Zyscovich Architects, a 100+ person integrated urban planning, architecture and interior design firm with offices in Miami, New York, Orlando, West Palm Beach, and Colombia, has garnered an international reputation for its creative solutions to significant architectural design and urban planning work. PARTNERS
Bernard Zyscovich, FAIA, CEO and Managing Partner, founded the firm in 1977. A dedicated urbanist and preservationist, the award-winning architect leads the firm in probing the parameters of design innovation to bring new life and vibrancy to cities. His book, Getting Real About Urbanism: Contextual Design for Cities, was published by the Urban Land Institute. A Fellow of the American Institute of Architects, Bernard is also a recipient of AIA Miami’s highest honor, the Silver Medal Award, for Lifetime Achievement in Design. Bernard is also the recipient of the Pratt Institute’s Alumni Achievement Award.
Jose Murguido, AIA, REFP, CEFP, Partner and Vice President in Charge of Architectural Services, heads the firm’s Institutional, Governmental and Educational Studios. He has worked with both public and private clients on a variety of project types, including more than 275 educational facilities, specializing in the creation of extraordinary schools designed to foster innovative, 21st century learning, where form follows function and pedagogy integrates with technology. His designs are internationally recognized for their innovation and cutting-edge ideas, and his understanding of institutional agencies is unparalleled.
Suria Yaffar, Assoc. AIA, LEED AP, Partner and Director of Design has been with the firm since 1997, specializing in consensus building, strategic planning and feasibility studies. Her architectural and urban planning projects epitomize the transformational capabilities of public-private partnerships to incrementally revitalize neighborhoods through the use of overlay zoning districts. Suria received AIA Miami’s Urban Designer of the Year Award in 2008 and is an active member of the Urban Land Institute. Suria has also served as an associate professor and lecturer at the University of Miami and Florida International University.
Anabella Smith, ID, Partner and Director of Interior Architecture, has been creating sophisticated branded environments that generate value for multifamily, commercial, hospitality and retail environments, as well as entertainment and educational venues, for Zyscovich since 1993. Known to burn the midnight oil to resolve complex programming and operational challenges, Anabella’s commitment to a design process that results in original and innovative solutions has come to exemplify the firm’s reputation for setting new standards. Anabella is a recipient of AIA Miami’s Interior Designer of the Year and FIU’s Torch Awards.
Mario Suarez, Assoc. AIA, LEED AP, Partner and Director of International Operations, is extremely proficient in the production and coordination of construction documents in English and Spanish. He specializes in managing large, complex, phased projects, including mixed-use and aviation facilities. He maintains his architectural license in his home country of Colombia, where he directed the design and construction of the new El Dorado International Airport, three new high schools, and the expansion and modernization of six airports in the northeast region of Colombia.
Larry Rosenbloom, AIA, Managing Partner, New York runs Zyscovich’s New York office. With nearly 40 years of experience in the execution of rollout programs for national retailers and in the development of retail prototypes for urban environments, Larry has a deep understanding of developer and tenant needs and the Northeast region of the US. His portfolio includes the revitalization of municipal infrastructure and transportation projects, as well as new transit-oriented developments (TODs) that have changed the way that people live, work and play. Larry has received numerous awards for his planning and design work.
LEADERSHIP
John Cunningham AIA, NCARB, Managing Principal, Orlando, a registered architect with 33 years of experience, has been locally, regionally and nationally published for his award-winning design contributions to projects integrating authentic architecture with art and landscape. John has lectured both locally and nationally and taught in the Master of Civic Urbanism Program as adjunct professor at Rollins College. John’s portfolio includes residential, mixed-use, commercial, hospitality, entertainment, governmental, institutional, and educational facilities.
Ahmed A. Alvarez, AIA, LEED AP, Principal, specializes in managing large teams of consultants for large-scale, complex projects including mid and high-rise residential, hospitality, mixed-use, retail, commercial and parking developments. His hands-on approach involves the intense cross-checking of construction documents to identify coordination issues between design disciplines and the careful evaluation of schedule and budget, ultimately reducing the potential for change orders, time extensions, and liability claims.
