Sales for the Truckee/North-West Shores of Lake Tahoe, CA, for the first third of the year showed an overall increase of 14% in the number of single family homes sold. As so many of our consumers come from out of the area, it’s interesting to note this surge in sales, taking into consideration that we’ve just endured our 4th disappointing winter in a row. However, the San Francisco Bay Area is showing robust real estate activity, with home prices continuing to skyrocket and the job market seemingly fueled by young families who yearn for ‘time away’ from their busy lives, and what better place than our beautiful Sierra Nevadas?! Median prices were up in the luxury subdivisions (˃$1MM), with the exception of the ski communities, a logical result of fewer consumers coming to ski in another dismal winter. Interestingly, median prices in the $400,000-600,000 price range were up 4%, whereas number of sales increased by 77%. With summer now on the horizon, we anticipate record crowds as summers here are predictably spectacular. Visit and enjoy the many spectacular wonders that our area has to offer. See next page

Dickson Realty’s June 2015 Newsletter Mortgage or No Mortgage Assuming you can pay off your mortgage is that the best financial thing to do? It is a very client specific decision and the answer can depend on your own personal goals and comfort level. Prior to paying off your mortgage check with your CPA, Financial Advisor and speak with a Mortgage consultant. In many cases you might be better off keeping or obtaining a mortgage and investing the money elsewhere, which amounts to borrowing at a tax-deductible amount. For those with a choice, the basic rule of thumb: If you expect to earn more after tax on your investments than you pay after tax on your mortgage, keep the mortgage. However, if you are a conservative investor and keep your money in bank CDs and Treasury bonds, it may be better to pay off the housing debt. Also make sure you are prepared for unforeseen issues like health problems, potential job loss, or lower income levels. You can always choose to pay off your mortgage but you can’t always qualify to pull money out of your home. Many people become house rich but have no money in the bank for unforeseen issues. Every quarter, Pulsenomics surveys a nationwide panel of over one hundred economists, real estate experts and investment & market strategists about where prices are headed over the next five years. They then average the projections of all 100+ experts into a single number. The results of their latest survey: Home values will appreciate by 4.3% in 2015. The cumulative appreciation will be 19.4% by 2019. That means the average annual appreciation will be 3.6% over the next 5 years. Even the experts making up the most bearish quartile of the survey still are projecting a cumulative appreciation of 11.8% by 2019. Individual opinions make headlines. We believe the survey is a fairer depiction of future values. See next page
