivated you to take up the post of Executive Board president at VU, and how do you like it so far?
“I have been at VU for around a year now and I like it very well. The thing that has always motivated me is my desire to harness knowledge for impact. I’ve done this in various roles over the course of my business career, and what particularly drew me here, is how much of an impact the university’s knowledge and education can make. It’s really part of the DNA and legacy of VU Amsterdam. I think it’s important that those who have knowledge use it to solve societal problems. This idea chimes in well with my vision and motivations.”
What are the main objectives you want to achieve in your first few years at VU?
“My aim is to continue building on VU’s existing strengths. As a comprehensive

university, with disciplines ranging from religion and theology to engineering and medicine, one of our key strengths is multidisciplinary collaboration. Society’s problems can’t be solved by disciplines operating in isolation; you need to work together across disciplinary boundaries. I want to ensure that VU Amsterdam really capitalises on this strength, not only on an individual basis, but all together, as a community.”
What initiatives have you kicked off already, or do you intend to prioritise, to attract and support international talent?
“VU welcomes many international students and employees. I think it’s important that we embrace a variety of cultures and backgrounds, as this gives us diverse perspectives on problems and
opportunities. On the education side, we have multi-classrooms and international exchanges to promote this. And for our employees we encourage dialogue and support them with things like Dutch language courses. We will continue developing VU as a strong international university. As a multicultural city, Amsterdam is a great home base for this.”
What do you think makes the combination of education, research and a campus in Zuidas so inspiring?
“VU Amsterdam plays a vital role in society and Zuidas amplifies that. The university, companies and residents are working together in research, teaching and projects like community service learning. Our campus, with a Grand Café, theatre, cinema and courses, is a place where all are welcome, and this openness has made us an active partner in the community. We are also focusing on entrepreneurship and utilising knowledge in areas like sustainable innovation and AI. Our proximity to companies in Zuidas provides job opportunities for students, including first-generation students.”
What sorts of campus developments are helping to propel innovation?
“What I love is how we are investing in innovation and entrepreneurship. We’ve opened a state-of-the-art physics and science building and are currently developing a new laboratory plus spaces for medtech and health technology startups. We really want to encourage this sort of knowledge-based enterprise.”
How does sustainability factor into VU strategy?
“Sustainability is one of our core values and is reflected in everything we do. Our education explicitly links issues such as diversity, inclusion and climate to the Sustainable Development Goals.
We’re also working in many international partnerships, such as the UN Sustainable Development Solutions Network, which we joined recently. This is a network that brings universities, companies and governments together to work on solutions to global challenges, and ties in perfectly with VU’s own mission, which is to work together based on everyone’s individual strengths. VU wants to be a driving force for sustainability in the Netherlands, not only in education and research, but in partnerships too.”
How does VU see its role as a partnerfor enterprise and society?
“VU Amsterdam occupies a unique position here in Zuidas. It is a small, diverse
district with businesses, residents and our university, and this presents tremendous opportunities. We are very keen to partner with companies large, medium and small in all kinds of sectors. For example, we match students up with companies for small projects. We need to start small and then look at how we can support each other. I firmly believe in the power of knowledge and partnerships. Together, we can tackle societal challenges while helping people and organisations keep pace with this fast-changing world.”

In the Kenniskwartier innovation district, the ADORE Research & Diagnostic Centre was completed in October 2024. The first moving boxes have already been spotted. Starting in May 2025, a range of different disciplines will be collaborating there on cutting-edge research in neurology and oncology.
As we walk from Van der Boechorststraat into the spacious and mostly glass atrium, we need to watch where we are going – this is actually the entrance to two buildings. If you turn right, you enter the Amsterdam UMC Imaging Center, but we need to head left to take a look at the recently completed ADORE Research & Diagnostic Centre (RDC ADORE). We are welcomed by Marianne van der Bent, project manager at Amsterdam UMC: ‘The atrium is quite an
eye-catcher, isn’t it?’ This is certainly the case, but we’ll come back to that.
Van der Bent waves her staff pass across the scanner and leads us to RDC ADORE: ‘On October 1, the MedicomZes/Kuijpers contracting consortium completed the building, exactly on schedule.’ From December, the first cancer and brain specialists will begin to arrive and the
full complement of staff will be in place by the second quarter of 2025. By then, the laboratory diagnostics departments in the fields of Pathology and Human Genetics will also have moved into the building. Van der Bent: ‘The building has been specifically intended as a place where researchers from both disciplines may learn from each other, collaborating with their colleagues in the diagnostic laboratories to develop new diagnostic and innovative treatments.’
A staff pass is not required for every room: via a staircase at the entrance, we can reach
two of the six floors without hindrance.
Van der Bent: ‘The conference room is here, which can also be used by external researchers and the public.’ We suddenly find ourselves face-to-face with a huge spiral staircase, at the centre of a tall space bathing in sunlight that’s falling through the glass roof. ‘The different floors can be accessed by elevator, but are also connected to each other by this spiral staircase at the heart of the building’, explains Van der Bent. ‘That’s why this area, which will later be fitted out with furniture and a coffee bar, will be the natural go-to meeting place for all the researchers in the building.’

