Dickson Realty’s May 2016 Newsletter HOME PRICE INCREASES CONTINUE IN JANUARY S&P Dow Jones Indices released the latest results for the S&P/Case-Shiller Home Price Indices which shows that home prices continued to rise nationwide over the last months. The S&P/Case-Shiller U.S. National Home Price Index, covering all nine U.S. census divisions, recorded a slightly higher year-over-year gain with a 5.4 percent annual increase in January 2016. The 10-City Composite is up slightly at 5.1 percent for the year. The 20-City Composite’s year-overyear gain is 5.7 percent. After seasonal adjustment, the National, 10-City Composite, and 20-City Composite rose 0.5 percent, 0.8%, and 0.7 percent, respectively, from the prior month. Portland, Seattle, and San Francisco reported the highest year-over-year gains among the 20 cities with another month of double digit annual price increases. Portland led the way with an 11.8 percent year-over-year price increase, followed by Seattle with 10.7 percent, and San Francisco with a 10.5 percent increase. Read more…

Dickson Realty’s May 2016 Newsletter Despite Volatility Mortgage Rates Are Great Mortgage rates have been holding steady despite volatile markets. In fact we are close to 3 year lows for rates. Currently, rates are being quoted on a 30 year from under 4%. The big fear of raising rates came in December when the Fed raised the Federal interest rate. Initially, this caused fears of rising rates in 2016, but markets moved surprisingly lower in late winter. They have really declined and bottomed-out fairly close to all time lows in February and today remain fairly steady. Lack of inflation has prevented an increase in interest rates. Oil is a headliner and is currently under $40.00 per barrel helping to keep inflation at bay. The oil industry houses many jobs, so while it is great to save at the pump, if you are a state or country that is heavily dependent on the oil sector, a persistent decline in oil pricing affects your economy (business/nation or state). This decline can negatively impact creditors who help those economies such as banks with loans to oil companies/states or nation. Keep your eye on oil to see it’s full impact!
