The Gift of Presence
It’s hard to believe we’ve already reached the end of 2024. If, as the saying goes, “time flies when you’re having fun,” then perhaps the feeling that each month has swiftly come and gone indicates that 2024 was a total blast. But in this case — and with a bit of reflection — I feel the truer sense of the phrase is that time flies when you’re present to each moment, when you’re navigating a year’s worth of ups and downs with gratitude and optimism.
Our December/January issue is a big mahalo to the many people who have supported Hawaii Home + Remodeling throughout the year. Loyal advertisers and talented industry professionals continue to make it possible for us to bring great stories, photos, ideas and resources to our readers. It’s been a joy for me and our team to meet new people and to gain a deeper understanding of our local design, architecture and construction fields. Thank you to everyone who opened their homes and businesses to collaborate with us.
A few months ago, I received an email from Jim Cook, the founder of Hawaii Remodeling magazine. To hear from the man who started this endeavor back in 1981 was a huge honor — and to learn that we are on the same page when it comes to valuing relationships was very heartening for me. Times and technology may evolve — for a home renovation publication, change is a prevailing theme — but, like Jim in his day, serving the community is what we love to do. It’s the main reason we’re here.
There’s a lot to look forward to in 2025. I’ve gained tons of creative energy and fresh insights this past year that I look forward to parlaying into storytelling, marketing and more for our customers and readers. There’s always room to improve, upgrade and reimagine the spaces in which you live and work. May this issue
find you with the same motivation to pay homage to the year past with thankfulness and to jump into 2025 embracing your boldest home design goals ever.

Yvette crosby radiates warmth and energy as she talks about her work as an interior designer. The Valley Isle resident brings a worldly perspective to curating spaces, drawing from her diverse experiences to create a mosaic of artistic passion. Hawaii Home + Remodeling spoke with Crosby to learn more about this stunning Maui project and how its thoughtful details can inspire your design choices in the year ahead.
You were born in Dallas and have had an international career spanning fashion to magazine publishing. What inspired you to transition into interior design on Maui?
My father was a grand adventurer, and he always looked for opportunities to live somewhere fabulous and exciting. Hawaii has always been a special place for my family — it’s where my mother and father met. No matter what I’ve done, the true path of my life has always been “interior” design — the design of my spirit and my soul. So, I find it fascinating that I ended up being an interior designer in one of the most spiritual, amazing, love-filled places on Earth.
What are some of your favorite details or features in this project?
One detail I really loved was the tile we used around the bar. It’s a curved area, so it wasn’t the easiest thing to execute. It’s a small mosaic in a beautiful ombré that serves as a backdrop for those bold purple chairs. I also love the way the office came together. The homeowner wanted it soft, feminine and contemporary. We kept it sophisticated and strong enough to balance with the living and dining rooms and all those bold colors.

How does the Makena project reflect your design ethos and style?
My projects are all reflections of my clients. One of my clients might like things very traditional, plantation-style and old Hawaiian, while another might want it super clean and white. The client for this Makena project wanted it very contemporary, with bold color and art; purple is her favorite color. Being able to combine interesting elements and create a sense of balance and flow in a space is really my ethos.
How can our readers get inspired by this project to freshen up their spaces for the new year? The only thing that matters is what you love. You can look at this project as inspiration to think outside the box. What do you love in your space? Start with those pieces and build from there. This project is a statement of my client’s love for her life. Your space can reflect what you love, no matter how bold, wild or demure it may be. Don’t be afraid to go for it.

Founded in August 2020, PHAD originated from the team that led Servco Home and Appliance Distribution for more than 20 years. When Servco decided to spin off its last non-automotive business in Hawaii, Craig Washofsky sought a solution to preserve its legacy of providing appliances to the Islands.
Washofsky collaborated with a respected California-based family with
three generations of experience in the appliance industry to acquire the business. The transition was completed during the COVID-19 pandemic, and PHAD worked tirelessly to maintain the availability of its brands in Hawaii despite global manufacturing challenges at the time.
“This hard work allowed PHAD to create a more-or-less seamless transition from Servco to the new company,” explains Cameron. “We essentially have the same team [from Servco] with a few new additions.”
After more than four years in business, Cameron says, “it’s time to reintroduce ourselves to the community. We proudly position ourselves as a trusted appliance resource.”

The company has been an appliance supplier for Gentry Homes, Castle & Cooke Homes, Stanford Carr Development and other notable developers for more than 25 years. Modern Impact

