Dickson Realty’s November 2015 Newsletter 4th Quarter and 1st Quarter of 2016 The majority of economists are predicting that we will not see a rise in interest rates by the Fed until early spring of 2016. Inflation is low and is predicted to stay low. Consumers are feeling fairly confident and economists believe that consumer and housing spending will be positive through this last quarter of 2015. This is being fueled by an increase this year in household net worth, steady job creation, as well as low gas prices. In 2014, the US gained around 3 million jobs and we are on track in 2015 to add another two million. This means more people are in a position to buy a home. This with low rates is likely to start 2016 with a lot of housing demand. On top of that many cities are suffering from a shortage of homes for this positive consumer housing sentiment. Reno is one of those towns with a lot of new businesses being added but not enough homes for all those employees. This supply-and-demand imbalance could continue to push home prices north in 2016 and likely scale over to the North Lake Tahoe/Truckee area as buyers compete for limited inventory. Many buyers take time off during the holiday season to stop looking for homes. However, this November be one season you want to keep looking and take advantage of what we see now: low home prices and low rates and not as much competition from buyers. Dickson Realty’s November 2015 Newsletter WHY BUY NOW? Historically, we can see a decline in buyer interest in the Fall, especially with families, as children return to school and activities. This decline in buyer demand can result in a willingness to negotiate among the sellers still remaining from the summer sales season. However, in seller’s market - conditions with limited inventory - buyers shouldn’t expect big discounts in asking price. On the contrary, buyers need to be ready to make a decision and a solid offer in timely fashion. Even buyers who missed the summer’s crush still have time to purchase and celebrate the holidays in their new home/vacation getaway.
