Chesterfield Food and Drink Awards Chesterfield College has been announced as the headline sponsor of the town’s first ever Food and Drink Awards. The College is also joined by Mr Sparkles, Jumble Design, Franke and Derbyshire Nottinghamshire, Chamber of Commerce as category sponsors. Officially launched by organisers Destination Chesterfield in July earlier this year, there are ten categories in the awards, which are designed to celebrate the wealth of eateries, pubs, bars and food producers that have established themselves in the town. As well as being headline sponsor, Chesterfield College will also host the awards ceremony at its Heartspace building later this year.

Property News HMO - WHAT IS IT? House in Multiple Occupation Do you live in, or do you own a House in Multiple Occupation? An HMO can be either: ● A house split into separate bedsits. ● A shared house or shared flat, where people have separate renting agreements. ● A hostel. ● A bed-and-breakfast hotel that isn’t just for holidays. ● Shared accommodation for students. It may not be easy to work out whether you're living in an HMO, so get advice if you're not sure. Below are some basic guidelines that can be used to check if your home is an HMO. ● Three or more unrelated people live there as at least 2 separate households – for example, 3 single people with their own rooms, or 2 couples each sharing a room. ● The people living there share basic amenities – for example, a kitchen and/or bathroom. If you rent a House in Multiple Occupancy, your landlord will have extra responsibilities, and may even require a license. Some of these responsibilities include: ● Proper fire safety measures are in place – there should be smoke detectors in every bedroom and in communal areas, and the kitchen must have a heat detector ● Annual gas safety checks are carried out ● Electrics are checked every 5 years ● The property is not overcrowded ● There are adequate cooking and washing facilities ● Communal areas and shared facilities are clean and in good repair ● There are enough rubbish bins for everyone living in the house.
Landlord Tip: When looking for an agent to help manage your property, ensure you check all the charges thoroughly before agreeing to a contract. Some agents have hidden charges and fees that are not obvious, but may end up costing you a lot of money.
Tenant Tip: When looking for a place to rent, ensure you know what the agent fees are before you make an application. Some agents have hidden fees, such as credit checking fees, guarantor referencing fees, tenancy renewal fees, and charges to issue a reference when you move out.

25 new Ambassadors all set for Chesterfield Chesterfield has recruited 25 more willing volunteers to sing the praises of the town, bringing the total of ‘ambassadors’ to 125. The volunteers join the town’s Ambassador Scheme ahead of the influx of tourists over the summer. The new ambassadors include frontline staff from the town’s businesses, including restaurants, museums, banks and Chesterfield Borough council employees. They join local residents, traffic wardens and sales assistants to name but a few, who have previously signed up to the voluntary, unpaid scheme. Chesterfield Ambassadors is the brainchild of the town’s marketing campaign Destination Chesterfield, and is designed to ensure that all visitors to
the town have a great time here and leave with a positive impression. Dominic Stevens, Destination Chesterfield Manager explained: “We have marketed Chesterfield a as place to live, work and invest in during the last two years. Many businesses and people have chosen to locate here and this, coupled with an 11% increase in tourism, ensures that our Ambassadors play a vital role in helping market the town positively. The Ambassadors Scheme is about ensuring all visitors – whether tourists or here on business - leave with a positive opinion of Chesterfield and are excited, like we are, of our plans for the future.” The latest ambassadors recently

Signs of Local Housing Recovery.. Britain’s housing recovery evident in the East Midlands Chesterfield is ‘top of the wish list’ for many buyers Signs of the UK housing market’s "meaningful recovery" are evident in the East Midlands town of Chesterfield according to Destination Chesterfield. Developer Miller Homes East Midlands has described Chesterfield as being “at the top of the wish list for many couples, families and individuals looking to buy.” Miller Homes is one of a number of developers currently building more than 200 new in the borough, with more planned on a 1.94 hectare site of a former school. In addition to new build, estate agents in the town are also reporting an increase in sales and instructions with a new agency opening in the town less than eight months ago to meet demand. Redbrik, which opened in Chesterfield in January 2013, reports a buoyant housing market, with as many as ‘three or four potential buyers making offers’ on some properties in the west side of town. Mark Ross, partner of Redbrik, said: “We are experiencing higher confidence levels in the market right now, with greater numbers of viewings and an increase in mortgage approvals contributing to a great start for Redbrik and helping us achieve over 100 instructions in half the time we expected.” Mark reports an increase in house prices across the board in Chesterfield, with properties in key school catchment areas being up as much as 5% compared to last year.

Paul Walters, associate director at Miller Homes East Midlands which is developing two, three and four bedroom houses at The Portlands, the site of the former Chesterfield Panthers Rugby Club, said: “Since opening the sales centre we have had a phenomenal level of interest in the new development, reflecting the increasing buoyancy in the market.” Miller Homes is averaging one sale a week at The Portlands, with all properties having been purchased off plan ahead of the showhomes being opened. To further reinvigorate the local housing market, Chesterfield Borough Council recently put in place a Local Authority Mortgage Support Scheme to help first time buyers in Chesterfield get their foot on the property ladder. Councillor John Burrows, Leader of Chesterfield Borough Council and Vice Chair of Destination Chesterfield, said: “We are currently seeing significant Investment in housing. Chesterfield is on the up and we have made significant investment to attract people to the borough. The town offers good transport links and a friendly, safe environment which is popular with families, many of which choose to locate here thanks to our variety and wealth of affordable housing, good schools and opportunity. The variety and affordability of housing in Chesterfield has been a contributory factor in attracting a number of investors and employers, including Debenhams and TK Maxx in the town centre and Ready Egg, Squadron Medical and Andrew Page Limited at its 200 acre commercial park, on the M1, Markham Vale. Earlier this year *research by the National Housing Federation found that 73% of East Midlands employers agree that
building more homes would stimulate the local economy and bring in more business and customers. The buoyant housing market has resulted in a great pool of talent for all types of business, from world leading specialist manufacturers and multi-national communications companies to retailers and distributors. Keen to support residents, investors and local business, the council has put in place a Local Plan which identifies the number of new homes it will need over the next 20 years. John Burrows added: “The current new build developments will go a long way to provide the homes we need for the people we expect to see living and working here, supporting business who choose to invest here by providing a ready pool of employees.” John Burrows, added: “We could have chosen to bunker down and ride out the recession, but we didn’t. We chose to be proactive and forge ahead with our marketing plans and this shows in the recent employment, tourism and retail figures.” Since launching the town’s marketing campaign in September 2010, against the backdrop of a cool financial climate, Chesterfield has shown growth across the board and bucked the national trend for declining high streets with unemployment decreasing by 0.5% during this time. Funding for Destination Chesterfield has been secured from the European Regional Development Fund (ERDF), Chesterfield Borough Council and the local business community until December 2015, ensuring the marketing campaign’s on-going success.