For aina haina homeowners paolo and akemi, reimagining their 1950s residence was an exhilarating endeavor. After previously living in small quarters, the couple looked forward to a renovation that would modernize and expand their two-bedroom house. Andrew Forman of Blueprint808 worked with Paolo and Akemi to craft an open-concept floor plan that would allow them to cook, entertain and enjoy some added space.
The couple brought a keen sense of design to the table. Inspiration for the project ranged from the modern sensibility and tropical durability found in Australian architecture to the clean lines appreciated by Paolo and Akemi in Japanese and Scan-
dinavian design. Forman says the couple’s creativity sparked a lot of great ideas.
“They were really design-forward and interested in cool, unique details,” notes Forman. Paolo and Akemi “were brave and eager to experiment and knew what they liked, which made it fun.”
Design-build firm All Things New took on the first phase of construction, which focused on remodeling the kitchen, dining room and living room. Existing kitchen walls were removed, and the ceiling was raised, adding brightness and airiness to these spaces. The open layout doubled the available kitchen workspace, which Paolo and Akemi appreciated as avid home cooks. Bamboo floors from Paradise Flooring rounded out the warm ambience.
Wood cabinetry was used throughout the kitchen, complementing the flooring and reflecting the couple’s love for midcentury modern elements. The cabinetry was part of Forman’s fresh take on sleek, functional storage. He also designed a hidden pantry and laundry room, tucked behind a flat-panel door in the kitchen, to serve as a multipurpose space. Forman found a similar creative solution with open shelves lining the living room stairs, where railings would normally be.
“Now they are able to use [the living room shelves] to display their record collection, books and sentimental items, while also functioning as security between the two levels,” he explains.
Fu Long Construction handled the second renovation phase: the addition of a master suite and bathroom. For the master bathroom, Paolo and Akemi made a powerful design statement inspired by Japanese bathhouse culture, with a large soaking tub and surrounding panels reminiscent of bamboo, evoking the feel of a modern furo. Green Heath Ceramics tile was an “energizing” choice

with a nod to midcentury modern hues and “earthy minerality,” explains Akemi. A sleek vanity by Astir Interiors rounds out the thoughtful bathroom design.
“In Japan, bathrooms are not just a place to clean up, but to truly unwind,” she adds. “We wanted to take a sanctuary approach to a room that could easily be overlooked from a design perspective.”
Beyond its aesthetic appeal, the bathroom was intentionally designed to promote comfort and healing. Each detail was selected to support Akemi, who suffers from a disability as a result of cancer treatments. The couple aimed to create a peaceful, spalike respite for ease and rejuvenation through her health challenges.
“Being a part of our own home design while being ill opened my eyes to the ways in which more accessible design can provide so much more dignity and humanity for people across the board,” she shares.
Landmark Building Supply crafted a sophisticated closet system for the second renovation phase with meticulous organization for the cabinetry, vanity and drawers. Its luxurious lacquered finish complements the suite’s soothing elegance.
Paolo and Akemi now have a home that truly reflects their style, values and needs. For Forman, the results demonstrate the possibilities for architecture and design with maximum impact on a modestly sized property.
“The kitchen and living room feel spacious now, and I love the fact that we were able to add multifunctional elements like the railing shelf,” says Forman. “It was an exercise in making the most out of every square foot, and we achieved that.”

Handsome and Historic
A classic East Oahu kitchen is transformed into a modern entertainment and dining space with cabinetry by Hawaii Kitchen & Bath.

When eric rajasalu and todd paradis first laid eyes on their soon-to-be property in East Oahu, they immediately fell in love with its unique architecture and historic charm. Edward Kawananakoa, a descendant of Hawaii's royal family, and his wife, Carolyn, had built the home in the gated Haiku Plantation community in the early 1970s. And while it still had the same breathtaking views and great gathering spaces, its dated kitchen needed to be remodeled.
“Having designed and installed two kitchens in our last home, we knew how we wanted to make this one different,” explains Rajasalu. “For this kitchen, we wanted to update it with a modern style, darker woods, extreme functionality and a nod to Hawaiian design.”
The couple enlisted Cris Johnson and Jayme Thompson of Hawaii Kitchen & Bath to help bring their vision to life. “They wanted to keep the plantation-style feel of the property, but transform it into something more modern,” states Johnson. A wash of white on the kitchen walls and light-colored flooring, complemented by natural light from the kitchen window and glass patio doors, brightened the space.
Rajasalu and Paradis had a clearly defined aesthetic in mind when working with Hawaii Kitchen & Bath to select the right wood for the project. “There was a thought process behind everything from the floating shelves to the corner and laundry cabinets, and it all surrounded the choice of this wood grain,” says Johnson. “They wanted a handsome wood that was warm and inviting, and the surrounding elements fell into place.”

The Hawaii Kitchen & Bath team delivered beautiful, meticulously fabricated modern cabinetry, and installation expert Mike Sousa of MJS Construction took it from there.
Custom walnut veneer added depth and richness, particularly to the sizable kitchen island, which serves as a dramatic focal point. Cabinetry was designed for convenient cooking and entertaining and includes such features as swing-out corner storage, a double pantry with roll-out shelves, and a pull-out system for oils and spices near the range. Sleek edge-pulls on the cabinets round out the clean, cohesive kitchen design.
Rather than extending the wood cabinets to the far corner of the kitchen, Thompson suggested a neutral color to keep the space open and bright. In line with that, the homeowners decided to incorporate the same storage style used in the laundry room.

