GUILD MORTGAGE CORNER Can I Use Future Rental Income to Qualify for a Mortgage? Are you interested in buying an investment property, but don’t think you will qualify? Great news! You can structure the new purchase as an investment property to use the expected rental income to offset the monthly mortgage payment of the property you are buying. This is called non-owner or investment property financing. You can expect it to cost a bit more in two ways: first, most lenders require more of a down payment (20% minimum) right out the gate. Second, you can expect slightly higher rates. If you really love the home this might be worth it to you! The future rental income is determined by the appraiser, not by the amount on a lease; you don't even need a lease or renter in place. Typically, industry standard allows you to use 75% of the market rent amount to calculate the subject property's net cash flow. Federal Reserve keeps rates static, predicts no hikes in 2019 Static rates could lead to steady or declining mortgage rates, economists say BY: PATRICK KEARNS, STAFF WRITER THE INMAN REPORT MARCH 2019
The Federal Reserve held interest rates steady at 2.25 to 2.50 percent as was widely expected. The board also signaled it expects no increases in 2019 – after four in 2018 – which could mean mortgage rates will continue to hold steady or even dip, according to economists. “It’s no surprise that the Fed decided to hold rates steady today, given its January pledge of taking a patient approach to reviewing data and making interest rate decisions,” Danielle Hale, the chief economist at realtor.com said, in a statement. The Fed projections indicated an expected economic growth of 2.1 percent in 2019, down from December’s projection of 2.3 percent. Next year, the Fed is projecting growth to slow to 1.9 percent and 1.8 percent in 2021. “In our interpretation, the Fed may be overreacting to market volatility that occurred in December and distortions to economic activity and data from the government shutdown,” LendingTree Chief Economist Tendayi Kapfidze said in a statement. “While many measures of economic growth have slowed, sentiment data which is more timely has rebounded from those declines.” “There are also seasonal distortions that have been occurring in the first quarter, with the economy often accelerating in the second and third quarter,” Kapfidze added. Kapfidze believes that, despite the Fed signaling it won’t raise interest rates this year, there still remains the possibility of one or two rate hikes later in the year, perhaps beginning in September. Those hikes would occur if growth accelerates back above potential, unemployment remains low and inflation is pushed back towards 2 percent, perhaps by wage inflation, Kapfidze said. While interest rates aren’t directly tied to mortgage borrowing rates – which have remained under 5 percent on 30-year fixed-rate mortgages for most consumers in 2019 – the Fed keeping interest rates static could mean that mortgage rates stay the same or even dip. “Today’s meeting also gives us clues about the road ahead for mortgage rates, which are influenced by both shortterm rates and the longer-term economic outlook,” Hale said. “Despite current short-term rate increases, recent economic forecasts have been less certain, which has caused mortgage rates to slip recently.” Kapfidze noted that lower interest rates could support the slowing housing market. For consumers, the pause in rate hikes will directly result in a break in rising interest rates on borrowing for credit cards and personal loans.