PRO by telephone. ‘The building is also quite deep, which means that daylight cannot easily penetrate the heart of the building. Hence the glass roof.’ This focus on light is also reflected in the pastel shades used in the office areas, as well as in the choice of materials. For example, De Visser tells us that the façade is mostly made of concrete reinforced with glass fibre, a lightweight material: ‘That ensures a smaller CO2 footprint. In addition, the building also gets its heat from an energy-efficient thermal energy storage system and RDC ADORE is the Netherlands’ first building to boast low-carbonglass.’

as the crossing to the Zuidas Botanical Garden and Amstelveenseweg. This is a large, calming space, with a lot of glass and natural daylight. It also features a stunning mosaic floor and pink-coloured seats that double up as planters.
But there is no reception and no desk –nothing refers to the care and medical research that is happening on both sides of the atrium. And, as we hear from architect Henk Hartzema from Studio Hartzema, this is exactly how it was intended.: ‘Don’t forget, this can be quite a tense place for some people. Think of the Amsterdam UMC patients who come here for a diagnosis or a test result. For them, we hope that the atrium will be somewhere where they can feel human again.’

Recently, I celebrated my birthday ‘Hunza style’, putting my age at an impressive 162 years. Now, I can hear you thinking: “162 years? How’s that?” The answer lies in the philosophy of the Hunza, a people that inhabit the mountains of northern Pakistan and are known for their unusual notions when it comes to ageing.
In 1984, a Hunza gentleman by the name of Said Abdul Mobudu confounded immigration officials when he presented a passport stating he was 160 years old. The story quickly made headlines and the Hunza gained a reputation for longevity, attributed in part to a diet of apricots and the fresh alpine air. But the real explanation lay deeper: the Hunza don’t calculate a person’s age by life-years alone. They also factor in experience, knowledge and accomplishments. Someone who has achieved much or led a rich social life can therefore have a higher age than someone else born in the exact same year.
This mindset intrigues me. After all, here in the Netherlands we’re pretty quick to assess people according to their age. We deem older workers set in their ways and younger people too inexperienced. CVs are often screened for age, leaving worthwhile candidates out in the cold.
As Chief of Tribes, I’ve learned that age says little about a person’s qualities. Like the Hunza, I believe that what matters is not how many years you’ve lived but what you have achieved in that time. It would do our society good if we, like the Hunza, assessed people on their experience, knowledge and accomplishments instead of their year of birth alone. It would certainly pave the way to a more inclusive job market.

After moving to Amsterdam, Maurits de Waal (27) quickly put down roots in Zuidas. He lives in a beautiful apartment in the Intermezzo tower and combines a busy social life with a job as co-owner of his family’s company, EDW Autolease. From here, he runs the Amsterdam location.
Can you tell us something about yourself? What do you do, and what brought you to Zuidas?
“I gravitated to Zuidas straightaway when looking for a place in Amsterdam. It has an international vibe that really interested me. So I looked around, and in the end wound up in this beautiful flat in Intermezzo”, Maurits shares. “I am a co-owner of EDW Autolease, our family business. My focus is on financing and leasing for SMEs and independent contractors, and I now run our Amsterdam location.”
What is your favourite spot at home?
“Definitely the dining table. It’s perfect for hosting cosy dinners with friends. There’s always lots of laughter and I love cooking. The dining table is the centrepiece of my home and a real eye-catcher in the middle of the living room.”
What is your favourite spot in Zuidas?
“I like the restaurants here and go to different places. I’m a regular at Dicky’s, but it’s also nice to dine out at Ferilli’s or Nela on Friday evenings. Zero Zero is a great new addition. They’re open at weekends and I go there often. You’ve got all sorts of things here. I work out at Clubsportive and go to Renessence fairly regularly. And also to Gelderlandplein, which has literally everything.”
What’s missing here?
“That’s a tough question. You’ve basically got it all here. It’s great for nature, with Beatrixpark and Amsterdamse Bos within walking distance. I’m already totally in love with this area. Maybe the street scene could be a little livelier, with some more cafés and shops. That would be the finishing touch.”
Do you want to stay in Zuidas for good?
“Until I have children, absolutely. You close your front door and you’re in your own little haven. But once I have children, I want a house with a yard. Somewhere near Amsterdam would be brilliant. The real dream would be a house along the Amstel river, of course!”
Are there any downsides to living in Zuidas?
“It’s somewhat removed from the city centre. I notice that particularly when comparing with friends who live in the centre. But it’s not such a big deal for me. It’s just outside the ring road and you can be there in no time. I have an electric bike and an Opel Rocks Electric, which makes it even easier. What I do regret is how quiet it is at weekends. But just walk up Beethovenstraat and you’re back in the thick of things.”
This issue of Hello Zuidas shines a spotlight on all things ‘ambitious and international’. We talked with a variety of expats to get their unique take on discovering life in the Netherlands. What is life here like for them? And how long did they actually spend house-hunting? Their stories offer an eye-opening look at life within our capital’s international community.

