Overview Celeste Marshall and Gilbert Naranjo requested a visit to a few sites in the West LA CBRE Portfolio. The sites referenced within this review letter are: 1840 Century Park East; 11755 Wilshire; 9595 Wilshire. Our site review visits allow us to hear from the service employees working at the locations, day in and day out. This “ear to the track” approach always yields pragmatic conversation and solution ideas. Contained within the review letter you will find suggested areas of consideration for the deployment of technology tools and process. Each of the items will be labeled with name, level of effort (1 low – 5 high) and grouped by phase consideration. Included as well you will see a brief paragraph and a screen example where applicable. Phase One File management | effort 2 Overview: A repository to be used by ABM and non ABM users to access files leveraged across all site locations. Meeting action lists (suggested to replace with an issues log in phase two); plans; proposals; post orders; etc. are examples of the files to be stored. Tools: Several tools can work, the key is to make sure that all site employees have access to file management locations. Version

and updates will be critical. We have many choices here to be discussed, SharePoint (ABM), Issuu (published files), SkyDrive (cloud SharePoint), CBRE file management. Journaling | effort 1 Overview: Universally accessible from PC or mobile device log areas for officers to use as a journal. Much of this information may be copied over to a formal system; however, full journals which can easily be updated is essential. Tools: abmlq.com, creation of a private Group for either one or all of the portfolio. Use the topics within the group for any combination of use from the officer name, name and week or day, etc.

Contextual learning | effort 3 Overview: Media capture tool for images, video and audio. This contextual information allows the locations to associate content to the site or leverage enterprise provided learning content. QR codes (IMPACT) | effort 3 Overview: Using bar code like, business card sized paper, bridge the consumer to video, PDF, drawings, websites, phone numbers, etc. Tools: abmlq.com driven QR code tool and IMPACT (innovative mobile product and continuous training) distribution

Phase Three Sub-contractor activity management | effort 3 Overview: UW allows for service providers to be enabled through membership to receive work activity. The sites simply drop work activity into the UW hopper, based on skill and proximity notifications are distributed and seek resources. Thus, all work activity types may leverage this unique “pull dispatch” model. Tools: UW hopper and UW social compulsion (work activity management). UW E Service (work activity request and awareness)
Task management (building related) | effort 3 Overview: Within the site location and amongst the personnel ad-hoc tasks occur. These are items typically not covered with formal work orders. Work order management integration | effort 4 Overview: The purest definition of Unified Workforce is a cloud based middleware platform. Core to the design is the ability to connect transactional systems. Once integrated these unique systems communicate with one another via the UW service buss in a “publish / subscribe” method. The net result is that locations may continue to use their systems of choice, communicate with the field via UW and automatically maintain the integrity of their data sets.
