All the Little Things
By the time this issue is in your hands, I will have marked two years as Hawaii Home + Remodeling editor. From not knowing what an I-Joist was on Day 1, to now being able to point readers to the best brands for I-Joists and where to get them locally — I’ve come a long way since I first stepped into this position in June 2022.
Last year was my first time spearheading the Hawaii Home + Remodeling Readers’ Choice Awards. Navigating this cornerstone program with our publisher Cyd Rosa — who came on board in February 2023 and was barely a week into the job when we put the Readers’ Choice ballot together — was a fun challenge. I’m grateful that Cyd shares a mutual understanding of what the Readers’ Choice Awards mean to the companies we honor. It’s a small thing that can provide a big boost in morale, and it helps companies reach more customers, which in turn, keeps local jobs thriving.
That said, we’ve upped our game for the 2024 Readers’ Choice Awards. We’ve increased the number of categories from 44 to 71, and we’re spotlighting the winner and two finalists within each. Our goal is to expand the Readers’ Choice Awards to show the diversity, quality and talent in Hawaii’s home and building industry. Stay tuned for what’s next!
Speaking of upping our game, it’s fitting that we start the summer with some fresh perspectives from All Things New. The ATN crew has been constructing beautiful bespoke residences and brewing up new ways to elevate what “home in Hawaii” can be. Sourcing exquisite materials, designing with intention and executing projects with a clear focus — ATN inspires me to pay attention to fine details in my own projects.
“The little things are big things.” I’m watching an NBA playo game as I type this piece, and that’s what basketball Hall of Famer turned TV commentator Reggie Miller just said. And he’s right. It’s humbling and gratifying for me to
look back over the last two years and see how each person I’ve met, each bit of knowledge I’ve gained, and each issue our team has put together, has changed me as a person and helped to move Hawaii Home + Remodeling into a new era. Cheers to all the little things that matter, and to all things new ahead.

So Fresh and So Clean
Whites and neutrals can add a calming effect to interior design.
BY DARLENE DELA CRUZ PHOTOS BY JENN ELLENBURGKeeping things cool and simple doesn’t always require sacrificing sophistication: The right mix of cozy textures and lightcolored finishes can elevate a home’s summer style. We caught up with Jess Cheng and Cat VanderLaan of Honolulu interior design firm Noe Studio to learn about their recent project in East Oahu and to provide readers with some chic, soothing notes for their own spalike spaces. Cheng and VanderLaan break down concepts of balance, minimalism, authenticity and sense of place — all of which can seamlessly transition from one season to the next.
What was the inspiration behind the overall design of the project? The word noe actually means “mist, fog or rain spray” in olelo Hawaii, and we named our studio that because we have always had a fond appreciation for the way that water vapor creates layers in our surroundings here in Hawaii. Whether it’s the light mist hanging over the Koolau Range or a spray of water against the craggy volcanic cli s — we always find beauty in that layering of textural elements. This client really allowed us to explore that idea with her home, with the only qualifiers being that she wanted a Japandi aesthetic that was filled with light neutrals. We utilized light porcelain tiles, natural limestones, light oak woods, and layered all of that with handmade ceramic and plaster light fixtures, natural stone tables and quite a bit of bouclé.
What are some of your favorite pieces or details incorporated into these spaces?
One of our favorite spaces that we got to redo in the home is the kitchen — we created double islands topped o with a fresh concretelook countertop and hand-cast plaster lights from Lithuania. We also really love the play on textures in the primary bathroom, where we added Japanese washi wallpaper to the toilet room and a split-cut stone to the wall behind the bathtub and shower. The bathtub is also solid concrete in a beautiful ivory hue.
Any tips for homeowners seeking a calming, earthy and airy aesthetic? Again, we believe that focusing on layering textures instead of color really lends itself to creating an earthy and airy feel. Keeping everything in a muted tone, but utilizing varying textures, will allow for a space to not only be simple and calming, but also provide warmth and that level of cozy a house should really feel. We also believe that not every nook and cranny of a home needs to be filled with a piece of furniture or a piece of art. There’s something to be said about negative space.

Artistry and ambition take flight with All Things New.

