Welcome TO OUR 2016 MID-YEAR LUXURY MARKET REPORT. Welcome to our 2016 mid-year Luxury Market Report highlighting the news and trends of luxury home sales in our region. With winter behind us and a beautiful summer in progress, sales of homes over $1MM in Truckee and the North & West Shores of Lake Tahoe continue to flourish, with 133 total from January through June as compared to 65 during the same period in 2015, more than twice the sales this year. Cash sales comprised 38% of the total with the balance financed through conventional means as well as private and owner financing. Our comparisons for the 1st quarter of 2016 showed a decrease in average sold prices of 20%, but that number has decreased to only a 10% drop over 2015 average prices as of June 30th each year, which indicates that prices are increasing overall. Luxury home inventory is increasing, with 67 more homes active on the market as of the beginning of July this year versus last, a 30% increase. The private, gated community of Martis Camp in Truckee continues to lead the luxury market, with 25 active homes totaling over $110MM. With 285 total homes active (over $1MM asking price) totaling a combined value of over $730MM, Martis Camp comprises only 8.7% of the active inventory but 15% of the inventory value.
