On the chart below, you'll find the past 11 months (August 2016 - June 2017) in review for Plumas and Sierra Counties for residential properties. Sales always decrease substantially during the winter months due to lack of inventory. As you can see, median sales prices are almost back up to the level we experienced in August of last year. With summer in full swing and increased inventory, sales are brisk, and we're seeing higher median prices in July as well as a much shorter market time for active listings.

Dickson Realty’s August 2017 Newsletter Myth: You Need 20% Down to Purchase a Home We have all been trained that in order to purchase a home you must have 20% down, however this is just not the case. There are many grant and low down payment assistance (DPA) programs available in CA and NV. These programs are designed to help first time buyers purchase a primary home; many are not limited to just first time home buyers and also help those who have not owned in the past three years. Not all lenders have these programs available or are interested in doing these programs. The Rice Team at Guild Mortgage has many programs and has become acknowledged in the community as “the lender� to help first time home buyers. If you are interested in finding out more about your detailed situation, please call them. All available grant and DPA programs have income limits, debt to income ratio requirements, as well as credit score requirements of 640 or higher. Almost all of them require first time homebuyer education courses which help borrowers understand what homeownership can require; most of the courses take 8 hours to complete. The courses help in understanding the complexity and financial requirements of owning a home. Non-occupant borrowers are not allowed on majority of grants or down payment assistance programs therefore the borrower needs to qualify (via income) themselves. An example of a low down payment assistance program would be a conventional loan for the 1st loan and a 2nd silent loan. A silent loan is one that has a low interest rate (around 2.5% currently) but does not have to be paid at all for 30 years or until you sell the home (other limitations may apply for this specific program). There are positives and negatives to all programs, but the best thing is these programs can help those who really want to buy a home but have limitations on the amount of down payment they have at this time.
