TO OUR 2015, LUXURY MARKET REPORT. Welcome to our Luxury Market Report for the 2nd quarter of 2015 highlighting the news and trends of luxury home sales in our Lake Tahoe/Truckee region. This second quarter showed a decrease in the number of sales in almost all areas except the North Shore of Lake Tahoe, California side, as compared to the 2nd quarter of 2014. As everyone is well aware, our winter season was dismal, only reaching 18% of normal according to the monitoring experts. Average prices did increase slightly. The number of active homes available in the $1.5M price range and above increased by 58% from the end of the 1st quarter of this year, which is normal as many homes come on the market for the spring/summer season. Interest rates remain historically low. Interestingly, due to new ‘add-on’ fees for Fannie Mae and Freddie Mac for conforming loans, rates for jumbo loans are many times equal to and could even become better in the future than for conforming loans.
