TO OUR 3RD QUARTER 2015, LUXURY MARKET REPORT. While the good news regarding new jobs in Northern Nevada keeps coming with companies such as Tesla, Apple and Switch; the inventory for luxury homes remains high. Currently, there are 167 homes on the market over $1,000,000. Year to date there have been 70 sales, of which 17 were in the 1st Quarter, 30 in 2nd Quarter and 23 in the 3rd Quarter. The simple math indicates an oversupply of approximately two years. The consistency of sales is encouraging and typically the 4th Quarter reports strong luxury sales; particularly, in the highest price points of the market. Over the last three quarters, the inventory of listings between $1 and $1.5 million has remained consistent, comprising 50% of the total $1 million or more listings. One take away from the analysis of the last three quarters is the majority of sales over $1 million are between $1 and $1.5 million – in this last quarter, 78%. The highest sale reported in the 3rd Quarter was $3,050,000, represented by a Dickson Realty luxury specialist. This home was in south suburban Reno on just under ten acres.