Michael Ehrling, Principal and Director of Architectural Design, specializes in design research and the implementation of innovative planning strategies for educational facilities. After studying the rapid evolution of educational theory and the resultant impact on curriculum and facility planning, he established the firm’s 21st century school design initiatives that include flexible, collaborative, interactive learning environments that integrate teaching modalities into the design of the buildings. His design of efficient multipurpose spaces help to reduce construction and operational costs.
Trenton Baughn, RA, AICP, LEED AP, Director of Urban Design, has worked on a variety of urban design, planning and architectural design projects for the public and private sectors. Many of his projects include zoning analysis, code development and writing, and design guidelines, often involving close coordination with economists. He has developed the expertise required to create and maintain close working relationships with governing municipal agencies. Trent authored the first sustainable design code in Florida for the City of Coconut Creek and was recognized as Urban Designer of the Year by AIA Miami in 2010.
Michael McGuinn, AIA, LEED AP BD+C, Principal, has two decades of experience in project management and construction administration. He has been instrumental in developing the federal, institutional and higher education market sectors of the practice. Mike is particularly adept in meeting the programming and security requirements of multipurpose civic buildings that have constrained budgets. An expert on USGBC LEED submission guidelines and requirements, he has led the LEED certification of several key projects up to the Platinum level.
Thorn Grafton AIA, LEED AP, Director of Sustainable Initiatives and Historic Preservation Architect, is an award-winning, third generation architect, bringing a historical perspective to his work on the built environment in a hot and humid subtropical climate. Thorn’s projects have ranged from historic preservation, community redevelopment, and neighborhood planning to environmental education and sustainable design. A founding member of the USGBC’s South Florida Chapter, he specializes in preserving the built environment and sustainable building for subtropical climates.

MASTER PLANNING
MANA WYNWOOD SPECIAL AREA PLAN & MIXED-USE DEVELOPMENT Miami, FL
The 30-acre special area plan (SAP) for Mana Wynwood is a development proposal that serves as a cultural infrastructure framework for job creation and incremental growth by outlining development standards that capitalize upon the character and culture of the Arts District. A set of flexible uses will be the basis for building typologies designed to accommodate residential, commercial, hotel, retail, industrial and manufacturing uses with live-work options. Invigorating business and trade within a neighborhood of arts and culture, Mana Wynwood will serve as a nexus for traditional mom-and-pop shops, technical start-ups, creative class professionals, media and technology hubs, and large retail establishments. Indoor and outdoor flex-space for exhibitions, civic engagement and entertainment will be integrated throughout the project.
CITY OF MIAMI DDA DOWNTOWN MASTER PLAN UPDATE Miami, FL
Zyscovich was hired by the Downtown Development Authority (DDA) to work in collaboration with the City of Miami and the Miami 21 Initiative to develop an updated master plan for downtown Miami—an area encompassing over 250 city blocks and consisting of numerous distinct neighborhoods. The Downtown Study created a road map that merges urbanism and architecture with market, economic, social, and service issues. It set forth overall and district development strategies and recommended guidelines for future development, as well as requirements for improving and enhancing the public realm.
14TH STREET MEDIA & ENTERTAINMENT DISTRICT Miami, FL
The Media and Entertainment District Streetscape Plan created a signature district identity in Downtown Miami. The streetscape and wayfinding plan was prepared for the Community Redevelopment Agency as an accelerated element of the Omni Community Redevelopment Agency Master Plan Update to support the opening of the district’s center piece, the Adrienne Arsht Center for the Performing Arts. Embraced by the Performing Arts Center and district business owners, the plan proposed a strategy to create a vibrant public realm at street level that uses light as a wayfinding device and district identifier. The emphasis in the streetscape design is on the establishment of a strong unifying rhythm created through the consistent use of repeated elements.
