Editor’s Letter
July Life is good! I must say, this summer has been really refreshing. Just seeing people doing regular things like going to restaurants, stores and out and about in the community. I think we can safely say that things are getting back to normal, well a new normal anyway. Life as we know it has changed for sure, but we’ve come through a very difficult time so that is to be expected. But it has been nice to see so many businesses that have come back stronger than before. Sunset & Co. is one of those businesses. Known as Sunset Ridge Home and Hardware prior to the pandemic, the company rebranded and expanded their store. They were allowed to stay open as an essential business which enabled them to not only survive, but to find a way to thrive and take their business to the next level. Whether you’re looking for home improvement items, house essentials, fun things for your home or gifts, you can find them there. The neighbors I want you to meet this month are a precious young family of five. Dating since their days at Boerne High School, Dylan and Jordan Boss chose to move to 78209 specifically for their children. Since moving here in 2020, they’ve realized that it was the right choice for all of them and have truly embraced their neighborhood and community loving the small town feel in the midst of the big city. Many of you have probably driven past the corner of Broadway and Cleveland Court and wondered what was in that funny little corner building. But chances are, many others of you have been to Broadway 5050 to eat, drink or to play shuffleboard. For more than 80 years the iconic restaurant/bar has provided great food, cold beer, great music, and a whole lot of fun. As you will see by the calendar, there is a lot going on in our community in the month of June. I hope you’re able to take advantage of all of the wonderful things 78209 has to offer and more important, I hope you make some wonderful memories with your family and friends this summer. Those will last forever!

Berit Mason has been a reporter - anchor for WOAI 1200 AM Radio, a contributor to the San Antonio Business Journal, a writer for SA Scene magazine, and for San Antonio Woman. She has been writing the “Ask Roxie” column since 2016. Berit also worked in T.V., as a reporter - anchor in West Texas and in Waco, where she was a RIAS Berlin Commission German - American Exchange Journalist, starting her career interning with CNN Washington. She is a frequent traveler to Scandinavia, where her mother was from. Her father was an author of military aviation history. Berit loves animals, and was raised in a family who preferred to acquire the family dog, from among the many homeless pups roaming San Antonio streets.

She has called San Antonio home for over 25 years now and is raising a son and a daughter as a single mom with a pack of rescue dogs. An incurable foodie with an insatiable case of wanderlust, she has travelled the world, and had the opportunity to live in Germany and France, where she was opening cast member at EuroDisney. She is passionate about writing, cooking, soccer, landscaping, music of all genres, and never misses an opportunity to go to a concert. Meredith is usually the loudest person in the room, and she is always up for new adventures and experiences.

Ron may be the ultimate renaissance man; an educator, writer, radio talk show host, media and PR specialist, award winning film producer, and daddy. Many folks also know him as a top-rated radio talk show host on San Antonio radio stations KTSA, 760 The Ticket, and WOAI. And he hosted talk shows on WRC, Washington D.C., and WCAU, Philadelphia. In the non-profit sector, Ron was the first male in America to serve as executive director of a Rape Crisis Center. He and his wife, Gina Galaviz Eisenberg, live in San Antonio. They adopted three children: Reagan, born in 2011, and twin boys, Carter & Kennedy, born in 2013. He also has two older sons, Mitch and Chris.

The gentlemen of Franklin Park Alamo Heights Retirement Community got all decked out to enjoy these beautiful pieces of machinery. Whether they wore slacks and sports coats or polos and khakis, they were at the height of fashion posing with classic cars. Great conversations were had about their first cars and
even some first dates! We sometimes forget what amazing memories we have attached to our cars, but this day gave these gentlemen many reasons to reminisce. Hats off to the guys who brought their cars and motorcycle over for these residents to appreciate. Fun was definitely had by all!
Oregon Based Coffee Chain Coming to Austin Highway According to an announcement from Evergreen Commercial Real Estate, Dutch Bros. Coffee, an Oregon-based coffee chain, is leasing 1.1 acres at 1255 Austin Highway. The Austin Highway site would be Dutch Brother’s sixth San Antonio location. Dutch Brother’s Rilynn Davis tells 78209 Magazine the store is expected to open early next year. According to its website, Dutch Bros. is a drive-thru coffee company founded in 1992 by Dane and Travis Boersma. It has more than 450 locations, mostly on the West Coast, making it one of the largest independently-owned chains in the U.S.

