Accessibility is no secret in Bletchley

I

t’s no secret that JD Wetherspoon’s latest venue, Captain Ridley’s Shooting Party, is open to all. The new pub in Bletchley is named after the codebreakers from M16 who operated from the town during WWII, and even features a rare WWII cipher machine as part of its fixtures and fittings. Fittings also include a Changing Places wheelchair-accessible toilet for people who need help with their intimate hygiene, continuing the chain’s commitment to welcoming everyone, regardless of age or ability. Supplied and installed by Closomat, Britain’s leading provider in accessible toilet solutions, the Changing Places gives more space than a conventional wheelchair-accessible toilet, and additional equipment, including an adult sized height adjustable changing bench, height adjustable washbasin,

ceiling track hoist and privacy screen. It means that anyone enjoying the pub but who need help to go to the toilet, and their carer(s), have appropriate

facilities, and can go somewhere that otherwise they would be unable to enjoy. Tel: 0161 969 1199; www.closo-mat.com; e: info@clos-o-mat.com

SOCOTEC granted UKAS accreditation for asbestos in soil analysis at Bridgend

S

OCOTEC, formerly ESG, is pleased to confirm that it has been granted UKAS accreditation for asbestos in soil analysis at its Bridgend site in South Wales. The accreditation follows investment by SOCOTEC in a newly equipped soils laboratory at Bridgend, providing further capacity to supplement the existing soils laboratory in Bretby, Burton on Trent. Located between Swansea and Cardiff, close to the M4 corridor, the Bridgend site originally opened in 2014 and delivers a full suite of asbestos consultancy and project management services, including surveying, air monitoring, clearance inspections and sample analysis. Despite the substance being banned for use in construction in 1999 in the UK, asbestos can be present in many buildings constructed

before 2000, as well as within soils in brownfield sites. With a greater emphasis from the Government on the development of brownfield sites over recent years, SOCOTEC’s asbestos services team has seen a significant surge in client requests for analysis of soil samples, to identify possible asbestos fibre contamination. David Birkin, regional manager, SOCOTEC asbestos commented: “The fact that we can now offer two UKAS accredited laboratories for asbestos in soil analysis means that we can provide an even greater service to our clients throughout the UK, who are benefitting from a streamlined offering and a five-day turnaround on laboratory analysis as standard. Furthermore, having a geotechnical team based at Bridgend means that, in addition to asbestos services, we

have capability to deliver multiple solutions for clients undertaking land remediation in South Wales.” With 25 staff now working out of Bridgend, the team managed by David Birkin is one of the largest in South Wales, having grown by 31% since January 2017 and can now deliver the full range of asbestos services from surveying, air monitoring, clearance, bulk analysis and now UKAS accredited soil analysis. AGSM’s campaign for change sees fruition – Regulation 36a MOT-style gas servicing goes live!

A

fter years of campaigning, the Association of Gas Safety Managers (AGSM), along with campaign partners CORGI Technical Services and Homegroup, are celebrating this week, as the long-awaited change to Regulation 36 comes into force. As of the 6th April 2018, Landlords’ Gas Safety Records can be carried out on a more flexible ‘MOT-style’ schedule, giving landlords greater flexibility in carrying out regulatory annual gas safety checks allowing more efficient scheduling and a greater focus on hard to access and hard to reach properties. Having worked closely with HSE on the new regulation, the Association of Gas Safety Managers believe that new Regulation 36a will not only help landlords smooth out the process of carrying out Landlords gas safety records (LGSRs) – a legal requirement for all rented properties, but also give residents greater certainty of when the safety checks will be carried out. In response to the changes, Claire Heyes, CEO of the AGSM said: “One of the biggest challenges our Members face is gaining access to carry out the LGSR with a significant 6

News

cost to the sector, so I was determined the AGSM would do all it could to help make improvements. In response to this, we worked closely with the HSE on the benefits of the new MOT-style servicing scheme which is already being actioned by many of our member organisations. Working closely with our determined and dedicated members, we have taken the industry forward, and I couldn’t be prouder of our achievements.” The new MOT-style of servicing is not compulsory, and therefore Landlords are not obligated to implement the new scheme, however it does offer significant advantages for landlords, tenants and contractors. Under the new scheme, gas servicing can be completed up to two months before the anniversary of the previous check whilst retaining the existing expiry date. Currently, to ensure

