hile the old adage says to never judge a book by its cover, a lot can be said about the exterior of a home. Some of the first things you might notice when driving up to a house are the color of its paint, how well-kept the fencing is, its roof and maybe the garage. Whatever catches your eye — that’s what makes up your home’s curb appeal. To make a lasting impression, here are a few tips from some experts.

Windows tend to be an underrated home improvement. However, updating them with shutters will certainly help your windows look more finished and uniform. fter inheriting this diamond head property,

a couple decided to build new to accommodate the three generations of family that would live there. They tapped Peter Vincent Architects and Mokulua High Performance Builder to revamp not only the home, but the entire lot too. The goal was to integrate design, form and function to create a “multigenerational home for a growing family that’s designed to be spatially conscious for the lot,” shares Mike Fairall of Mokulua High Performance Builder. “The other hope was to create a house that was great for entertaining and space for the kids to run and play,” adds the homeowner. The original single-story home was decon-

entertaining with indoor-outdoor living spaces that encourage energy efficiency. “There is more functional yard space,” says Fairall. “While the home is large, it doesn’t feel overwhelming and we adapted the property, which was partially sloped, to utilize as much of the flat area as possible.” The materials for the exterior of the house were chosen for their clean lines and warm, natural features, like the cedar shiplap siding with a stucco finish. The entry door is integrated with the siding to make it look like it’s not there, a classic

style and mixing of material that’s a specialty of Peter Vincent Architects, according to Fairall. On the main floor of the home, the central focus is the kitchen. “It’s the main hub of the house,” shares Peter Vincent of Peter Vincent Architects. “They wanted it clean and contemporary.” For the homeowners, it was important to have a large island, gas range and high-quality appliances, plenty of storage and unobstructed views. “We wanted to achieve an openness and define spaces,” adds Mary Schmitt of Peter Vincent Architects.

Bellmont Cabinet Co. wood cabinets from Pacific Source are paired with Silestone quartz countertops in Calacatta Gold to create contrast in the room. A key design feature is the vaulted ceilings with uplit soffits. To further add to the indoor-outdoor experience, a Fleetwood pocket door system connects the living areas and kitchen to the outdoor living room and spacious yard. Down the hallway are the kids’ bedrooms, bathrooms, a study and the main bedroom and bathroom, which gained some square footage. The main bathroom features a soaking tub adjacent to the walk-in jetted shower with a rain shower head and a his-and-her vanity with make-up area, surface counters and wood cabinetry, echoing the style of the kitchen.

“Our bathroom has a door that connects to the pool, so after swimming we can just come in and rinse off,” adds the homeowner. “That’s a design feature that we really like.” Outside, Poseidon Pools completed a pool renovation in which new coping, tiling and a spa were added. There’s also a raised deck with new finishing and railing installed. Aloha Aina Landscaping completed the landscaping, which was kept minimal with opportunities to grow and garden in pockets around the perimeter. Many factors contribute to this energy-efficient home, from the new standing seam metal roof to the natural ventilation made possible by large double-glazed doors and windows, corner windows and haiku fans, according to Peter Vincent Architects.

Throughout the build, Mokulua High Performance Builder implemented sustainable features as well, making the home certified LEED platinum, Energy Star and EPA Indoor AirPlus. Along with all of that, it’s also achieved net-zero, which means it’s a carbon-free home. RevoluSun was brought on to remove and reinstall the home’s current solar system; however, after learning about the homeowners’ needs and factoring in the new roof and layout of the home, the company recommended a more efficient system with higher wattage on a southern-facing orientation. Now, 53 Panasonic 330-watt panels produce around 90 kilowatt-hours per day and three Tesla Powerwalls that provide 36-40 kilowatt-hours per day of storage, shares Eric Carlson of RevoluSun. This allows for three times the amount of energy, plus backup power in the event of a grid outage.

The new home not only accommodates the couple and their children, but also the kids’ grandmother. Across the garage is an accessory dwelling unit with its own entrance and outdoor area, allowing her to come and go as she pleases. Inside, there’s a spacious living room, full kitchen, laundry, bedroom and bathroom with a walk-in shower. “[This home] has created a new functional and beautifully designed space for family growth with thought and care for the multigenerational lifestyle,” shares Fairall. “The build was achieved within their budget with the added benefit of third-party certifications that are the most rigid standards in building, giving the homeowners peace of mind that the home is there to stay and grow with them.” Says the homeowner: “What I love is that our home is contemporary, but it also feels very open and inviting — and that’s what we wanted.”

