An additional 3-6 inches of snow could fall at higher elevations in the Sierra Nevada by Friday morning, according to the National Weather Service Office in Reno, and up to 2 inches of snow could fall in Truckee and at lake level. “Around Lake Tahoe, Diamond Peak Ski Resort received 19 inches of snow during the storm, Heavenly Mountain Resort was hit with 18 inches of snow, and Homewood Mountain Resort gained a storm total of 17 inches of snow. Northstar California Resort was hit with the most snow during this week's storm with a reported 27 inches coming down at the mountain. Northstar has now received 547 inches of snow this season. Squaw reported 20 inches of snow for a storm total, bringing its season total to 611 inches, which is 200 inches more than the mountain received last season. Alpine Meadows said it received 17 inches of snow during this week's storm, which raises the resort's season total to 507 inches. Squaw Valley Alpine Meadows announced it had surpassed the 50-foot mark at Squaw’s upper mountain, while several other resorts have gone over 500 inches for the season. Squaw Valley Alpine Meadows announced Squaw Valley will remain open until July 7, conditions permitting. Alpine Meadows will operate into May, according to the resort, with a schedule dependent upon weather. Sugar Bowl was hit with 21 inches of snow during the latest storm and has received 555 inches for the season. Nearby, Boreal Mountain California picked up 14 inches of snow for a storm total, bringing the resort to 537 inches for the season. Soda Springs Mountain Resort also reported 14 inches of snow, pushing the mountain to 501 inches of snow for the season. Tahoe Donner reported 6 inches of snow during this past storm for a season total of 448 inches.”

The Difference Between the Median Sale Price and Average Sale Price The average sale price is calculated by adding all the sale prices for homes sold in a specific area within a specified time frame and dividing that total by the number of properties sold. For instance, if ten properties sold in a city in the last 30 days, the average home price would be calculated by adding the sale prices for all ten properties and dividing that figure by ten. The problem with the average sale price is that if one or more properties were sold at an extraordinarily high or low price, the average is skewed higher or lower as a result. In this case, the average becomes a somewhat unreliable metric. The median sale price, on the other hand, is the sale price in the middle of the data set when you arrange all the sale prices from low to high. The median sale price, then, represents the figure at which half of the properties in the area sell at a higher price and other half at a lower price. The U.S. Census Bureau lists national median and average sale prices for the past several decades, and the Federal Housing Finance Administration uses these and other figures to create the House Price Index. Is the Median Sale Price or Average Sale Price a Better Figure? Both the average sale price and median sale price can be valuable when you’re trying to determine how much you could expect to spend on a home in a particular area. It’s important to remember that the average sale price may be skewed due to outliers in the data (if a property has sold for a price far higher or lower than typical for the area). When you’re selling a home and using the average sale price and median sale price to help you determine the ideal listing price, it’s a good idea to calculate both. When you list the current listing prices in your area or the sale prices for recently-sold properties, you can easily determine if there is an outlier that could be inflating the average price calculation. When an outlier is present, you can decide to use the median listing price or median sale price as your benchmark or evaluate the outlier property further to determine whether any special features or circumstances of the sale could also apply to your property. Take all such findings into consideration. Example to illustrate: During 1st quarter 2019 a property on West Shore Lake Tahoe, CA. sold for $35,000,000. In the comparison statistics shown below, you can readily see that area’s Average price jumped higher, while the Median price remained stable. The $35M sale can be considered an outlier as it is a unique lake front estate unlike the usual offerings in our area. 1st Quarter Sales Truckee Inclusive Market

