this elegant feminine master bathroom perfectly captures life at home along the water. “I think Design Trends Construction put everything together so nicely and it really complements the marina right out here,” the homeowner says. A large shower stall replaces a smaller shower and bath. The floors are made of a custom 3D pattern in wood print. LED lights illuminate the entire space, including motion sensors in the bath. “It’s a good look. It’s very functional with a lot of storage space,” the homeowner adds. estled between the splashing waters of kahala’s shoreline and the palm-tree lined Kahala Avenue, a new contemporary home is an island getaway for Japanese restaurateur Tomoyoshi Nishiyama, who founded the chain of Gyu-Kaku yakiniku restaurants, among other businesses. Nishiyama reached out to Chinatownbased architect Hiroto Suzuki of Wander X Wonder to design his Kahala beach house. Suzuki has extensive experience in Hawaii’s architecture scene, designing everything from residences to restaurants and retail. Suzuki took his client’s direction for a casual Malibu-style surf retreat and designed a home with intricate details and fine finishes from top to bottom, inside and out.

From the moment the Nishiyama family comes home, they can feel the openness and transparency of the space. Alongside a reflection pond, a glass wall separates the outdoors from the inside. A series of 4-foot-wide limestone treads, supported by steel cantilevers from the wall, form a floating stairway that stops 4 inches before the glass wall. The staircase connects the first and second floors of the house, setting the tone for the home’s air of luxury and floor-to-ceiling features. But designing a luxuriously casual house on this property was not without its challenges. The narrow, linear lot limits the makai-facing façade. Suzuki ensured the home would have a transparency to it, with an open view plane running the length of the house toward the ocean, allowing natural light, fresh air and spectacular sights from any part of the house.

Of all the parts of the home, the living room and saltwater pool on the first floor and the master suite on the second are closest to the ocean and offer the best views, whether the Nishiyamas are entertaining guests or relaxing in private. Full-height windows and doors help to blend the outdoors with the interior of the home, extending the line of sight outside to the double infinity-edge pool and Pacific Ocean beyond. Automated wood-framed glass doors from Quantum Doors & Windows slide open at the touch of a button, stacking neatly behind sapele louver panels. The design ensures not only a view of the ocean from anywhere in the home, but also that the trade winds will blow through, keeping everyone cool. Because the house is long and narrow, Suzuki designed an interior courtyard in its center with a large kiawe tree. A bedroom, the kitchen and foyer each adjoin to the courtyard, a peaceful place to connect with nature without leaving the home. Further blending the indoors and outdoors, accoya, a modified wood available

from Pacific American Lumber, brings warmth to certain areas of the contemporary home, including the otherwise white exterior, garage door cladding and interior trellises, which help to give the feeling of being outside while in. “It’s a real nice product to work with and the finish blends in really well with the sapele louvers by the poolside,” says Brian Langstaff of Swell Design Co., which built the house. The accoya trellis above the poolside dining area has individual recessed lights that illuminate the space, almost like the sun is shining through. Nishiyama put his full confidence in Suzuki’s firm to design a luxuriously casual escape for his family. From the wholehouse design to its lighting, materials and furnishings, Wander X Wonder delivered wondrously. “The design of this house exceptionally captures the essence of Hawaii,” Nishiyama says. A Kahala condo is renovated to embrace its beachfront surroundings.

ositioned perfectly along kahala avenue, this idyllic kahala beach condo has a priceless view of the Pacific Ocean. The resortlike property, which spans 6 acres and four buildings, is in walking distance of four upscale restaurants, a hotel and country club with a golf course. This, plus its paradisiacal surroundings, make the beachfront condo a dream to live in. But it wasn’t always like this. The home underwent a sweeping renovation by AGT Construction, which was tasked with everything from design to construction and even purchasing the interior furnishings. “We were essentially starting from scratch,” says Greg Talboys. “It had no flow and did not embrace the full potential of the oceanfront views. The floor plan did not fit the owners’ vision either.” AGT Construction gutted and remodeled the entire condo, working with various companies to deliver on the homeowners’ wishes. Talboys credits CD Cullison Plumbing, Coastal Wood Flooring, Greenleaf Woodwork, Liquorish Stone & Tile, Oahu Blinds, Oahu Construction and Whiterock Electric among the many key players of this renovation. The living area of the home is meant to be kept as open as possible, while also having designated spaces, such as a library, seating area and dining room. NanaWall doors reveal an indoor-outdoor setting with an expansive view of the sand, sea and tall palm trees. Valerie Rogers of Valerie Rogers Studio was in charge of the interior design of the condo and worked closely with the homeowners to achieve what they wanted in each space. The overall design was inspired by natural and organic elements, which can be found in the lighting, colors and textures used. The furnishings were hand-selected and brought in from the Pacific Design Center in Los Angeles.

