Director’s Message Building and preserving communities Our marketing material doesn’t say anything about babysitting co-ops or carpooling. We don’t mention neighborhood gatherings or pick-up basketball games. We don’t talk about these things, because Habitat doesn’t offer these things…at least not directly. Habitat offers families the opportunity to own a decent and affordable home in a safe neighborhood. Families themselves create community–the sense of belonging and partnership that comes from living in a place where people are invested in their collective future. Our new Carney Place neighborhood is a prime example. Homeowners have worked hard, and worked together, to achieve their shared dream of affordable homeownership. Like all Habitat homeowners, they have helped build their own homes and the homes of their neighbors. Together they have completed homeowner education classes and learned how to manage their money, make minor repairs and plan for the future. By the time they move into their homes and become neighbors, many have already become good friends.
Carney Place is a thriving and diverse neighborhood where children happily ride bikes, play basketball, and set up slip n’ slides. Parents lean on each other for support, friendship and fun. This year we are celebrating our 30th anniversary. As we reflect on the past and plan for the future, community will be at the center of our work. Whether it’s expanding our Home Repair program to address current housing needs, developing neighborhoods of affordable energy-efficient homes, or partnering with other agencies to serve a growing population of people in need, we are committed to our vision of “a safe and decent home for every family”. Adopt-a-Lot The current focus of our Building a Way Home campaign is land acquisition. We are capitalizing on low land prices and buying land to build the next 150 Habitat houses. We are asking folks to “Adopta-Lot” for $10,000 to help offset the cost of purchasing and developing a lot for a Habitat family’s home. Donors receive sponsorship benefits such as permanent signage in our ReStore, listing on the lot sign and neighborhood sign, updates on the family as they progress towards homeownership, and much more. We are grateful to those who have already stepped forward to Adopt-a-Lot. Their names are printed in green ink. We welcome others who wish to partner with us in this way in 2013.

Repairing Homes
In 2012, thirteen families purchased energyefficient, Green Built NC homes from Asheville Area Habitat with a 0% interest mortgage.
Not everyone needs a new home; some just need help repairing the home they already own. Habitat helped seventeen families make much-needed repairs to their existing homes through our Home Repair program. Like the homeownership program, families pay back a 0% interest (short-term) loan and provide sweat equity. And volunteers help perform the work.
These homeowners are diverse in their backgrounds -- Caucasian, African-American, Hispanic, Moldovan; educators, social workers, city and hospital employees. But their goal is the same: a safe, decent and affordable home for their family. Side-by-side they pounded nails at the construction site, processed donations in the ReStore, and learned skills in the homeowner preparation course Basic Home Repair. After a minimum 200 hours of sweat equity, they became bona-fide homeowners, complete with a 30-year mortgage. Ah...the American Dream! “Thank you so much everyone. I feel like I live in a castle,” said Natalya Baran, a Carney Place homeowner who is equally excited that she’ll never again have to tell her children that they can’t play outside. Having moved from one apartment to another in hopes of eventually escaping crime and drug dealing, the Barans (pictured, next page) are finally home.
One such homeowner, 78-year old Minnie Carver, was eager to partner with Habitat. Although she has children and grandchildren in the area, she lives alone and is unable to drive. Her family assists her with home and yard maintenance, but certain things are above their expertise or financial resources. Minnie was thrilled to be able to afford the work provided by Habitat and was even more excited to meet and greet the volunteers. Minnie summed up her feelings about the partnership by saying, “I am so thankful to have this work done, but feel even more blessed that these people took time out of their lives to help a stranger.”

housewares, books, records and more. Items are sold to the general public with proceeds going to support our building programs.
“With the top two stores located in significantly larger cities (Houston, TX and Des Moines, IA), this ranking speaks volumes to the supportiveness of the Asheville/Buncombe County community,” says ReStore General Manager Scott Stetson. “We are grateful to our donors, customers and volunteers.”

The challenge today is acquiring enough inventory to keep the showroom full. “Inventory drives sales and when donations of merchandise are down, so too are sales,” remarks Stetson. The Habitat ReStore accepts donations of usable building materials, appliances, furniture, antiques,

Other 2012 highlights • FY2012 sales were up 24% over FY2011. • The ReStore had its single largest sales day ever. • The ReStore was recognized as Small Business of the Month in December 2012, by the Asheville Chamber of Commerce. • The first annual ReStore ReUse Contest was a huge success with more than 30 submissions showing great creativity when it comes to recycling and reusing materials. Vital Volunteers Volunteers support staff and homeowner families in every aspect of our work - from construction services and the ReStore to administration and family services. At the center of our volunteer services program are “core” volunteers - folks that regularly volunteer on a construction, deconstruction or home repair site, in the ReStore or office, or as a member of a committee. Sharing their time and talent with us on a frequent and ongoing basis, these 291 core volunteers collectively contributed more than 39,500 hours of service in 2012! The value of their time? A phenomenal $757,610 according to independentsector.org.

Tithing At Asheville Area Habitat for Humanity, we tithe “a house for a house.” Every time we complete a house in Buncombe County, we send funds to one of five international countries to support their building program. Our tithing partners are: Bangladesh, Egypt, Guatemala, Haiti and Malawi.

Asheville Area Habitat for Humanity has tithed more than $435,800 since 1986, serving an additional 141 families over and above the 240+ Buncombe County families we have served since 1983. “Following our tithe” to Guatemala, AAHH volunteers participated in service trips in 2007, 2009 and 2011. Core volunteers also participated in domestic service trips to the Gulf Coast in 2005, 2007, 2011 and 2012 to work with Habitat affiliates in Slidell, the Bayou and New Orleans.

Martha Worley with a child in Guatemala Asheville Area Habitat for Humanity, Inc. works to ensure that every family in Buncombe County has a safe and decent house by offering affordable homeownership opportunities for qualified families. Believing in “a hand up, not a hand out”, Habitat’s program includes families contributing “sweat equity” in partnership with community volunteers coming together to build and repair homes. Houses are sold to families at no profit, with a 0% interest rate on the mortgage. Since 1983, Asheville Area Habitat, an independent affiliate of the ecumenical Christian housing ministry Habitat for Humanity International, has welcomed people of all faiths, ethnicities, creeds and backgrounds to its organization and communities.

Since the inception of Habitat for Humanity, homeowner mortgage payments have been recycled back into Habitat’s building program, creating a perpetual endowment. The ReStore (and Deconstruction fees) also generate significant income for our home building and home repair programs.