“It was difficult to find my feet at first, especially with networking. But after three years here I felt more at home. Although my connections with Dutch people are limited, I have met loads of expats who are on the same path as I am. Finding a house was surprisingly easy. Maybe I lucked out during the lockdown, because within a fortnight we had found a lovely place. I have no desire to go back to my home country, but who knows what the future holds? I’ll take it as it comes.”
Alicia Utami
“The Netherlands is home to me. What started out as an expat adventure turned into a permanent home base where I’ve been living happily for 22 years now. Originally I am from Indonesia, but the Dutch culture and values feel more natural to me. Finding a place to live was tough at first, maybe because I’m an expat. Everything worked out in the end, though. A good network makes all the difference here.”

“I initially came to the Netherlands for a six-month work placement after completing business school in France. Fast forward almost 12 years and I am still here, thriving and enjoying every moment. Compared to other countries and cities, I feel incredibly safe here. The Netherlands inspires creativity and innovation; people are not afraid to try new things, fail, launch businesses, and even close them if they don’t work out. This dynamic environment makes me feel motivated to explore my own creative ideas and entrepreneurial ventures. It’s a place where taking risks is encouraged, and this mindset is truly inspiring.”

“After having moved a lot within Europe, I settled in Amsterdam six years ago and still love it here. Well, maybe the weather is a bit of a let-down, but everything else is great. The city offers the perfect balance of vibrant cosmopolitan life and a close-knit village feel. However, as an expat, it’s easy to get stuck in an international bubble, and breaking into Dutch circles can be tough. I must say that joining a fun Dutch company really helped!”
On 28 November, Hello Zuidas hosted a member event during the PAN art fair at RAI Amsterdam. Guests gathered at Bar Bouchon in a top spot between some of the premier stands. After a tasteful welcome by the charming Meisjes met Smaak, our guests split up into small groups for inspiring tours past highlights of the art, antique and design fair. Expert guides gave Hello Zuidas members unique insights into the beauty of PAN Amsterdam. The evening concluded in the VIP Lounge, where delicious drinks and nibbles were served. It was a wonderful opportunity to catch up, share thoughts about the impressive works and enjoy the lovely ambience of PAN Amsterdam.
Stefan Visscher, senior asset manager at Deka Immobilien Investment, and Peter Jansen, consultant at Arcadis, are playing an instrumental role in the renovation of The Rock in Zuidas. Property owner WestInvest Gesellschaft (part of Deka Group) decided to take previous tenant De Brauw Blackstone Westbroek’s departure in early 2024 as an opportunity to upgrade the building and make it more sustainable. Besides bringing it up to modern environmental and performance standards, the renovation is also reconfiguring The Rock to be suitable for multiple tenants. Main contractor Dura Vermeer is currently working hard to ensure everything stays on schedule.
Working together for a sustainable building
Stefan and Peter are playing a key part in the renovation and retrofitting of this iconic office building in Zuidas. Stefan: “As senior asset manager, I work closely with Peter and his team. Deka Immobilien manages several funds who are, besides The Rock, owners of different properties such as Symphony, Vinoly, The Edge and Terrace Tower. For this project we’re constantly
liaising between real estate agents, lawyers and our design department to make the property attractive to let.” Peter adds:
“We started after the previous tenant left. We worked with real estate agents to take stock of what prospective tenants would need and developed a concept. This provided the basis for a plan that we then fleshed out with architects and environmental consultants.” The new Britten passageway also led the team to
rethink the building’s entryway. “We’re merging the two entrances for better visibility and to improve building access in the new setting.”
Smart and green
Sustainability and efficiency are at the heart of The Rock’s renovation. “We’re using energy-efficient applications like LED lighting”, Stefan explains, “but the biggest improvement is actually about smarter control of building systems. For example, modern systems that automatically adjust lighting based on conditions outside. This was either too costly or otherwise impossible to achieve 15 years ago, but now it’s a viable option, and the energy savings are huge”. Plants are also a prominent feature in and on the building. “We have green roofs on two levels,
contributing to the green rating”, Peter continues.“The plants inside are largely there for ambiance. We want to make the interior feel warmer and more welcoming. The renovation also focuses on circular measures. We’re reusing as much as we can. We will create a building passport to keep track of what to retain and what to replace. Because several floors are leased, they are excluded from the renovation, which currently limits the BREEAM certification to Very Good. After renovating the remaining floors, we expect to receive the BREEAM Excellent certification.”
Equally central to the renovation are flexibility and planning for the future. “At this point we’re still seeking tenants for over ten floors. The rest have all been let”, Stefan says. “We’re bringing more activity to the first four levels with a grab-and-go outlet for coffee and snacks and coworking
spaces on the first and second floors. It’s about catering to the demands of today’s tenants.” Though the work is not finished yet, the building is already partly occupied. “We’re proceeding as carefully as possible”, Peter says, “and notifying tenants of any potential inconvenience. This means keeping invasive structural work to a minimum and communicating pro-actively about scheduled activities.
With CBRE as property manager and renowned contractor Dura Vermeer, we have experienced partners keeping in close contact with tenants and taking all necessary measures.”
The Rock’s location forms a big part of its appeal, notes Stefan. “This spot sells itself. It’s in the heart of Zuidas, with excellent public transport links, services and amenities. We’re transforming it into a pleasant, user-friendly place without
detracting from the building’s iconic design.” Peter: “Smart solutions like an innovative crane set-up with the adjacent Cubehouse project have helped overcome logistical challenges. It’s still a puzzle, but The Rock is and will always be an icon.”

