The Difference Between the Median Sale Price and Average Sale Price The average sale price is calculated by adding all the sale prices for homes sold in a specific area within a specified time frame and dividing that total by the number of properties sold. For instance, if ten properties sold in a city in the last 30 days, the average home price would be calculated by adding the sale prices for all ten properties and dividing that figure by ten. The problem with the average sale price is that if one or more properties were sold at an extraordinarily high or low price, the average is skewed higher or lower as a result. In this case, the average becomes a somewhat unreliable metric. The median sale price, on the other hand, is the sale price in the middle of the data set when you arrange all the sale prices from low to high. The median sale price, then, represents the figure at which half of the properties in the area sell at a higher price and other half at a lower price.

The U.S. Census Bureau lists national median and average sale prices for the past several decades, and the Federal Housing Finance Administration uses these and other figures to create the House Price Index. Is the Median Sale Price or Average Sale Price a Better Figure? Both the average sale price and median sale price can be valuable when you’re trying to determine how much you could expect to spend on a home in a particular area. It’s important to remember that the average sale price may be skewed due to outliers in the data (if a property has sold for a price far higher or lower than typical for the area). When you’re selling a home and using the average sale price and median sale price to help you determine the ideal listing price, it’s a good idea to calculate both.

When you list the current listing prices in your area or the sale prices for recently-sold properties, you can easily determine if there is an outlier that could be inflating the average price calculation.

When an outlier is present, you can decide to use the median listing price or median sale price as your benchmark or evaluate the outlier property further to determine whether any special features or circumstances of the sale could also apply to your property. Take all such findings into consideration.

What is mortgage insurance?

An insurance policy which compensates lenders or investors to losses due to the default of a mortgage loan. Mortgage insurance pricing will vary depending on your loan type, the type of insurance selected (monthly, up-front or a combination), your credit score and down payment percentage.

Mortgage insurance is required any time that you are putting less than 20% down and varies depending on what type of loan you have.

What you paid doesn't matter You may have a dollar figure in mind—perhaps based on what you paid originally, plus a little extra. Because homes appreciate, right? Maybe yes, maybe no. While a hefty increase in value is nice in theory, “ultimately, it's up to the market.”

How To Price a House To Sell Like Hotcakes

Putting a price tag on a home you're trying to sell is a tricky thing. For one, it's your home, crammed full of memories, hopes, and dreams—and all that stuff can cloud your thinking and lead you toward the wrong price.

There are consequences: Shoot too high, and your home could languish on the market for months and maybe not sell at all. Price it too low and you could bilk yourself out of a whole lot of dough. That's why we're here to guide you through this tough but critical decision; read on to pinpoint a price that's just right.

Think of it this way: Would you buy a banana for $1 if those same bananas were on sale down the block for 69 cents? Of course not! And, of course, a home ain't no banana.

No matter what you paid for your home, market values fluctuate—both up and down. This can work for you or against you. But all that matters on the open market is what buyers are willing to pay now.

Use all your tools: Comps, AVMs, and your Realtor® The best way to get a handle on your home's sales price are the prices of similarly sized homes in your neighborhood—otherwise known as “comparables," or “comps." For example, if a house near yours with the same square footage and numbers of bedrooms and bathrooms, and in similar condition, sold for $230,000 within the past three months, you can bet your own price will be in that ballpark.

For a quick snapshot, several websites (including this one) offer automated valuation models, or AVMs, where you type in your address and then get a price based on an algorithm that factors in comps in your area. But AVMs are just a starting point.

“No one has actually put eyes on your house, so an AVM can’t really give you an accurate price.” That's why you need your Realtor to visit your home, so they can factor in your home's unique strengths and weaknesses along with comps to come to a better estimate.

When your Realtor tells you a price, check it.