Incorporating the home’s surroundings was also important in the design process. “You can hear, see and smell the ocean with all your senses and not have the interior compete,” shares Rogers. “You can close the doors when you need to and feel the same soothing and beautifully comfortable environment.” The homeowners’ existing collection of artwork, which can be found throughout the home, lends tropical colors and vibrancy to the interior, adds Rogers. For the kitchen, the main focus was to use every inch of the existing layout while also providing more storage. INspiration Interiors Design Studio was brought on for this task. “Because the kitchen is an enclosed space and on the smaller side, being able to fulfill all the clients’ wishes meant that we had to utilize every space and plan ahead on cabinet configurations with the factory,” says Lyndee Park. “The wall cabinets allowed for integrated LED lighting and are opened with touch mechanism,” Park adds. The kitchen also needed to include fullsized appliances, a 30-inch cooktop, storage space and a functional corner cabinet, plus an area to hide the stackable, full-capacity compact Miele washer and dryer that’s perfect for condos and small spaces. The bedrooms are made to feel like a luxurious experience for the homeowners and their guests. “They wanted their guests to feel like it was a hotel,” shares Talboys. Each room is outfitted with its own SubZero refrigerator and freezer, and custom closets crafted by Greenleaf Woodworks. Beautiful venetian plaster that adds movement and depth to each space can be seen on the walls of the master bedroom, accent walls of the guest suites and in other living areas. Efficiently designed, the master and guest bathrooms optimize space and feature large bathtubs and accessible showers. “Everything had a purpose,” shares Talboys. The attention to detail in every room is what the homeowners love most about their renovated condo, adds Talboys.

Unfortunately, while improving your abode is exciting, it can be stressful, too. But if you have a solid plan and are adequately prepared before you begin, your next home improvement project can be a fun and (almost) seamless process.

1. ACKNOWLEDGE YOUR OHANA. All family members — including those of the furry variety — will likely be impacted by the home improvement project in one way or another. Take this into consideration when putting your plan together; everything from open doors and power tools to harmful chemicals and paint products will affect the way you and your family will be able to utilize the space while the project is in process.

2. DO YOUR RESEARCH. You may think a small halfbath renovation is cut and dry, but even the tiniest of projects require planning. It might also give you insight into new and interesting products, materials and designs. 3. FIGURE OUT YOUR FINANCES. A thorough budget is critical. Be sure to consider materials as well as labor — and always add a cushion for unforeseen costs. Having an established budget will help you communicate your expectations with contractors and make it easier to secure financing.
4. PICK A PRO. Hiring your uncle’s friend’s brother’s coworker may seem like a nice gesture, but when it comes to renovating your living quarters, it’s best to work with someone who has both experience and credentials. If you don’t know of any good contractors, ask friends or family for a referral, or go to hawaiihomemag.com for ideas. 5. TAKE PROTECTIVE PRECAUTIONS. Once you’re set and ready to start, remove furniture and other décor from the work area. Put away any small or fragile items that could get damaged in the process and cover large pieces that can’t be moved.

A: As it pertains to advice on the actual remodel itself, the aging-in-place conversation is one that should get a lot of consideration when planning your remodel: for example, ensuring doorways are at least 3 feet wide for handicap accessibility, or installing handlebars in showers — even if unused as actual grab bars, they serve a dual purpose as towel racks. Also, consider installing a no sill/threshold shower to avoid possible tripping and falls. As for the scope of the remodel job and the conceptual aspect of it all, it’s important to know what you want and to have a realistic outlook.
Q: What is the most common
financing issue you see and how can it be avoided? A: The biggest issue is usually the variance between someone’s projected budget versus their actual spending. Things always change and plans don’t always play out as expected. Factor in a buffer into your budget, which will help with unexpected costs.