Claire Heyes, CEO of the AGSM

compliance, many organisations operate a four or eight-week access process to try and minimise the potential for repeat servicing and the extra costs involved, whilst making sure that safety checks are completed in good time. Those who wish to learn more about the full benefits of the new scheme can do so by contacting the AGSM directly (www.agsm. uk.com) or hear first-hand by attending their forthcoming safety and compliance conference (www. gassafetyconference.co.uk) Building & Facilities Management – April 2018

Washroom Air Fresheners: Making a Healthy Choice for You and the Environment

A

ir fresheners are a popular addition to shared washrooms and toilet facilities. Let’s face it, when you visit the bathroom in a busy commercial or public premises, no one enjoys having their senses assailed by bad odours. The neutralising effect of air fresheners makes the whole experience that much more pleasant. But air fresheners also have something of a bad reputation for containing harmful chemicals that can damage both human health and the environment. Hygieneco Washrooms specialises in eco-friendly solutions for commercial toilet and bathroom facilities. Here, the company talks through some of the science behind air fresheners, and explains what you need to know to make a safe, healthy choice.

Busting the aerosol myth Are aerosol dispensers good or bad for the environment? You may well have heard that aerosols damage the Ozone layer. But this is actually a misunderstanding – it depends on what the chemicals used in aerosol dispensers are. An aerosol is a very small particle of either a solid or a liquid. We are

surrounded by them in the air we breathe and in the environment, some of them man-made, some of them naturally occurring. Aerosols can be any number of different substances, from dust to water to industrial chemicals. Some substances in aerosol form do damage the Ozone layer. But not all of them. Aerosol dispensers turn substances into very tiny particles so they can be distributed quickly and efficiently. This is very useful in something like an air freshener, when you want to spread the fresh smell as far and as quickly as possible. Aerosol dispensers will only cause harm if the chemicals they are turning into tiny particles are harmful or if the substances they use to create aerosols are themselves harmful.

Chemicals to avoid The controversy surrounding aerosols mainly arose because chemicals called CFCs used to be used as propellants in the dispensers – compressed gases which helped create the aerosols. CFCs do damage the Ozone layer, and were banned. After that, chemicals called HFCs were used instead, but it was eventually discovered that they were harmful to the environment as well. HFCs have been banned in the EU since 2014.

News

Although you should not have to worry about CFCs and HFCs anymore, some people argue that propellants are not good for the environment full stop. That is one reason why non-aerosol air fresheners are becoming increasingly popular. Other chemicals to avoid in air fresheners include solvents, which are damaging to health. Similarly, look out for products that say they contain no VOCs, or volatile organic chemicals. VOCs are found in a wide range of household and industrial products, especially those associated with cleaning. Examples of VOCs such as benzene or formaldehyde are associated with a wide range of health risks, including cancer. There are even some claims that the most unscrupulous air freshener manufacturers include nasty VOCs to deaden nerve endings in the nose so you can’t smell properly. Hygieneco Washrooms supplies a range of safe, environmentally-friendly programmable aerosol air fresheners, as well as VOC-free, propellant-free and carbon footprint certified versions. All of our air freshener dispensers are installed, programmed, stocked and maintained by our professional personnel. For more information, visit www.hygienecowashrooms.co.uk.

thermally inefficient, draughty and let heat escape. PsiOxus’ research and development environment demands the utmost cleanliness so a glazing solution was required to meet these requirements. As part of the refurbishment, windows with fire ratings separating the labs and corridors were also required to conform to building regulations. Selectaglaze met the brief by installing a total of 15 horizontal slider units with 6mm toughened low- E glass in the 2 and 3 pane options to all of the external primary windows. The inverted u-channel section was included to sit in the bottom of each frame to minimise the dust traps and enhance the ease of cleaning. All of the secondary

In addition, a total of 22 Series 40 fixed light units were fitted as viewing panels in the research and development laboratories. On The Cover

Case Study: Orient Express

Stewarts Lane railway depot in Battersea has been providing maintenance and stabling for the South East of England’s rolling stock since 1862 and was, at one point, the largest locomotive capacity in the Southern region. The facility has provided a service to London and its southern arterial rail system through two world wars, the steam days, nationalisation, electrification and privatisation. Having stabled the Royal Train, one of the depots main uses today is for the maintenance of the prestigious Orient Express.

