Median prices for the first 5 months of the year versus the same time period last year increased in all areas with the exception of the luxury subdivisions. The number of units sold also increased overall, 20% for single family homes (from 320 to 385) and 29% for condos/townhomes (from 85 to 110). With a successful winter season behind us, the Buyer demand remains strong.

Dickson Realty’s July 2016 Newsletter Mortgage Rates/Inventory and Summer Pressure We have seen huge gains in housing and mortgage applications in the last few months. Fannie Mae came out on June 20th saying housing is at a decade high right now. We are also seeing a lot of new home builds which are not ready soon enough. The bottom line is there are many buyers on the sidelines waiting for the right home and low inventory. So make sure you are poised and ready to make your offer when the right home comes along. . Many mortgage professionals including our team expect rates to remain fairly steady through the remainder of the year. The Fed often has a hard time raising rates during an election year and this along with global yield pressures are keeping rates low. Rates are hovering in the high 3’s and low 4’s for most scenarios for a 30 year fixed rate (call us on your specific scenario). Today remains a great time to get a refinance or obtain a new mortgage. The biggest pressure is there are many buyers currently approved with lenders and just waiting for the right home. Make sure you are working with a local professional, who knows how to structure your loan, so a seller will want to accept it and you save the most over the life of the loan. The Truckee Donner Land Trust, in partnership with The Nature Conservancy, the Northern Sierra Partnership, and Tahoe Donner Association, are in the process of acquiring and protecting over 1,300 acres: Lower Carpenter Valley and Crabtree Canyon.
