Now that the days are longer and the weather is warmer, it is time to get out and enjoy the fresh air. The Main Street trail project will be finished this Spring, subject to weather, making it much easier to walk or bike to Downtown. The Thrive office building should be completed, so Duluth will expand the number of professional jobs in downtown adding more energy to the city during the day. The Living Honorarium is being repaired and assembled in front of the Public Safety Building at the corner of Buford Hwy and Davenport Road and the train viewing platform will start construction. By this time, the Council and I should have already visited over 10 neighborhood communities within the city with the goal of keeping Duluth residents informed, connected and engaged.

RIVIÈRE
McKinley Homes completed its 72-unit complex called Riviere off Peachtree Industrial Blvd and Chattahoochee Trace Construction. All units have been sold.
THRIVE COWORKING
The 27,000 sq. ft. retail and coworking building completed construction and opened for business in December 2024. The associated public parking lot created a circular pattern for parking along the track with three entry and exit points into the all the trackside lots. It is located across from Duluth City Hall on Main Street. In addition to the office future amenities are projected to be a coffee shop, restaurant, and retail.

DR Horton completed construction on 55-units in the Gardendale townhome community located on Howell Street just off Highway 120. All units have been purchased.
ENCORE BY ASHTON WOODS
Ashton Woods has sold all 464 attached and detached home sites in Encore. The final set of homes will be completed by
Spring 2025 and are under construction now. Encore is a 145 acre Planned Unit Development on what was once two golf course properties. The site is adjacent to the Chattahoochee River and Rogers Bridge Park and is accessed by Peachtree Industrial Blvd.
EVANSHIRE
The Providence Group continues construction on its 25 acre for-sale residential site off Highway 120. The
development consists of 74 attached forsale units and 66 detached for-sale units with prices starting in the $600,000’s. Construction should be complete in 2025.
LITTLE CEASARS PIZZA DULUTH STATION
The well-known pizza retailer held its grand opening in May of 2024 and is located next to El Porton and Phoenix Roasters in Duluth Station on Old Peachtree Road.
SALON BELLA DAMA DULUTH STATION
This Sandy Springs-based salon closed its shop there and moved its operation to Duluth Station in 2024. The 1,400 sq. ft. location is open for business.
CO-HATCH DULUTH
The co-working office complex completed construction in 2024 and opened its doors to clients in May 2024. The adaptive reuse project took the former United Tool site and created a modern, fun and vibrant office while respecting the uses the building was long known for. Co-Hatch is located at the corner of Hwy 120 and Buford Hwy.

MARLOWE RESIDENTIAL
Greystar Duluth sought and received Planned Unit Development approval for a market rate multi-family project tentatively called Marlowe. Demolition of all structures on the site was completed in 2024. The development comprises of 13.7 acres and site work is expected to begin in 2025. It will be located between District at Duluth and Bexley on Buford Hwy.
DAVENPORT SIGNALIZATION AND RR CROSSING IMPROVEMENTS
This project was completed July 2024. It involves full movement signalization on Buford Hwy and Davenport and the construction of a 90-degree RR Crossing. All RR Crossings in Downtown Duluth were approved for Reduced Whistle Zone status in August 2024 shortly after the opening of the Davenport Crossing.
CLIMATE CONTROLLED STORAGE PROJECT
A climate controlled mini-warehouse complex is expected to start site work next to Domino’s Pizza on Buford Highway sometime in 2025.
KUNJ CONSTRUCTION GAS STATION
Kunj Construction USA is nearing completion of its new gas station on Buford Hwy. It is projected to open in 2025.
TAYLOR PARK PLAYGROUND GIGGLE BARK TREE PLAY AREA
The climbable playscape known as the Giggle Bark Tree was opened in February 2024 in Taylor Park downtown. It was an instant success for kids who started climbing all over it as soon as the
construction fence was removed. It is patterned after the Rainbow Eucalyptus Tree found in North and South America.
ROGERS BRIDGE PARK PARKING, PICNIC PAVILLION AND RESTROOMS
As part of the improvements to the pedestrian bridge, which connects Cauley Creek Park to Rogers Bridge Park, new parking lots, a restroom building, and a new picnic pavilion were opened in late 2024.
ROCKET FIZZ
The old-fashioned candy shop with candies from all corners of the globe opened in April of 2024 in downtown Duluth. The store leased the location which used to house the Vom Fass spice and oil shop. It is located on Main Street next to Truck and Tap.
SHERWOOD CROSSING
Century Communities completed all 34 for sale units in Phase II of its Buford
Highway townhome project. All units have been purchased. Phase 1 consisted of 79 townhomes on 10 acres and was completed in 2021.
SPICE HOUSE DULUTH STATION
Spice House is a new restaurant in Duluth Station. The ribbon cutting was held October 2024 and the Caribbean flavored eatery is located at the end cap next the UPS store.
COMMUNITY CAT CLINIC DULUTH STATION
Community Cat Clinic opened its doors to service in 2024. The cat care site is located in what was St. Vincent De Paul Thrift shop at Duluth Station.

The City of Duluth is an ideal suburban environment that offers a great place to live, work and play. We are excited to provide an avenue for citizens to learn about city operations, services and the city government’s essential functions. This program offers an interactive learning experience, including information about city services, programs and responsibilities. Additionally, citizens will casually interact with elected officials and city staff. Class participants have the opportunity to ask questions and gain a better understanding of Duluth’s local government and their role in local government.
The 15th Annual L.E.A.D. (Learn, Engage, Advance Duluth) Academy will begin in the first quarter of 2024. Dates will be announced soon. The program runs for six (6) weeks and consists of six (6) sessions, one of which will be a regularly scheduled Council Work Session and Council Meeting. A graduation celebration will be held in the final week. To participate in this FREE program, you must be a city resident or business owner.
The 2024 program, to provide a more in-depth look into City operations and combine staff efforts, has merged the former Citizens Budget Review Committee sessions into one of the L.E.A.D. sessions. So, if the city budget interests you, please sign up for the L.E.A.D. Academy.
Citizens engage when they are armed with good information and L.E.A.D. provides that foundation. You will be empowered to help address community issues when you understand all the possible ways you can help. This program will spark your interest in local issues, provide insight into the decisionmaking process and provide an avenue for participants to help advance the community to a better future.

