Director’s Message
It’s been quite a year for Asheville Area Habitat for Humanity (AAHH). We completed Enka Hills, our largest subdivision; celebrated the 20th anniversary of the Habitat Home Store; embarked on Building a Way Home, our largest expansion of program services; and hosted Clive Rainey, Habitat for Humanity International’s very first volunteer. In this calendar year we will double the size of our Home Store retail area and in the next three years we will triple the number of families served by our housing programs. Many things have changed since our 1983 inception, including the increased need for affordable housing. More and more Buncombe County residents find themselves without safe and decent shelter and without hope. Our staff hears and sees daily the dire living conditions facing many of our neighbors: insufficient heat, astronomical winter heating bills, overcrowded conditions, crime-ridden neighborhoods, mold, water leaks or no running water at all. Fortunately for us, we also get to see the flip side of that coin: what happens when families find home and hope with Habitat. No longer struggling to stay warm in the winter, families thrive, relax and entertain in their energy-efficient homes. Parents can afford to send their kids to college because their mortgage payment is less than their rent used to be. And kids enjoy being kids because it’s safe to play in their yard and neighborhood. It takes thousands of pounds of materials to build one house. But it takes a lot more than raw materials. It takes a top-notch staff directing programs, guiding volunteers and serving the public. Asheville Area Habitat has such a staff. It takes “sweat equity” – at least 200 hours - by each partner family. It takes commitment and compassion – unquantifiable amounts – by volunteers; many of whom work on the construction site whether the temperature is 100 degrees or 10 degrees! And it takes the generosity of financial donors who appreciate Habitat’s sustainable funding model and choose to invest in our work of changing lives. Millard Fuller, co-founder of Habitat for Humanity said: “The goal of this organization is to make sure that all families have a good place to live. To accomplish that ambitious goal, decent and good housing must become the heart’s desire of committed and generous people. Substandard housing must become socially, religiously, morally and politically unacceptable.” Millard’s words resonate with our vision: a safe and decent home for every family. As we take on our biggest challenge to date – triple the number of families we serve within the next three years – we need your continued partnership. With your support, we’ve grown to be a leading WNC nonprofit that has served more than 850 adults and children. And with your support we will continue to do what we do best – change the lives of families in need. With gratitude,

Building a Way Home
The goal of our $8 million Building a Way Home campaign is to triple the number of families we serve within three years. Through our own sustainable funding sources - the Habitat Home Store, Deconstruction and Habitat homeowner mortgage payments Habitat will contribute $3 million of this goal. We are asking the community to help us raise the remaining $5 million.

The Home Store
The Habitat Home Store celebrated its 20th anniversary in August 2010, just about the time the renovation got under way. The store has been a sustainable source of income for our building program since 1990 and today it is one of the highest ranking Habitat stores in the nation in sales per capita. Against 700 other Habitat ReStores, Asheville is #7 in overall sales. The six stores ranked higher are all in major metropolitan areas with populations of more than a million people; Buncombe County’s population is just 230,000. The Deconstruction program adds inventory to the Home Store by working with homeowners, business owners, and contractors to de-install and remove salvageable items prior to remodels and demolitions. By selling donated items to the public, the Home Store also helps make home improvements more affordable for community residents and it diverts 1,100 tons of material from the landfill each year. Proceeds from Home Store sales cover all of Asheville Area Habitat’s administrative and fundraising costs, build one complete Habitat house and pay for the foundations of all Habitat houses in Buncombe County annually. A grand re-opening celebration in late spring / early summer will culminate the remodel that will offer shoppers 13,000 additional square feet of retail space, as well as a 135 parking spaces.

Impact Financial Benefits There are usual financial benefits that families experience when they move into a Habitat home: mortgage payments lower than rent; very low utility bills; and the equity of homeownership. But that’s not the end of the story. Habitat neighbors Wanda Bush (L) and the Lingerfelt-Early family (R) are realizing $100-200 a month savings on gasoline! Wanda used to live in Black Mountain and commuted 20-30 minutes to her job in West Asheville. Now her commute is just 3 miles. Thomas Lingerfelt and his family lived in Fletcher, and he drove daily to his West Asheville job. Now, he’s just 3 miles away from his job too.

In addition to financially supporting the building of Habitat houses in Guatemala, Asheville Area Habitat also organized service trips there in 2007, 2009 and 2011.
Asheville Area Habitat for Humanity, Inc. works to ensure that every family in Buncombe County has a safe and decent house by offering affordable homeownership opportunities for qualified families. Believing in “a hand up, not a hand out”, Habitat’s program includes families contributing “sweat equity” in partnership with community volunteers coming together to build homes. Houses are sold to families at no profit, with a 0% interest rate on the loan. Since 1983, Asheville Area Habitat, an independent affiliate of the ecumenical Christian housing ministry Habitat for Humanity International, has welcomed people of all faiths, ethnicities, creeds and backgrounds to its organization and communities. 19