Factor in upgrades with a grain (or two) of salt Yep, you poured $10,000 into your brand-new chef's kitchen, or $15,000 to install an in-ground swimming pool. Sweet! So, it stands to reason that you'd make that money back when you sell, right? Well, not quite. Surveys by the National Association of Realtors® show that your return on investment for home improvements depends on what kind of renovation you've pulled off— and how much prospective buyers want it in your area. Refinishing hardwood floors, for instance, will reap a 100% return, paying for itself. Convert a basement to a living area, and you'll recoup only 69% of those costs. The harsh truth: Not everyone is going to fall head over heels with your five-seat built-in hot tub.

So do your research and find out what those upgrades will really get you.

That buys you time to test the market, see if people will click at that price—then adjust accordingly without having to officially lower or raise your price on the record.

Leave some wiggle room Most buyers love to negotiate when you’re trying to sell your house. So, it helps to “let them win one.” Instead of starting out with the absolute lowest price you can afford to go, add a bit of a cushion. How much? You might round off your asking price in $5,000 increments. So if you know you want $347,000 for your house, you can play it safe and round up to $350,000.

Also keep in mind that many first-time buyers may have a hard time coming up with cash for closing in addition to their down payment, even if their finances are good and they're qualified for a loan. Offering to cover closing costs— while sticking to a higher asking price—might help seal the deal.

Price with Internet browsing in mind Once you find yourself a ballpark price you're happy with, it's time to fine-tune it. Keep shoppers' online search parameters firmly in mind—small differences in your price can spell a big difference in your exposure.

Some home improvements, however, can actually hurt your home's value.

It will devalue your property immediately. Losing a bedroom could see a 10 percent [drop] in price."

personalization can lead to a decrease in home value, and built-in technology that can quickly become outdated is no exception.

A Hot Tub Similar to swimming pools, hot tubs are a gamble — they take up space and require constant maintenance. Plus, homebuyers with children might consider a hot tub a safety hazard. Many homebuyers won’t want one and will need to consider the cost of completely removing the hot tub when making an offer, according to Asskoumi. If a hot tub is on your list of must-haves for your

home, consider a portable hot tub versus a built-in hot tub.

You could potentially take it with you when you move, or your home’s new owners can easily remove it when they choose to.

Details The Mohawk Community Resource Center will present the 4th annual celebration of Cinco de Mayo at the Graeagle Fire Hall on Sunday, May 5, 2019. Doors open at 5:00 pm and a buffet style meal will be served at 6:00 pm. The cost is $25.00 per person with tickets available only at MCRC, at the corner of Hwys. 89 and 70 in Blairsden. PLAN AHEAD: The Lost and Found Bike Race - a great event that features a route of 100 miles with 7,000' of elevation gain and is 80% dirt.

Or opt for the shorter course of 30 miles or 60 miles. The big route starts at Lake Davis, located 15 minutes north of Portola, and takes racers on a rolling tour around the lake, up into the surrounding mountains and then sends them through some of the most beautiful and empty alpine valleys California has to offer. Participants can choose to race or simply ride the route and take advantage of the quality aid stations. Racers and riders from around the world will be invited to lose themselves and find this two-wheeled paradise.

The race happens from 7:00 am to - 6:00 pm at Coot Bay in Lake Davis, CA

by Big Daddy 4-9-2019 The spring bite continues to roll on here at Lake Almanor. We continue to see some pretty fantastic fishing for all three of the major species here in the lake, Browns, Bows and King Salmon. The weather has continued to be a little up and down but the grey skies can’t dampen peoples spirits when they set out to strike "Almanor Gold". Recent charters have seen Browns from 2.5 to 8 pounds and some even larger, Bows tipping the scales to 6 pounds and a few of the Kings running 3 to just over 5 pounds. These are quality fish, trophy trout for sure, with the rod bending, drag screaming attitudes to match.

So what is the outlook for the near future? Look for the spring fishing to continue as we are, in some respects, three weeks to nearly a month behind with conditions. Water temps are cool still in the low to mid 40's depending on where you are in the lake. Good run-off of the surrounding snow in the watershed has really just begun, Hamilton Branch is flowing at a good clip and the super ditch in Chester has just started flowing. The lake is on the rise, and the good supply of water should keep the fish happy for the whole season. Interested in getting out and hunting some of these trophies?