How To Price a House To Sell Like Hotcakes By Angela Colley Wondering "how much is my house worth?" Putting a price tag on a home you're trying to sell is a tricky thing. For one, it's your home, crammed full of memories, hopes, and dreams—and all that stuff can cloud your thinking and lead you toward the wrong price. There are consequences: Shoot too high, and your home could languish on the market for months and maybe not sell at all. Price it too low and you could bilk yourself out of a whole lot of dough. That's why we're here to guide you through this tough but critical decision; read on to pinpoint a price that's just right.
What you paid doesn't matter You may have a dollar figure in mind—perhaps based on what you paid originally, plus a little extra. Because homes appreciate, right? Maybe yes, maybe no. While a hefty increase in value is nice in theory, “ultimately, it's up to the market.” Think of it this way: Would you buy a banana for $1 if those same bananas were on sale down the block for 69 cents? Of course not! And, of course, a home ain't no banana. No matter what you paid for your home, market values fluctuate—both up and down. This can work for you or against you. But all that matters on the open market is what buyers are willing to pay now. Use all your tools: Comps, AVMs, and your Realtor® The best way to get a handle on your home's sales price are the prices of similarly sized homes in your neighborhood—otherwise known as “comparables," or “comps." For example, if a house near yours with the same square footage and numbers of bedrooms and bathrooms, and in similar condition, sold for $230,000 within the past three months, you can bet your own price will be in that ballpark. For a quick snapshot, several websites (including this one) offer automated valuation models, or AVMs, where you type in your address and then get a price based on an algorithm that factors in comps in your area. But AVMs are just a starting point. “No one has actually put eyes on your house, so an AVM can’t really give you an accurate price.” That's why you need your Realtor to visit your home, so they can factor in your home's unique strengths and weaknesses along with comps to come to a better estimate. When your Realtor tells you a price, check it. Ask them how they came up with the amount, and look into the comps in your area yourself. Once you’re able to pore over the info, you’ll be able to see a price range for yourself, so you won't feel like you're just having to blindly trust your Realtor.
Price with Internet browsing in mind Once you find yourself a ballpark price you're happy with, it's time to fine-tune it. Keep shoppers' online search parameters firmly in mind—small differences in your price can spell a big difference in your exposure.
Factor in upgrades with a grain (or two) of salt Yep, you poured $10,000 into your brandnew chef's kitchen, or $15,000 to install an in-ground swimming pool. Sweet! So, it stands to reason that you'd make that money back when you sell, right? Well, not quite. Surveys by the National Association of Realtors® show that your return on investment for home improvements depends on what kind of renovation you've pulled off—and how much prospective buyers want it in your area. Refinishing hardwood floors, for instance, will reap a 100% return, paying for itself. Convert a basement to a living area, and you'll recoup only 69% of those costs. The harsh truth: Not everyone is going to fall head over heels with your five-seat builtin hot tub. So do your research and find out what those upgrades will really get you.
“Home buyers typically fill out a Web form that has a minimum price and maximum price." “If you’re a dollar outside of that range it is going to be like your house didn’t exist—they’ll never see it." In other words: Price your home at $300,000, and you could miss out on a whole lot of people who are searching in the $250,000–$299,999 price range. So if you're on the cusp, consider rounding down to capture more eyeballs. Remember what we said about padding? It cuts both ways.
Leave some wiggle room Most buyers love to negotiate when you’re trying to sell your house. So, it helps to “let them win one.” Instead of starting out with the absolute lowest price you can afford to go, add a bit of a cushion. How much? You might round off your asking price in $5,000 increments. So if you know you want $347,000 for your house, you can play it safe and round up to $350,000. Also keep in mind that many first-time buyers may have a hard time coming up with cash for closing in addition to their down payment, even if their finances are good and they're qualified for a loan. Offering to cover closing costs—while sticking to a higher asking price—might help seal the deal.
Test the waters with a soft rollout While choosing a price can be scary, consider this one small loophole: Some brokerages offer a “soft" rollout plan in which they highlight the house as “coming soon" online, without officially listing the house in a multiple listing service. That buys you time to test the market, see if people will click at that price—then adjust accordingly without having to officially lower or raise your price on the record.

A Home Office Conversion Thanks to improved technology, more professionals have the opportunity to work from home, and some might consider creating a dedicated home office space to get the job done. If the new office
space was formerly a bedroom, this could be a costly mistake, according to Jamal Asskoumi, real estate agent and owner of homes listing website CastleSmart.com. “A home office is usually a conversion from a bedroom," he said. "This already is wrong. Never convert a bedroom into anything other than a bedroom. It will devalue your property immediately. Losing a bedroom could see a 10 percent [drop] in price." If you must use a bedroom space for a home office, be sure to avoid any bulky built-in desks or shelving units. That way, when it's time to sell, you can easily stage the space back into a bedroom for potential buyers to see. Combining Bedrooms to Create a Bigger Room Built-In High-End Electronics An in-house theater is perfect for any movie buff, but built-in or customized electronics that take up space in an otherwise
usable room could be offputting to potential buyers, according to BobVila.com. As with all home renovations,
personalization can lead to a decrease in home value, and built-in technology that can quickly become outdated is no exception. A Hot Tub Similar to swimming pools, hot tubs are a gamble — they take up space and require constant maintenance. Plus, homebuyers with children might consider a hot tub a safety hazard. Many homebuyers won’t want one and will need to consider the cost of completely removing the hot tub when making an offer, according to Asskoumi. If a hot tub is on your list of must-haves for your

Come join TTCC and a cast of dozens as we present an original musical extravaganza about the history of Truckee! Music and narration for the Truckee Historical Revue was composed by David Wendell Nelson and will be conducted by Susan K Horst. The presentation will encompass the history of Truckee and surrounding areas beginning with Native American days and culminating with the 1960s Olympics in Squaw Valley, and will include stories and songs about the Gold Rush, railroad building, Boca Beer, personalities and legends, Chinese and Irish immigrants, the Donner party, modern day tourism and more. The production will be filled with 120 talented local and guest singers, dancers, and musicians in period attire, including TTCC, the OK Chorale, the Diablo Valley College Philharmonic Orchestra, a Washoe singer, Chinese singers, music by Richard Blair, Inner Rhythms dancers, and specialty musicians. McAvoy Lane will narrate as Mark Twain and historic photos in a video presentation will accompany the show. A preshow of Americana folk tunes will be performed by the Truckee Tahoe Youth Chorus. Prop firearms may be present at the show.
