Dickson Realty’s December 2017 Newsletter Home Equity Lines of Credit ...should you get out of them NOW? What is a home equity line of credit? Also known as a “HELOC”, a home equity line gives you access to your home’s equity via an open line of credit. Terms can vary lender to lender but most are 10 or 15 year loan terms and then become due/payable. They are adjustable rate lines of credit, interest only loans, and have no interest rate caps. Many folks use them for small home projects, short term cash funds, or when purchasing a home with less than 20% down. Dangers of home equity lines come when people have these open lines of credit for large amounts but are unable to pay them to zero should interest rates rise. Rates are predicted to rise for these types of loan in the next 14 months. The Federal Reserve has stated they will most likely raise rates in December 2017 and then three times in 2018. Rates in the Reagan Era went to over 18% on these types of loans. Many home equity lines are currently low, some 4.25%-5%. While payments which are interest only now are very manageable, a big jump in payment may be very hard for many consumers to handle and make it very hard to pay down to zero. Why is now a good time to consider refinancing these lines of credit? Because long term interest rates are still low, but are predicted to go higher. So rather than wait for an unforeseeable future, why not see if you qualify now to have one fixed loan? It will add security to an unpredictable rate future. There are 3 ways to remove a HELOC: • Refinance the HELOC into a new primary mortgage (if you currently have a mortgage, we can wrap the two together into one new loan) • Pay off the HELOC with your cash • Renegotiate with HELOC lender to put a fixed 2nd mortgage in place (usually rates are very high on these) We can help with refinancing to pay off your HELOC.
