At the start of each year, the Best in American Living Awards (BALA) recognizes dozens of new projects from this past year that featured the most innovative layouts and eye-catching design elements. Among a wide variety of award-winning homes, several design trends are evident and will be sure to gain the attention of those who might soon be buying, selling or remodeling a home. Some of these trends include: MODERN FARMHOUSE Demand continues to rise for farmhouse sinks, repurposed wood siding for interior design details and barn doors customized for a more contemporary feel that incorporates glass, white tints and metal hardware. NATURAL WOOD BEAMS From remodels to new homes, wood beams left in their original state add a natural touch and create a focal point in interiors. Also, this year’s BALA winners included several homes with natural wood ceilings which add warmth and can be used in either traditional or more contemporary designs. SHIPLAP INSIDE AND OUT Horizontal shiplap – or long, overlapping panels of wood – is an increasingly popular choice for exteriors and is also featured in entryways, stairwells and living rooms. BOARD AND BATTEN Many BALA winners used this type of wainscoting either as exterior siding or

to add a classic touch to today’s contemporary interiors. Some designs featured a unique spin by adjusting the width of the boards to create a more customized feel. REPURPOSED SPACE Designers are increasingly utilizing the space under staircases for more than just storage. These areas are great for installing bookshelves, displaying art or creating a nook for pets. One BALA winner even included an entire bar under the living room stairs. PROMINENT WINE STORAGE 0DQ\ QHZ NLWFKHQV WRGD\ LQFOXGH à RRU to-ceiling wine storage with customized wine racks, glass doors and display lighting. WHITE ON WHITE. A long-standing trend remains intact, as many BALA winners featured a clean combo of white on white, most notably in kitchens. BIG SHOWERS AND TUBS. Showers keep getting bigger and free-standing tubs have become increasingly luxurious. Walk-in showers with wall-to-wall glass are the most sought after. METAL ROOFS. A large number of new custom homes in regions across the country are favoring metal roofs. The trend isn’t solely among modern homes, but traditional homes as well. The RIGHT CHOICE HOW TO SELECT A BUILDER OR REMODELER

The Question consumers most frequently ask the Tallahassee Builders Association (TBA) is, â&#x20AC;&#x153;How do I select a qualified builder or remodeler?â&#x20AC;? To help you select a professional who can meet your building or remodeling needs, the National Association of Home Builders (NAHB) has developed the following checklist:
CONTACT YOUR LOCAL
HOME BUILDERS ASSOCIATION
for the names of member builders and remodelers. TBA also has a list of builders who have earned the Construction Industry Professional (CIP) designation which means they have met high standards of experience, education and customer service. Of course, you can also ask family, friends or coworkers for recommendations.
PERMANENT AND REPUTABLE
Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers.
LONGEVITY
Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.
RATING
Check out the company's rating and if there have been any complaints filed with our local Better Business Bureau: www.bbb.org.
LICENSED AND INSURED
Make sure the builder/remodeler has appropriate workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.
REFERENCES
Ask the builder/remodeler to provide you with names of previous customers. If they won't, beware. If they do, ask the customers if they would hire the builder/remodeler again.
COMMUNICATION
Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.
QUALITY OF WORKMANSHIP
Ask if you can see the builder/ remodelers work, both completed and in progress. Check for quality of workmanship and materials.
GET A CONTRACT
Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.
PRICED RIGHT 18 | Parade
Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

ost home buyers know that new homes offer outstanding advantages: They’re built to incorporate better energy efficiency, have lots of modern amenities and the latest safety features, and have floor plans to fit a variety of lifestyles. With all those enhancements in mind, it’s important to select a builder who has the skills and knowledge to deliver an experience and home that you and your family will enjoy for years to come.