A

fter the installation of a Nor-Ray-Vac system in the high bay and main locomotive shed at Orient Express 28 years ago, the system now needed to be replaced. Orient Express approached Multigas and asked them to assist with the replacement of the existing and also an additional two areas that were previously unheated. Entrance and exit doors often occupy the full width of the building and may be left open for many hours a day. When doors are open at both ends, a wind tunnel effect is created, cold air at high velocity is drawn into the shed. Keeping the shed warm enough for employees 12

On The Cover

to work comfortably is compounded by the often north-south alignment of the tracks, which allows very little sunshine to warm the interior. Nortek Global HVAC were able to offer the ideal heating and most effective and economic heating solution under the Reznor brand. Blanket heat coverage was not a necessity in the rail shed as only the areas where personnel are working needed to be heated. When operatives are working on one part of the train, zoning enables all other parts of the radiant heating system to be switched off. Over time this produces considerable fuel economies and cost reductions. Economy and effectiveness were the two key criteria specified to be answered when selecting the heating system for the rail maintenance shed. Finding a solution to both in a single heating system can be challenging. One form of space heating technology, ideally suited to this cold and inhospitable working environment is the Nor-Ray-Vac radiant tube heating system. Reznor replaced the old system with the latest Nor-Ray-Vac series system which was happily received by the client due to the past financial benefits of this type of heating system within a train depot environment.

The project was completed in three stages. Phases One and Two are where the complete rebuild of the carriages takes place for the Orient Express trains and were previously unheated bays. Phase One, an area of; 41m x 15m and 7m high saw the installation of Nor-Ray-Vac system consisting of 6 x 24kW burners with one flue discharge. Phase Two, an area of; 30m x 15m and 7m high saw the installation of a Nor-RayVac system consisting of 6 x 18kW burners with one flue discharge. Phase Three was the high bay and main locomotive shed where the steam locomotives are maintained on a regular basis. The Nor-Ray-Vac system was an exact replacement of the original to minimise the installation costs. The client was more than happy to replace the old system with the latest NRV series having experienced the financial benefits of an efficient radiant heating system within a train depot environment. The high bay of area; 30m x 20m and 12m high a Nor-Ray-Vac system of 10 x 18kW burners with one flue discharge was installed going around the perimeter of the bay, below the crane beam. The main locomotive of area; 77m x 15m and 7m high received a Nor-Ray-Vac system consisting of 18 x 18kW burners arranged in three zones with two flue discharges. The Nor-Ray-Vac system combusts the fuel at the point of use enabling maximum efficiency with no distribution losses and has rapid response to changed conditions. It is uniquely designed to accommodate the building constraints and required zoning for the method of working within the shed. The flexibility of the radiant heating system meant that specific areas can be heated as required by the work patterns within the shed, keeping staff warm. The client employed the services of Multigas to undertake the complete new and replacement works. Orient Express now benefits from a radiant heating system capable of maintaining the depot at a comfortable environment well into the late 2030’s.

Cleaning & Hygiene

MAN VERSUS MACHINE It’s a dirty job, but somebody has to do it When it comes to maintaining fully food-safe, compliant kitchen facilities, daily cleaning routines and equipment with selfclean programmes are no substitute for professional deep cleaning regimes. Barry Osborn from TWO Services explains: 14

Cleaning & Hygiene

N

ow it is common to find self-cleaning systems and programmes incorporated into modern commercial kitchen appliances. The theory is that this will clean the oven whilst not in use, helping prolong the life of the appliance and maintain the quality of the food by reducing residual odours. However, in reality, self-cleaning ovens do not do all the work on their own and there is no magic solution.

Manual intervention For example, to optimise the self-cleaning process, kitchen staff still need to manually clean any pooled grease or thick spills from the oven floor, door frame and walls and remove any pieces of food and debris that have escaped from trays. Also the self-clean function will clean the cavity of the oven, but it does not clean other aspects such as door seals, which are

vulnerable to collecting food debris, nor will it remove the build-up of carbon deposits on the actual racking of the oven. What’s more, different models have different ways of dealing with fat – and it is essential that any drip trays or drains are cleaned regularly to avoid a dangerous build-up of combustible oils and grease. In comparison, a thorough deep clean regime by trained professionals will help to ensure that all the complex elements of equipment that work in delicately balanced harmony -such as electricity, water, circuitry and heat, are properly cleaned and, more importantly, functioning correctly post-clean.