F

or some, decks are where homeowners spend most of their time. Whether they have a pool, prefer to sip their morning coffee out in the sun or enjoy watching the sunset, decks are an important and lovable home feature to have. The deck on this Aina Haina home was recently brought back to life. Before that, it had been deemed unsafe, left untouched by the homeowners and their kids. “If you stepped on a deck board, you could possibly fall through,” shares Adamm Bird of Marcus Construction Services. “It was in pretty bad shape.” With the deck and stairs hanging by a thread — or rather, zip ties — Bird rallied his team and gathered supplies from Rinell Wood Systems to revive this home’s outdoor space.

“The homeowners wanted a safe and operable deck that they could use,” says Bird. A lot of the work was updating the existing deck. Bird and the homeowners talked about different colors, patterns and rail material, ultimately deciding to go with black aluminum rails to match the existing aluminum doors and windows. “There was more work involved to restructure the beams and add additional joist support,” explains Bird. “Once we took off the existing decking,

we found way more damage done to the existing beams.” After adding more blocking for the new decking patterns and handrail layout, Bird added Nichigo G-Tape Acrylic Flashing Tape 3040 Series to all surfaces prior to installing the deck. “This was to ensure the family would not have any more water rot damage in the future,” says Bird. For decking material, Bird went with TimberTech AZEK decking from the Vintage Collection, in

mahogany, available at Rinell Wood Systems, to match the existing stained shiplap siding color. “We spent way more time on this project but made sure to really improve the quality and craftsmanship,” says Bird. Because the whole deck wraps around the home, the children, whose bedrooms are next to each other, share a portion of the deck. Bird made sure to complete their side first, including handrails. “I wanted to make sure that their deck was safe and ready for use,” he says. After many rainy days during

construction, this deck project is complete and the owners can happily step out and enjoy their home’s latest restoration. “The homeowners kept mentioning how they had no idea that the finished product was going to look that nice,” says Bird. Now, the kids can attend their virtual classes on the deck and the family is able to enjoy their afternoons outdoors. “The owners’ dream was to walk out on the deck in the morning to have coffee or breakfast, which they are able to do now,” says Bird.

STAY UP TO DATE be sure to get the latest updates on the solar industry, as incentives have changed. “As it relates to energy efficiency measures, federal tax credits for solar water heating system purchases have been extended and will remain at 26% for 2021,” explains Claire Krebs, residential program manager at Hawaii Energy. “On Oahu, the adoption of Bill 58 as Ordinance 20-44 has made permitting more streamlined for solar water heating and photovoltaic system installations,” she adds. “This means shorter wait times and getting installations faster.”

TAKE THE FIRST STEP where to start? Krebs recommends first finding out whether solar water heating is right for your home by asking a solar contractor for help. “The contractor will help you figure out how big of a system you need, if your home gets enough sunlight, and if there’s any work needed to prepare for the system,” she says. 62 • JUNE 2021 • hawaiihomemag.com

do your research on solar companies by checking online and talking to your neighbors, coworkers and friends. “Now more than ever, homeowners want to know that the company they are partnering with for their solar investment will be around to answer their calls if a problem should ever arise,” says Eric Carlson, co-founder and chief innovation officer at RevoluSun.

KNOW THE ADVANTAGES the biggest advantage to installing solar in your home is a lower electric bill. TOP OF MIND can your roof handle solar? This varies with every circumstance and should be decided after a thorough roof inspection. “The existing roof condition and estimated service life is one of the biggest factors,” says Brennan Leong, president of Kapili Roofing & Painting. “Getting an idea of how much it costs to remove and reinstall a system should be factored into this decision, and the type of system you are going to be getting should also play a role.” Leong says these roofing styles are best for solar installation:

ASPHALT SHINGLES

“Asphalt shingles with a traditional racking system is typically more cost effective,” he explains. “It allows for effective and efficient flashing of roof penetrations versus other types of systems that are more likely to cause roof leaks.”

STANDING SEAM ROOFS

“These are resilient and an energy-efficient option that allows for panel racks to be mounted to the ribs of the standing seam anchor,” says Leong. “This minimizes the number of roof penetrations and overall chance of leaks.”

ASPHALT SHINGLE ROOF INTEGRATED SOLAR SYSTEM

According to Leong, GAF DecoTech integrates a high-efficiency solar PV system array into your roofing system. “This has multiple benefits over other options,” he says, including a reduced chance of leaks — similar to that of the standing seam style — cost efficiency and the potential to work around an existing PV system when time eventually comes to re-roof the home. That last part, Leong says, can save homeowners money that would otherwise go toward overall solar system removal and reinstallation costs.

CHECK THE COSTS Once you’ve made the decision to switch to solar, the next step is finding a way to afford it. According to Krebs, the average solar water heating system alone can cost between $6,300 and $7,200. To finance your solar venture, First Hawaiian Bank recommends using a home equity line of credit, or HELOC, or a personal loan. With a HELOC, you’ll receive a low interest rate, lower monthly payments and the ability to lock in a fixed rate. For more information, visit fhb.com.

