Welcome TO OUR 2016 3RD QUARTER LUXURY MARKET REPORT. Welcome to our 2016 Luxury Market Report through September, highlighting the news and trends of luxury home sales in our region. With the changing of seasons from summer to winter, we expect sales to slow until just after the holidays, when activity normally picks up again. If the forecast of another stellar winter season bodes true, winter enthusiasts will probably be eyeing homes to fit their lifestyle, whether at Martis Camp with its’ private chairlift to Northstar or any of the other luxury subdivisions that all lie within close proximity to the six major ski areas close by. Our comparisons through the 3rd quarter of 2016 versus 2015 show increases in total units sold (+51%), average sold price (+13%), average price per square foot (+15%), as well as a decrease in number of days on the market (-27%), which is a positive for the market. Luxury home inventory is increasing, with 52 more homes active on the market as of the beginning of October this year versus last, a 36% increase. The private, gated community of Martis Camp in Truckee continues to lead the luxury market, with 24 active homes totaling over $114MM.