KEEP YOUR PROPERTY LEAN AND GREEN TO HELP PROTECT YOUR FAMILY AND HOME Creating defensible space is essential to improve your home’s chance of surviving a wildfire. It’s the buffer you create between a building on your property and the grass, trees, shrubs, or any wildland area that surround it. This space is needed to slow or stop the spread of wildfire and it protects your home from catching fire—either from direct flame contact or radiant heat. Defensible space is also important for the protection of the firefighters defending your home. Defensible Space Zones Two zones make up the required 100 feet of defensible space.
Zone 1 Zone 1 extends 30 feet* out from buildings, structures, decks, etc. • Remove all dead plants, grass and weeds (vegetation). • Remove dead or dry leaves and pine needles from your yard, roof and rain gutters. • Trim trees regularly to keep branches a minimum of 10 feet from other trees. • Remove branches that hang over your roof and keep dead branches 10 feet away from your chimney. • Relocate wood piles into Zone 2. • Remove or prune flammable plants and shrubs near windows. • Remove vegetation and items that could catch fire from around and under decks. • Create a separation between trees, shrubs and items that could catch fire, such as patio furniture, wood piles, swing sets, etc. Zone 2 Zone 2 extends 100 feet out from buildings, structures, decks, etc. • Cut or mow annual grass down to a maximum height of 4 inches. • Create horizontal spacing between shrubs and trees. (See diagram) • Create vertical spacing between grass, shrubs and trees. (See diagram) • Remove fallen leaves, needles, twigs, bark, cones, and small branches. National Fire Protection Association's (NFPA) Firewise USA Program encourages local solutions for safety by involving homeowners in taking individual responsibility for preparing their homes from the risk of wildfire. Firewise is a key component of Fire Adapted Communities- a collaborative approach that connects all those who play a role in wildfire education, planning and action with comprehensive resources to help reduce risk. The program is co-sponsored by the USDA Forest Service, the US Department of the Interior, and the National Association of State Foresters. Implement plan recommendations
Homeowner Association – If your community has a homeowner association and the association wants to develop fire safe standards and enforcement tools, the Council can put you in touch with other associations that have done this. Defensible Space – Fire resistant materials and fire safe conditions in the area immediately adjacent to a home substantially reduces its vulnerability to ignition by wildfires. Community-wide efforts, such as clean-up days, encourage homeowners to improve their individual lots. Volunteer efforts can also be effective in treating communal property, or helping persons unable to do their own work. The Council also has a program to assist seniors and disabled persons with defensible space improvements. Hazard Fuels Reduction (HFR) Projects – The reduction of fuels within the community and within a buffer zone around the community is a key component of structure survivability. These projects can be funded and implemented in a number of ways: •
Community Initiative – A community, especially larger communities with established organizational infrastructure, can finance projects itself. The first step is generally to hire a Registered Professional Forester to design a project that can be put out to bid to contractors.

HFR Grants – Various grants are available through state and federal agencies to reduce fuels in and around communities, especially if identified as a Community at Risk within the WildlandUrban Interface. There are two methods of obtaining grant funds: 1. Local Organization – If a community has an approved CWPP and a local organization, such as a CSD or homeowners association, that is eligible to apply for and administer a grant, it may apply directly to the funding entity. 2. Fire Safe Council – All communities, regardless of whether they are Firewise designated or have a CWPP, can request assistance from the Council in obtaining grant funding. Firewise Communities and communities with a CWPP have a much better chance of success: 1)They have identified the work that needs to be done, 2) Landowners have been educated to the importance of the work, 3) Landowners are likely to sign up to have work done on their properties. All HFR work on private property can only be done with the landowner’s approval, and projects must be of a sufficient size to be cost effective.

Be sure to go to the website to view all the EVENTS starting with Friday night picnic; race(s) detail; after event celebrations! 30 mile, 60 mile and 100 mile epicly beautiful bike ride. A perfect blend of pavement, dirt road, gravel road and historic railroad grade. The route is 100 miles with 7,000′ of elevation gain and is 80% dirt. Also available are two shorter course options; 30 miles and 60 miles. Racers and riders from around the world will be invited to lose themselves and find this two-wheeled paradise. A full weekend of high sierra fun for riders and non-riders alike.

Donations will be accepted on two collection dates, Friday, May 24 and Saturday June 1, from 10 am to 2 pm. Mohawk Valley Stewardship Council (MVSC) volunteers will accept gently used goods such as household items, furniture, sporting equipment, seasonal items, functioning electrical items and collectibles. The event organizers think that the timing of the event takes advantage of spring cleaning activities throughout the area. Donated rummage sale items are accumulating rapidly in all rooms of the old Ranch House. Items that cannot be accepted are computers, television sets, mattresses and bedding, clothing or shoes, children’s car seats and books. The MVSC is a non-profit organization dedicated to the preservation and future use of this historical landmark for public activities and events. Receipts will be available for all donations.
