In the private sector, the firm has developed new neighborhoods and buildings that integrate residential, healthcare, retail, hotel and commercial uses with Active Design Guidelines that promote health and wellness. Midtown Miami Mixed-Use Development & 2 Midtown Tower Miami, FL
Midtown Miami, likely one of the largest urban infill development projects in the country, encompasses a 56-acre site formerly used by the Port of Miami as a storage facility for shipping containers. Identified by Zyscovich as a potential mixed-use district in an early plan for the City of Miami, the firm changed the zoning and land use, created two Special District Overlays and Design Guidelines to regulate building form, parking, open space, and uses organized around a hierarchy of different streets, and programmed the development to contain retail, commercial, entertainment and residential uses. 2 Midtown, the first of the residential buildings, is a 28-floor tower comprising residential and work/live space, recreational and athletic amenities, ground level retail, and internal parking.
ParkSquare Aventura Mixed-Use Development Aventura, FL
The area’s first pedestrian-friendly, mixed-use community, ParkSquare Aventura was designed with health and wellness in mind and features Active Design Guidelines. A 10-story building with ground level retail, parking, and medical offices defines the central block. The parking in this building also serves the Aloft Hotel and restaurants on the prominent northwest corner and the assisted living facility that occupies the southwestern block. A parking garage concealed by a seven-story glass office building, retail shops, apartments, and townhomes serves as an entry piece to the community. A green roof and terrace on top of the parking garage links the office building and a residential tower that anchors the eastern block.
Mana Wynwood Special Area Plan & Mixed-Use Development Miami, FL
The 30-acre special area plan (SAP) for Mana Wynwood is a development proposal that serves as a cultural infrastructure framework for job creation and incremental growth by outlining development standards that capitalize upon the character and culture of the Arts District. A set of flexible uses will be the basis for building typologies designed to accommodate residential, commercial, hotel, retail, industrial and manufacturing uses with live-work options. Invigorating business and trade within a neighborhood of arts and culture, Mana Wynwood will serve as a nexus for traditional mom-and-pop shops, technical start-ups, creative class professionals, media and technology hubs, and large retail establishments. Indoor and outdoor flex-space for exhibitions, civic engagement and entertainment will be integrated throughout the project.
Dumbo Heights Mixed-Use Development Brooklyn, NY
At the foot of the Brooklyn Bridge in DUMBO, Zyscovich Architects, retail and urban design/placemaking architect, is converting 80,000 SF of former warehouse and industrial use buildings into retail and commercial office use as part of vibrant, 24/7 high-tech campus. To accommodate new tenant and community needs, the place-making program focused on the physical appearance of buildings as well as the street scene itself, thus a new exciting street network was designed with extensive public plazas, balconies, dynamic exterior lighting, and signage design that maximizes transparency into the retail and lobby levels. The use of glass, industrial metals and stone harmonizes with the character of the surrounding landmark bridges. Hangar doors will open up entire building faรงades to provide visual connectivity and to create a new urban gathering place.
City of Miami DDA Downtown Master Plan Update Miami, FL
Zyscovich was hired by the Downtown Development Authority (DDA) to work in collaboration with the City of Miami and the Miami 21 Initiative to develop an updated master plan for downtown Miami—an area encompassing over 250 city blocks and consisting of numerous distinct neighborhoods. The Downtown Study created a road map that merges urbanism and architecture with market, economic, social, and service issues. It set forth overall and district development strategies and recommended guidelines for future development, as well as requirements for improving and enhancing the public realm.
14th Street Media & Entertainment District Miami, FL
The Media and Entertainment District Streetscape Plan created a signature district identity in Downtown Miami. The streetscape and wayfinding plan was prepared for the Community Redevelopment Agency as an accelerated element of the Omni Community Redevelopment Agency Master Plan Update to support the opening of the district’s center piece, the Adrienne Arsht Center for the Performing Arts. Embraced by the Performing Arts Center and district business owners, the plan proposed a strategy to create a vibrant public realm at street level that uses light as a wayfinding device and district identifier. The emphasis in the streetscape design is on the establishment of a strong unifying rhythm created through the consistent use of repeated elements.
Miami Beach Convention Center District Redevelopment Plan & Update Miami Beach, FL
In the early 1990s, South Beach was in desperate need of investment and creativity. Zyscovich prepared the district’s master plan and CRA plan, which launched this small district into one of the more popular tourist markets in the world. Ten years later, Zyscovich was hired to update the master plan. These efforts played a major role in revitalizing South Beach with the following outcomes: construction of the Loews Hotel convention center complex, the St. Moritz Hotel and Anchor Shops; the 16th Street roadway extension; revitalization of the eastern end of Lincoln Road and construction of the Lincoln Cinema to anchor the western end; a renewed cultural campus including a Regional Library, Ballet Center, and renovated art museum; and a master plan for a soundscape park framed by an expanded New World Symphony building and Wallcast.
