INTRODUCTION

LOCATION OF RUPNARAYANPUR

Rupnarayanpur is a small town with a population of 80,000, located in close proximity to Asansol and connected to other big cities like Chittaranjan, Durgapur, Dhanbad, Burnpur, by both road and rail network.

This feasibility report has been prepared to access the social and technical relevance of a proposed Residential cum Commercial Development at Rupnarayanpur.

OBJECTIVES To prepare a Feasibility Report about the upcoming Real Estate Development potential of Rupnarayanpur with a comprehensive report of the Site for proposed Real Estate Development through S.W.O.T analysis.

ABOUT THE SITE

LOCATION MAP

- Known as the famous LAL BUNGLOW situated in Santashree Polly, - Approached by a 30 ft. wide road from the main sub-arterial SAMDI road which is about 60 feet wide. - Dabur More, the CBD of Rupnarayanpur is just 0.75 kms from the site. -The site is surrounded by the low height up-scale residential houses. - The site is with 250 ft. frontage and with a depth of about 780 Feet with a clear visibility from the main road.

STRENGTHS

STRENGTHS

A - LOCATIONAL ADVANTAGE-0.75 km from Dabur more.

B - SITE AND SURROUNDINGS-Site is rectangular with a considerable frontage of 76 mts. Land area of about 11 bigha.

- Purely residential area with close vicinity to commercial establishment.

- Plain Landform with gentle contour for which no filling is required thus lower down the construction cost.

-Site well known for its name “LAL BUNGALOW”.

-The shape and size of the site is good thereby encouraging an effective design generating more built-up area thereby results in good revenue generation.

-Presence of prominent schools and colleges close to the site. -Presence of Multi-Speciality Chittaranjan hospital (3 km from site).

-Site is well visible from the main road due to low rise establishments which creates more marketability for the project.

- Rupnarayanpur railway station(1.5 km from the site) & Chittaranjan railway station (3.0 km from the site).

- Site is surrounded by road on three sides which is added advantage for this site results in smooth and hassle free traffic movement.

-Bus stand- Dabur more (0.75 km from the site) & Chittaranjan bus stand (3.0 km from the site).

OPPORTUNITIES

WEAKNESSES

- Presence of ditch or pond. - Existence of 150+ well grown trees, - Devoid of any departmental store or hyper market. - Devoid of cinema halls, multiplex or entertainment hub. - Sale price is comparatively low. - The sanction phase involves many stages and is highly time consuming. - Poor drainage and sewerage system due to low infrastructure due to panchayat area.

-Non existence of local reputed players in the real estate scene is the reason why developers from Asansol & Kolkata who are exploring this region for future real estate development. -No political disturbances has been observed in the recent past, -This area is going to be notified in the near future and at present is in planning area of ADDA (Asansol Durgapur Development Authority).

THREATS - As such no considerable threat has been observed. - To obtain noc from forest department for shedding of trees.

SELECTED WORKS FROM WORK EXPERIENCE PERIOD - Done at Prakalpa Space Kraft Pvt. Ltd. In Kolkata. (Oct 2015-Mar 2016) PROPOSED COMMERCIAL AND RESIDENTIAL COMPLEX AT RAJARHAT,KOLKATA FOR WBIDFC CONCEPT The proposed complex comprises of the Commercial & the Residential block.

Commercial Block: - Comprises of all the modern amenities including the helipad; - Purely a modern building with contemporary looks; - The commercial block surrounded by water symbolizes a sailing ship as in ancient times, ships were considered as a symbol of trade and commerce. Residential Block: - Located at the Southern part of the site with predominantly South facing flats and apartments, for climatic reasons; - Green open space in centripetal location acts as a place of recreation; - Acts as a backdrop for the office building. The overall built form depicts the sailing ship with the commercial block as the source of trade & residential block as its backdrop.

Vehicular road runs through the northern periphery of the site, Building layout along the vehicular road, Convenient movement pattern for pedestrians, Garden spaces not present for all buildings,but are centrally located in every zone-private & semi private zone,suitable for passive recreation(interaction). Central landscaped area of the site –public zone,suitable for active recreation(Club).

MICRO LEVEL URBAN DESIGN STUDY OF SSKM HOSPITAL AREA IN KOLKATA,INDIA VISUAL SURVEY-SSKM HOSPITAL,KOLKATA CHARACTERISTIC STUDY LANDFORM & NATURE -Trees located in front of the buildings enhance the character of the site’s surroundings. -These act as a visual framework.

SHAPE & PATTERN

SIZE & DENSITY -Mostly rectangular buildings, with a minimal round and box projection .

•The study area is heavily built with almost no open / green spaces.

-The site has a rectilinear pattern formed by building, open spaces and routes.

• In the whole project area most buildings have similar size in plan with the height of 2-3 stories.
