Welcome... to our 2nd quarter 2019 Luxury Market Report.
We have an exciting story to tell about luxury homes sales from April to June of 2019! While it is true the beginning of 2018, outpaced the start of 2019, the second quarter was very strong. We had unusually severe weather events at the beginning of the year with travel difficult over the pass well into March and part of April. However, the clouds departed and the month of May saw a record 30 homes sold over one million dollars - nearly twice that of May of last year. April and June were very close to 2018, in terms of number of homes sold and the average sold price inched up half of a point. As we move into the 3rd quarter you may surprised to learn that July and August are not necessarily the height of the market for luxury home sales. While we expect sales to continue in this steady path, it’s not unusual for lulls in the middle of summer. Often buyers are vacationing and spending time working on their own homes. We tend to see little surges in September and October. If you are considering listing your home in this complex market rely on a Dickson Realty luxury specialist to create a pricing strategy and marketing plan to achieve the best market placement and market price. Focus less on picking the “right month” and more on the strategy. BREAKING DOWN THE HOURS Time online rivals television for the single-most timeconsuming activity among homeowners. The shift to time on screen is led by the Millennials (ages 20–39) who in fact are substituting screen for TV time. An enduring myth is that Millennials do not read, which is not the case among the affluent homeowner population. With that group, we see reading books is a significant part of their media consumption each week, outstripping Gen Xer reading habits. Boomers remain the largest consumer of newspapers by age.