Spectrum Fund is an investment fund that invests in public listed equity. It is a fund with an active investment management. We monitor developments and company news on a daily basis. We use a systematic quantitative approach with an algorithm which we developed ourselves. This algorithm is used to efficiently analyse thousands of stocks and score them, based on their fundamentals. These include metrics on company valuation, growth track-record and outlook, market positioning, and profitability of the company and return on invested capital. It is a liquid investment: investors have the option to scale up or liquidate once a month. Pepijn Füss, director of Spectrum Fund, tells us more about the fund.
Can you tell us more about where and how you invest?
“We are continuously looking for companies that are (relatively) undervalued with the highest growth potential and strongest market positioning, while also featuring a consistent growth track-record. The algorithm functions as a screening

tool. It offers a proven systematic approach for this. The live portfolio is balanced with approximately 40-50 positions, with a focus on companies headquartered in Europe or the U.S. We do not invest in startups; companies must have a minimum size of a 100 million euros. We also actively use derivative strategies. The final investment decision is made after a thorough company analysis by ourselves. The portfolio also consists of longer hold positions and positions that do not originate from the algorithm.”
You mention a proven track record, can you elaborate on that?
“If we look at the realized returns of both the live portfolio and our developed algorithm, both show strong outperformance irrespective of the period. Most important here is the realized track record of the invested (live) portfolio. It has achieved a total return of an average +23% per year over the last 6 years, compared to a return of 16% for the benchmark: a yearly outperformance of +7%. If we look at 2024 until 1st December 2024, the live portfolio outperformed the benchmark with +15% with a total return of +41%.
Regarding the screening algorithm: The algorithm was extensively backtested and achieved an average return of 13%-20% per year for various historical periods (3-5-8-10-15-24 years) and consistently outperformed the benchmark by 3%-6% per year. We defined the benchmark as the weighted average development of four prominent European and U.S. indices (S&P 500, Nasdaq 100, AEX, and DAX). Both the live portfolio and the algorithm show clear outperformance.”
Can you tell us more about the algorithm?
“It is a systematic approach for analysing and scoring stocks based on relative attractiveness compared to tens of thousands of other stocks, where we look at certain factors and ratios to assess potential future returns. The best-scoring stocks are then periodically evaluated (multiple times every quarter).
Since when have you been active?
“The live-portfolio has been active for about 15 years. Spectrum Fund has
an AFM registration since 2024 and is now open to investors who invest EUR 100,000 or more.”