The right tools for the job Daily cleaning materials used by kitchen porters and staff, will of course be very different to

Electrolux publishes complete buyer’s guide to commercial dishwashing equipment

E

lectrolux Professional has published a detailed purchasing guide to steer buyers through the process of selecting and using the most appropriate commercial dishwashing equipment for their kitchen space. The Commercial Dishwashing Equipment Buyer’s Guide is available on the leading manufacturer’s website, and has been written to help consultants, specifiers, designers, and owner-occupiers make wellinformed decisions on the equipment they choose to support a kitchen. Whether buying for a restaurant, bar, hotel, or staff catering outlet, the guide covers everything an investor needs to consider during their research to ensure they can find a model that best suits their needs. The guide covers the following: • How to choose a commercial dishwasher: explaining the key differences between each type

of dishwasher, and the factors likely to affect performance. • How to use a commercial dishwasher: clarifying the basics that operators need to consider in order to achieve the best possible results. • How to look after a commercial dishwasher: detailing the routine maintenance that needs to take place to maximise the lifespan of the equipment. Steve Bowler, Category Manager for Warewashing at Electrolux Professional UK, comments: “Like many equipment categories, there is rarely a one size fits all approach when it comes to commercial dishwashers, which is why we wanted to make it as simple as possible for buyers to

know exactly what they need to look for. Hopefully our guide proves to be a useful resource for anyone looking to buy a new dishwasher – whether that be an independent chef with a small restaurant, or a procurement director responsible for a high street chain.” https://professional. electrolux.co.uk/commercialkitchen-equipment/ dishwashing-equipment/acomplete-buyers-guide/

Scouts herald a “New Beginning”, thanks to Armstrong Ceiling Solutions’ Dune eVo tile A new ceiling tile from Armstrong has helped give a new Scout bunkhouse new green credentials.

C

eiling systems from Armstrong, including a next-generation ultra-green tile, are helping to herald a new beginning for Scouts in one English county as part of Armstrong’s ‘New Beginnings’ initiative to support community projects by offering a “New Beginning” for their ceiling space. Armstrong’s new Dune eVo tile, which is 100% recyclable and provides class-leading visuals and improved acoustic performance through a new surface which is both brighter and smoother, has been used alongside moistureresistant Hydroboard in a new bunkhouse for Derbyshire Scouts. The Cradle to Cradle™ accredited system comprising 190m2 of Dune eVo Tegular tiles on a Prelude 24mm grid with TLS cross tees features in the entrance, main hall and corridors of their 368m2 new bunkhouse, while the 56m2 of Hydroboard Tegular tiles feature with non-corrosive grid in the kitchen, shower rooms and toilets. The various Armstrong Ceiling Solutions were specified by regular Armstrong users Maber architects and supplied free of charge by Armstrong as part of the company’s “New Beginnings” initiative. This gives community projects like Drum Hill Scout bunkhouse the chance to give their ceiling space a “New Beginning” with Dune eVo – the next generation in ceiling tiles. At Drum Hill Scout Campsite, they were installed over weekends by specialist sub-contractor Peveril Interiors, a 18

member of Armstrong’s approved Omega network of installers. Lee Smith, associate director at Maber as well as a Scout Leader, said: “As a long-time specifier over the past 12 years working in architecture I trust and know the Armstrong product range will deliver what we want, giving us quality and robustness within our budget range. “The Armstrong range gives us the acoustic and light reflectance values we need in the main hall to makes this a truly multi-functional space as a seminar space, play space, dining hall and whatever else it needs to meet the constantly fluid demands of the campsite. They fit seamlessly within the project to give us a modern and functional building.” And specifically of Dune eVo, he said: “I’ve been aware of it for a few months now. I think it’s another advancement for the ceiling tile in terms of the specification and the acoustic delivery that we will get for spaces such as the main hall that we use for dining and activities all the way through to training seminars.”