BE COOL many homeowners who are switching to solar already have air conditioning in their homes. However, if you’re in the market to upgrade your air conditioning, consider Cosco Air Conditioning, a wholesale distributor of air conditioning, refrigeration systems and supplies. The company offers ducted and mini-split systems, like Daikin and Lennox, and products such as air filters and coil cleaners. “I would suggest all AC owners get their systems checked annually,” says Noella Cosco, executive vice president of Cosco Air Conditioning. “This normally includes a full clean down of the indoor and outdoor unit, removing dirt, dust, debris and mold from the coil. Doing so improves the efficiency of the AC system and allows it to run optimally, requiring less power to run and reach the set temperature.” During these checkups, a contractor is able to look for leaks in the coil; any release of refrigerant only adds to ozone depletion, shares Cosco. “It’s very important to have refrigerant properly contained.” Maintaining your AC will improve the quality of the air in your home and lower the amount of energy consumed.

ROUTINE MAINTENANCE you surely want to keep your solar system running in top shape. “Panels can get dirty, or tank parts can rust or erode, therefore reducing the efficiency of your system,” says Krebs. She recommends a tune up for your solar water heater once every three to five years by a licensed solar technician. “Most systems offered today have a monitoring feature that you can access via your computer or smartphone, which helps ensure your system is performing as designed,” adds Carlson. “Likewise, a visual inspection to ensure there isn’t any debris on your panels,

such as bird droppings, leaves, branches or the neighbor’s Frisbee, is essential for the general upkeep of your system as all of these can affect production. If you’d rather leave it to the professionals, most installers offer annual maintenance programs to inspect your entire system and clean your panels.” hawaiihomemag.com • JUNE 2021 • 65

START SMALL Consider a minor bathroom update by replacing the tub, tile surround, floor, toilet, sink, vanity or light fixtures. Additionally, even a weekend project like re-caulking your tub, removing dated wall coverings and applying a fresh coat of paint can give your bathroom the refresh it needs. If you’re hoping to make your bathroom look a little bigger, you can also replace old shower doors or remove them to add the illusion of space. Kitchen improvements don’t have to be large scale. Starting small can mean refacing your cabinets and drawers, updating your appliances or switching to laminate countertops and resilient flooring. Then, you can brighten up your kitchen by sanding and painting existing cabinets.

MAJOR UPDATES “Big ticket items are always kitchen and bath remodels because they’re the most expensive projects,” explains Hughes. Homeowners are sure to get a bang for their buck as a major bathroom remodel involves expanding the existing space, relocating and replacing the tub and toilet, and adding sinks, faucets, a linen closet, lighting and more. According to Hughes, local homeowners love to

upgrade their bathrooms with dual sinks. “Here we have so many older homes, so the master bedrooms tend to have smaller bathrooms,” he says. “Giving them more counter space for two people to share a bathroom is one of the things I think most homeowners want.” For a major kitchen remodel, it is advised to budget 10%-15% of your home’s value. Open up your kitchen space and give it a bigger feel by removing over-counter cabinets and letting in as much light as possible.

CONNECTED SPACES Open up the floor plan by knocking out the right wall — creating that spacious layout on buyers’ wish lists. Do this in either the living room, dining room or kitchen. “The thing that most buyers are looking for is a cohesive, open, connected space,” shares Hughes. An open arrangement allows for more natural light, which is more inviting.

OUTDOOR LIVING Living in Hawaii comes with many outside advantages — from year-round barbecues to pool time fun — making adequate outdoor living space imperative. “Grilling season goes on throughout the winter here,” says Hughes. “You can have friends and family over, and especially now with coronavirus,

it’s safer to spend time outdoors.” Homeowners can increase their home’s value by opening up the outside and creating an extension of the home with features such as a pool, back porch, deck, outdoor kitchen, sustainable gardens and living walls. Hughes also recommends building an accessory dwelling unit, or ADU, which could provide extra income for homeowners if they choose to rent it out.

So where in the home do they see the biggest payoff? The answer is rather unassuming. Water heating can be responsible for up to 40% of a home’s electricity costs. In Hawaii, based on an average household electric bill of $162 a month*, that’s $778 a year spent on heating water! when the pandemic shuttered our community in April 2020, Liam Wilmott pulled out his tools and dusted off his skills as a carpenter. And with his job promoting surfing events on pause, he began building good-looking compact planters at his Haleiwa home. Wilmott made the first few at the request of friends and posted photos of his work on Instagram. Word spread fast. People were yearning to grow food at home but didn’t know how to get started: His raised beds made it easy. “You don’t have to bend over to harvest your plants. You can move it where you will tend to it,” Wilmott explains. He delivered, installed with soil, even added wheels so the gardens could roll where needed. His most popular size evolved from 3 feet by 5 feet to 2 feet by 8 feet. The narrower design allows a gardener to reach the whole bed from one side.