Diving Under the Surface From countertops to cabinetry and everything in between, here’s a look at three major surface areas you need to stay on top of before investing in your home improvement project. BY STEPHANIE KIM
COUNTERTOPS When it comes to what’s on top of your kitchen or bathroom counters, it’s best to consider how you use these surfaces, what’s important to you and what you can manage in terms of maintenance and care. Randall Omoto of Homeowners Design Center shares that the options for countertop materials are endless, but there’s a difference between what’s more suitable to use in the bathroom versus the kitchen. For instance, “limestone or a marble type of product will react negatively to things we use in the kitchen,” says Omoto. “Lemon juice or white wine vinegar will etch the countertop in no time.” These are just some of the things to take into consideration before determining the right material for your kitchen or bathroom, he explains. From there, you can make the decision on what’s best and what’s right for your space. A combination of natural quartz and raw material, Silestone’s Et Calacatta Gold displays large gray veins and hints of gold details within a white base, reflecting the essence of Italian Calacatta marble. Quartz continues to rise in popularity for countertops; it comes in an array of colors and designs, it’s scratchresistant and it’s lowmaintenance. No wonder it’s the No. 1 selling countertop surface, says Omoto. Quartz is also very durable, but high heat remains an issue. Trending colors include whites and grays, shares Kevin Nip of Selective Stone. Color veining in the stones also adds to its appeal and variety.
NATURAL STONE
With a natural stone product like granite or marble, you are getting a one-of-a-kind design. Natural stones are made by nature, polished by man and offer a higher reflection rate than other surfaces. “There’s a quiet elegance to granite,” says Omoto. “It looks like a sheet of water is sitting on it because of the reflection.” Maintenance on natural stone is not as time-consuming as it used to be either. Modern technology has made it easier to seal your stone, with some sealers good for 15 years. Because of potential etching, marble is better in the bathroom than the kitchen, and offers an “elegant and not so uniform look,” says Nip.

DEKTON
This ultracompact surface has been on the rise for the last four to five years due to its numerous perks, including a high resistance to heat, cold, abrasions and stains. It’s also nonporous and available in more than 50 colors. Plus, there are numerous applications for Dekton, from outdoor kitchens and cladding on buildings to countertops and flooring, shares Omoto.

COUNTER CONTEMPLATION While quartz, natural stone and ultracompact surfaces are popular options, here are four other countertop materials to consider.
Acrylic. This highmaintenance product can be easily scratched, so repolishing will be needed. Acrylics are often used as an integrated sink with your countertop for a consistent look. Concrete. Lending a rustic feel, concrete can be a durable countertop choice for your kitchen, but keep in mind that cracks and scratches do tend to happen.
Tile. Another costeffective material, tile can be used as your countertop surface. You can easily do a floorto-ceiling look, with large tile panels on your shower surrounds and countertop. Tile is also very high-maintenance, with grout lines and joints that need to be cleaned often.

Laminate. If you’re looking for a very affordable option, laminate is the one for you. Often seen in rentals, it’s scratch-resistant and handles heat, but it’s susceptible to water and contains a particleboard substrate.

BACKSPLASHES While the primary purpose of backsplashes is to protect your walls from stains and splatters, that doesn’t mean it can’t be a standout piece or complementary design to the look of your kitchen or bathroom. Brenton Liu of Design Trends Construction shares that he has been seeing an influx of different backsplash designs emerging in the industry, with a shift to shapes and textures. “We are getting a lot of reinvention of retro designs,” he says, adding that while there are a lot of colors for mosaic backsplashes, he is also seeing softer colors and a lot of shapes, and floral and abstract designs such as beveled hexagon tiles and irregular chevrons. With ceramic tiles, different sheens, glazes and iridescent applications are being used with white as a backdrop instead of bright colors. “It’s a really sought-out approach to these finishes,” shares Liu. Adding these design elements and playing with patterns creates interest with your backsplash.

When it comes to kitchen and bathroom cabinet production, a lot happens behind the scenes. To help you understand cabinetry lingo, Omoto shares this: Cabinetry options start with a choice between framed and frameless. Framed means that the cabinet doors are secured to a built-in frame. Because of this stability, framed cabinets are much stronger. Frameless cabinets on the other hand, offer more room and access without this additional support. Plus, it gives off a more sleek appearance. From there, you enter the realm of different substrates — medium-density fiberboard, or MDF, particleboard and plywood — and materials that sit on top of the substrate, such as thermofoil, laminates, melamine, acrylics, wood veneer and solid wood. Five-piece doors that are made of wood or a hybrid, for instance, can be painted and finished in numerous ways — high-gloss, semigloss, matte, stained, etc. — which appeals to many consumers. Omoto recommends to always look out for any certifications with the manufacturer and available warranties before choosing your cabinetry.

EUROPEAN-STYLE KITCHENS With exposure to different styles and designs from around the world, homeowners are wanting more open-concept spaces with integration in mind, which Nahinu sees as a direct link to Europeanstyle kitchens. European-style kitchens are elegant and modern, with a focus on simplicity — think flat surfaces and electrified mechanics for cabinetry and integration throughout the entire kitchen. To achieve this aesthetic, Pacific