“It’s a super-matte material that is very soft to the touch, anti-glare, anti-fingerprint and scratch-resistant, so it’s simple to take care of,” notes Johnson.
The homeowners wanted to transform the kitchen’s old counter into a spacious and sophisticated kitchen island, creating a central spot for cooking, gathering and dining. Efficient storage by Hawaii Kitchen & Bath made it possible to triple the size of the island’s prep and entertaining space, and a new induction cooktop allows the couple to cook while entertaining guests. Meanwhile, contemporary mango wood stools provide seating for up to six guests — or the couple can remove them for open-buffet gatherings.

Homeowners Design Center reimagines an East Oahu kitchen with striking details.

fter seeing his neighbor’s spacious, freshly remodeled kitchen, a Kailua homeowner was inspired to upgrade his own. A previous renovation of his kitchen several years ago resulted in a space confined by extra walls and a confusing layout with several entry points. Seeking a new approach to kitchen design, the homeowner collaborated with Homeowners Design Center to explore his options.
“Using three-dimensional images was so fun and exciting,” shares the homeowner. “We went through multiple iterations,
brainstorming where to put appliances and how to arrange the space. Once we laid out the final renderings on a grid, it was amazing to see the computer images come to life in my home.”
Homeowners Design Center owner Randall Omoto and general contractor Landon Nakata of Turn 2 Construction readjusted the kitchen layout to achieve an airy, open-concept design. The renovation involved removing the kitchen’s load-bearing walls and installing structural ridge beams, as well as rearranging appliances, cabinetry and furnishings to fit the homeowner’s lifestyle.
“We had to figure out what made the most sense,” explains Omoto. “We went through the process of asking how he uses the kitchen to figure out the best place for the refrigerator, and where to move the stove and sink.”
An old peninsula counter was replaced by a modern island with a sophisticated Cambria quartz waterfall-style surface. Woven counter seating and a sprawling workspace on the island allow the homeowner to cook and host guests. A built-in buffet was added along the far wall across the kitchen to provide additional storage and table space for frequent gatherings.
“I love not having a dining room table and instead having the large island, along with the buffet and wine cooler,” the homeowner notes. “Together, it’s a perfect way to maximize and fully utilize the space.”

The same Cambria quartz on the island was used throughout the kitchen. The striking gray veining creates intriguing visual movement amid the space’s cool, neutral aesthetic. Stainless-steel fixtures and glass-panel cabinets with custom frosted film by T&T Tinting Specialists on each side of the stove complement the colors and veining of the quartz backsplash. Bright white Diamond cabinetry, a product line highly recommended by Omoto, anchors the design with attractive, durable storage. “Diamond is KCMA (Kitchen Cabinet Manufacturers Association) certified with a lifetime warranty, so you know it’s a good investment,” says Omoto.
Personalized details in the kitchen provide ease and efficiency for the homeowner. One of the kitchen’s unique features is a dedicated beverage station with a custom coffee bar. “We came up with the coffee bar out of a need for storage as we were trying to identify a place for his coffee
machine. We knew [the homeowner] needed something nearby and accessible to optimize his use of it, so that was a great solution,” explains Omoto.
“The one thing I did differently was adding the coffee nook with a secondary sink, mini-fridge and ice maker,” notes the homeowner. “We never have enough ice in Hawaii, so it was a perfect way to turn an underused closet into a space that I love and use daily.”
Pops of vibrant teal, beach-themed décor, and over a dozen recessed downlights round out the space. These accents showcase the homeowner’s love for the beach and surfing in true Kailua fashion.
“The result is a magnificent transformation,” says the homeowner. “I just love the fact that it’s lighter, brighter, and open.”

ith rustic wood-paneled ceilings, a rock-lined deck featuringa hot tub and tiki torches, and a media room for movie and karaoke nights, this cabinlike residence in Aina Haina evokes Island style at its best. Rich in details for comfort and entertaining, it’s the perfect project to revisit for warm winter vibes.
The house was featured on our July 2021 cover. Its owner at the time also ran his own local contracting business. To showcase his company’s high-quality work, the original homeowner and his wife invested in a major remodel of their residence, with all construction done by the sta . The result was a dream home smartly built with masculine-meets-feminine design nuances interplaying throughout the property.
“One of the things that has come across in previous conversations with some of my general contractor friends was that
we get to build all of these awesome spaces for other people, but we can’t a ord them or don’t get to experience them for ourselves,” said the homeowner in the original print story. “I remember that idea … and me thinking that I’m going to make sure that one day, I’m going to make that happen for myself.”
The renovation included materials both aesthetically impactful and easy to maintain. Concrete-block walls, concrete floors, craft-oiled exterior beams, silver ipe decking, and waterfall stonework on kitchen countertops impart elegance and durability. The landscape design incorporated volcanic rock from the initial excavation of the property. These strong and sturdy components were balanced with softer elements, such as floral mosaic tile in backsplashes and cozy personalized accessories and décor.
The covetable abode continues to be a hit with social media audiences, aspiring designers and its new owners.
“It was definitely a dream,” the original homeowner said. “I’m extremely happy with it. We love the house. It’s a dream house and it’s been a pleasure being able to build it and live in it and appreciate it.”