Maber’s brief was in essence to replace the previous building, Birch Hall, which stood on the site. They took the best features of other buildings on the site and of other camp sites internationally to create a modern, state-ofthe-art camping bunkhouse. He added: “Firstly, we and members of the Scout campsite team used our connections to work with other professionals and tradespeople to find those who could help us. Through a collaborative design process we then designed a building which met the brief but was also future proofed and easily maintainable. This was a critical part of the brief as the whole campsite is run by volunteers. Future proofing has been key as the building will develop with technology and the needs of the users. We ensured the building fabric was super insulated to give the building longevity. This then allows us to add extra green features like the Armstrong Dune eVo ceiling tiles, grey water systems and PVs to the roof. “The site has its own challenges Building & Facilities Management – April 2018

Building & Refurbishment with restricted access but through modular construction we were able to meet all of these. From a concrete slab to a fully clad building in two working weeks really showed the benefit of off-site modular construction. “ The new single-storey bunkhouse at the 47-acre Drum Hill Scout camp site in Little Eaton replaces a former Rolls Royce canteen that had reached the end of its 50-year life span. It comprises a training/dining hall, kitchen and bunk rooms with associated services for up to 44 residents and will also be available for use by the local Derbyshire community. The result of five years of fundraising £200,000 as well as donations of products from companies such as Armstrong Ceiling Solutions, pro bono professional services such as the architectural design provided by Maber, and labour carried out by hosts of volunteers including Peveril Interiors, the new building has been achieved. Constructed of SIP timber frame on a ground-bearing slab with external brick plinth it features larch timber cladding and a profiled aluminium roof deck. Kevin Leahy of Peveril Interiors said: “We prefer to use Armstrong ceiling products. They have never let us down and adding the new Dune eVo tile to the range has gone down really well with both the clients who value the aesthetics and performance and our installation teams who value the new tougher edge which gives a much better installation experience. “We have made a good choice, both aesthetically for now and environmentally for the future. Young people will use this building for generations to come and deserve to be left with a product that is completely recyclable. That should really be the legacy and example that we leave for them.” He added: “We were introduced to the team and the Scouts Association by a client of ours at Rolls Royce. Once we had visited the site at Drum Hill and understood the purpose of this building and what it would mean to the young people using it we felt we wanted to help the Scouts get the building completed to a very high standard and at minimum cost. “It has been a rewarding project www.twitter.com/BFM_Magazine

for us. The Scouts Association is giving young people from all backgrounds shared experiences that will really equip them with skills that will last a lifetime. To play a small part in that feels pretty good.” Scout Leader and project manager Tom Stoddart said: “Armstrong Ceilings have been superb. From the first contact with Anthony Fawcett [Armstrong’s assistant sales manager, UK – commercial] their enthusiasm and support has been beyond our dreams really. They have just stepped forward and helped in ways that we hadn’t even imagined. “Without Armstrong’s involvement there certainly would have been a time delay while we fundraised for the materials and then it would have been an even longer time delay being volunteers who would have installed it. No disrespect to our volunteers but I’m sure we wouldn’t have got the professional finish that we have. “I’d like to think that over its [the Dune eVo tile] life it will look down on 40 to 50,000 young people who are experiencing all sorts of things. It will see those young people making friends, having fun and learning skills for life.” Lee Smith concluded: “The project is difficult to value due to the generosity of numerous local companies and volunteers giving their free time. If we had approached

a main contractor to deliver it would probably be in the region of £600,000 to £700,000 to deliver the scheme.” As part of Armstrong’s “New Beginnings” initiative, the company is running a social media competition in May and June for one communitybased project to win a new beginning for their ceiling space. Anthony Fawcett said: “This first use of our next-generation Dune eVo tile prompted us to offer other community projects the chance to win a new ceiling and we are confident that once they see what can be achieved with it we will be inundated with entries into our New Beginnings competition.” Community groups interested in applying to win 250m2 of Dune eVo tiles and grid and up to three days of free installation should apply via https://www.armstrongceilings. com/commercial/en-gb/articles/ evo-new-beginnings-competition. html?itid=eVoNewBeginWhatsNewM2-BNR-article. For more information go to #eVoNewBeginnings. Derbyshire Scouts’ new bunkhouse will play host to a Scout and Guide activity camp for 1,500 campers over the Spring Bank Holiday weekend when it will be officially opened. Gibraltar luxury apartments refinished with Andura Pro-Flex exterior coating

