One of the many benefits of buying a new home is its increased energy efficiency. Builders are using the latest technologies to reduce household energy consumption, from improved insulation to energy-efficient appliances.

Recent analysis by the National Association of Home Builders (NAHB) shows that, on a per- square-foot basis, the newer a single-family home is, the less energy it uses. And, even though newer homes are larger, their increased efficiency means that homes built since 1999 tend to use the same or slightly less energy than homes built before 1950. Yet, the energy-efficiency story doesn’t end with the builder – it simply starts there. To realize the greatest efficiency savings, homeowners also must do their part to use energy wisely. In fact, even though new homes are built to be more efficient, true energy savings will depend on household behavior. That’s because the size of your household and the number of energy-guzzling appliances and electronic gadgets that you use actually have the greatest impact on your electric bill.

UNDERSTANDING YOUR HOME’S ELECTRICITY USAGE

To make smart choices about your home’s electricity usage, it’s important to understand how homes typically use energy. The amount of energy used to heat and cool a home is known as heating, ventilation and air conditioning – or HVAC. Builders generally have a greater influence on the efficiency of a home’s HVAC system as a home is designed and built. In fact, more efficient HVAC equipment installed by builders – and better insulation and sealing – is a key reason for the greater efficiency of new homes.

However, non-HVAC electricity – energy used for things like watching television, charging electronic devices, and using a computer – accounts for more than 70% of a home’s total energy use. That means that most of the energy that a home uses will be based upon the behavior of the household and not the design or construction of the home.

amount of electricity required by items usually installed by a builder (e.g., ceiling fans, refrigerator and water heater).

MAKING WISE ENERGY CHOICES

The choices you make everyday about your electricity usage have the most significant impact on your new home’s overall energy consumption. And whether you live in a new or previously-owned home, you have the power to make it even more energy efficient.

Here are a few simple no- or low-cost tips to improve your home’s efficiency: LIGHTING: One of the easiest ways to save

electricity is to install compact fluorescent or LED light bulbs both inside and outside your house. This is especially important if you have an outdoor light that remains on overnight. And, start turning off lights in rooms that you are not using.

ELECTRONIC PRODUCTS: With homes using an ever-increasing number of electronic products, it’s important to turn them off when they’re not in use. This includes TVs and computers! To help save the standby power often wasted with these devices, use a power strip to turn off equipment not being used. And don’t forget to unplug small appliances and chargers when they’re not in use or if the electronic device is fully charged. These unused appliances and chargers remain in standby mode and use electricity.

APPLIANCES: Use your dishwasher and washing machine only with full loads. And, use large appliances in the early morning and late evening, when demand for energy is not as high.

PROGRAMMABLE THERMOSTAT: Consider installing a programmable thermostat, which can automatically adjust the temperature of your home when you’re away at work or asleep at night. Prioritize Your Must-Haves

If you’re a first-time home buyer, it’s crucial to sit down and think through what your needs and wants really are, particularly regarding size, location, and amenities. Even seasoned home owners will find that setting aside the time to write down what you need in a new home will save you a ton of time in the long run.

Instead of sorting through listing after listing, you can narrow it down significantly by knowing what your musthaves are. It’s equally important to be smart about prioritizing your list and keeping an open mind, especially when it comes to the smaller stuff. Most home-buyers will have to compromise on at least a couple items to find a house that fits into a realistic budget.

Check Your Credit Score

Credit requirements have become more and more strict in recent years, making it challenging for some buyers to find home loans. Having a favorable credit score can make a huge difference in getting approved for a loan. Even if you think nothing has changed on your credit report, it’s smart to check anyway. Make sure you’re not being un fairly penalized for old debts, which can sometimes linger on credit reports.

Don’t let your maximum loan approval amount dictate what your home-buying budget should be. You are the best and only judge of what you can safely, realistically afford. Many experts advise that your total monthly home expenses should not exceed more than one-third of your gross monthly income. Don’t forget to determine how much you’ll need in order to cover any loan fees and closing costs and include that in your final budget.