“Park Meadows has apartments for rent as well as sale”, Henk Brouwer tells us. He and Robert Alberts spent more than five years hammering out preliminary plans for the ambitious project. It expanded considerably in that time, Robert says: “We started out with 20,000 square metres and grew to approximately 27,000. “Engaging in some kind of relationship with the surrounding area was a requisite from the outset. We achieved this by activating the building’s base with
functions that enliven the kerb and by creating views that connect the green surroundings with residents’ homes, seamlessly bringing nature indoors. While the two towers are clearly connected in design, each maintains its own distinct identity, with the passage between them designed to be as transparent as possible, maximizing views both of the park and from it. Connecting the two towers was crucial to keep them from separating into different worlds. We want to create a wonderful experience for Park Meadows residents and park visitors alike.”

An organisation dedicated to supporting children and youth in unsafe situations around the world, SOS Children’s Villages not only offers safe havens for children with no one to care for them, but also works on lasting solutions to strengthen families. With programmes in more than 130 countries, they invest in education and practical skills training to build a stable future for children and young people. On Tuesday 8 April, SOS Children’s Villages is holding a seminar at the EDGE in Zuidas to expand partnerships with businesses and explore untapped opportunities.
At SOS Children’s Villages, everything centres on the best interests of the child. The organisation works globally to support children in need of care, many of whom also live in unsafe situations. “What I love about SOS Children’s Villages is that we look at what a child actually needs”, Arian says. “We want to make a lasting impact,
so to not just provide shelter but also empower families so children can grow up in a safe environment.” SOS Children’s Villages runs a variety of programmes providing such support in more than 130 countries. “If a child has absolutely no one to care for them, SOS arranges a safe haven for that child with an SOS family. We believe in the power of families. At the
same time, we work to prevent children from winding up in these sorts of situations at all. We make families stronger and help to address vulnerabilities so children can continue living safely at home.”
The organisation is also dedicated to improving prospects for young people.
“Particularly through education and core life skills training, helping young people to not only learn skills but also stand up for themselves and be independent in life. For instance, our GrEEn project in Ghana is creating green employment and entrepreneurial opportunities for young people and women. In 2023, we trained over 2,000 people. Seeing the results of this is incredibly powerful and so gratifying. This is how we can build a better future together.”

SOS Children’s Villages is celebrating its sixtieth anniversary in 2025. “This marks a proud moment for us, but also a reckoning. Ideally, there would be no need for our organisation, but the reality is that children are still prey to conflicts, poverty and climate change. The good news is that, with the support of our partners and donors, we can make a real difference in children’s lives.” To mark this special anniversary, SOS Children’s Villages is hosting a seminar on ‘Creating impact together’ on 8 April 2025. The business community plays a vital role in development cooperation”, Arian explains, “and corporate partnerships enable us to build bridges while simultaneously
combining social impact with objectives like inclusion, sustainability and brand reputation. This seminar will focus on strengthening such partnerships and increasing impact. Innovation and cooperation can empower all of us and help us create a brighter future for at-risk children, young people and families.”

On Tuesday 22 October, the third edition of Black Achievement Month Amsterdam-Zuidas brought together over 250 guests for an evening of culture, inspiration and connection.
Attendees could choose between two special performances. At VU Griffioen, theatre company Raymi Sambo Maakt presented the dramatic production Duizend aanslagen op de Obama’s (‘One thousand attacks on the Obamas’), while Rialto Cinema screened Southside with You, a film recounting the romantic tale of Barack and Michelle Obama’s first date.
The evening got off to a festive and delicious start with an informal American-style stand-up buffet dinner, providing a relaxed setting for guests to mingle, chat and network.
Like the successful two previous editions, this third Black Achievement Month Amsterdam-Zuidas event provided a unique platform for sharing perspectives, exchanging stories and celebrating cultural enrichment.
Zuidas is developing on all fronts. The major renovation of Amsterdam Zuid station and road works at De Nieuwe Meer and Amstel junctions are just a few of the projects radically changing the area. What was once primarily a traditional office district is now transforming into a dynamic urban quarter where a mix of functions come together, from housing and employment to shopping and leisure. But this impressive metamorphosis also poses some mobility challenges for the years ahead.
The Zuidas Accessibility Task Force was set up with the mission to ensure ongoing physical access to the district and brings companies, organisations and public authorities together to discuss mobility issues and share knowledge. As users of the district, and with a shared responsibility for area access, the business community plays a key role.
The Task Force is chaired by Stefan Titus, area development consultant at VU Amsterdam. Stefan is involved in VU campus development and brings his expertise to bear on the accessibility of Zuidas. He is assisted by Ilana Schmidt, Mobility and Accessibility project manager at Hello Zuidas. Ilana also works on area