M

ore and more international projects are seeing Andura specialist coatings used for exterior finishing of buildings. This month sees the completion of six apartment blocks in Gibraltar with Andura’s Pro-Flex high performance coating. Built in the mid 1980s, the Watergardens, Gibraltar is a complex of six luxury apartment blocks up to 12 floors high comprising some 300 apartments. Situated beside the Ocean Village Marina and beneath the Rock of Gibraltar, the apartments have panoramic views to both Spain and Morocco. When the apartments came up for external redecoration, having been painted some 10 years previously, specialist contractors Noneedtopaint Ltd, were commissioned by facilities management company BFA Management for the refinishing of the glass reinforced concrete constructed buildings. As approved applicators of Andura Coatings, Noneedtopaint Ltd specified Andura’s latest ProFlex technology which is not only water and dirt resistant but also has elastomeric properties giving excellent resistance to any subsequent cracks in the substrate. Jabe Hewer, director of Noneedtopaint Ltd, commented, “We chose to use Andura Coatings as we have been working with their products for a few years now and have a really good relationship with the company. We wanted to use a long lasting coating rather than a traditional paint as it will last and keep its new look a lot longer.” He added, “We find that Andura provide great service and are always contactable and available to help answer any queries that we or our clients have.” The 12,000 square metres of external wall area of the six apartment 20

Building & Refurbishment

blocks all received a classic primer and then finished with the Andura Pro-Flex specialist coating. Some 3,000 litres of both primer and Pro-Flex was used on the project. So confident are they in the finish and the work, that both the contractor and Andura provided a partner guarantee of 15 years, covering both work and materials. For the contractors Noneedtopaint, the project was far from straight forward. The company used suspended platforms and rope access on each of the buildings as scaffolding couldn’t be used due to the podium level not being strong enough to take the weight. Weather conditions were also sometimes difficult with the wind very strong at times due to the location and height of the buildings. Andura’s Pro-Flex technology provides excellent long-term protection and decoration for buildings. The elastomeric properties of Pro-Flex technology give excellent resistance to subsequent cracks in the substrate. Using the very latest advances in coatings technology, Andura has now developed ProFlex Ultimate which is specially

formulated to combine all the benefits of Pro-Flex technology with improved breathability, water and dirt resistance for a harder wearing, longer lasting and beautiful finish to keep exterior walls in top condition. Pro-Flex Ultimate comes in 16 standard colours, plus a colour matching service is available. Pro-Flex is classified as ‘highly breathable’ and ‘highly water resistant’ as tested in accordance with German (DIN), European (EN) and International (ISO) standards. The addition of silicon resin and silane to Pro-Flex considerably improves resistance to dirt pick-up. Andura provides a technical support package to engineers, architects, specifiers, end-users and contractors as well as training and on-site assistance. Further information on Pro-Flex coatings is available from Andura on 01869 240374 by emailing info@andura.co.uk or by visiting the company’s website at www.andura.com Andura is supported by Vantage PR.

Successful trial of Intratone access control leads to portfolio roll out

N

etwork Homes is an award-winning housing association with 20,000 homes across London, Hertfordshire and the South East. Proximity readers and fobs were installed by Delta Security in 319 apartments across 19 blocks in 2015; High Frequency (HF) receivers for car park access have also been trialled. Paul Grady, Electrical Contract Manager and Neville Tucker, M&E Project Manager have managed the project to date. One of the principal objectives for installing the new system was to simplify key management, especially when granting access to contractors: “Previously, staff had to escort all contractors on site which was very inconvenient. Now this can be managed remotely. The cloud-based fob-reader system has significantly enhanced control over who has access, for how long and to which properties. Changes made to key fobs are immediate and can be made from anywhere,” Paul says. The new system also benefits the 22

