4th Quarter 2013 Executive Summary January 2014
Welcome to our latest luxury market report highlighting 4th Quarter 2013 sales activity for properties priced at $2 Million or more in Truckee/North Lake Tahoe and $1 Million+ in Reno/Sparks. At the end of 4th Quarter 2013, Dickson Realty continued to dominate the luxury marketplace in Reno/ Sparks with 54.72% market share for sales over $1 Million, 59.45% market share for sales over $1.5 Million, and 72.22% market share for sales over $2 Million. Regionally, our overall market share was 17.41%, with our closest competitor at 9.38%. The 4th Quarter 2013 has been quite active - a 50% increase in sales between $1 Million and $2 Million along with registering 23 luxury sales as compared to 13 in 4th Quarter 2013. This 77% increase in units suggests that the 1st Quarter of 2014 will be strong as well. The Truckee/North Lake Tahoe market has been remarkably busy with a 16% increase in $1 Million+ sales this quarter. Martis Camp, CA continues to be the choice for luxury buyers with 46% of all the luxury sales in the region including the highest priced sale for the 4th Quarter at $6,850,000. We are pleased to report that Dickson Realty has participated in over 70% of the luxury sales in Reno/ Sparks for all of 2013 including the highest sale of $3,00,000 for a custom, mountain home in Montrêux overlooking the 6th and 8th Fairways. At Dickson Luxury, fourth quarter activity was highly active with new listings even though the prices have continued to drop. Buyers for our luxury properties have primarily moved from within the region and the northern California bay area, but together with our international partner Luxury Portfolio, we are continuing to target high-net worth foreign prospects as well. Total Truckee/North Lake Tahoe homes sales rose 16% from last year while the Average Price dropped significantly, as did the Average Days on Market. Total Reno/Sparks home sales rose 77% from 13 sales in 2012 to 23 sales in 2013 even though $1 Million+ pricing dropped across the board

Luxury Market Report 4th Quarter 2013
Homes selling between $1 Million and $2 Million represented the most active price range in both the Truckee/North Lake Tahoe and Reno/Sparks luxury markets. A Meeks Bay, CA sale, which sold for $9,495,000, represented the top sale in the entire Truckee/ North Lake Tahoe region for all of 2013. It sold for cash in just 12 days.

Luxury Market Report 4th Quarter 2013
With over 46% of the sales, Martis Camp, CA was the number one choice for luxury home buyers in the Truckee/No. Lake Tahoe region and included the highest priced sale of $6,850,000. With 48% of the $1 Million+ home sales, Southwest Suburban - Reno is a favorite for luxury home buyers. West Southwest - Reno had the highest priced sale of $2,450,000.
