LUXURY HOME MARKET REPORT Summer is here! Our beautiful area can be more fully enjoyed as COVID restrictions have eased. Outdoor recreation, offered in the Truckee-Tahoe sphere, is unparalleled year-round and summer is no exception. Whether you are golfing, hiking, biking, boating, paddling, or simply relaxing there are hundreds of places and choices available for you to pursue any passion. The 2nd Quarter, January through June 2021, saw the Truckee-Tahoe real estate market continue a positive upward trajectory.
Luxury Market homes priced at $1M+, achieved 363 sales, when compared to 140 sold during the same period in 2020; representing a 159% increase. Average price increased by 7.4% to $2,325,006; median pricing remained stable at $1,600,000. Average Days-On-Market in 2020 was 115 days but fell to only 43 days in this period. The price per square foot rose to an average of $837 which is a 29% increase. Negotiations with multiple-offers became the new norm during this period. The current market actives (all prices) totals 189, and of those 119 are for properties listed at $1M+. Truckee led the Luxury Market with 218 sales, or 60% of market share of the total sales. Tahoe Donner sold 70 homes or 19.3% of market share. This is quickly followed by North Lake Tahoe at 60 homes/16.5% and West Shore Lake Tahoe at 50 homes/13.8%.