In the Loop Tex-Mex Restaurant Opening in Quarry Market Lupe Tortilla restaurant is expected to open at the Quarry Market sometime this fall. It is taking over the 9,547-square-foot space vacated by Canyon Café. According to fsrmagazine.com, Stan Holt founded Lupe Tortilla in 1983 in a house in Addicks, Texas, on the outskirts of Houston. His two sons, Judson and Peter, joined the family business in 1997 after graduating from the Culinary Institute of America. The chain currently has more than 20-plus locations
throughout Texas, including Austin, Houston, and San Antonio. The restaurant describes itself as an authentic Tex-Mex institution serving Mexican food made from scratch for breakfast, lunch, and dinner. Canyon Café had posted on its now-defunct FaceBook page, “While the restaurant had gotten through some tough times in the past, COVID-19 was just too much to bear.” Now, Lupe Tortilla will bring new life to that space as the coronavirus pandemic loosens its grip on San Antonio.
H-E-B Central Market Offering Curbside & Delivery Central Market is the latest location of the 250 H-E-B stores to offer curbside and home delivery services. The company recently announced it will deliver groceries to 16 zip codes surrounding the Alamo Heights-area store. The pandemic changed the way many people are shopping for groceries. Digital shopping and demand for home delivery grew dramatically as the coronavirus kept so many shoppers in their homes. The upscale grocery store is offering free pick up or delivery on the first four orders from the new app, - centralmarket.com/mobile-app. Central Market – known by many locals as the “Gucci B” -- is located at 4821 Broadway. It is open daily from 8 am-10 pm. Curbside pickup appointments can be made online anytime between 8 am - 8 pm, Monday through Sunday.
Fashion Brunch at Bistr09 Bistr09 will host a special Fashion Brunch on Sunday, July 11, from 11 am-3 pm, presented by Chef Lisa Astorga Watel and Sloan/Hall boutique. The brunch will feature special guest designer Roger Canamar of Roger Canamar Couture. In the Loop Meals on Wheels Plans New Headquarters Adjacent to 78209 The local non-profit organization that delivers more than 1.2 million meals a year to feed area seniors recently broke ground on a 44,000 square-foot headquarters, production facility, and distribution center. The new building will double the number of people it can currently serve and allow Meals on Wheels to expand its delivery territory. The building will be located at 2718 Danbury St. near the intersection of Loop 410 and Nacogdoches Road. It will include a kitchen, food preparation space, volunteer training area, and an expanded Grace Place Alzheimer’s Activity Center. Meals on Wheels is currently housed in a former Wyatt’s Cafeteria at 4306 NW Loop 410. Construction on the new facility is expected to be completed by September 2022.
Alto San Antonio, New Homes Coming To 1841 Flamingo
Developer Peter Greenblum has begun construction of 18 single-family, two-story homes on a 1.27-acre tract of land at 1841 Flamingo. As we reported in 78209 Magazine in 2018, Stone Brook Manor at Broadway, a memory unit, previously occupied that site until it was demolished. or David and Amy Doyle, owning a hardware store was never in their master plan. They both worked in successful careers in Chicago when the inspiration hit them while on vacation visiting Amy’s family. David was a Regional Manager for a software company, and Amy was a Senior Vice President for a commercial real estate company. They visited San Antonio often, spending time at Canyon Lake with family. Although they loved their careers, they had always kicked around the idea of going into business together. Sunset Ridge Home and Hardware opened its doors for business in 1995 in the Sunset Ridge Shopping Center on North New Braunfels as an Ace Hardware affiliate store. The company rebranded and expanded the store during the COVID-19 pandemic in 2020. They were able to keep the doors open as an essential business, and they are now known as Sunset & Co. They are still helping the neighbors