Security & Access Control

A trial of Intratone access control systems at Network Homes’ sites across London has been so successful that it resulted in zero faults over two years. residents. If a user loses their fob, the operator is able to immediately establish its identity and disable it for future use. A new fob is subsequently activated and then despatched. Every time a fob is used the data is sent back to the remote operating platform, giving operators an overview of that particular gate or secured door’s activity. Any unusual activity is therefore easily identified and monitored. “The Intratone system gives us complete control and visibility. It also means we don’t have to approach a third party whenever a resident has lost a fob, or someone moves out. We have been so impressed with the potential time and therefore cost savings that we have started a gradual roll out across our sites,” Neville adds. Daniel Bacon, UK Sales Manager at Intratone says the cloud-based fob reader system is ideal for multi-

tenanted, managed properties: “The system provides best-in-class security, alongside flexibility and ease of use. We are extremely pleased that the installation is serving as a good example of how access control can make life easier for managers and residents alike.” Network Homes is intending to use Intratone equipment on its new developments and as replacements for planned upgrade works to some of its 20,000 homes across London, Hertfordshire and the South East. Intratone is one of Europe’s largest access controls specialists and manufactures a range of costeffective door-entry and access control solutions designed around the customer need. Its systems are installed across a range of Housing Association, Social Housing and Private Properties throughout the UK and Europe. www.intratone.com Building & Facilities Management – April 2018

HR executive says the security sector is underrated as a career choice Nancy Oliver, HR Executive at the Buckinghamshirebased Security and Facilities Management Ashridge Group, is encouraging more school and college students to consider the sector as a career choice.

A

s an “undecided” A level and then Sports Management student she abandoned not one but two previous courses of study in pursuit of her ideal job, a search which has ended happily with her appointment last year. The Ashridge Group is comprised of three businesses, Ashridge Facilities Management, Ashridge Security Management and Cognitious, a consultancy specialising in the development of corporate resilience and security packages. Its MD and driving force, unusually in a male dominated sector, is Emma Walker and it was in large part her influence which encouraged Nancy Oliver to change the course of her professional career. “I was very good at sport, throughout my years at school” Nancy says, “and went on to gain both county and representative honours in netball, so Sports Management seemed a natural area for a professional career. I’m still not quite sure why, but when I took the college course it didn’t provide the level of enjoyment or interest I had expected”. She is now established at the Ashridge Group as an HR Executive and pursuing a qualification in that discipline by day release at Aylesbury College, ironically the same FE establishment where her sports Management course came to an early halt. It was the College, however, which arranged a series of interviews for its students, designed to introduce them to the world of work, which would stand them in good stead for their first full time role. Nancy had four of these, including one each with a Social Media organisation, a Theatre Group, and a Marketing Company. On the face of it each of those www.twitter.com/BFM_Magazine

alternatives to the Ashridge Group, a business concerned with security services and facilities management, could well have seemed more interesting and attractive. Nancy explains: “I got offers from three of the interviews but there was never any doubt in my mind which to take up. Most important of all was the “connection” I immediately made to the Directors at Ashridge, Emma and Mark Walker. The whole working atmosphere was positive and friendly, and I was really impressed with their business philosophy. It was my first real insight to the importance of HR matters inside a commercial organisation”. Emma Walker comments “what many people don’t immediately understand is that our business succeeds primarily because of the quality of our staff. We put people first, not only because it guarantees a positive place to work but because we know that the ultimate beneficiaries will be our customers. They need to trust and depend upon our professionalism and our personalities too. With Nancy, we could tell that she had an almost natural understanding of that”. With absolutely no regrets in hindsight, she is now fully integrated in the organisation. Working first as Emma Walker’s executive assistant across a range of administration and support tasks, she was soon offered the role as HR Executive, responsible for key tasks such as training, staff development, payroll and disciplinary processes for a workforce of some 85 people, seven based at the company’s scenic rural headquarters in Aylesbury, the rest located across the company’s operations nationwide. She continues “When I came to work here I definitely lacked self-

confidence. Although I had done part-time work from the age of 14, I was still pretty shy around people I didn’t know. Working here gave me the confidence and the skills to overcome that - there is an absolute commitment to staff development here and once you’ve experienced that, it’s quite easy to take this into an HR role because you have the knowledge that the company has its people at the very heart of its values”. To support this, the company’s staff retention levels are impressive, in a sector not readily associated with that characteristic. Even where the business has taken on TUPE staff from outside its own recruitment programme, there is evidence to support its claim. Now, studying for the next level of her professional qualifications and with her sights set firmly on a greater HR role with the Company as it expands, with ambitious plans for a move to new offices in Milton Keynes and a growing portfolio of blue-chip clients, Nancy Oliver has a word of advice for any young person unsure of a career path. “I’d say for anyone who is interested in people and wants a job that’s about far more than processes, data and pushing at a keyboard, then HR in this commercial sector has a lot to offer. I wouldn’t necessarily say that my route to it was the best or easiest, but it does show that it’s not always about getting the university degree. Sometimes the road ahead is clear, sometimes you have to go down a few sidetracks before you can see it. Most important of all is finding the right working environment with people you can trust and a set of values that make sense to you. The security industry has been the right choice for me”. www.ashridge-group.com Security & Access Control

