Dickson Realty’s July 2017 Newsletter Sales during the first 5 months of the year were slower than normal, most probably attributable to the brutal winter that blanketed our area with snowfall of more than 200% of normal. Available inventory was at all time lows, yet we had buyers wanting to buy. Based on sales for January thru May, we show an overall inventory of 5.7 months, which is slightly favoring buyers. A six month supply of inventory is considered an even market, favoring neither sellers nor buyers. However, as you will see below, prices below $800K are in high demand.

Dickson Realty’s July 2017 Newsletter Conversely, in the North and West Shore areas of Lake Tahoe, the $400-600K price range is in high demand, with only about a 3 month inventory. An overall over 7 month inventory for homes in those areas definitely favors buyers. Keep in mind that the 'months of inventory' is based on sales for the first 5 months of this year, which were understandably low. With more inventory on the market currently, we expect a much more rapid rate of absorption in all areas. Summer is the time to buy!

Dickson Realty’s July 2017 Newsletter The Second Much Anticipated Rate Hike of 2017 is Here Last Wednesday, on June 14th, the Federal Reserve announced a rate hike of a quarter point despite the fact that there is declining inflation. With the central bank last raising its benchmark in March, this second rate hike was anticipated. The rate hike will impact adjustable rate and revolving debt such as home equity loans and auto loans. Additionally, when the Fed increases interest rates, it results in a decrease in business profits, home sales and consumer spending. The Fed expects at least one more rate hike before the year’s end. Furthermore, back in 2008, the balance sheet was expanded in order to avoid a complete collapse of the financial system in an attempt to fight the housing crisis. Now, the Fed has developed a plan to reduce the balance sheet one of two ways. The first is to sell its’ securities and the second is to not reinvest maturing securities.