housing and residential issues, with a broad role supporting the development of Zuidas as a pleasant and accessible place to live.
“We all have an interest in keeping Zuidas accessible. Partly this involves making conscious choices about things like how, at what times and on which days of the week we commute. The city ialso plays an important role. It has ambitious plans for keeping the district connected, with the Task Force serving as a sounding board for what can be done differently or better. Shared responsibility for area access
The ongoing expansion of Zuidas and
proliferation of infrastructure projects here make physical access a shared responsibility. The Zuidas Accessibility Task Force plays a facilitating role by connecting area users, and is instrumental in this regard. Its meetings are open to Hello Zuidas members, who make up a diverse group from a broad range of different sectors. Topics covered in previous Task Force meetings included logistics, traffic, parking, shared mobility and a work progress update on Zuidasdok. The Task Force will hold another series of five informational meetings in 2025 to discuss important mobility issues. The meetings are intended to keep all stakeholders informed of the latest developments and actively engage them in finding solutions to the challenges posed by the district’s growth.

In this interview, we zoom in on mentor Anouk Rosielle and trainee lawyer Susana Martina Palacio. Both are litigators at Dentons in Zuidas, where Rosielle is one of the youngest partners. What is their relationship like and what do they learn from each other?
As a law student, Anouk Rosielle (pictured left) was sure she would never become a practicing lawyer. “After graduation, I went backpacking, came back broke and needed a job. I intended to test-drive the legal profession, but, 17 years later, I’m still here. I’ve never really set long-term career goals. My ambitions are quite simple: work has to be challenging, educational and fun. As long as it ticks those boxes, I’m in.”
In what way?
Rosielle: “We’re both driven, disciplined and structured in our work, but Susana is a more diplomatic communicator. She thinks before she speaks. I’m less filtered.”
Martina: “Maybe I’m more reserved.”
Rosielle: “That sounds like you’re shy, but that’s not it. Our team meetings are often full of opinions. Whereas I’m very direct, your style is to listen and observe first –followed by an opinion that is much more balanced and constructive.”
Martina: “Anouk is open and honest. She once told me she used to get her work back covered in red ink. It’s nice to know you’re not the only one getting criticism.”
Anouk, who was your mentor?
Rosielle: “Berth Brouwer was my mentor for the first two years, followed by Michel Deckers, who I still work with. Berth taught me how to communicate clearly, especially in writing. How to be thorough but not long-winded. Sometimes he would completely rewrite my work. But he was always kind, adding ‘great effort’ with that same red pen.”
Martina: “Just like you.”
Rosielle (40) joined Boekel De Nerée, now Dentons, in 2007 and made partner in 2020. Last year, she started mentoring Susana Martina Palacio (26). “Anouk helps me set priorities. She’s a big believer in sticking to your values and developing your own style. My focus now is on becoming a good lawyer.” Rosielle: “Susana is ambitious and enthusiastic about her work, but not whimsical. There’s a lot I can learn from her as well.”
Rosielle: “I’m not as calm and thoughtful as Berth and Michel, but try to be measured when giving feedback. People put their heart and soul into their work and it’s important to stay respectful and calm, even when the pressure’s on.”
Martina: “Anouk used to end her emails with a ‘tip from Flip’.”
Tip from Flip?
Rosielle: “I’d point out common errors or deviations from Dentons’ style guide.”
Martina: “Anouk is very particular about language and regularly tells me to clarify.”
Rosielle: “Right. ‘What do you mean?’’ is my number one comment on the work of everyone staring in our team. Writing clearly and concisely is important - and difficult at first, due to the nature of the subject matter.”
Martina: “We have lots of international colleagues and clients who are unfamiliar with our legal system. Explaining technicalities in a way people with no prior knowledge will understand requires complete mastery.”
Rosielle: “Writing well is a skill and takes practice. Criticism is bad for your ego but part of the learning process. As is positive feedback. I always make an effort to include both so that people know where they stand.”
Describe your relationship
Martina: “We have mutual trust.”
Rosielle: “Susana’s work style of fully delving into the nitty-gritty of a case gives me peace of mind.”
Martina: “We talk about everything from Pilates and spinning classes to restaurant recommendations.”
Rosielle: “We know what’s going on in each other’s lives but our relationship is fairly professional. Our personalities are quite different. For example, I like to knit. It’s meditative, requires focus and helps to clear my head.”
Martina: “Cooking does that for me. It’s nice to work with your hands.”
Rosielle: “I actually made some clay saucers recently.”
Martina: “There’s a place in Oud-West where you can paint ceramics.”
Rosielle: “Hey, team outing!”
After months of suspense, the wait was finally over! On 14 November it was time to present the winners of the 2024 Zuidas Sustainability Award. Six projects were recognised for their contributions to making Zuidas more sustainable, alongside one Public Choice Award-winner.
The ceremony took place at the Robert Walters neuroscientific office in Tower Ten of WTC Amsterdam. A panel of expert judges, presided over by Yvette Watson (CEO of The 2B Collective and PHI Factory), had selected six winners in as many categories.
Amstelring – Duurzaam voor elkaar (‘Sustainability sorted together’): Amstelring created a sustainability team to work on green landscaping at care facilities. The eldercare organisation is setting a new standard in the sector by partnering with education institutions and promoting green initiatives. This project demonstrates that sustainability and care can go hand in hand.
Miele X – Digital Clean-up: The Miele X-team held a Digital Cleanup aimed at reducing the company’s digital footprint. Employees spent one hour cleaning up their OneDrives and work inboxes. Organised in association with Bye Bye Plastic the Belgian Institute for Sustainable IT, the event created awareness around the impact of digital technology.
Dynamo – Vraag-Maar-Raak Lunch (‘Ask-Me-Anything Lunch’):
This lunch event brings the local residential and business communities together. Residents with special needs are invited to have lunch at companies in Zuidas, including DLA Piper, ACE+, Miele X and Freshfields. The gatherings strengthen ties between businesses and locals, and the project is helping to foster inclusion and engagement in Zuidas.
Amsterdam Engineering Office and City of Amsterdam – Impact via onderhoud (‘Impactful maintenance’): The Amsterdam Engineering Office and City of Amsterdam teamed up on maintenance projects to green Wielingenstraat and Diepenbrockstraat. The result is 1,400 m² in additional planting, along with 16 new trees and improved planting locations. All of the project’s sustainability measures are funded out of existing maintenance budgets.
DLA Piper – New office: DLA Piper’s new office premises were designed for energy efficiency and sustainability. The building shell was reused and retrofitted to deliver high energy savings and comfort. The design further integrates the use of sustainable materials and employee wellness.
Leafcloud – Écht groene cloud (‘Genuine green cloud’):
Leafcloud is making digital working more sustainable by siting servers in locations with demand for heat. The servers’ residual heat is used to heat water and so aid CO2 reductions. This has enabled Leafcloud to build a public cloud, relying wholly on existing buildings – no new data centres required. Their model makes digital infrastructure genuinely green.
More than 1,900 people cast their votes for the Public Choice Award, with Boatique coming out as the winner. This project gives old service boats a new lease of life in Amsterdam’s canals.
In addition to the awards ceremony, the event also featured inspiring presentations and interviews with guests including Robert Walters CEO Jose Bokhorst, Amsterdam Zuid district councillor Rocco Piers (whose portfolio includes sustainability), Stadshout owner Marijke Hogers, Hello Zuidas director Olivier Otten, Eline Kik of Green Business Club Zuidas and RAI executive chef Rientz Mulder.
The judges also gave honourable mentions to several organisations and initiatives. According to panel chair Yvette Watson, “These are things that all organisations really ought to be doing”.