of this community with their household needs today. David and Amy have welcomed their daughter, Rees, into the family business as a partner. The three have created a warm, friendly, and dynamic environment for customers to find just about anything they need to repair, decorate and add character to a home. From actual hardware and paint to dishware and home accessories, Sunset & Co. has anything you need. Customers can spend hours browsing the beautiful displays and specialty items that the store carries. Some of the brands that they carry are exclusive to the store here in San Antonio. The Doyles and their daughter strive to maintain their reputation for outstanding customer service; their staff routinely goes above and beyond customer expectations to make sure that customers feel important and cared for. The majority of the staff have been with the company for nearly ten years, and a few of their employees have been with them for over 20 years. Their Ace Hardware affiliation is something they are proud of, and they have become quite the showcase store. There are 5,000 Ace Hardware stores across the U.S., and theirs has captured the attention of the company president, who has recognized their innovative concepts and uses them as an example of what other affiliates could strive to become. This dynamic and outgoing family has definitely captured the market in their community, and they continue to grow and bring in new products to keep their loyal customers coming back. heir home is still a work in progress, and there is a whirlwind of activity as the girls play and their baby brother squeals, attempting to take a toy car from one of his sisters. It’s a typical afternoon for the Boss family, newly transplanted from Boerne to Alamo Heights, and you can feel the happiness in the house as Dylan and Jordan Boss work in tandem to wrangle the little ones for snack time.
Dylan and Jordan both grew up in Boerne, and they began dating while attending Boerne High School. Dylan went on to attend the University of the Incarnate Word, where he studied accounting and pitched for the baseball team, while Jordan pursued her degree in Communications at U.T.S.A. They have three children: Violet (6), Adelaide, or “Lady” (4), and Samson (2). The girls are very fond of their little brother, and they are always doting on him and quick to share a hug. Dylan, a licensed C.P.A., was recently made a partner at his accounting firm, Akin, Doherty, Klein & Feuge, in January and has been a member of the team, working his way up since he began as an intern in college as a paper scanner. Jordan was born in St. Louis but moved to South Texas when she was ten years old, and she lights up when telling the family’s story about their decision to move from Boerne into Alamo Heights during the holidays in 2020. She says that they made the decision to move in order to give Samson, who was adopted in Dallas at birth, a chance to grow up in a more diverse neighborhood and in a school district where there are other students that look like him. The Boss’ had a very close relationship with Samson’s birth mother while she was pregnant, and they are proud to still consider her a part of their family. Jordan says that, “It is an honor to call another woman ‘mom’ to their son, and that they want to honor Samson’s birth family as well by making sure that they remain connected.” Samson is thriving and is clearly the center of attention in the Boss household, as most 2-year-olds tend to be, stealing toys from his sisters, devouring his Cheerios, and demanding attention from mom and dad as he toddles around the living room looking for something interesting to create yet another distraction. Together, the family enjoys exploring their new neighborhood, and they are happy to live in an area with so many parks and playgrounds for the kids to explore. They enjoy going to the zoo and spending time with the grandparents, who are always willing to babysit to give mom and dad a break. When Dylan and Jordan do get a break, the couple enjoys going out, trying new restaurants, listening to live music, and