Getting to the heart of the matter! STANLEY Security adopts digital asset mapping for improved service & maintenance

S

TANLEY Security, one of the UK’s leading security providers, has adopted an innovative asset mapping technology to provide customers with more efficient system maintenance & servicing than ever before. ‘Connected Assets’ is an advanced digital asset mapping technology that enables STANLEY Security to quickly and easily map out an entire security system and all its individual elements. It allows for detailed additional information to be included, including images of equipment in situ. Using Connected Assets, a visiting STANLEY engineer can now familiarise themselves with a customer’s security system before attending site and, whilst there, can quickly locate where specific items are that require servicing. For customers, Connected Assets means an engineer can be on and off site quicker than ever before, making for a more efficient service with minimal disruption. For STANLEY Security it not only makes for happier customers, but also means STANLEY can make more efficient use of its resources. For example, with a complex site, rather than wait for an engineer who is familiar with that site and its system(s), any available engineer can now be sent fully loaded with the information they need to conduct that service visit. For Stephen Hodgkinson-Soto, STANLEY Security Service Director GB, Connected Assets marks a leap forward: “Most security companies use an asset register spreadsheet to detail an installed security system, but this is basic and limited in terms of what information you can include. In a digital world, this approach is out of date. Moving to Connected Assets enables us 24

to add considerably more valuable information and our field engineers are using it to good effect. It’s working well for our customers, big and small, from a single newsagent to a large international airport.” STANLEY Security’s maintenance & servicing options include service plans with differing levels of support to suit customers’ needs. It has a network of expert technicians UK wide who can repair or maintain security equipment to ensure that it’s fully functional. Whilst STANLEY Security is currently using Connected Assets to map static assets for its own service and maintenance contracts, Derek McLean, Head of Technology

Solutions at STANLEY Security, sees an even wider use for it: “Using Connected Assets for mapping customer’s security systems is the first step. We are looking at ways to further develop and use this innovative technology. For example, we are already combining it with asset utilisation. Using technology such as Low Energy Bluetooth, GPS and RTLS Location Tracking, Temperature Monitoring and GSM we are able to provide real time information on assets, however large or small, both inside and outside a building.” For more information on STANLEY Security, please go to www.stanleysecurity.co.uk

Ward Security strengthens with new Director

W

ard Security has appointed Julian Roche to the role of Director in a move that reflects the company’s ambitious plans to become the security supplier of choice in London and its commitment to strengthening the client facing team as it continues to experience strong organic growth. Julian is the company’s second high profile hire this year following the appointment in January of Paul Barnard as Director of Security, Risk and Mitigation, to support clients specifically with counter terrorism planning. He will focus on assisting City based clients allowing Operations Director, Dan Liddiard to manage the company’s national portfolio. Julian was formerly Regional Director at Ultimate Security and he joins the team with 30 years operational experience in the security

industry. His track record includes the setting up and operating of The Shard, one of London’s most prestigious and now iconic skyline buildings, and he was also instrumental in managing the security mobilisation for the Olympic Village in preparation for London 2012 on behalf of LOCOG. This role included overseeing the transition of the park from a construction site to a corporate environment. “We are committed to being the best quality supplier of security services in the City and our recent 170 ACS score underpins this commitment, firmly placing us in the top 1-2% of all security companies in the UK” said Kevin Ward, Managing Director of Ward Security. “Over the last 12 months our business expansion has continued along with our need to recruit senior personnel who can both assist the day to day

operations team and have the skill set needed to plan robust security strategies. It is crucial when we experience growth in the business that we also have the correct infrastructure in place to ensure the quality of our service will never be compromised regardless of the number, size or scope of the projects we are managing at any one time. Julian’s extensive experience of running the security for complex and high-profile sites fits extremely well with our client needs and his skills provide us a very strong and knowledgeable client team.” www.ward-security.co.uk