“Banks are ready to finance circular enterprise”, Dutch Banking Association (NVB) President Medy van der Laan told the Dutch House of Representatives in December. The Standing Committee for Infrastructure and Water Management had invited her to speak at a roundtable meeting on ‘circular financing and tax shift’.
“Though banks want to finance circular entrepreneurs, circular business cases are very rarely profitable enough to be financed.”
In her contribution, Van der Laan set out concrete proposals for the ways in which government can make the circular business case viable and thus financeable:
Create a level playing field, using price incentives and standardisation
Using price incentives and standardisation to create a level playing field could significantly raise demand for circular products. Increased demand would give financiers the confidence and scope to invest in innovation and new players in the chain.
Explore a tax shift at European and domestic level, instead of taxing labour, tax materials
Higher taxation of natural resources use would serve as a stimulus for labour-intensive circular business models, such as repair-based models. Lower fixed costs are less risky and more attractive for bank financing.
Government should model demand for circular products
As the country’s single largest buyer, with a combined purchasing
power of roughly 80 billion euros annually, the government can make circularity a requirement in its own tenders. This would give the market a tremendous boost, which in turn would create better financing opportunities.
Arrange short-term bridging finance through public-private partnerships
Short-term bridging measures are needed in the form of riskbearing capital for circular entrepreneurs or the expansion of investment mandates of existing funds, in which the state is a shareholder. The provision of more risk-bearing capital would reduce the need for loans, make repayments more feasible and lessen risks for banks.
Unfortunately, financing for circular enterprise is still more of an exception than the rule. Van der Laan reiterated that circularity is not idealistic, but realistic and urgently needed. The sector supports the 2050 target date for 100 percent circularity. The circular economy can make a significant contribution to achieving climate goals, restoring biodiversity and reducing the geopolitical risks associated with resource dependency. Banks are keen to work with government and industry to reach this objective.