She says, “We have big goals to someday be that old couple who dance seamlessly with one another, like the ones we see when we are out.” Jordan loves to take the kids to a local bakery and let them pick out a perfect little cupcake as a treat. The couple also makes mention of how much they love to dine at Supper at Hotel Emma, and especially raves about the Crispy Cauliflower, calling Chef John Brand “The Vegetable Whisperer.” The Boss family seems to be embracing their new home and their new neighborhood and love that everyone they meet seems to be “so friendly and truly interested in getting to know you.” Both Dylan and Jordan feel like they have been welcomed with open arms, and they describe their tight-knit community as a “classic American neighborhood where everyone has a unique story, and we all know each other’s stories.” They further state that “Living in Alamo Heights is like living in a small town in the middle of the big city.” The Boss family is happy living in Alamo Heights, and they look forward to raising their children in such an inclusive neighborhood as they continue to live, work, play, and explore their new community. 78209magazine.com | JULY 2021 23

Neighborhood News AHISD Wins Approval To Demolish Two Structures on Broadway BY RON AARON EISENBERG
At a recent meeting. Alamo Heights city council members approved a request from the Alamo Heights Independent School District to demolish buildings at 6815 and 6801 Broadway. The two lots total 30,000 sq. ft., which equals nearly 0.7 acres. The vacant structures had served as apartment buildings for years but had fallen into disrepair. The school district purchased the properties in 2020 for a total of $2,130,000. The assessed value of the property at 6815 Broadway Street is $647,040. And the assessed value of the 6801 Broadway Street property is $985,300. What does the district plan to do with the property? A spokesperson for the school district said, “There are currently no plans. The administration and board will factor the new property into the district’s master plan moving forward.”

OPNNA Elects New Officers and Directors The Oak Park Northwood Neighborhood Association recently elected new officers and directors at large. The Neighborhood Association includes more than 4,300 homes, all of which are in 78209, making it one of the largest neighborhood associations in San Antonio. On its website at opnna.org, the association details its history: “The neighborhoods which make up the area referred to as Oak Park-Northwood are located inside Loop 410, between North New Braunfels to the west and Harry Wurzbach to the east. Oak Park-Northwood first came into existence in the early 1950s. The neighborhood known as “Northwood Estates” was developed by the renowned. San Antonio construction magnate, H. B. Zachry, beginning in 1955. “The Oak Park-Northwood neighborhood offers a unique mix of housing on large and small lots, many lined with 100+-year-old oak trees. New homes continue to be built in the neighborhood, and older homes are continually being updated. Neighborhood News AH Hires PR Firm for Centennial Celebration San Antonio’s CE Group has been tasked to help plan Alamo Heights’ Centennial Celebration. Alamo Heights City Council voted unanimously to sign a professional services agreement with CE Group, Inc. for the planning efforts for the city’s centennial celebration, which will take place in 2022. On its website, the city of Alamo Heights details its beginnings. “Earlier desires to be annexed by San Antonio, desires that were rebuffed, turned to fear in 1922 that San Antonio wanted to annex Alamo Heights to increase its tax base without providing services. “Community leaders called a citizens’ meeting on June 4, and residents voted 289 to 8 to petition Bexar County Judge McCloskey for a city government.” “Alamo Heights became a municipality on June
20, 1922, but with no city charter and a government that consisted of a mayor, five aldermen, and a town marshal. The population stood at about 3,000 in an area that extended only as far north as Tuxedo Avenue. Bluebonnet Hills was annexed in 1928, and Sylvan Hills completed the current northern boundary when it was annexed in 1944.” Today’s population is an estimated 8,400 residents. CE president Janet Holliday told 78209 Magazine, “We are just at the beginning of developing the plan for the AH Centennial. Our goal is to work with key stakeholders and key city leaders to create the best way to celebrate the history and future vision. It is an honor to have been in place to support this important milestone. We will have more details to share once the planning process begins.”

HATS OFF TO THE CLASS OF 2021 Taking those final steps as an Alamo Heights High School Mule meant so much more than simply crossing a stage to receive a diploma in the 2020-2021 school year. It was a time to celebrate with classmates and teachers, marking all of the challenges they faced with grit, perseverance, and success. The Class of 2021 faced many challenges during their Senior year, but they embraced it all, marking the transition from high school senior to Alamo Heights graduate. The graduation ceremony was held at the Real-Life Amphitheater, formerly the Verizon Amphitheater, on May 27, at 7 pm. Graduates and their families enjoyed a traditional celebration, celebrating together, in person, at the open-air

A presentation of diplomas was held in front of Alamo Heights High School on May 28, at 9 am, with students who preferred this alternative ceremony arriving in cap and gown at the Mule statue to receive their diploma while being cheered on by family and friends. The high school staff honored two students with Outstanding Senior Girl and Boy, awards selected annually to recognize two students who exemplify great character, academic excellence, and a heart for service. The 2021 Outstanding Senior Girl was Emma Dolat, and the Outstanding Senior Boy was Parker Klumpp. Mules Up for the Class of 2021!

