Welcome TO OUR MID-YEAR 2017 LUXURY MARKET REPORT. Summer has arrived, with comfortably warm temperatures, and snow-capped mountains still grace our landscape. What a winter! The number of luxury homes sold during the first six months of 2017 was down by 22% from the same period in 2016, and average sales prices remained almost the same. The majority of sales (70%) were still in the $1MM to $2MM range. The North and West Shores of Lake Tahoe accounted for 24 of the 90 sales, 5 more in in Squaw Valley/Alpine Meadows, and the remaining 61 were in Truckee. Active inventory, as compared to 2016, is down by over 17%, which obviously also affects sales. Although interest rates are rising, as has already occurred this year, there are still favorable loan programs for jumbo loans. This obviously only affects the 50% or so buyers who aren’t paying cash as past experience has shown. We anticipate sales for the remainder of the year to be robust, as buyers have been waiting for “the perfect home” to come on the market.