Like master composers putting together finely tuned pieces of music from thoughtfully arranged notes and rhythms, the team of builders at All Things New strives to craft local homes with beauty, harmony and flow.
Company co-founder Richie Breaux says no architectural plan or conceptual vision is beyond the scope of what ATN can build. Serpentine staircases, angular archways and luxe legacy abodes are among the ambitious list of features and projects Breaux and the ATN team have
embraced and successfully executed.
“Architects and homeowners ask, ‘Can people actually do what I design?’” says Breaux. “‘Can it be done? And can it be done within a budget?’ We can make it happen. We don’t fear the challenge. Nothing’s o -limits.”
Artistry and teamwork are hallmarks of ATN, with Breaux’s experience guiding the building firm’s collaborations with engineers, architects, designers and homeowners to bring big ideas to life. Every detail is deftly handled as ATN applies innovative problem-solving with aesthetic solutions, sound construction practices and functional integrity.
“The builder is like the quarterback” on a football team, says Breaux. “You need a quarterback to coordinate the possibilities and execute.”
To showcase its fresh approach to new home builds and renovations, ATN recently launched a “collections” photo series on its Instagram page (@atnhawaii). “The collections are a way of presenting our art,” says Breaux, “like a curated gallery reveal, sneaker drop or album release. It revolves around the team — each project allows us to see what the next step of growth is and expand what we can do.”
The first “project release” collection in 2024 spotlighted “Leahi,” this stunning villa-inspired residence. Leahi is the
Hawaiian name for Diamond Head, which serves as the “backyard” of this expansive estate. Breaux describes the project as a “large-scale remodel,” which was intriguing as a “historical piece of Oahu that drew us in.”
“It allowed us to step out of the boundaries [of design] and still remain coastal at the same time,” he explains.
With the homeowner’s ideas, and plans drawn up by frequent ATN collaborator Andrew Forman of Blueprint808 Architecture, Breaux and his crew went to work on building the nuanced spaces that make this abode one of a kind. that “feels like you’re transported to a different place,” and a loggia for meditation time amid the island’s trade winds. Inside is an integrated custom sauna and gym, and a primary bedroom that opens up to a lanai facing the sea.
Perhaps the most stellar feature in Leahi is its breathtaking staircase, a feat of construction, engineering and architecture. Breaux says he’s extremely proud of the project team for crafting it to precision.
“Being able to make that curve to perfection is di cult to execute,” he says. “It’s the reward — the moment when all your ideas come to fruition. As a team, ATN gets into the details all the way to the final project to bring out a masterpiece. We turn ambitious visions into remarkable realities.”

Backyard for All Seasons
Sturdy Stadium Zoysia from Hawaiian Turfgrass is the perfect home turf for year-round recreation.

With the help of Hawaiian Turfgrass founder Sean Aukanai‘i Fong, the homeowner curated a fun outdoor living area complete with a putting green and decorative pavers. Stadium Zoysia performs well between pavers and is durable for heavy foot traffic.
Kickball, soccer, golf — for an east oahu homeowner, enjoying these activities and spending quality time with his two young sons happens daily in a backyard that’s made to last. But it wasn’t always so: It took quality products and service from Hawaiian Turfgrass to transform the family’s lot from “rocks and weeds” into a verdant recreational space.
“I grew up in the Midwest where I had a big yard,” says the homeowner. “I was like, you know what, we may not be able to build on this right away, but I can put the work in and figure out how to do it, so that I can make a nice yard for my boys to be able to play on.”

The homeowner agrees. “It’s not so finicky,” he says, “It has everything I was looking for in the type of grass I wanted to add to my home.”

After sharing pictures and ideas of his backyard project with Fong, the two collaborated on how to best prepare the lot. From understanding soil pH to figuring out how to incorporate the grass with pavers, Fong was available for assistance and site visits along the way.

Some of the primary challenges hawaii homeowners face when it comes to natural wood are termites and wood rot due to our humid environment. Moisture can wreak havoc on exterior wood applications in areas like East Oahu that receive heavy rain; this requires frequent, extensive maintenance like sanding and refinishing. The high maintenance and short life span of real wood makes it a less-ideal option for most exterior home applications. However, our high-performance alternatives are resistant to water, mold and insects,
and require no maintenance at all.
At Rinell Wood Systems Inc., our siding and decking alternatives are not as susceptible to Hawaii’s harsh climate and still provide the same elegance and aesthetic of natural wood. “We’re kind of up there on trends,” says Kevin Nip. “I like to call friends in California and New York and ask what’s popular.”

NIP’S TIPS
Kevin Nip has some advice for folks searching for the right products.
1. Maintenance is the most important consideration when selecting flooring and countertops. “Treat your flooring and countertops like your car” — a new car looks great when you buy it, but requires oil changes, battery replacements, cleaning and upkeep over the years. Surfaces also start o shiny and new, but “even with higher technologies, countertops and flooring still require maintenance.”
2. Industry experts and contractors can o er ideas on which materials to choose for various areas such as the kitchen, bath and shower, but the homeowner’s commitment to product selection is key in achieving the best results. So be sure to make your personal preferences known for every area of the home. “We often give advice, but you’re going to have to live with it.”
3. If you’re opting for natural stone, understand that each slab will be di erent when it comes to colors and veining patterns. “The beauty of natural stone is in its variation.” Selective Stone provides “control samples” in its showroom as general representations of natural stone collections, but these are not exact matches for your final installation.
Where Residential Meets Resort
A summertime interior design concept that mixes the best of both worlds.
BY KEVIN ALLEN BY JENN ELLENBURGThere’s a lot to love about staying at a resort: The cushy furnishings and, of course, the poolside bar are a couple of the things we long for when we return to our humble abodes. But you don’t have to wait for your next trip to experience the joy of staying in a hotel — you can have the same comforts in your own home, too.
The concept of “resort-residential” design inspires Jenn Johnson of Indigo Republic, a collaborative team of local architects and interior designers. Johnson has years of architectural design experience and has worked previously for WATG and Gensler, where she also developed hospital-
ity projects with local hotels and resorts. She’s no stranger to creating magnificent spaces from the ground up. Mixing her expertise in both residential and commercial design, Johnson and her team at Indigo Republic have successfully been creating vacation-worthy spaces throughout the state. So what is resort-residential? Johnson says it’s a home that “feels as if it’s a hotel and resort, with all the amenities of a hotel.” And it all starts in the bedroom, where luxurious sheets and neutral-colored furnishings are introduced, along with simple amenities you would find in any hotel room, like bedside light controls and charging stations.