The garden is open seven days a week, from 9am to 5pm on weekdays, 12pm to 5pm on weekends.

There’s a big crowd at De Blauwe Engel most Thursday and Friday evenings!
Zuidas boasts a trio of eye-catching high-rises. One of them is Valley. Outside, walls project in every direction while plants and trees grow from terraces and across façades of alternating reflective windows and natural stone. Stepstone in Zuidas has been named the winner of the 2024 Zuiderkerk Award, presented annually to a residential development project in Amsterdam. The judges hailed the development of 216 affordable new homes in Zuidas as “helping to diversify the area”.
Developed by housing corporation Lieven de Key, Stepstone offers 216 starter apartments in the social rental sector. Tenants can stay for a maximum of five years before moving along the property ladder. The 2024 Zuiderkerk Award’s threemember judging panel cited the building’s impressive design by the firm of LEVS architecten and in particular praised the creation of affordable housing in Zuidas.
“Stepstone is a sleek tower rising 80 metres and is instantly noteworthy for its alternating outdoor spaces and striking glass-panelled crown. The glass walls offer spectacular views, especially at sundown, as one resident rightly noted. The building brings an exceptional dynamism to Zuidas, traditionally known for upmarket homes.
The judges applaud the decision to create affordable housing for young people in Zuidas, helping to diversify the area.”
“Stepstone is an appealing and multifaceted housing concept for young people in the heart of one of the most prestigious parts of Amsterdam. It adds affordable homes to an area normally associated with high incomes, making the project not only architecturally but also socially worthwhile and therefore deserving of the 2024 Zuiderkerk Award.”
Stepstone is located in the centre of the Innovation District, within walking distance of VU Amsterdam, Amsterdam UMC (VUmc location) and Amsterdam Zuid station. Some 2,700 homes are being built
here through the coming years. This includes those in the recently completed Stepstone building and multifunctional complex The Pulse of Amsterdam, plus another 25 private sector homes in Ceci, as well as 127 student units being developed by the DUWO housing corporation, both set to be completed by the end of 2026.
The Zuiderkerk Award (Zuiderkerkprijs) is presented annually and is the City of Amsterdam’s premier award in the housing sector. Out of a total of 64 housing projects submitted in the period from 1 August 2023 to 1 August 2024, three nominees were selected, from which Stepstone was chosen as the winner.

The most recent edition of ADE featured the exclusive ADE x Wolvenroedel on the 11th floor of Tower Five in the WTC Amsterdam. The incomparable party venue offered an impressive 360-degree view of the city lights at night, with the empty office specially transformed into a club complete with a dance floor. Ahead of the main event, ADE had a variety of activities for guests to enjoy at the WTC, including an atmospheric ‘ADE Rooftop Sounds’ at Firebird with Sebastian Davidson and a casual Friday happy hour at Ox&Bucks.
Zuidas is best known for being Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out. Many businesses have also discovered Zuidas, and with their arrival, the district has added a wide range of services and amenities, including shops, schools, fitness centres and places to drink and dine. Powering each of these establishments are entrepreneurs and employees with their own special, personal stories that we’re eager to share with you.
Elze Meijeringh works as a chef at Changing Dishes, the corporate restaurant in the World Trade Center Amsterdam. Here, every day holds fresh challenges, from catering for the diverging palates and cultures of their international clientele to tweaking dishes for specific allergies and dietary requirements. It’s all about creativity, precision and crafting a gastronomic experience.

The challenge and diversity were precisely what led Elze to opt for this job in the WTC corporate restaurant instead of an ordinary dining establishment. Elze: “It’s a huge building with a mix of sectors. We have a restaurant and a sandwich station and also do catering packages on request. These aspects are what made me decide to work here.” The team are passionate about what they do and prepare a different special every day. “This varies between Asian, Middle Eastern, North or South American and European. It’s super diverse
thematically. You’ve got to be creative about choosing dishes. We have the freedom to dive into different cultures in terms of spices, culinary techniques and products. It’s both daunting and motivating.”
Increasingly, word about the restaurant is getting out in Zuidas. Elze: “Last week we had two hundred visitors a day. Some of them are regulars who stop in for a nice meal. We also get loads of international guests who come for a particular dish or
ask for something specific. In that case, we look at options within the menu. Our menu changes four times a year and we also try to work with seasonal products.”
Elze and the rest of the kitchen team routinely take workshops to keep up with trends. “They get us up to speed on all the latest developments in food, though you always have to translate and adapt to your specific situation. You can dream up all sorts of things, but you also have to deliver.”