MIAMI BEACH CONVENTION CENTER DISTRICT REDEVELOPMENT PLAN & UPDATE Miami Beach, FL
In the early 1990s, South Beach was in desperate need of investment and creativity. Zyscovich prepared the district’s master plan and CRA plan, which launched this small district into one of the more popular tourist markets in the world. Ten years later, Zyscovich was hired to update the master plan. These efforts played a major role in revitalizing South Beach with the following outcomes: construction of the Loews Hotel convention center complex, the St. Moritz Hotel and Anchor Shops; the 16th Street roadway extension; revitalization of the eastern end of Lincoln Road and construction of the Lincoln Cinema to anchor the western end; a renewed cultural campus including a Regional Library, Ballet Center, and renovated art museum; and a master plan for a soundscape park framed by an expanded New World Symphony building and Wallcast.
CITY OF JACKSONVILLE VISION PLAN AND FUTURE LAND USE PLAN Jacksonville, FL
The City of Jacksonville embarked on a two plus year long planning study to develop Visions for Planning Districts 1 – The Urban Core, 2 – Greater Arlington/Beaches, and 3 – The Southeast, plus a future land-use plan for the entire city. The success of this grassroots effort has been in great part due to the thoughtful and creative input from the community. The purpose of the plans has been to identify community goals, objectives, and planning potentials for growth. Now complete, the Vision Plans, together with the new Future Land Use Map and Future Land Use Element, provide a blueprint for future development throughout the entire city. The vision includes strategies for enhancing the quality of life by addressing neighborhood preservation, industrial preservation, and green infrastructure.
DOWNTOWN WEST PALM BEACH URBAN REGULATIONS West Palm Beach, FL
Despite its quirky main street and a successful mixed-use shopping center, West Palm Beach’s traditional downtown had failed to thrive. Zyscovich investigated the planning potential and created a new Vision for the downtown’s redevelopment. The most significant outcomes included: linking the two main retail centers with a new business district and creating development incentives to attract Class A office uses; adopting a new zoning code and land use plan based on 13 new neighborhood sub-districts with distinctive characteristics; designing zoning parameters for a range of lot sizes and street types; developing the zoning mechanism to return a defunct main street into a neighborhood shopping corridor; and enabling adaptive reuse of an industrial district for arts, retail, and residential uses.
CITY OF NEW ORLEANS POST-KATRINA NEIGHBORHOOD REDEVELOPMENT PLANS New Orleans, LA
Zyscovich was commissioned by the City Council of the City of New Orleans to prepare reconstruction plans for five of the 49 neighborhoods adjacent to the French Quarter. The three primary goals of the plans were to prioritize a broad range of community projects among historically divided neighborhoods, to return a sense of normalcy to the area as quickly as possible, and to create plans that addressed the overall deterioration which existed pre-Katrina. The final plans were the basis for the receipt of Federal funding and were a result of an intensive public involvement effort.
MIDTOWN MIAMI MIXED-USE DEVELOPMENT & 2 MIDTOWN TOWER Miami, FL
Midtown Miami, likely one of the largest urban infill development projects in the country, encompasses a 56-acre site formerly used by the Port of Miami as a storage facility for shipping containers. Identified by Zyscovich as a potential mixed-use district in an early plan for the City of Miami, the firm changed the zoning and land use, created two Special District Overlays and Design Guidelines to regulate building form, parking, open space, and uses organized around a hierarchy of different streets, and programmed the development to contain retail, commercial, entertainment and residential uses. 2 Midtown, the first of the residential buildings, is a 28-floor tower comprising residential and work/live space, recreational and athletic amenities, ground level retail, and internal parking.
TRANSPORTATION
BRIGHTLINE/ALL ABOARD FLORIDA STATIONS & TRANSIT-ORIENTED DEVELOPMENTS Miami, Fort Lauderdale and West Palm Beach, FL
Zyscovich Architects, in association with another firm, is serving as the master planners, including all entitlements, and co-architects of record for Brightline, formerly All Aboard Florida, a privately owned, operated and maintained passenger rail system. At the Miami station, elevating the railroad tracks along the dense, linear site in the core of downtown Miami allows traffic to flow freely underneath while creating space for two levels of retail. Included in the long-term master plan are parking structures and rental car facilities, bikeways, pocket parks, community gardens, playgrounds, power substations, and other transit-oriented developments.