“If you think about it, your bedroom is your hotel room, and the rest of the house is a bonus,” notes Johnson. This can mean turning your main living room into a lobby-like lounge, with cozy hangout nooks and colorful wall art replacing the standard couch, TV and dinner table setup.
And since Hawaii is the perfect place to mix indoor and outdoor living, Johnson and her firm always try to make the most of dining and lounging areas outside. From customizing poolside bars to adding chaise lounges and shaded spaces to enjoy the day, separating the interior design of your home from the exterior creates more character in both spaces and makes it easier to corral guests outdoors where
it’s simpler to clean up after a big party or get-together.
Key ingredients to resort-residential style include white and neutral-colored furnishings — “We always use fabrics that are easily bleachable and furniture that is modern yet durable,” says Johnson — that are contrasted by small pops of color, from art, decorations, plants, cushions and more. Moving appliances like microwaves, blenders and co ee machines into a “butler’s pantry” allows a kitchen to breathe and look more “resortrefined” as well.
“Everyone loves staying in a hotel and going to a hotel. And what we’re doing is we’re creating that experience at your house,” says Johnson.
The Next Generation of Design Professionals
A unique program at Chaminade University cultivates skills and career opportunities for students.

According to associate professor Junghwa Suh, the E+ID program was created in response to feedback from industry leaders, who noted that pathways toward an accredited interior design degree were unavailable locally.
For its accredited degree program, Chaminade added environmental elements to its existing interior design courses, which teach students “how we can create a more harmonic transition from indoor and outdoor so the occupants can be satisfied, and there will be more health and well-being in the space,” explains Suh. For example, undergrads study how to optimize natural light and how to utilize the sun’s rotation and Island breezes to keep spaces cool while cutting energy use.

Students work with clients in the community to gain valuable real-world experience and a better idea of what the career field is all about. When Hawaii Home + Remodeling visited the campus in April, a computer lab buzzed with busy second-year students working on their current project: redesigning a part of the gym at Sacred Hearts Academy. The all-girls school, located down the hill from Chaminade, is renovating a space overlooking the basketball court with a viewing deck for VIP guests and adding a golf simulator, bathrooms and an elevator. Chaminade’s E+ID students are key collaborators in bringing the remodel to life.
“It’s kind of like fitting pieces in a puzzle, working with a client and also being able to explain why certain things may or may not work,” says E+ID student Kat Liu.
Undergraduates work closely with each other throughout the entire fouryear program. “I love the people that I’m surrounded with,” says student Aegean Agustin. “We’re always texting each other and supporting each other, which I really love. I get inspiration from them.”
Students are required to do an internship before graduating, and many of them are hired by their respective companies before their internships are over.
In fact, all of the E+ID students who graduated at spring 2024 commencement ceremonies in May have full-time jobs lined up.
“The program has a lot to o er,” says Liu, who currently serves as the student representative with the Hawaii chapter of the American Society of Interior Designers. “It helps us build connections with the professors and network.”
Industry representatives often come to E+ID classes to share some of the different ways that students can use their interior design degrees after graduation. Current students are already planning their futures with diverse goals, such as fabricating lighting and furniture, starting a family business focused on residential spaces, and creating commercial buildings.

A Welcome Update
This timeless Maui beach house is serving its active family well.

Spacious layouts and a clean, minimal aesthetic were key for the owner of this modern beach house. The home’s architecture and the materials used in its construction reflect the needs of an active family that enjoys the outdoors and hobbies such as working on puzzles and playing music together.
“We wanted to provide them with di erent areas where they could gather as a large group or in smaller groups at different times of the day as activities are changing,” explained Rebecca Ivans Amato of Amato Architecture in the May 2019 print story.
An outdoor lounge, deck and pool area on the ground level is the perfect spot for relaxation, with shade provided by the clever cantilever design of the home’s second story. “One of the challenges with the western-facing rear of the house is you get this horizontal, intense sun for an hour to two hours in the afternoon, before sunset,” explained Amato. A chic trellis with retractable shades creates “a nice place to sit outside” even when sunshine is at its peak.
Inside, the open-concept kitchen design on the ground floor was refined by Pacific Source to custom-fit luxe German Bauformat cabinetry and Miele appliances. On the second floor, five bedrooms provide respite for the ohana, with each room having its own vantage point facing the ocean. Warm Bauformat Bau Lux walnut veneer cabinetry and wall tiles that mimic ocean waves were incorporated into the master bathroom.
Amato, whose firm designed the beach house, recently emailed Hawaii Home + Remodeling with an update: The residence is still in good shape after the fires that struck Maui last year.