DUMPSTER CARDS
To use our dumpster service, you’ll need a City of Duluth Dumpster Card, which must be renewed annually. Cards can be obtained Monday - Friday between 7:30 am and 4:30 pm at the Public Works facility (2450 Main Street).
You can apply for your 2025 Dumpster Card by visiting the Public Works Office or by scanning the QR code to the right and completing the online application. If applying in person, please bring a current utility bill or an equivalent monthly statement, such as a mortgage or bank statement, credit card bill, or insurance statement, as proof. Tax bills, if under 60 days old, are also accepted. Driver’s licenses are not valid as proof. If applying online, ensure you attach a recent utility bill when completing the application; you can do this by taking a photo with your smartphone and by scanning it.

COMMUNITY CLEANUP DAY ANNUAL
The City of Duluth is happy to announce that the annual Citywide Community Clean-Up Day is being hosted at the Duluth Public Works facility located at 2450 Main Street, Duluth, GA 30097 on Saturday, May 10 from 8:00am-3:00pm. The Clean-Up Day is being offered as a free service to our wonderful residents as part of the Duluth N.O.W (Neighborhood Outreach Work) Program.
This is an amnesty dump day, and we will be accepting the following household items from City residents on this day only:
• Up to 4 car tires.
• Left over paint from your home improvement project.
• Debris from your home renovation project (tile, lumber, carpet, sinks, toilets, etc).
• Vehicle parts and fluids (motor oil, batteries, antifreeze).
• Garden chemicals (pesticides, herbicides, fertilizer, and insecticides).
THIS FREE EVENT IS ONLY FOR RESIDENTS WHO LIVE WITHIN DULUTH CITY LIMITS
• All residents must bring a current utility bill and driver’s license to enter the event.
• This event is not open to contractors, builders or other construction trades.
• No commercial materials will be accepted.
• No vehicles larger than a standard-size pick-up truck will be admitted into the event.

BUT WAIT, WHY WAIT UNTIL MAY 10?
Did you know…. Many of the items you are curious of how to get rid of can be disposed at your curbside or by taking them to the Public Works facility year-round.
Republic Services (your garbage company) will take items from your curb year-round if you are unable to bring them to Public Works. Republic will take items like mattresses, furniture, appliances, and other household items at the curb. You must call Republic Services at 678.963.2800 within 24 hours of the pick up to request for this charged service.
Duluth residents benefit from having dumpsters located year-round at the Public Works. Throughout the year residents can dump items like appliances, sofas, furniture, cardboard, lawnmowers, grills, old clothing, electronics (TV’s, VCR’s, stereo/computer equipment, etc.), vehicle parts and fluids (motor oil, batteries), old children’s toys, tree limbs, grass clippings, leaves, etc.
We are now accepting glass since it is no longer taken at the curb with recycling items.

MEDICARE CAN BE A MAZE! LEARN HOW TO NAVIGATE MEDICARE PLANS
Is Medicare Puzzling? For most people the answer is yes. This course assists the attendee in understanding the many facets and particulars of Medicare. You will gain a foundation of Medicare Part A, Part B, Part C (Medicare Advantage) and Part D (Prescription Drug Plan) and Medigap plans (aka Medicare Supplement plans). Areas include: when to apply, how to apply, how it interacts with private insurance, deductibles and what factors to include in choosing the right plan. Can you contribute to your HSA account after you move to Medicare?
We explore how to evaluate if you should stay on an employer plan at age 65 or move to Medicare and continue working at your employer. This is a growing trend!

MINIMIZING TAXES IN RETIREMENT
For middle income and higher income households, taxes are likely to be one of your highest yearly expenses. We explore how drawing down your IRAs or 401ks (voluntarily or thru RMDs) creates taxable income thus making your Social Security Benefits more taxable (aka The Social Security Tax Trap).
You will learn how the Provisional Income calculation will determine how much of your Social Security benefits are taxable. If you have 1 dollar in Provisional Income over a set amount, then 50% of your Household Social Security benefits are now taxable for that tax calendar year. We demonstrate the value of a ROTH IRA and how if used correctly can mitigate the taxation of your Social Security Benefits. Learn “Tax Bracket Harvesting” and how that is key to efficient ROTH IRA conversions. Also what happens when one spouse passes, and the tax/financial implications for surviving spouse.

“LIL SPORT” I TENNIS (AGES 4-7)
Introduction to tennis in a fun, professional environment.
The rules of tennis have changed, the court size has changed, the balls have changed, the racket size has changed. This class is for those juniors wishing to play ALTA and USTA in the Spring and Fall of 2025.
This class is open to all ability levels. Drills will continue to improve stroke production and learning to play games will be included. This class is ideal for those juniors wishing to learn to play or wanting to play ALTA.

If you are privileged to be 50+ and someone who enjoys game play competition, this is for you! Join us at the W.P. Jones Lodge every Wednesday and Thursday from 10am-2pm. On Wednesdays, we will host a variety of games including Mahjong/ Checkers/ Backgammon/ Scrabble, etc. Thursdays we will host Social Bridge games.*
The annual fee, for both days is $20 for City Residents and $25 for NonCity Residents.