AIRPORT CITY AT MIAMI INTERNATIONAL AIRPORT Miami, FL
Zyscovich is the lead architect and planner proposing 40 acres of new development at Miami International Airport. The proposed development is in response to Miami-Dade Aviation Department’s request to study the feasibility of such development and propose a revenue generating solution that will benefit the Aviation Department and Miami-Dade County. The Airport City development includes a new four and a half star, 433-room hotel with an active retail complex and a conference center, a 25-acre office development with a new MIC-MIA Station, and a service plaza with a gas/service station and convenience retail. These elements, together with the existing airport terminal and the new public transit extension into the airport culminate to create our vision of a landmark urban center for Miami-Dade County.
NEW EL DORADO INTERNATIONAL AIRPORT BogotĂĄ, Colombia
In addition to improving the intrinsic limitations of a 50 year old terminal, the design of the phased replacement, 34-gate domestic and international terminals substantially improved the passenger experience, the terminal’s commercial and logistical aspects, and provided for more efficient hub operation. The project was accomplished in two phases, precisely planned so that operations and capacity were never interrupted. The New Terminal includes separate international and domestic gates, with commercial and duty free areas, immigration facilities, offices, airline support spaces, and independent landside facilities. Following international security policies, the plan offers complete separation between arriving and departing passengers on the international and domestic sides and security check points for gate to gate connections.
FORT LAUDERDALE-HOLLYWOOD INTERNATIONAL AIRPORT NEW TERMINAL 4 Fort Lauderdale, FL
Zyscovich, in a joint venture, created a concept design for a new international terminal at Fort Lauderdale-Hollywood International Airport. As the client’s needs changed substantially after the initial programming effort, the project was redesigned as a substantial addition to the existing Terminal 4 that will provide an internal pre-security connection to the existing Terminal 3, greater efficiency and flexibility of the international operations, 14 international swing gates, a new international concourse and new offices for the Broward County Aviation Department. Phase 1 of the project is now complete and open for operations, with Phase 2 under construction.
POMPANO BEACH TRI-RAIL STATION Pompano Beach, FL
Zyscovich was commissioned to prepare the architectural design and construction documents for the rehabilitation and expansion of the Pompano Beach Tri-Rail Station. The modified prototype project includes new station buildings and an overpass, new platforms to accommodate Tri-Rail and Amtrak train lengths, new canopies for the platform and bus waiting area, and reconfiguration of the parking areas. The project is designed to meet LEED Silver standards. Sustainable strategies incorporated into the project include alternative fuel source parking, a machineroom-less elevator, solar flexlight laminate photovoltaics, LED lighting, green signage, bicycle lockers, and real time monitoring of energy consumption. Positioned next door to the SFRTA regional offices, the station is the centerpiece to Tri-Rail’s updated facilities, showcasing their commitment to a sustainable future.
MUSEUM PARK METROMOVER STATION Miami, FL
Zyscovich was commissioned to prepare the design criteria package for the design build rehabilitation of the Museum Park Metromover Station. In response to the construction of the new Miami Art Museum and Miami Science Museum, the design includes the re-orientation of the station’s face which connects it to Museum Park. A plaza-like atmosphere highlights the design and joins the station to Museum Drive. In addition, the landscape design connects to the landscape design proposed for the museums. To create an iconic wayfinding marker from the museums, colored glass replaced the glass within the existing elevator tower.
FLORIDA’S TURNPIKE SERVICE PLAZAS Six Locations along Florida’s Turnpike
Zyscovich, as a Design-Build Partner, designed six buildings for the new concession-holder of Florida’s Turnpike Service Plazas. The project included the new construction of three facilities and the renovation of three existing facilities, all of which have received LEED Silver or Gold ratings. Zyscovich presented a design strategy that focuses on Florida’s environment as it changes from the northernmost plaza in North Florida to the southernmost plaza in Broward County. Each site offers new amenities, upgraded services, and more modern and contextual buildings. Included in the new facilities are outdoor dining areas, indoor gardens, higher ceilings, and maximized natural daylight. Zyscovich simultaneously designed the six buildings with an emphasis on efficient constructability and minimal disruption of existing operations.
