There is no doubt this year will be one that opens further chapters in our city’s vibrant storybook.

It is exciting to see new private sector developments being proposed at locations like the Southport marina, at our theme parks and within key tourism precincts across the coast. These projects build on the city’s famous ‘have-a-go-spirit’ and give confidence to employers and employees including our 76,000 registered small business owners.

This year, I believe we need to continue to focus on three challenges: cost-of-livingpressures on families; further improvements to our transport network; and working in partnership with the Queensland Police Service to address crime, particularly youth crime.

In the area of cost-of-living, our Council has kept annual general rate increases at, or below, CPI for the past 11 years. In every way, that is now our benchmark when councillors meet to consider the annual budget. Keeping rates low is a ‘nonnegotiable’ for me, as Mayor.

In the field of transport, I fully understand the pressure on our roads with more cars on virtually every street. We all rely on our cars to get around but we must make the switch to utilising more public transport. That’s why we are partnering with the State on a major trial of more public transport for the north of

our city along with putting forward our share of light rail funding for stages 3 and 4. We are also investing in active transport options for kids going to school as well as parents doing the daily drop-off/pick up.

Finally, crime is an issue and while police stats show a drop in major crimes such as armed robbery, we all know that street-level crime remains a concern.

As Mayor, I host a regular Mayoral Safer Suburbs Forum, bringing together every agency with an interest in public safety – Queensland Ambulance, the State Department of Communities, Queensland Police, church groups and charities. Our sole aim is to ensure we are all ‘pulling together’ and that no resources are being wasted in our joint approach to crime.

Market Autumn 2023

There’s an awful lot of commentary arising from the Southern media outlets regarding the health of real estate within Australia, and it’s probably fair to say that this is causing a great deal of angst amongst buyers, sellers and renters, coupled with near daily messages of bruising interest rate rises at the hands of the merciless Reserve Bank of Australia. We have seen this before. We have managed this before. It appears as all consuming, apocalyptic, gloom and doom, when in fact, the truth is that the property market is in a better state of health than it was before the recent COVID induced miniboom, but with one significant and powerful exception, buyer confidence, which is highly reflective of overall consumer confidence.

Understandably, potential buyers and sellers are hesitant to make a decision, and are frightened into inaction after eight consecutive interest rate hikes, even after the Reserve Bank of Australia (RBA) announced that rates wouldn't increase until 2024. Global inflation is out of the RBA's hands, but protecting the Australian economy is a necessary and challenging task, and with that, comes some expected pain in particular segments of the property market.

Pundits predict we'll see a couple more interest rate hikes in 2023, the RBA have been quite transparent about this, but thankfully for the Gold Coast region, it's unlikely that market conditions will deteriorate, let me explain why.

• The region is experiencing strong population growth with a record low unemployment rate at 3.5%

• We have critically low vacancy rates at 0.6%, creating a shortage of supply for both rentals and sales.

• The much covered rental crisis is a major socioeconomic and political cause for concern, which may trigger policy change that results in investor buy-in and return of rental stock to the market.

• There is a distinct lack of high quality homes on the market, which creates strong competition amongst buyers, albeit with this change in dynamic, buyers are far more discerning.

• The Consistent interstate and international migration, with active buyers, will continue to influence prices on the Gold Coast, which we believe will continue to buoy the market and flatten the sharp decrease in prices seen in other other major cities.

• Global and Local Supply chain issues are expected to improve, which will contribute to stabilisation of inflation, and we can thus expect interest rates to stabilize, with an improvement in consumer confidence and a subsequent increase in buyer activity.

The Gold Coast property market is healthy, and unless we see an increase in the amount of quality property coming to market, we can expect to see stable property prices with the very likely prospect of increasing prices and demand far exceeding supply. Gold Coast Marine Industry is Surging

Boating has been going crazy on the Gold Coast in the past two years. Since the pandemic began, Australians have shown an unprecedented demand to get out on the water. People who couldn’t travel overseas (or take international cruises) turned to our own waters instead.

There’s been a huge boom in new and used boat sales in the region – with local boat builders recording record growth in demand. Boat builders are forecasting at least a 25 percent annual growth across the next two years – and the region is home

to many of Australia’s most important shipyards and marina facilities. Every marina on the Gold Coast is close to full, while the Sanctuary Cove International Boat Show had its best year this year with over 44 000 visitors, up 20 percent on last year’s numbers. It’s Australia’s biggest celebration of the boating lifestyle – held across four days in May. It’s the most glamorous boating lifestyle event in the Southern Hemisphere and visitors clearly couldn’t get enough of it.

There’s also been a huge growth in people buying personal watercraft such as jet skis on the Gold Coast.

The Gold Coast Builds Australia’s Largest Megayacht Berths

The Southport Yacht Club has built Australia’s largest floating megayacht berth – a key part of a strategy to position Queensland as the superyacht hub for the Asia-Pacific region.

In February the Southport Yacht Club opened 11 floating pontoons which span 160 metres to accommodate megayachts up to a length of a whopping 130 metres.

The difference between a superyacht and a megayacht is size – a superyacht starts at 24 metres in length, whereas a megayacht is anything over 80 metres long (all megayachts are superyachts).

The Southport Yacht Club was already seen by many as Australia’s most progressive yacht clubs in recent times, and now it’s taken another step into the sailing future.

The 11 huge concrete pontoons will bring in millions of dollars into the region and feature the most high-tech boating and engineering technology available on Earth.

The project was a collaboration between the yacht club, the City Of Gold Coast and the Queensland Government to attract the megayacht market. The Gold Coast is perfectly positioned between the super and megayacht sailing playgrounds of Sydney and the Great Barrier Reef and is fast becoming one of the industry’s major hubs.

MUDGEERABA

Known colloquially as the gateway to the hinterland, Mudgeeraba is a picturesque green township that sits

snugly north of Reedy Creek and south of Worongary on the western side of the freeway, opposite Robina. It beautifully navigates the line between being convenient to a major hub and removed enough to be able to develop its own quaint village feel. Just a short drive to stunning reserves and conservation areas, it’s an enviable spot indeed.

SPRINGBROOK

Explore the rainforest on foot with a bushwalk, or grab some mates and get mountain biking. You can even navigate the forest on horseback.

GUANABA

Guanaba is a tiny, friendly, semi-rural locality that sits between Maudsland and Tamborine Mountain. Clean and green, Guabana sits along the Coomera River and has swimming holes a-plenty for the kids, as well as rolling green hills and twinkling streams. Although you might feel like you’ve stepped into a fairytale, it’s actually only around a 15 minute drive to the freeway. Well worth the trip.

WONGAWALLAN

Wongawallan is a rural community accessible by Tamborine-Oxenford road.