When you are looking for a builder, here are some things to keep in mind:
• Seek a professional: look for companies that emphasize customer service, quality, integrity and a commitment to education.
• Customer service: An NAHBmember company that’s truly committed to client satisfaction will emphasize outstanding service from every member of its team and maintain a professional approach in every interaction.
National Association of Home Builders. Builders who have earned the CGB or GMB designation are experienced professionals who have voluntarily engaged in professional development and other continuing education opportunities. Candidates must have several years of building experience before they can earn the CGB designation. They are required to take courses on building technology, finance, project management, sales and marketing, and safety. Before graduating, they must sign a CGB Code of Ethics and provide proof of the appropriate licenses, registrations, certifications and insurance required by their state.
• Quality:
The requirements for GMBs are even more stringent. GMBs must have already earned the CGB or the Certified Graduate Remodeler (CGR) designations and have a minimum of five years of experience. If they don’t hold either designation, they are required to meet specific education objectives and have been in the building industry for a decade or more.
• Integrity: Is your prospective builder trustworthy? Be cautious if you hear anyone suggest that a builder has been less than honest with clients.
Once they have earned their designations, CGBs and GMBs must complete 12 hours of continuing education every three years from a specific set of building industry-related events. This ensures the builders stay knowledgeable on the latest industry trends, rule changes and other important home building industry information.
Professional builders know that the quality of their service depends on ensuring that their team members have the tools to be successful with professional designations and continuing education.

Be careful when assessing the prices set by different builders. The quality of the materials and service can make a significant difference in cost. You get what you pay for.

re you among the growing number of home owners who are choosing to remodel their homes to fit their changing needs, rather than selling their home and buying another one? If so, you’ll soon learn that even simple remodels can cost hundreds or thousands of dollars. With that type of investment on the line, it’s important to find a contractor you can trust. As the home building and remodeling industry celebrates National Home Remodeling Month in May, here are the top five tips to ensure you make the right decisions when you find, evaluate and hire a remodeler.
1. Always Go with a Pro
The best place to start is the Directory of Professional Remodelers at tallyba.com or contact the Tallahassee Builders Association at 850.385.1414. A professional remodeler will uphold the highest professional and ethical standards in the industry. These sources can also help you find a remodeler who specializes in a specific type of remodeling if you need it, such as a Certified Aging-in-Place Specialist (CAPS) to help modify your home to better suit you as you age, or a Certified Green Remodeler (CGP) to make your home more energy-efficient.
2. Do Your Research
Look at the prospective remodeler’s company website and social media accounts to see photos of their work. Visit review sites like HomeAdvisor or Houzz, etc., to see more pictures and to read reviews of remodeling companies. Take the good with the bad when reading online reviews and focus on the descriptions of experiences and qualities that are most important to you as a customer. Ask for referrals from friends, family, neighbors, coworkers, and others who have had remodeling work done on comparable homes under similar schedules. 62 | Parade

3. Create Your Short List
Once you have a list of potential home remodelers for your project, do a little more background research to verify that they are appropriately licensed and have a good business track record. Look them up with your local or state office of consumer protection. Verify that the remodeler has the appropriate licenses and registrations.
4. Start Taking Notes
When you begin meeting with remodelers, you want to find out information such as: • How long they have been in business in your community? Can they provide references from customers and suppliers they work with? • Do they carry insurance that protects you from claims arising from property damage or job site injuries? Ask for a copy of the insurance certificates. • What is their working knowledge of the many types and ages of homes in the area, and what sort of issues could arise? • Do they arrange for the building permit? (The person who obtains the permit is the contractor of record and therefore liable for the work). • Do they provide a written estimate before beginning the work, and a detailed contract that spells out the work that will and will not be performed, protects both of you, provides a fair payment schedule contract and complies with local, state, and federal laws?
5. Trust Your Instincts
Make sure you are compatible with the contractor you select. Beginning your project with mutual expectations will go a long way towards a smooth remodel. You’ll spend a lot of time with your remodeler so it’s important to have a good rapport and trust in him or her.