giving them a broader view of their school and community. Numerous enrichment activities include; unique themes, guest speakers, field trips and more, during the shortened summer instructional time.
AHHS’S 2020 ROCKET CLEARED FOR LAUNCH Alamo Heights High School rocketry students were excited to have the opportunity to launch their 2020 rocket at White Sands Missile Range (WSMR) at the end of June. This group of dedicated students completed their build in the summer of 2020, but, as you would expect, due to COVID-19, the team could not launch their rocket. So, a year later than hoped, the team of now college students was more than ready to embark on their journey to New Mexico and the WSMR. The team departed June 24, with a launch window of June 26-27. At publication, the students were headed to their destination, sharing that they would report the outcome of their mission and launch in the next issue of 78209 Magazine. Stay tuned! at 390 pounds, one of the lightest vehicles ever built at AHHS. The team shared that they took the body down from 10 diameters to a trim eight and will load a payload of a petri dish containing penicillin in the nose cone to test how atmospheric pressure affects it. The students are beyond excited, and their teacher, Colin Lang, shared just how amazing it was to complete a rocket of this size and capacity in a year of a pandemic. Fittingly, the students have named the rocket the “Lone Survivor” as it was the only rocket to be completed in 2020 by SystemsGo teams.

SMH CLASS OF 2021 EMBARKS ON NEXT STEPS TOWARD SUCCESS
On May 21, Saint Mary’s Hall (SMH) celebrated its 140th Commencement Ceremony, officially graduating 92 members of the Class of 2021. The ceremony was held on campus at the Alonso Ancira Event Center. The graduates, who hail from 28 zip codes (three of whom drove over an hour back and forth to campus each day), have proven to be one of the most resilient by overcoming the pandemic. This class has earned more than $11 million in merit scholarships. One senior was awarded a National Merit Scholarship, three were named National Merit Finalists, three were named National Hispanic Scholars, and six were named National

Commended Scholars, among other accolades. The class completed a collective total of 16,589 community service hours. They will attend 54 different colleges and universities in 20 different states and three countries outside of the United States, with 64% of the class earning placement in their self-identified first-choice college. Thirteen of the class’s student-athletes will go on to compete collegiately. The talents and achievements of the Class of 2021 are varied and vast. They represent the incredible breadth and depth of the school and reflect the deep legacy of those who came before them.
CIRCLE SCHOOL PRE K
Circle School PreK students finished the school year with a walking field trip to play in Brackenridge Park and ride the Zoo Train. It was a lot of walking for such little legs, but they sure had fun! Heading out for a walk is a part of the class routine at The Circle School. Whether walking in a nearby park or just around the block, our students learn to listen, look, and learn as they walk to re-center themselves and reconnect with the natural world while also getting the wiggles out. “Go for walks frequently -- walks expand vocabulary by giving the children the opportunity to look for new words to describe their world.” - Isabeth Hardy, Circle School Founder Circle School students of all ages spent an average of 8 hours outside each week in 2020-2021, a 45% increase from 2019-2020. This year outside time has been more important than ever, and our school values outside time as an intentional priority rather than an afterthought. We just have a conversation!” Bella and Bonnie are a volunteer team with Pups n' Planes, where “comfort” dogs and their owners offer distressed travelers a little sugar. “People are waiting, their flight has been canceled, or they may have a four-hour wait, and they are upset.” “One time, two little girls stopped to pet the dog, and I looked up, and the mother was crying. Her husband was being deployed. I spent probably a half-hour with them, and the dad thanked me so many times because it got them thinking about other things,” Bonnie says. Airport staffers implemented the idea after learning how well it worked at the Los Angeles International Airport. Pups n' Planes has been reducing blood pressure and turning frowns upside down for six years. “In the car, she knows that we are almost at the airport. She gets so excited! Her job is to make people smile. She does that job.” And if you saw Bella, you would smile, too. The girl team also spends time at the airport USO, softening the loneliness and longing of our troops, so familiar to military life. While Bella offers kisses, Canine Explosive Detection Supervisor Sgt. Andres Lopez, and his police dog Keyno, provide safety and security. “We are there to make sure that the traveling public is safe, the dog makes that any threats associated with aviation there aren’t real threats,” says the airport K9 police officer. Lopez and Keyno “nose around," sniffing out threats that could come from a parked car, a suitcase, or a person. “Dogs are about as mobile as you can get,” says Lopez. He means the nose is mobile.

