TRENDS & MARKET OUTLOOK
Housing was one of the strongest sectors of the economy for 2021, but rising interest rates and out-of-control inflation are causing many to wonder if strong sales and higher prices will continue. What’s the outlook for housing in 2022? HOME PRICES WILL CONTINUE TO RISE.
Lawrence Yun, chief economist for the National Association of REALTORS, believes the number of home sales will decline in 2022 but will still outpace pre-pandemic levels, based on strong demand from homebuyers. Economists disagree on how much housing prices will rise this year. Goldman Sachs economists predict that home prices will climb another 16% in 2022, reports Houwzer.com. Yet, Corelogic has lowered its forecast from 2.2% to 1.9%, according to Fortune.com. The Mortgage Bankers Association (MBA) offers a mixed take for 2022 – that the median price of existing homes will post a 15.3% year-over-year gain to $362,000 in the first quarter of 2022, but that prices will fall as the year progresses. 4 | 4SMOKYS.COM
COVID-19 IS STILL DRIVING HOME PURCHASES. The pandemic disrupted
schools, childcare, healthcare and employment, particularly in service and hospitality industries. According to the Harvard Model Congress 2022, the number of Americans working from home skyrocketed from 8% in February 2020 to 35% in May.
Apollotechnical.com assembled statistics that suggest telecommuting is here to stay. A survey conducted of 1,500 hiring managers by Upwork found that 61.9% of the companies were planning more remote work now and in the future, resulting in 36.2 million teleworkers (22% of Americans) will be working remotely by 2025. A PwC survey also found that 72% of those workers surveyed would like to continue working from home for at least 2 days a week
even when they can go back to the office full time, and 32% said they would like to work from home permanently. Telecommuters are rethinking how they want to live their lives. They like the freedom and increased productivity working from home has given them to have more time for their families. They want more space and found that they could sell their expensive urban homes for roomier and more affordable housing in rural areas, suburbs and exurbs. According to Forbes.com, telecommuters want homes with office spaces, workout rooms, and other amenities which will change how homes are planned and designed.
Millennials will lead homebuying trends. Millennials were hit hard by the Great Recession of 2008, with impacts that are still being felt fourteen years later. They delayed forming households, and have been unable to accumulate the wealth of previous generations. While they make up 35% of workers, they only owned about 5.1% of all the wealth in 2020, compared to baby boomers who owned 21% of US wealth in 1989. Now, millennials make up 37% of homebuyers, which is driving demand for housing.

OUTDOOR BAR-B-QUE GRILLS Building an outdoor grill in your backyard can help you enjoy pleasant weather while providing your family with delicious meals. Whether you do it yourself, hire a landscape architect, or get a kitchen specialist to design your outdoor kitchen, you’ll take full advantage of your outdoor space and the comforts and entertainment it can provide. There are many items to consider when installing a built-in outdoor grill, including location, ventilation, type of grill, and features. Will you need to install a gas line to the grill? Will there be water available? Do you plan to have other kitchen functions such as storage, an ice maker and an outdoor dining area? You’ll want to locate the grill at least 10 feet from the house. Use fire-retardant materials such as stainless steel, stone, or bricks for countertops and retaining walls. Most grills have lids to retard fire, but where the smoke blows are also crucial. The BBQGuys maintain that proper ventilation sucks out scorching heat and keeps smoke and odor away from you while you’re grilling and your guests. It also vents grease, fumes and 6 | 4SMOKYS.COM
discoloration from your outdoor kitchen surfaces which reduces fire hazards. If you prefer gas, contact your gas company to find a reputable gas contractor and get more than one bid. Charcoal and propane tank grills offer more flexibility in where you install them. Make grilling outdoors more convenient by finishing out the area with amenities like built-in trashcans, side burners, sinks and a drink station. Don’t forget to check into your local building codes; there may be rules you need to follow, and your project could require a building or plumbing permit, depending on the scope of your plans.

ARE THIRD-PARTY ONLINE HOME VALUES ACCURATE?
The way Americans use their homes has changed since the advent of the pandemic and has encouraged interior design trends for 2022. These ideas are so smart, they’re likely to stick around even after the pandemic is over.
Plenty of sellers have visited online home valuation sites only to be shocked at the published value of their homes. Most sellers are pleased when the values appear higher than they expected, but many online valuations come in far lower. So, should you use these values to price your home for sale?
Smart furniture – According to Puffy.com, the smart furniture industry is on track to reach $244 million by 2024. Televisions can double as artwork when turned off, couches, beds, and chairs offer charging ports, but most exciting are coffee tables that come with refrigerator drawers so you never have to leave the game to grab a cold one. Muted but colorful décor – Color palettes for 2022, such as those suggested by Benjamin Moore, are calling for blue, green and yellow colors on the paler side, far from the dark and moody jewel, spice and deep ocean shades of recent years. Vintage accents – Whenever life seems chaotic, homeowners become nostalgic for simpler times. Housebeautiful.com explains that vintage furniture and accessories feature craftsmanship, materials and a flair for individuality that can’t be duplicated today. Large floral patterns are great to pair with stripes or abstract fabrics. READ MORE.
These sites provide greater transparency to homebuyers and sellers by making data derived from public records more accessible. They publish what you paid for your home and how much you pay in taxes. But few consumers realize that two homes right next door to each other could have vastly different values. The property tax base resets for each home every time it’s sold. If you’ve only owned your home for five years, you are likely paying much more in property taxes than your retired neighbors who bought their home 30 years ago. Yet your home may not be “worth” more unless you’ve done some substantial updates and/or additions. Between tax roll data and listing data, home valuation sites apply their own secret sauce, or algorithm to come up with estimates or approximate values of what homes in a given area are worth. they include properties not currently on the market.