Sell Your Current Home

If buying a new home is contingent on selling your current one, it’s a good idea to start by reaching out and consulting with your realtor. You probably want to sell your home quickly, but keep in mind that if you want to get the best price possible, it’s critical to wait and put it on the market at just the right time.

In the meantime, you can work on any maintenance issues your home may have and make a plan for when, how, and if each one will be addressed. You might be surprised by how much even minor fixes can change how a potential buyer sees your home. Ask your realtor if investing in any upgrades to your current home would result in a favorable return when it comes time to sell, and get to work.

gas heat is warmer and more efficient than

its electric counterparts and gives your family the comfort you can afford. Natural

gas furnaces heat rooms quickly, providing steady heat from room

registers, regardless of the outside temperature

(unlike an electric heat pump, which provides

less heat as outdoor temperatures drop). Warm air from a gas furnace is 20 to 30

degrees warmer than air from an electric

heat pump. Electric heat pumps deliver air at about 95 degrees, which is slightly cool-

er than your body temperature. Meanwhile, gas furnaces distribute air at around 120 degrees.

gas furnaces are among the most energy efficient sources of heating available.

Getting in Hot Water Certain things are

The nationwide survey of more than 11,300 registered voters was commissioned by the National Association of Home Builders (NAHB), and was conducted Feb. 14-18, by the polling firm Morning Consult. Homeownership endures as the foundation of the American dream, and that’s why the home building industry is celebrating National Homeownership Month in June.

The benefits of owning your own home are numerous — for you and for your community. You build financial strength and emotional well-being for you and your family, and at the same time, as a home owner, you promote increased stability for the surrounding community.

Financial Benefits: Building equity and accruing wealth when the value of your home appreciates are among the longer-term financial benefits of homeownership. The home equity you build increases your net worth. Then, once a year at tax time, you get a reminder of another advantage of owning a home.

American home owners saw their tax bills trimmed by a total of more than $100 billion in 2014, according to estimates by the Joint Committee on Taxation and NAHB analysis. This includes both the mortgage interest deduction and the real estate tax deduction.

Those who itemize their federal income tax deductions can deduct 100 percent of their mortgage interest payments on a first or second home, up to a maximum mortgage amount of $1 million. On average, 70 percent of homeowners with a mortgage claim this deduction and 90 percent of all mortgage interest paid gets deducted, according to NAHB.

Quality-of-life Enhancements: Homeownership increases stability for you and for the community where you live. Homeowners are less likely than renters to move every year or two. Once you settle in, you make friends, get to know the neighbors and develop a sense of community — and that’s a motivation to help maintain a safe and thriving environment for you, your family and your neighbors.

Recent research shows that single-family builders use an average of 10 different green products or practices with each new home they build. That’s good news for the wave of consumers taking advantage of the spring and summer home buying season to find a home that’s perfect for their lifestyle. And that makes it even more important to understand the many advantages of owning a newly constructed home.

The National Association of Home Builders (NAHB) asked builders this past January about the green products and practices they use with homes they built during the past year. Among the most popular green products: low-e windows, high efficiency HVAC systems, programmable thermostats, ENERGY STAR appliances and energy-efficient duct systems. The most common green practices include improving the home’s thermal envelope, using moisture-control measures to enhance durability and using efficient construction techniques to minimize material usage.

The survey also revealed that 22 percent of single-family builders always or almost always have their homes certified to a green standard. Home buyers rank energy efficiency features among the most desirable things they want in a new home. But they also want the ability to select their favorite appliances, flooring, paint colors and other design elements to give their home a personal touch from the day they move in.

Indeed, those characteristics are just some of the countless advantages of buying a new home. There are many other benefits of owning a new home that might be less obvious, but are often found to be just as valuable. 74 | Parade

One of the built-in benefits of many new homes is the new neighborhood. When families move into a new community at the same time, lasting bonds of friendship and neighborliness often form right away. Building standards have changed a great deal over the decades, almost as fast as technology has evolved. New homes can accommodate today’s advanced technology and be customized to meet the individual home owner’s needs.