here probably aren’t many San Antonio residents who can claim that they remember when Broadway 5050 opened, as it has been serving the community for 86 years now. This corner neighborhood bar and restaurant opened in 1935 as Montanio’s Fifty Fifty Buffet. Over the years, it has become an established and beloved restaurant icon in our community, and it’s still going strong. It’s the perfect local spot to grab a few beers with friends or binge on a great burger that will burn your face off, providing both gastronomical pleasure as well as a little dose of pain.
The Broadway 5050 takes its name from its address, and although it has been updated throughout the years, it still maintains the same cozy atmosphere that lifelong customers have come to love. The restaurant consistently ranks on the list of the best burgers in town, and for good reason. Their eclectic menu of burgers and sandwiches offers something to satisfy just about any craving for lunch or dinner or late-night munchies. Their most popular and most brutal burger has got to be the “O9’er”. It’s stacked with ghost pepper cheese, jalapeños, chipotle mayo, bacon, lettuce, tomato, pickle, onions, and then it’s topped with a fried egg. It is literally a fiery explosion of flavors that requires stamina and endurance to get through to the last bite, but it’s tasty and satisfying if you can take the heat. Another fiery favorite is the Buffalo Chicken Sandwich, featuring an incredibly generous fried chicken breast bathed in their house-made Buffalo sauce and topped with tomato, lettuce, pickles, and onions. You are seriously going to give your jaws a workout with this delicious sandwich. Along with the award-winning burgers, Broadway 5050 also features some unique bar snacks to complement their impressive selection of tap beers, wine, and cocktails. You would never think to put together some ingredients, and I would have to add tater tots and refried beans to that list. However, Broadway 5050 somehow makes this work with their delicious and creative Totchos, consisting of a huge plate of tater tots loaded with refried beans, queso, pico de gallo, sour cream, guacamole, and jalapeños. It takes a few bites to wrap your
taste buds around it, but you will definitely come back for more. The bar is open every day, and you’ll find a diverse crowd of locals who love to gather there. From family get-togethers to informal business meetings where deals are made over cheeseburgers and fries, you’ll feel right at home amidst the skateboards, soccer scarves, colorful murals, and rock and roll themed tabletops. They also feature plenty of games to keep their patrons busy. Wage a shuffleboard tournament with your friends, hustle unsuspecting beer drinkers at the pool tab, practice your golf game on the putting green stage, or kick back and listen to some live music. Broadway 5050 is also known in the neighborhood for its outstanding weekend brunch menu, featuring everything from chilaquiles to Nutella French toast. Their menus are online, along with a description of their daily specials and the Burger of the Month. July’s featured carnivore creation is the Ranchero Burger with jalapeños (once again), a fried egg, hearty ranchero sauce, and it’s topped off with a fire grilled jalapeño pepper. Although the restaurant/bar is a small local establishment, it prides itself on the quality of its food and its selection of beers and liquors. All of the meat used in the burgers and sandwiches comes from The Smoke Shack, and the buns and sandwich breads are delivered daily from The Bread Box. The bar even makes its own ginger beer and soup of the day when the weather cools down. Live music and other popular events like Karaoke Nights on Wednesdays and Saturdays and Trivia Tuesdays will return this summer. You can find a complete listing of upcoming events on their website. As the officer approached the subjects he observed miscellaneous tools on the ground next to them as well as paraphernalia used in preparation of heroin and three loaded syringes. Further investigation discovered a stolen checkbook, a woman’s handbag, brass collectible statues and jewelry. Thorough investigation determined the property was stolen from a residence in Terrell Hills. During the evaluation, the female was delusional and made threats to harm herself.