City of Jacksonville Vision Plan and Future Land Use Plan Jacksonville, FL
The City of Jacksonville embarked on a two plus year long planning study to develop Visions for Planning Districts 1 – The Urban Core, 2 – Greater Arlington/Beaches, and 3 – The Southeast, plus a future land-use plan for the entire city. The success of this grassroots effort has been in great part due to the thoughtful and creative input from the community. The purpose of the plans has been to identify community goals, objectives, and planning potentials for growth. Now complete, the Vision Plans, together with the new Future Land Use Map and Future Land Use Element, provide a blueprint for future development throughout the entire city. The vision includes strategies for enhancing the quality of life by addressing neighborhood preservation, industrial preservation, and green infrastructure.
Downtown West Palm Beach Urban Regulations West Palm Beach, FL
Despite its quirky main street and a successful mixed-use shopping center, West Palm Beach’s traditional downtown had failed to thrive. Zyscovich investigated the planning potential and created a new Vision for the downtown’s redevelopment. The most significant outcomes included: linking the two main retail centers with a new business district and creating development incentives to attract Class A office uses; adopting a new zoning code and land use plan based on 13 new neighborhood sub-districts with distinctive characteristics; designing zoning parameters for a range of lot sizes and street types; developing the zoning mechanism to return a defunct main street into a neighborhood shopping corridor; and enabling adaptive reuse of an industrial district for arts, retail, and residential uses.
City of New Orleans Post-Katrina Neighborhood Redevelopment Plans New Orleans, LA
Zyscovich was commissioned by the City Council of the City of New Orleans to prepare reconstruction plans for five of the 49 neighborhoods adjacent to the French Quarter. The three primary goals of the plans were to prioritize a broad range of community projects among historically divided neighborhoods, to return a sense of normalcy to the area as quickly as possible, and to create plans that addressed the overall deterioration which existed pre-Katrina. The final plans were the basis for the receipt of Federal funding and were a result of an intensive public involvement effort.
Mikado Mixed-use Development Miami, FL
Located in Miami’s Omni neighborhood, in close proximity to the new Performing Arts Center, the 718,500 SF Mikado will be part of a large mixed-use development that includes 119 condominium units and four floors of leasable office space. The four-star hotel will have 210 standard hotel rooms, 21 suites, a spa, restaurants, business center, pool deck, two ballrooms, and five meeting rooms. The building’s parking podium will be lined with ground floor retail and will have several floors of office space as well as an amenity deck, situated above the 370-car garage, where a full range of services along with meeting and break-out rooms will be provided. Zyscovich designed the four-star hotel and mixed-use commercial building as a crisp, modern structure with a shifting fenestration pattern.
Lincoln Cinema Retail, Entertainment & Parking Complex Miami Beach, FL
The design of the Lincoln Cinema, the first movie theater built on Miami Beach in over 40 years, was a deliberate departure from the generic American multi-screen complex. Honoring its urban setting, Zyscovich Architects determined that the show begins on the street with a tilting wall of colored glass panels that are backlit after dark. Conceptually, glass was applied for its connotations of modernity—of the way it represents openness, lightness, technical innovation, and progressiveness—hallmarks of the era out of which Lincoln Road was born in the 1930s and of the present moment in architecture. The project also includes 35,000 SF of retail and restaurant space and a 287-car parking garage designed to bring visitors out onto the sidewalk and into the urban experience, rather than directly into the theater.
Bay Ridge Mixed-Use Development Bay Ridge, NY
The quarter-acre site located on the northeast corner of 81st Street and Third Avenue in Brooklyn’s Bay Ridge neighborhood will contain 22,000 SF of medical offices and retail and 33,000 SF of residential development. The new mixed-use building creates a new design vocabulary in the neighborhood to appeal to the influx of young Brooklyn professionals while complementing the neighborhood’s existing scale and streetscape. The lower levels contain the retail, medical offices and parking, while the upper floors are residential. Aluminum and glass storefront spans the height of the office and retail spaces to provide panoramic views of the prominent street corner and the Verrazano Bridge.
PGA Waterfront Mixed-use Development Palm Beach Gardens, FL
A new mixed-use development on a 9.91-acre site that will contain a 150-unit residential tower, a 184-key hotel, 35,000 SF of commercial office space, 42,500 SF of retail and restaurant space, a five-story parking garage, and a marina with 30 boat slips North Palm Beach Waterway. The focal point of the development is a grand waterfront promenade with a large stair that serves as a public gathering space.
Miami Wilds Mixed-Use Entertainment Venue at zoo Miami Miami, FL
Zyscovich Architects is the Master Planner/Urban Designer for the overall Miami Wilds development, Architect of Record for the Water Garden Hotel, Mercado del Rio and Treetop Retail, and will oversee all of the landscape and related architecture in the public realm for this new entertainment and edutainment development at Zoo Miami. The success of Miami Wilds and its family oriented venues will be driven by leveraging globally recognized brands, a number of the highest grossing movie franchises in film history, top rated television shows, and some of the world’s most recognized performers in a way which has not yet been accomplished in South Florida. While Miami Wilds will include a series of gated attractions, it is also designed to create a vibrant public realm which will serve as a gathering place for the whole community.
Chelsea Media Factory Mixed-Use Development Chelsea, NY
Concept design for the conversion and adaptive re-use of the Bayview Correctional Facility, a women’s detention center ruined by Hurricane Sandy, into a retail, film and media center with art galleries. The original building was built in 1931 as the Seaman’s House YMCA.
